Restricted Development
Riparian Buffer
Riparian BufferCreates additional buffers from water
sources
Minimum of 100 feet from streams, wetlands, springs, seeps, and other
water courses
Restricts activities within the Buffer
Riparian Buffer
Any area adjacent to both sides of a stream or surrounding wetlands, which protects water quality from the impacts of nearby activities by slowing and spreading surface water, trapping and filtering out suspended sediment and also providing shade and wildlife habitat.
Riparian Buffer
Water source Setback
Streams 100’ from stream bank
Floodplain 25’ from 100-yr (1%) – additional
Wetlands, springs, seeps
100’ from outer edge
Steep Slopes Up to 200’ depending on slope
Adopted: • Ordinance - August 2009
• Floodplain Insurance Rate Maps - Sept 2009
Effects:
• Changed the way floodplains are identified. No longer 100-yr.
• Changed to areas that are in or out of the floodplain.
• Impacts property owners within any of floodplain zones.
Benefits:
• Regulates development in the floodplain
• Requires flood proofing.
• Allows the Township to participate in the Flood Insurance program.
• Water Quality – regulates products that can be located near a floodway
•Water Quantity – establishes standards to reduce amount of run-off.

Floodplain Maps – Township GIS Floodplain Maps – FEMA Firmette
OLDS – On Lot Disposal System
OLDS Systems
• Over 65% of Township properties use OLDS
Systems can fail or malfunction
• Pollutes groundwater & waterways with sewage
• Creates public health hazard
OLDS Maintenance Requirements
• Systems to be pumped every 4 years (MAX)
• Inspections to identify malfunctions & leaks
• Complaints have been reduced by approximately 50%
SALDO
• Now required to have an alternative septic site location
• New Sites are reviewed by DEP prior to approval. Soils must be able to adequately drain.
Stormwater Management
Adopted:
• Originally adopted in 1996, updated in 2001
• New ordinance will be adopted in 2012
Effects:
• Regulates stormwater for new development
• Requires E&S Controls, permits, operation & maintenance agreements
Benefits:• Helps to reduce run-off
• Protects water quality
• Protects water quantity
