Most of the folks you will see here are full-time residents who have lived in the area for many years. 1. San Juan River Village is a combination of privately owned homes with common areas for the use of homeowners, guests and rental guests. Common areas include the fishing pond which is stocked annually and available for all forms of fishing. The San Juan River is stocked from private funds. We encourage catch and release so that others can enjoy the fish as well. All of the com-mon areas are bordered by privately owned homes and property, so it is critical that you know and adhere to the marked access points and parking areas to respect the privacy rights of owners along the river. Please take a moment to review the ac-cess points, color-coded maps and code of conduct before using these amenities.

2. When you live and stay in the mountains, keeping trash and any scented items (coolers, food items, etc.) away from wildlife is critical. Never feed wildlife or try to attract wildlife. Keep all trash indoors or within a locked bear-proof con-tainer at all times. Know and follow the trash guidelines for effective trash removal so that bears and other wildlife cannot access trash. When we allow bears and other animals to access trash and food (birdseed, dog food, coolers, etc) we create a significant safety hazard for humans that ulti-mately harms or kills the wildlife as well.

We’ve found there are three pieces of information that are most helpful to newcomers. They are all covered in more detail within the guidebook, but are covered here in a cliff-notes fashion to get you rolling…

3. The speed limit is 15 miles per hour!This helps reduce dust and preserves our roads. Please add ten or fifteen seconds to your drive time by adhering to the speed limit. Your neighbors will certainly appreciate your kindness and consideration here.The roads you travel on in the neighborhood are coun-ty roads and all Colorado laws and regulations apply. Roads are for the use of licensed vehicles by licensed drivers only.

Your understanding of and adherence to the items discussed above is greatly appreciated and will go a long way in creating a stress free, enjoyable stay. Each item above is discussed in more detail within the guidebook. As always, if you have questions, please ask a neighbor! We’re here to help! EXPERIENCEOur beautiful mountains are the perfect place for four-wheeling and bicycle riding! Pagosa Springs offers the perfect resources to help you create a your own memorable experience. Pagosa Trail Riders is an active local club that en-courages having fun while riding safe and respect-ing the environment. The map below is taken from their website: www.pagosatrailriders.com. Please note that Colorado only allows licensed vehicles on county roads, and all roads in San Juan River Village are dedicated county roads. ATVs are not licensed in Colorado, so you will probably have to trailer your vehicles to access points for your ride.

Avid bike riders are plentiful in the area as well! Go to www.pagosatrails.net for moun-tain bike maps and more information.

We are a neighborhood who shares a common passion for the serenity and beauty of living in the mountains. We treasure the ability to find peace and quiet right outside our door, hiking along mountain trails, or casting a line into the San Juan River.

We enjoy a relaxed and friendly environment were privacy is respected and be-ing a great neighbor is top priority. We watch out for and support one another.

We seek to live in harmony with nature and work to reduce our impact on the animals and environment in which we share.

We respect the privacy of all homeowners in our neighborhood. This neighbor-hood is a collection of neighborhood common ground and private property (see map). Please enter and exit common areas from marked areas only. Blue rocks mark neighborhood access points to and from neighborhood common areas.

We respect the fish. The owners of the neighborhood pay to stock the river an-nually. We value catch-and-release fishing ethics which includes flies with single barbless hooks. The river and ponds are regulated by the Department of Wild-life. All rules apply. Please catch as many as you can, but release them all for someone to catch again (the fishing pond is stocked annually as well with no gear criteria, please feel free to take one of these home).

We respect the environment. Please pack out any trash that you create and bring along someone else’s from upstream if neces-sary. This includes fishing line and gear that might endan-ger fish health. Food scraps and waste can become a magnet for bear activity.

We respect every neighbor’s right to a tranquil fishing experience. No neighbor has the right to interrupt, question or interrogate another neighbor or their guests while enjoying the common areas.Failure to live up to these values may entail loss of common ground privi-leges or fines.

u Park only in designated parking areas.

u Use marked access points (blue areas on map) for entry and exit to neighborhood common areas and the river. Blue painted rocks have been placed at these points for your convenience.

u Please do not trespass on private land (tan areas on map). A good rule of thumb is to keep your feet wet while in the river corridor.

u Respect the privacy of those around you. This includes land-

owners and other recreational users in the common area. No loud music or behavior while in the common areas.

u The fishing pond is stocked annually and is open to all forms of fishing. Please feel free to take a few home if you wish!

u Catch-and-release is preferred for river fishing. Flies and lures with barbless single hooks are suggested.

u Trash that is accessible to wildlife and bears creates a safety threat in the neighborhood. Keep all trash, food and scented items indoors. Use bear-proof lockable trash containers at all times.

u Drive 15 mph or slower to minimize dust and maximize

safety. Our children thank you as well!

u No open fires during drought periods and fire ban restric-tions (often). No fireworks allowed due to fire threat. The West Fork Complex fire burned over 110,000 acres in 2013 and started just 7 miles east of the neighborhood.

u Please keep your pet on a lease or under control at all times. This is also a county ordinance enforceable by the Sheriff.

u Please turn off all OUTSIDE lights when not outside. The lights attract bugs which in turn attracts, skunks, bats, bears etc… anything that eats bugs.
