Pollensa, MallorcaLeave the high-rise hotels of Palma behind you – this is Mallorca as it used to be.Mallorca is a beautiful and exotic island, blessed with beautiful gothic architecture, sun-bathed olive groves and secluded bays. The north-east of Mallorca is a picturesque, unspoilt gem, with hill-top villages, exquisite seascapes, fabulous sandy beaches and mountain peaks reminiscent of Austria. Here you will find the small resorts of Pollensa, Puerto Pollensa and Cala San Vicente, where our selection of villas dwell.

Villa Select recoMMenDS If you are in Pollensa between June and September, you should definitely check out one of the many local fiestas that take place in towns and villages throughout the region. Pollensa hosts a Mock Battle between the Christians and the Moors, which sees the whole town parade the streets in colourful costumes, followed by a magnificent firework display. The area of Alcudia hosts the Sant Pere Festival in June, which is a traditional celebration of the patron saint of sailors. A procession leaves from the town church with the statue of Sant Pere, which is then placed on a boat which sails around the bay, followed by a fleet of decorated vessels.

Also worth a visit is the pretty town of Soller, set in a valley of orange groves and framed by the Serra de Tramuntana Hills. A 20 minute ride in an historic, San Fransisco style streetcar winds its way through the mountains down to the port.

our reVieWThe town of Pollensa is indisputably pretty, with narrow little streets and stone-fronted cottages in the town centre and Moorish-looking water mills on the outskirts. Located four miles from the coast and ensconced between two hills, this typical Spanish town offers a peaceful retreat. In the centre of the town is the lively market square, where you will find many bars and restaurants and a market on Sunday morning. A villa near the old town is perfect for a family with younger children, or those looking to really soak up the local culture.

Once a small fishing village and Pollensa’s little harbour, Puerto Pollensa now boasts a magnificent bay filled with yachts and fishing boats and a 1.5 mile seafront promenade and sandy beach. There are a wide range of restaurants to suit all tastes as well as a good

variety of boutiques and shops. This is the resort to choose if you are looking to eat out often during your holiday, or if you have teenage children looking for more activities.

Cala San Vicente is a quiet, relaxed resort surrounded by mountains whose pine covered slopes descend to the sea. This spectacular countryside is ideal for walking and is popular with ramblers and painters alike. This setting is ideal for a romantic getaway or a peaceful family reunion.

Visitors to this area should be aware that many of the shops and bakeries close between the hours of 1.30pm and 5pm, which can make life with children a little more tricky. We would recommend that you get into the Spanish rhythm and enjoy a lazy lunch in one of the many bars or restaurants and then

a well deserved siesta before the shops open again!

BeSt BeacheSFor families the long, gently shelving beach at Puerto Pollensa offers numerous watersports and plenty of sandcastle building opportunities. For couples, head for Formentor. If you pitch up near the Hotel Formentor, the beach is usually relatively quiet and you can always splash out on one of the hotel’s luxurious sun beds. A waiter from the bar will even take your drinks order whilst you soak up the sun!

When to GoPollensa truly is a year-round destination, with temperatures on average that are 8 to 10° Celsius warmer than in the UK. April offers glorious sunny days without the heat of the summer - ideal for golfers, cyclists and walkers alike. June, July and August offer uninterrupted blue skies and

glorious sunshine, but we do recommend high-factor sun cream as the sun is very strong. Outside of school holidays the number of tourists greatly reduces. Even during the winter, the sun is often out and the temperature is relatively warm – ask us for options for Christmas in the sun.

Opulent Villa C’an Pedro is situated just 500 yards from the beach and a 25 minute walk to the centre of the Port area.

The front door opens onto an impressive hall with a grand staircase leading to the first floor. Off to the right is the L shaped lounge with large French windows opening onto a beautifully furnished porch. To the left of the lounge is the formal dining room.

On the opposite side of the hall comes the superbly fitted kitchen.

The four spacious bedrooms are located on the first floor. The first is a double bedroom with full bathroom en-suite. Bedroom two and three are twins with patio doors onto a terrace and sharing a family bathroom. The master bedroom suite has a double bed and full bathroom en-suite.

The large billiard room with wooden flooring is situated on the first floor and has a full size billiard table for your enjoyment, as well as a large sofa bed.

The 8 metre, kidney shaped pool, with shallow end for children, is situated to the corner of the villa, surrounded by terraces which are ideal for relaxing or dining.

Les Tires is only 4 miles from Puerto Pollensa commanding breathtaking views across open countryside and the beautiful Bay of Pollensa.

The large 12 metre pool with steps sits in front of the house amongst lawned gardens. The front covered terrace has a brick built barbecue and traditional Mallorcan baker’s oven.

The house is entered directly into a comfortably furnished lounge with feature fireplace. To one side of the lounge is the first bedroom which has an antique style double bed. On the opposite side of the lounge there is a shower room. Off from the lounge is the large kitchen/dining area which has the TV with satellite facility, DVD player and Playstation 2. There is a long dining table here, ideal for

family meals together. The kitchen leads out onto the barbecue terrace and pool area. An open sided staircase leads from the lounge to the first floor. Here are two double bedrooms and two twin bedrooms. Two further full bathrooms service this accommodation. There is also a small sun terrace, ideal for private sunbathing.

This delightful three bedroom property is perched on a hillside and is within a 20 minute walk of the old town of Pollensa.

Steps lead from the parking area to the pool terrace and entrance. The 10 metre pool has steps into the shallow end. There is a solar heated jacuzzi set in the gardens and there is a spacious barbecue kitchen located to the side of the villa.

