216 Kandemor Lane Analysis
216 Kandemore Lane appears to be a very good buy. It has a price per square foot of $84.47. It has had new energy efficient windows put in within the last three years, which helps its value and saves on monthly heating and cooling. It also had a new roof put on five years ago. Brand new hardwood floors have been installed in the great room as well as the master bedroom, which really adds to the appeal of the house. The upstairs bedrooms are somewhat small, but that is expected of a house built in that period. The home is in one of the nicer neighborhoods in Rocky Mount. The only drawback is that it is on one of the main roads in and out of the neighborhood, and therefore has more drive by traffic than if the house was on a cul-de-sac. Its price is in line with the comps chosen. One area it falls short is that it has a detached two car carport, where two of the comps have garages. The house on Acorn Ridge Road seems a bit pricey, but, it has been totally remodeled recently, with hardwood, tile, carpet, and paint. It also is just outside the city limits, which is a huge draw for two reasons. The first is avoiding city taxes, which are quite high. The second is that the house is with Progress Energy, which is significantly cheaper than electricity with the city. The other two comparables are very similar for two reasons. The first is that they are both in town and are subject to the same taxes and energy costs. The second is that they are very close in age. With that said, the home on Kandemor certainly falls in line with the other homes’ pricing. One improvement the home could use would be to replace the concrete drive way, which has been torn up and broken by tree roots form the pine tree next to it. Overall, the house falls in line with the other comparable houses, and is undervalued by $6,000.

4877 Shepherd’s Way Drive Analysis
4877 Shepherd’s Way Drive is an excellent buy. Its price per square foot is $95.74. The home is in the Red Oak area, which is one the most desirable areas of Rocky Mount, offering the benefits of being outside the city, while still being only a short drive to town. The house is also outside of the city limits, future owners avoid paying city taxes. Also, the home gets its power from Progress Energy, which is significantly cheaper than utilities in the city. The neighborhood does have a homeowner’s association, which ensures the neighborhood stays neat and in order. There is a community well, which all the homes are on. However, because of this, the owner is subjected to annual homeowner’s fees. Downstairs, there is a small office, which looks out into the back yard. Upstairs, there is an absolutely enormous bonus room that could be used for nearly anything because of its size. In comparison, the rest of the house feels somewhat small. The dining room and two bedrooms aside from the master feel particularly small, especially for a house with over 2300 square feet. The screened in porch at the rear is made of Trex decking, which is a composite that eliminates the need for future deck upkeep, like re-staining or rebuilding. The backyard is rather large, and extends past the tree line, where there is a brick fire pit, which would be great for evenings outdoors. The home is more expensive than the home on Saddlehorn, but this can be attributed to the exterior brick construction, and the office and bonus room, which the comparable lacks. The greater price of the home on Halifax can be attributed to the larger lot size and the extra detached garage/shop. As for the home on Short Spoon, it seems overpriced. It has nearly 3,000 square feet, but it is an older home and looks a bit dated on the inside. Overall, the home on Shepherd’s Way is a good buy. Its price per square foot is relatively higher than the other homes, but it has a lot features that the other homes lack, such as beautiful custom cabinetry and a downstairs office, as well as the enormous upstairs bonus room. The location of this home is also a huge plus, as the future owner will save a significant amount of money in taxes and utilities, as it is outside the city limits. With all of these features, the home is undervalued by $7,000.

1779 Barnes Hill Church Road is a very good buy. The home’s price per square foot is $121.24. The home is new construction, and offers the buyer the choice of selecting the paint colors for the home. This can be a huge draw for buyers, because they get to add their personal touch to the home. It is also one of the first three homes in the subdivision. The developer has plans to add upwards of 20 new homes to the subdivision. As the subdivision becomes established, this well help the home’s appreciation value. The floor plan is split, giving privacy to the master suite. The master bathroom features marble countertops. The living room has a very high ceiling, which makes the area feel very spacious. The home features 9 feet ceilings throughout, which adds to the visual appeal, and also makes the home more energy efficient, thus saving on future heating and cooling expenses. Perhaps the biggest appeal to this property is the unfinished upstairs. Finishing the upstairs can add significant value to the home. The area above the home can be converted into bedrooms, and there is potential for a very large bonus room above the garage. The home also features a very large back patio, which is great for enjoying the rural surroundings. The fact that this home is new construction also adds value to the home. Its price per square foot is higher than the comparables, but, with it being one of the first homes in the subdivision and the potential for adding rooms upstairs, it has a much higher appreciation value. The home on Baybrook is significantly higher, but the home features an in ground pool, which many buyers like to see. The home on Womble is very much in line as far as price goes. It also features an unfinished upstairs which can significantly add to the home’s value. The reason it is slightly cheaper is that it is ten years older than the new construction on Barnes Hill Church. The home on Moore Road is over 30 years older, which significantly lowers its price compared to the home on Barnes Hill Church. However, it does have over 400 more square feet and sits on 10 acres, compared to the less than one acre of Barnes Hill Church. However, the home on Moore Road still seems over priced for a home with that much age and updating required. With all this information, the home on Barnes Hill Church Road is currently underpriced by $5,000, but the home offers a great investment due to the likely future appreciation and the possibility of finishing the upstairs.
