Then what you pay for….In an event of you buying a home and paying full charges for the carpet area, you willprobably have the total space of the flat design as mentioned in the scheme. Whereas,defining your payments for the super built-up area will likely end up with a compromisedspace out of the total area displayed therein.

For example, buying a 1000 sq ft flat with carpet area will get you the total space so far;yes, it is a 1000 sq ft in total size. You get all in what you pay. While, paying off for anapartment that is priced on super built-up area will only get you around 600 sq fit flat,with around 30% to 35% depreciation. You get less in what you pay.

What you have to be alert for….Straightaway, ask for the total area (whether Carpet Area or Super Built-Up Area) thatthe prices are included for. It may be possible that an old apartment with super built-uparea will only be a cut off around 20% to 25%; e.g. a 1000 sq ft flat will stand around800 sq ft area. New houses will have more reductions.

Remember, there is no regular ratio of super built-up area to built-up area and carpetarea for deductions. You can better negotiate with your builder so far. Yet, market isseen practicing at around 70-30 per cent ratio for carpet area remaining from superbuilt-up space.

Government is also planning to regulate such home selling practices, imposing upon therules to sell the properties only at carpet area. Rules are still in progress to get triggered.Until, make sure you get the suitable housing area for the prices you buy from!
