B&B Builders & the drafter do not guarantee the completeness or accuracy of these plans. The Owner/Contractor/ and Sub Contractors are responsible for independent review of these plans and assume all riskwhen using these plans. The Owner/ Contractor and Sub Contractors are responsible to ensure that all codeand structural requirements are meet. General Notes Please read and comply with these specs whereas the owner and B&B will hold all subcontractors to everything in this spec. Applicablebuilding codes, specific plan and/or engineering details, schedules and notes supersede these General notes and specifications. Subs areto comply with all manufacture’s recommendations. Provide and Install all items mentioned or listed in applicable section(s). Uponcompletion of project an Operation and Maintenance manual is required as well as a written warranty for everything supplied. A Pre-construction walk before work begins to address any job specific questions is strongly recommended. You are responsible for any and allsite conditions. All subcontractors are to schedule and coordinate all inspections for their portion of the work. After walls are painted sawscan be set up outside or attached to a shop vac for dust control. Front Door and all Windows are to remain closed and locked at all times. Coordinate and supply all necessary hookups for local utilities if applicable (Electrical, Plumbing, HVAC, etc.). Drinks, food, tools, materialsand etc. are not to be placed on window sills or countertops. No pets are allowed on any job-site. If you encounter inferior work pleasestop and notify B&B Builders immediately. Subcontractors will be held responsible for covering inferior work. Cleanup is required. If notcompleted B&B will do so at a fee to the Subcontractor. You are responsible to correct all items relating to your work. By bidding on this project and signing a contract to perform work on this project you are acknowledging the following: You have read andunderstand the entire set of plans and specifications. The plans are adequate to complete the work with no discrepancy or ambiguity thatwould interfere with the successful completion of the work. You will strictly follow and comply with the plans and specifications. Anyvariance from the plans and specifications must be approved in writing. Any inadequacy in the plans must be brought to the attention ofthe contractor in writing. You understand the insurance requirements and will provide the proper insurance as required by B&B 300 Excavation Specifications Specific Project Details Include Demolition and Disposal of Existing Home Provide full mechanical compaction at entry porch and garage apron & slab Include hauling in driveway gravel from offsite (Allow for 4,000 sf) Include prep for exterior concrete slabs Include 50’ Sewer Line Connected to Existing Septic System Include 50’ of 1-1/4” Water Line Connected to Existing Water Line Excess Materials can be disposed on site Buried Drain Pipe as shown on site plan (150’) Include option for Foundation Drain on East side of home (connected to Drain Pipe) 4,000 sf asphalt driveway Building Excavation - In preparation for concrete, all elevations, grading, form layout (with clearance) and proper concrete truck access areto be verified before the excavator leaves the site. Whenever possible this verification should be completed with the appropriate B&Bsupervisor. Improper excavation may result in charges to cover additional costs incurred by B&B and/or the concrete sub-contractor. Backfill - Shall be with material free of organic material, construction debris and large rocks (12” D. or larger). Pile excess material, 30’(min); away from building (verify location w/ Superintendent). Min of ½” slope per foot for Min. distance of 10’. Grades shall be arranged todirect surface water away from all foundation walls. Driveway Prep - Rough prep is to be done at time of backfill. Remove 8” of existing soil and replace with an 8” pit-run base, 3” of 3/4”crushed to be installed on top of pit run. Slope concrete pad prep minimum 1/4” per foot away from structure unless noted otherwise. Utility trenches – Are to be completed no later than time of backfill and are to be coordinated with onsite Superintendent. Foundation Perimeter Drains - Install perforated pipe around perimeter of foundation. Pipe to be below slab elevation. 3” of 3/4” crushedbelow pipe and 12” above. Concrete Prep - All concrete areas shall be prepped +-1” of grade with onsite material. Structural concrete- fill is to be mechanicallycompacted or on undisturbed soil. Garage floors to be prepped with 1/4” per foot slope towards overhead doors or floor drains ifapplicable Exterior Concrete Pads - Slope concrete pads minimum 1/4” per foot away from structure. Top of concrete pads if adjacent to doors are tobe minimum 3” below top of door threshold. Fill to be mechanically compacted or on undisturbed soil. Concrete Steps - Slope concrete steps minimum 1/4” per foot away from structure. Top of concrete steps are to be minimum 3” below topof door threshold. Fill to be mechanically compacted or on undisturbed soil 308 Asphalt Slope asphalt pads minimum 1/4” per foot away from structure. Sterilize ground then Provide and place 2” of crushed and 2” of asphalt. 