open for businessQuest Apartments is now open for business in the Werribee City Centre and is already proving to be popular. Quest Werribee was officially opened by Victorian Minister for Planning, Matthew Guy, on 17 May 2012. The IGA Supermarket on the ground level of the new development is now also open for business. Prominently located on Synnot Street (Princes Hwy), it can’t be missed. The Werribee City Centre now features Woolworths, Coles, Aldi, Not Quite Right and two IGA supermarkets.

news biteThe Werribee City Centre has bucked a common retail trend. Whereas bookshops have recently been closing down and moving out of many other activity centres, major book seller Dymocks recently opened a new store in the Werribee City Centre. Located in Station Place, Dymocks Werribee is now one of the few places available in the western region where you can browse for and buy new books first hand.

Vision ExhibitionThe Vision for the Werribee City Centre was recently exhibited for public comment as Amendments C150 and C151. The public exhibition period closed on 29 February 2012. The submissions received are in the process of being assessed with a view to progressing the amendment.

Piazza CaféWyndham City has commissioned Outlines Landscape Architecture to design the Piazza Café. Detailed design is currently being undertaken. The selected preferred operator of the Café is providing input into this process. The Piazza Café is planned to be open for business in late 2012/early 2013.

Wyndham Park Pedestrian BridgeThe completion of the Wyndham Park Pedestrian Bridge has been delayed due to a longer than expected time frame for fabricating the stairway which is to sit at the midway point of the bridge. The Pedestrian Bridge will be opened for use following construction of these final components.

Wyndham ParkA tender process to appoint a designer for Wyndham Park was recently undertaken. Tenders are currently being reviewed and a designer is expected to be appointed soon. Community consultation will form a key component of the design process.

Riverbank PromenadeDetailed background studies were recently completed to inform the design process on both the Riverbank Promenade and Wyndham Park projects. A tender process will be undertaken to select a design team for the Riverbank Promenade project.

Positioning & Promotion StrategyThe development of a distinct market positioning, supporting brand and promotional strategy for Werribee is nearing completion. This work is designed to attract new development, businesses and investment to the Werribee City Centre and the Werribee Employment Precinct.

Werribee Development CentreThe Werribee Development Centre will soon open at 2/10 Watton Street, Werribee. The Werribee Development Centre has been established to promote Werribee as the ‘Capital of Melbourne’s New West’ and attract new development, investment and businesses.

It will also provide a central point for local residents and businesses to keep abreast of plans for the Werribee City Centre. The Werribee Development Centre will feature a promotional display suite facing Watton Street and accommodate Wyndham City’s Place Management and Economic Development Units. 1 watton street1 Watton Street is a striking new building currently taking shape in the Werribee City Centre. Its unique triangular building form creates a dramatic gateway to the eastern end of Watton Street. 1 Watton Street comprises over 1,300sqm of floor area and features panoramic park views. The four retail premises located at ground level are fully leased and are planned to accommodate restaurants and offices. The upper level of the building is partially leased, and has been designed as commercial offices. Construction is due for completion in June 2012.

49 Synnot Street49 Synnot Street is another large scale commercial development currently under construction in the Werribee City Centre. Prominently located on the corner of Synnot Street and Bridge Street, the development continues the growth of Synnot Street (Princes Highway) as a major business boulevard.With over 1,200sqm of floor area, 49 Synnot Street features six retail premises at ground level and an upper level designed as commercial office suites. Construction is due for completion in June 2012. Premises are currently available for lease.

In 2010, The University of Notre Dame constructed its Melbourne Clinical School in the Werribee Medical Precinct, on part of the Werribee Mercy Hospital site. The Clinical School was developed to educate and train The University of Notre Dame’s third and fourth year medical students.Werribee was chosen as the site for The University’s Clinical School, due to the large and growing need for doctors in Melbourne’s western region, the Catholic association with Werribee Mercy Hospital, and the capacity for the Medical Clinic to be accommodated within the large Werribee Mercy Hospital site. The Clinical School was developed with Federal and State Government assistance. An $11m grant was provided by the Federal Government, while the State Government contributed Crown land.

Werribee’s medical precinct is rapidly growing. Construction of a private medical centre has just been completed opposite the Werribee Mercy Hospital, and construction is soon to commence on a mental health hospital and a private rehabilitation hospital next door. Development of a major private hospital is then proposed.

Wyndham Private Medical CentreWyndham Private Medical Centre is a landmark new building on Hoppers Lane, in the Werribee Employment Precinct. Developed by The Techne Group in association with Australian Medical Solutions, Wyndham Private will offer an array of medical services including a bulk billing General Practice of 10-12 GP’s, Pathology, Radiology, Pharmacy, Oral specialists, Medical specialists, Mental Health practitioners and Allied Health services. Services commenced in May 2012.

Wyndham ClinicStage 2 of the Techne Group’s medical development Wyndham Clinic, will be a 30 bed private inpatient mental health hospital. Wyndham Clinic is proposed to commence construction in June 2012, and open in March 2013.

