Action has reported anincrease in new instructions
last year, and warns of the dangers ofself-managing as more and morelandlords experience problems withtenants.
Indeed, 2010 was a busy year for thenational eviction specialist, withinstructions relating to rent arrearsincreasing by 12% year-on-year. Casesdirectly relating to Local HousingAllowance tenants increased by 16%.
In 2009, 60% of Landlord Action’snew instructions came from lettingsagents, whereas in 2010 this numberfell to 45%, suggesting that landlordsare increasingly managing their ownproperties.
Although landlords may feel thatthey’re saving money, this can have itsdrawbacks, explains founder PaulShamplina: “Self-managing landlordsoften try to cut corners in the hope of
saving money by not referencingpotential tenants properly or notensuring that they have adequatelandlord insurance.
“This can cost them more money inthe long-term.
“ However, if a landlord does run intotrouble, our data shows that there hasbeen a significant reduction in timebetween landlords making an initialenquiry to actually giving formalinstructions, demon- strating thatthey’re no longer prepared to sit backand are taking quicker action torecoup outstanding monies.
“We have evidence of landlordshaving to use their credit card to makemortgage payments due to the failureof their tenant to pay the rent, orhaving to arrange for a third party totake rent payments from their tenantvia a credit card, a practice which hasrecently been bought to the forefrontby the housing charity Shelter, whichreported one million households have
used a credit card to pay theirmortgage or rent.”
Going forward, Landlord Actionexpects a similar picture this year tothat of 2010.
Paul comments: “In the short term,landlords facing repossession actiondue to mortgage arrears caused bynon-payment of rent by tenants islikely to continue.
“We expect interest rates to remainlow but advise landlords to becautious, especially if they have highgearing on their property portfolios.
“Rent levels had already begun toincrease in the latter part of 2010 andwe expect this trend continue into2011, which will give landlords somecheer.
“However, although this is likely toattract more investors into the market,historically low lending levels willplace a large barrier to entry for many,thus we expect house prices to bestagnant.”