401 Building Concrete Specific Project Details 5” exterior slabs and apron 5” Garage and Basement slabs Garage Floors - Slope on garage floors to be 1/4” per foot. Dowel floor to stem wall 2’ O.C. at all door openings with #4 bar. Include a 3/4"slope at overhead door threshold and an additional 1/4” drop between the apron and garage slab to prevent any water backing up intogarage. 5” thick concrete pad, Dowel #5 rebar at 16” O.C. around perimeter of slab Control Joints every 10’and at other areas as deemed necessary 1/4 depth of slab (max of 144 sf) Basement Floors - 5” thick concrete pad. Control Joints every 10’and at other areas as deemed necessary 1/4 depth of slab (max of 144sf). Floor is to slope to floor drains at ¼” per foot for 4’ minimum in all directions. Foundation Walls - All walls and footings are to be built to plans and engineering. Window bucks to be 3” larger than R.O. of windows(Inside dimension) see drawings on plans- Verify size with Superintendent. Install Conduit for electrical panel inside concrete wall. Conduitsupplied by the Electrician. Waterproof positive-side of all portions of foundation walls that will be buried with roll on foundation coating. Foundation is to be square, plumb, and true to a line with a maximum allowable variation tolerance of 1/4” in 10’ (max of 3/4” overall). Topof walls should be finished such that when placing a 10’ straightedge, resting on a high spot and held level and placed anywhere on thesurface, there is not any gap that exceeds 1/4”. Neither shall there be more than 1/2” difference from the lowest and highest spots on thewall throughout the entire job. 402 Exterior Concrete Slope concrete pads minimum 1/4” per foot away from structure. Top of pads is to be minimum 3” below bottom of door thresholds. Exterior concrete slabs to be 4” thick unless noted otherwise on plans or below. With Control Joints every 10’and at other areas asdeemed necessary 1/3 depth of slab (max of 144 sf). Sidewalk control joint spacing to match width. Dowel steps, and porches intofoundations on 16” centers with #4 rebar. All slabs perpendicular to concrete walls not sitting on footer shall be doweled into concrete wallwith #4 rebar at 2’ O.C. with 1 bar ran perpendicular to wall 12” off wall. Excavator is to prepare site to +/- 1", all final grading to be provideby concrete Subcontractor. Exterior door landings are 7 ¾” max. below top of door threshold.

All bids shall be broken into 2 parts, fixture list pricing andlabor and rough-in materials pricing. Rough in for a soft water loop. Install Dishwasher. Vent penetrations to be minimized and kept onrear of home. At ground rough in install hose bib to water supply for water source during the concrete stage. Submit all plumbingspecifications on selected fixtures before top out for approval. Sinks will be “Cut-out” by others if on-site on time. Floor drains in concreteare to set ½” below top of concrete. All foundation penetrations are to be sealed from the exterior (Recommend that water-plug or butylcaulk be used). Bathroom sink vents are to be offset so vent pipe does not interfere with vanity light locations. Water shut off is to belocated inside mechanical room in a location that is easily accessible after the walls are sheet rocked. Cleanout all shavings from drillingholes in all stud bays. Decorative lighting is to be provided by Owner or General Contractor. Box walk is to be done with owner or superintendent before any rough in work to begin.(Homeowner to verify box locations before wire is pulled). 602 Framing Material Floor System - 3” square plate washers to attach plate. Floor Joist Rating L/720 (min). Floor Sheathing- ¾” TandG Plywood and PL400or Titebond Construction Adhesive. Walls - Wall plates to be STD and BTR if 2x4 and #2 and BTR for 2x6 and larger. 7/16” OSB sheathing. Studs, #2 and BTR, 16” O.C. Use LSL Studs at all walls 16’ or higher. Tyvek housewarp with Seams taped and installed by “Tyvek” certified installer per mfg.recommendations. Tyvek “HomeWrap” should be used at all siding locations, Tyvek “StuccoWrap should be used at all stucco and masonry locations. Stairs - Rim Board Stringers. Sturdy Step for treads and 7/16” OSB riser. If wood or tile (3/4” OSB tread and riser w/ no overhang) Roof - Sheathing, 5/8” OSB w/clips. Trusses, with lowered gables for out-lookers (5 ½”) and Heel’s raised with higher end cut of 1-1/2”depending on roof pitch and top chord material 5”-8”(R12-R21). Trusses to use 2x6 tails. Truss hold-downs as per truss callout 601 Framing Labor Specifications Include all required labor, nails, powder actuated fasteners and equipment. Square up framing on top of foundation walls (don’t just go w/the concrete). Layout plates prior to attachment. Notify and coordinate with General Contractor if any adjustments are needed. StairStringers should be spaced out from wall 1-1/2”. Glue joist in all hangers. Include installation of all structural beams, timbers and/or logs,including a "kerf" cut for drywall (remove all pencil marks). All hold-downs installed per plans and engineering. Fire blocking on any wallover 10’ and all stairs and elevation changes in ceilings per code. Build the frame of all decks (doesn’t include installing the finisheddecking). Continue all point loads down to concrete. (squash blocking). Install Truss hold-downs as per truss callout. Trusses to beinstalled per