Happy New Year from BPNA! New Board Has Fresh Ideas The Byran Place Neighborhood Association board met earlier this month to follow up on issues from last year and come up with ideas to keep our community spectacu- lar in 2005. Eight board members from last year returned, although some have different positions this year, and three new faces were introduced (See the officers and their positions to the left). It was an energetic evening as the officers discussed ideas to get the community involved and ways to spruce up the neighborhood. So look forward to lots of excitement this year. In order for the association to continue its leadership role, all residents need to participate in the association. PARTICIPATION begins with paying membership dues. These dues make possible: Many annual social events Printing of the monthly newsletter delivered to all residents Maintenance of open spaces City Hall representation when changes are proposed for surrounding properties Monitoring and reporting of criminal activity and promoting safety Reviewing remodeling plans for adherence to neighborhood deed restrictions Special pricing for membership at the Tom Landry Fitness Center (call 214-820- 2791 for more information) The standard annual membership dues are $35.00 per household. However, for those resi- dents wanting to contribute at a level above the standard, $50.00 dues allow for extras and a budget cushion with a recommendation to multiple property owners to join at the $100.00 level. It does not matter if you are a homeowner or a renter, the BPNA needs all residents. 2005 is off to a quick start with continued development within and

around our neighborhood!

Bryan Street Lofts

Drake Frazier reported last month, the former FDA building has

been purchased by a developer and plans are underway for approxi-

mately 38 luxury lofts to be built on the current site. The neighbors

bordering the property have met with the developer on a couple oc-

casions to express their concerns and gain a greater understanding

of the overall project. In addition to construction of the condos, the

developer has agreed to help beautify the closure at the intersection

of Bryan and Pavillion Streets with improved landscaping and light-

ing. After meeting with the developer and the neighbors, the neigh-

borhood HOA has decided to support the developer’s efforts in making this project a successful one.

City Lights Update…

The City Lights Retail Shopping Center is progressing as planned! Don Silverman of Margaux Development Com-

pany has stated that PH I, environmental remediation, has begun. The remediation work and demolition of the build-

ings is planned to be complete by the end of February or March. Don has also stated that his company plans to an-

nounce some of the major retail commitments for the shopping center by the end of the first quarter of 2005. A large

chain supermarket is still slated to be one of the main tenants of the project. More information to follow as the new

breaks!

NEIGHBORS PLANNING A CITY On Tuesday evening, January 11, several Bryan place neighbors

and board members attended a planning workshop sponsored by

the City of Dallas called 'Forward Dallas'. Forward Dallas is a

first-of-a-kind citywide planning project that lets the participants

decide the kind of city in which they want to live and do

business. The topic on this particular evening was the Farmer's

Market and Lower Downtown areas. Call John Weber or Gary

Mitchell if you are interested in attending future meetings on city

It gives the impression that this is a "joint" or maybe a place that does pizza to go. Bellini's is actually a very good Italian restaurant with excellent food, attentive service and a moderately elegant atmosphere.

PRESIDENT’S CORNER LET’S KEEP IT GOIN’ Keep what going you may ask. I want to see the spirit and excitement that exist in our neigh-borhood continue to grow and blossom during 2005. Under the leadership of Wayne Smith the BPNA has been involved in many activities over the last three years including major im-provements at Exall Park, the beginning of major changes on Ross Avenue and Live Oak, and updating and revising our area zoning ordinances, just to name a few. Many of these projects have been accomplished because our City Council has been very proactive and sup-portive in making these projects a reality. We are very appreciative for all of the hard work and support that we have received from the Council and, particularly, our City Councilwoman Ms. Veletta Forsythe Lill, who will be leaving her position this year. Thanks are also in order for the hard working staff at Dallas City Hall. As you already know, Bryan Place is a well-known and respected neighborhood at City Hall. As the new BPNA board begins 2005, I would like for all residents to continue working to fulfill the stated purpose of the Association, which is to “promote the safety, beauty and neighborli-ness of the Bryan Place area”. From the enthusiasm that was evident at the first board meet-ing and the many ideas that were discussed I know this will be a fun and successful year. One area that will be emphasized is neighborhood involvement and participation in BPNA social functions, projects, and property/development issues. All of the board members (see list on page 1) will be working hard with neighbors to plan, organize and conduct activities and projects, whether serious or fun. This is your neighborhood association and we want your input. Please feel free to call me or any of the board members if you have suggestions, want to volunteer, or have a question. Let’s all get involved and keep it goin’! Gary Mitchell

A Sad Incident in the Condos of Pavillion

and San Jacinto One of our new neighbors was the target of theft last month.

The thieves climbed the complex’s tall iron fence and stole var-

ious irreplaceable Japanese artifacts from their condo. The po-

lice were called. Please keep an eye out for your neighbors and

report any suspicious activity.

an Place* 1. DO NOT give money to anyone. This will enable pan-

handling, which is against the law.

2. DO NOT let strangers do chores or errands for you

such as washing windows, raking your yard or wash-

ing your car.

3. REMEMBER to lock your car, home and close your

garage doors. Don’t make it easy for potential thieves.

4. REPORT suspicious activity to the police. If you see

persons rummaging through garbage or recycling bins,

staking out your neighbors’ homes or climbing fences,

please call 911.
