Goji berries are a great superfoods. They’ve been used for over 5000 years in Chinese medicine to boost

what the Chinese call life-force or “chi” energy. Goji berries are high in protein (14%), and a complete protein at that with all eight essential amino acids. They’re super easy to add to your diet, just grab a handful on the run, mix into a trail mix with some nuts and seeds, sprinkle on top of your breakfast muesli or yoghurt.

This recipe however really takes them to the next level, combining them with rich dark chocolate (the healthy kind of course), and a chewy gooey topping. The secret element to this recipe is buckwheat, which is what gives it its crunch. While many people think buckwheat is a cereal grain, it’s actually a fruit seed related to rhubarb and sorrel. This makes it perfect for people who are sensitive to wheat or gluten, as well as for the paleo neoliths amongst.

Once your cupboard is stocked up with these superfood staples (dehydrated buckwheat, goji berries, cacao and coconut oil), this recipe is really quite easy. All you’ll need is a basic food processor.

As always, these beauties are organic, plant-based, raw, dairy free, gluten free, refined sugar free, and paleo-friendly. Make a batch, store them in the fridge, then whip one out with a cup of peppermint tea when an unexpected visitor pops round.

Makes 16 single-serve squares

Crunchy Base:1cup caramelised buckinis* (dehydrated buckwheat cereal)

1cup desiccated coconut

1cup goji berries**

3/4 cup raw cacao powder

3/4 cup extra virgin coconut oil, melted

1Tbsp coconut nectar

Chewy Topping:1/2cup cashews

1/3 cup raw cacao powder

8 medjool dates, pitted

1/4 cup extra virgin coconut oil, melted

* If you don’t have Loving Earth caramelised buckinis, you can use soaked & dehydrated plain buckwheat, or just raw buckwheat. You’ll want to increase the coconut nectar though to 2-3 Tbsp.

** If your goji berries are super hard (rather than soft like a raisin), you might want to

soak them briefly in a bit of hot water first, or they may give your teeth a run for their money. Drain off the water and drink as a tea or use in a smoothie - it’ll be full of goodness. Then continue the recipe with your softened drained goji berries. Don’t worry if you don’t do this - will just mean you get extra chew!

Method1. Combine dry base ingredients in a bowl

until mixed, then add coconut oil and nectar until well combined.

2. Pour into a glass tin lined with baking paper and press down until really firmly packed - then place in freezer to set.

3. Now add the cashews to your food processor and blend until they become a fine powder. Add the cacao powder until mixed, then one by one while the motor is running add your medjool dates.

4. Make sure your second measure of coconut oil is melted but well cooled (not warm, or it will separate). Add to the processor until the mixture becomes one big gooey ball.

5. Take the base out of the freezer, press

the topping down on top of the base and smooth over. Place back in the freezer for about an hour until set, then remove, slice, and store in the fridge.

6. This slice will last a couple of weeks in the fridge. If you want it to last longer (or you have limited self-control), it will also keep in the freezer for up to 2 months. Then when you feel like a sweet treat, simply remove a square from the freezer, and in 5-10 minutes it will be ready to devour.

Now that the festive season and holidays are truly over (at least till Easter!), we have been seeing more sale listings

coming onto the market, albeit only a slight increase.

So it is timely to revisit some of the FAQs “Frequently Asked Questions” that landlords have to consider before and when selling their properties.

What preparation costs leading to a sale can I claim?Invariably landlords would spend money preparing the property for sale. Such expenditure usually falls into two categories – property related expenses and costs specifically associated with the actual sale of the property.

Property related expenses

The general rule of thumb is that you can claim a tax deduction on any expenses incurred that relate to generating rental income.

So when you spend money, usually after the tenants have moved out, to spruce up the place before the open home such costs will usually be non-deductible e.g. home staging, bathroom renovation. These costs would need to be capitalised and formed part of the “cost price” of the property.

However, if you have owned the property for a number of years and you are painting the bathroom in between tenancies to “restore it to

its former glory” rather than adding value then you may be justified in claiming such expenses as your yearly repairs and maintenance deduction.

Costs associated with the actual sale

Similar to the spruce up costs, other direct costs such as real estate agent’s sale commission and legal fees associated with the sale will also not be

deductible.

However, all these “capitalised costs” can be used to offset and reduce the sale price before determining whether you have made a capital gain or capital loss on sale.

Can I claim the bank fees when I break off a fixed rate loan?These have become less common as many people have opted to stay on floating rate loans in recent years. Nevertheless, “break fee” usually occurs when the bank suffers a loss (though this is not a prerequisite for some banks) when you choose to terminate or refinance the loan and the prevailing interest rate is less than the fixed interest rate you agreed to previously.

Generally speaking such break fees are deductible in the financial year when it is incurred but in some rare cases the break fees may need to be spread across future financial years.

What is Depreciation Recovery?In light of the current property boom, it is likely that the property would be sold at a capital profit (when sale price exceeds the original cost price). While the vendors are revelling on the tax free capital gain, they often overlooked the tax payable on the depreciation recovery or clawback.

Depreciation recovery represents the total amount of depreciation that many landlords would have claimed, in each of the earlier financial years up until 2012 income year, as a tax deduction against the building value since purchase date.

Depreciation recovery occurs when:• You terminate the tenancy and stop renting

• Repossess the property for private use

• The property is sold

Reason why you have to recover this amount and pay tax is because the property value has increased rather than depreciated. It is calculated using the adjusted sale price i.e. gross sale price less all the capitalised costs

So unless you can demonstrate (usually by obtaining a registered valuation) the increase in property value was attributed to the land rather than the building, it is likely that you have to recover and pay tax on the full accumulated amount you have claimed previously.

What about the 10 year rule?

There is this Chinese whisper (no pun intended!) rumoured around town that you do not have to recover deprecation if you have owned the property for more than 10 years.

This is totally false. There is no time limit on depreciation recovery.

Settlement DateWhile there is no escape or time limit on depreciation recovery, it may be possible to alter the timing because the recovery is accounted for in the financial year when settlement takes place.

As we are so close to the end of the 2014 financial year (with only 46 days to go…at the time of writing this article) picking a final settlement date after 31 March 2014 would push the recovery into the 2015 financial year thus deferring the tax liability till 7 February 2016.

Summer dreams can be a realityThink of Kerikeri and images of kiwi fruit and oranges ripening spring to mind.