Homestead RehabilitationStage 3 of the development will be Homestead Rehabilitation, a 30 bed private rehabilitation hospital. Construction is planned to commence in August 2012.

Major Private HospitalDeveloper Techne Pty Ltd is currently working with prospective major private hospital operators with the aim of delivering a 120 bed Private Hospital as the final stage of their medical precinct development. The Private Hospital is proposed to provide much needed private surgical, maternal and general hospital services for the Wyndham community and Melbourne’s west. If secured, the private hospital would be ideally located to enable strong synergies with the Werribee Mercy Hospital located opposite.

Werribee Mercy HospitalThe existing Werribee Mercy Hospital is the cornerstone of the Werribee Medical Precinct. Werribee Mercy is a public hospital of 200 beds which employs over 900 staff. In 2005 the hospital completed a $10 million upgrade. Major further expansion and redevelopment of Werribee Mercy Hospital is planned to keep pace with the region’s rapidly growing population and increasing demand for health services. Initial stages are proposed to include a new short stay unit, special care nursery, maternity services and a proposed intensive care or high dependency unit.

news biteA Precinct Structure Plan is currently being developed for the Werribee Employment Precinct by the Growth Areas Authority. The Werribee Employment Precinct is being planned to combine with the Werribee City Centre and Hoppers Crossing Town Centre as ‘The Capital of Melbourne’s New West’. The realisation of this vision is fundamental to the adequate provision of jobs for the rapidly growing population of Wyndham and Melbourne’s West.

An overview of the multiple medical developments occurring and planned in Werribee’s Medical Precinct is provided below. These projects provide a foundation for what is planned as a radically expanded Werribee Medical Precinct, centred on Hoppers Lane.With significant capacity for the further growth of the precinct and an underpinning of rapid population growth, Werribee should be seriously considered as a location for business growth by every health provider and developer across the country.

University of Notre Dame Melbourne Clinical SchoolThe Clinical School is a striking new building over 2,600sq.m in size, designed by architects Design Inc. It features a lecture theatre, tutorial rooms, clinical skills area, student common room, dry laboratory spaces, office accommodation, library and consulting rooms.60 students currently make up the student body at the Clinical School. Third year students have an association with Werribee Mercy Hospital and Sunshine Hospital as part of their training, while training for fourth year students includes rotation between other leading Melbourne hospitals. In addition to teaching, there is a growing research component to the Clinical School. Associate Dean Mr Howard Parker explained that the Clinical School’s strong association with Werribee Mercy Hospital was beneficial to both institutions, while there are partnerships being developed with the adjacent Victoria University Werribee Campus and the new Wyndham Private Medical Clinic.

The untitled Fountain is a landmark of the Werribee City Centre. Prominently positioned in the middle of Watton Street, the Fountain marks the gateway to the Werribee City Centre’s river and park precinct.The Fountain was produced by artist Helen Bodycomb in 2000. The sculptural steel element of the fountain represents the root system of a river red gum, which feature along the adjacent Werribee River. The mosaic surrounding the sculpture suggests the water of the river, within which there is a reflection of the root structure above it.The Fountain was recently turned back on again, after the easing of water restrictions, reflecting the renewed growth of the Werribee City Centre.

Q. Oriano, you have a large office-based business in the Werribee City Centre and are also a developer in the Werribee City Centre. Why do you choose to do business and develop in the Werribee City Centre?A. I was born and bred here....so my family has a long history and association with the area. I enjoy the culture, diversity and opportunities that Werribee has to offer. Q. Were you the first developer in the Werribee City Centre to realise the potential of the Werribee River?A. I wouldn’t put it that way...I certainly knew the potential and had the foresight and ability to carry out my vision of what I could do. My grandparents and parents originally had a farm, fruit/vegetable shop and a cafe on the Werribee River, so you can imagine the amount of time I spent there which in turn enabled me to understand the complexities and possibilities of the river in comparison to other similar cities. In those days the river was unsafe and a haven for vagrants, we needed to turn that around and create an environment that promotes this wonderful city.Q. Each of your developments seems to be larger than the last. Is this reflec-tive of the growth of the Werribee City Centre?

A. Yes, in particular the growing demands of the area. My accounting practice, CS Consulting Group has grown from 2 in 1987 to 35 staff whereby we specialise in delivering business services to the growing number of businesses in the area. My property developments in the area have also grown to meet these demands and due to my long term approach, I have deliberately lifted the quality of the services and developments in the area. Another example of that is a new business we created in Fifth Element Day Spa, which offers a luxurious spa escape for the residents/visitors of Werribee taking advantage of the tranquillity of the river environment.Q. Do you have plans for future Werribee City Centre developments?A. Yes, I strongly believe and support the continual development and evolution of the Werribee City Centre. We have shaken off the legacies of the past and are creating our own footprint that we should be proud of. My family will continue to develop high quality developments to meet the demands of the community.