truss drawings (including all bracing). Space wall sheathing per manufacturer’s recommendations. Install Housewrap permanufacturer’s recommendations. Install exterior doors and Windows per manufacturer specifications (see window installation in Section803). When there are two door openings at inside corners they need to be an equal distance from the corner. Build stairs from garage tohouse per code. Cleanup daily. (Sweep and stack all excess material and clean out crawlspace). Deck surface to be minimum 3” belowtop of door threshold. Install sturdy step on treads and ¾” risers in all stairs (use glue). Draft stops framed in Fireplaces at ceilingheight. Install rough framing level, plumb, and true to a line to a maximum allowable variation tolerance of 1/4” in 32” horizontal and 1/4”in 10’vertical. Walls Level - Walls shall not bow more than 1/2" out of line within 32” horizontal measurement. Floors Level - The floorshould slope no more than 3/8” in 20’. Floors Square - The diagonal of a triangle with sides of 12’ and 16’ shall be no more than 3/8”more or less than 20’. Walls Level - Walls shall not bow more than 1/4" out of line within 32” horizontal measurement. Shim all joist tolevel floor with plastic shims. Full height backing for sheetrock nailing (do not use ladder backing). Sort all studs and reject any bowed orwarped material. No headers on non-bearing walls. Ensure that windows are centered on exterior walls. Install backing for siding atsoffit. All gables to be framed will be lowered and framed with out- lookers. Sheet garage walls between house and garage. SheetExterior walls behind tubs. Studs at rake walls to be cut at angle of rake. Walls 16’or higher are to be framed using LSL studs. Sheetthe backside of all attic knee walls (for insulation backing). Blocking and Backing for all Building specialties. (Locations are to beprovided by general contractor). Chimney should have top framed with a small hip to allow water to shed away from pipe opening(s). Frame basement window openings in cold walls with Rim board as one large jamb extension. Urethane hard to reach areas. Addframed curb at all locations where stone is above the roof. Install curtain blocking at all windows. Frame shower curbs with a 1/4” inwardslope. Install 2X6 in walls at edge of tub or shower pan for tile termination. Specific Project Details Use Marine Grade plywood at concrete areas such as entry porch During Wet Weather conditions, treat ¾” T&G subfloor with Thompson water sealer 702 HVAC Specifications HVAC equipment to be from an approved manufacturer only including the following; Bryant, Carrier, Lennox, or Trane. All supplyductwork and joints to be sealed and inspected. Ducts in unconditioned spaces are to receive R8 insulation. Submit a maintenance andoperation manual for homeowner at time of final inspection. Furnaces need to be operational once drywall begins for temp heating. Provide 12 extra filters per furnace at this time. Complete all work in Mechanical room in a way that all walls can be finished, the ceilingwill be exposed. System is to be designed and sized to work with the specified grilles and registers. Cleanup daily, including all woodshavings from drilling holes in all stud bays. A/C Unit ((re-use existing unit, new in 2015) will need additional units House system will be used for temporary heat and ducts will be cleaned Ductwork with Damper for Kitchen & Pantry Hood Makeup Air for Cooktop Hood per code (required if cooktop exceeds 40,000 BTU’s) Option for Gas unit heater in garage Forced Air System Options “Accordion” type, manufactured filter and box 1 T-stat per zone Furnaces to be at least 95% AFUE (Energy Star) Heat runs to all “Living” areas (finished and unfinished) Zoned Forced Air using a modulating furnace with ECM drive motor (4) Zones, Main Floor, Master Suite, 2nd Floor & Basement Provide flex duct connections at furnace supply and return to isolate vibration Air-flow test of each supply Heat runs to all walk-in closets (finished and unfinished) Returns from every room over 75 square feet that has a supply Include price for duct cleaning Ductwork for mechanical systems should be sealed tightly with mastic and at least pass a level of duct tightness of 5-7% of the floor area;e.g., a 1,000 square foot house could have up to 50-70 cfm of leakage in the ductwork. These levels are easily achievable with amoderate sealing effort. Registers and Grills - Register and return numbers and sizes to be designed for specified grilles. If you look at the slabat an oblique angle in the light, you will note the reflection of the shine on the surface of the stone. B&B Builders and the Drafter assume no legal liability related to these plans or thisproject, and makes no warranties or representations as to these plans to the extent theplans are not followed by the General Contractor of the project. In the event B&BBuilders is chosen as the General Contractor for the project, B&B will follow these plansunless otherwise requested by the owner in writing. The owner must contract with aStructural engineer in the jurisdiction where these plans will be implemented to supplantArchitectural set in order to secure Building Permit, and with all applicable additionalconsultant drawings as required (civil, mechanical, environmental, etc. under separatecontract).
