Yet, quite often enough they are something we tend to neglect – that is until, a problem arises. As a long-distance runner, my feet tend to take a beating, and unfortu- nately, last year they suffered a de-ha- bilitating injury which left me unable to run, and barely able to even walk. I was heartbroken – in an instant all my hard work and training had gone down the drain. The only positive thing in all this, was that I knew exactly who to call – Comprehensive Foot and Ankle Center (CFAC), located in the Oakstead Professional Center on St. Road 54 in Land O’ Lakes. I first met Dr. George Tja- maloukas, DPM, FACFAS and his wife Dr. Kathy Tjamaloukas, DPM, FACCWS, the owners of CFAC, a few years back when I wrote an article about their practice for the Odessa Area Neighborhood News – I was Comprehensive Foot And Ankle Center Is A True Asset To The Community! Often over-looked and taken forgranted, our feet are two of the mostvaluable components of our bodies.Yet, quite often enough they aresomething we tend to neglect –that is until, a problem arises.

My quality of life wasn’t what itshould be and I let my stress take over,which in turn affected my personal lifeas a husband and my faith,” says Pete.“I knew that change was in order be-cause God had bigger plans for me. After my vitals were taken, I was

taken to one of the patient rooms, andat that point I saw Dr. George. Usingan ultrasound and x-rays (which theydo in-house) Dr. George was able todiagnose my condition instantly – andat that point I found out I had a majortear in my plantar fascia in my rightfoot and plantar fasciitis in the other(the plantar fascia is ligament that con-nects your heel bone to your toes, andplantar fasciitis is a series of small tearsto that valuable ligament). He was veryinformative and helped me to betterunderstand what could have caused thisand how to prevent further injury inthe future. I was so impressed with myexperience – not only were they able toget me in right away, but I had a defi-nite diagnosis within 10- minutes of ar-riving for my appointment!

Keith thinks Zillow’s hay daywill come to an end and predicts itwill happen soon. “They don’t havesellers’ permission to post theirhomes. It is as if facebook published260,000,000 accounts for all US citi-zens with pics scraped from the In-ternet and a bio with erroneous facts.If FB couldn’t find the info, theywould ‘FBestimate’ the person’sidentity.” Keith continues, “Whogave Zillow that right? It might be aclass action lawsuit in the works, thegrounds being loss of value in thesale of one’s home.” According toan article published on March 17,2013 in Inman News, Move Inc. andthe National Association of Realtorshave filed a lawsuit against Zillowand former Move chief strategy offi-cer and realtor.com president ErrolSamuelson for alleged breach of con-tract, breach of fiduciary duty, andmisappropriation of trade secrets.

The most recent challenge to thereal estate market is the flood insur-ance crisis. Pinellas County has 51,000properties affected by the new floodrates. Keith explains, “In short, homesselling for $250,000 and less are mostaffected, homes less than $500,000are in trouble too and the $500,000plus are affected less so. Homes under

$150,000 are especially hard-hit be-cause the increases in flood rates aredisproportionate to the PI (principaland interest) payment. Buyers paying$1200/month for a mortgage and$300 for flood insurance is too much.Buyers can’t and won’t do it. Not atthe current prices. Say for example ahome was valued at $150,000 a yearago, now it worth $110,000. The$40,000 decrease in price drops thebuyer’s PI payment down to a levelequaling the extra flood costs. Thissame reasoning applies on all affectedhomes UNLESS the buyer is one thathas enough money to offset this dis-proportionate cost. High-end homesare less affected.”

What should sellers do? Keithsays, “Drop the price now and getsold. Good time to buy though aswell. If you want waterfront or ahome in a flood zone, buy it as theflood insurance market will likelystabilize after a year or two andflood prices may come down as re-sult of competition.”