Inside the villa and to the left of the spacious hallway is an enormous, well fitted farmhouse kitchen. A door leads from the kitchen onto the front covered terrace. The lounge also has patio doors to the front terrace and adjacent is a shower room.

Open sided stairs lead to the upstairs landing. There is a twin bedroom, which faces to the front of the property and a double which faces to the side.

A modern twin bedroom has patio doors onto the side terrace. The family bathroom is beautifully tiled and boasts a Jacuzzi bath and there is a separate shower room with toilet adjacent to the double bedroom.

From the covered porch you enter into the comfortably furnished, open plan lounge/dining room which features a modern chimney. Patio doors lead out onto the covered terrace overlooking the pool which is an ideal venue for outdoor meals. The stunning modern fitted kitchen leads off to another informal dining area with large

sliding patio doors which again takes you to the pool and terraces.

There is a stone built barbecue located on the terrace adjacent to the kitchen for your added convenience. Taking pride of place amongst the terraces is the 11 metre swimming pool with a shallow end for children.

This glamorous villa is set in the valley below the mountains that run from the port of Pollensa to Cala San Vicente. It is within a 15-20 minute walk from the centre of the resort, and offers spacious, contemporary, bungalow style accommodation.

The driveway leads to the terraces and lawns that surround the 10 metre pool. Outside dining can be enjoyed here with spectacular

views of the surrounding mountains and open fields.

Inside the villa is a spacious, airy and elegant lounge room that is comfortably furnished. Off from here is the open plan kitchen and dining area. Patio doors lead from the kitchen directly onto the well furnished pool terrace.

This villa has four bedrooms - each with its own shower room

en-suite. There are two large, twin bedrooms, both furnished in a contemporary style, and two bedrooms with magnificent four poster, king size beds.

The air conditioning was a highlight as it was completely integrated into the entire house. The bedrooms are of good size and the fact that they have 6ft beds truly added to the comfort of the holiday. The house is nicely tucked away from the hustle and bustle but the town is a short drive away, or a walk if the weather is not too hot.

Casa Francesca is a superb property just 500 yards from the beach and approximately 25 minutes walk to the centre of Puerto Pollensa.

The villa is reached through the garden and has steps up to the porch. However for the partially disabled using a wheelchair, there is ramp access to the front door also. On the ground floor level is a twin room with wheelchair access

and this has a shower room (wet room) en-suite.

A feature staircase leads up from the hall to the first floor level. Here, there is a twin and double room each with full bathroom en-suite and patio doors leading to an individual side terrace. The master double bedroom has a dressing area, large bathroom en-suite and separate walk-in shower. Patio doors lead out

onto a spacious terrace.

Outside, the patio and terraces are set in tropical, lawned gardens. The 8 metre pool has a shallow end for children. The ornate barbecue kitchen is a focal point of the outside area and makes living and dining alfresco a real delight. There is also an outside shower for use by the pool.

C’an Pericas is accessed along its own private drive, less than 1 mile from the Bay of Pollensa.

Outside the stone paved terraces have been designed in grand style with the 8 metre private pool taking pride of place here. A large barbecue unit together with an ample supply of dining and relaxing furniture make this the focal point for living outdoors. The lawn stretches out from the

rear of the property towards the children’s sandpit with swings.

Inside the villa the comfortably furnished lounge/dining room has patio doors that open out onto the front terrace. The kitchen is well fitted and fully equipped. An inner hall leads to two pretty twin bedrooms and the first of the villa’s full bathrooms.

Stairs lead to a further,

comfortably furnished lounge/sitting room with sofa bed. Enormous picture windows overlook beautiful open countryside from both sides and leading off from here is the master bedroom suite. This again is very spacious, with a double bed and full bathroom en-suite.

A very popular property with families, owing to its extensive lawns and children’s play area.

This villa offers modern and comfortable living within a mere 15 minutes walk from the centre of Puerto Pollensa.

The house is reached from the pool terrace. You enter into a very large, split-level lounge/dining room which is comfortably furnished. From the rear of the dining area, an inner hall leads to the fully fitted kitchen. On this

level are the three air-conditioned bedrooms, a twin with shower en-suite, a second twin room and a double bedroom which share a lovely bathroom. A wooden spiral staircase takes you to the first floor and a huge landing bedroom (not air-conditioned) with a single bed settee. Off from this room is a large twin bedded room and the third full bathroom. The first floor is ideal for teenagers as it is

self-contained. Small children could find the spiral staircase a hazard without supervision.

Outside on the terrace the 8 metre pool with shallow end for children takes pride of place and there is plenty of garden furniture for dining or relaxing and also a superb brick-built barbecue.

Conveniently situated in the exclusive Llenaire residential area. The centre of Puerto Pollensa is a comfortable 20 minute walk along the sea front.

The house is entered through a spacious hall with sweeping staircase to a galleried landing. To the right is the lounge and an arch leads you through to the formal dining room. The well fitted kitchen runs the width of

the house and has its own comfortable seating area and breakfast bar. Patio doors open out from here to a large covered terrace, which runs the length of the villa.

Here there is outside dining for eight and a brick built barbecue. This lovely area overlooks the pool and rear gardens so that children can be supervised at all times.

Upstairs are the four bedrooms. The master double bedroom has full bathroom en-suite and there are two twin bedrooms and a further double that share the full family bathroom.

Outside the villa there are lawned gardens, spacious well furnished sun terraces and a delightful, 9 metre swimming pool with a shallow end for children.

Villa El Madrava is a fine house set in an acre of open countryside two miles from Pollensa and less than 10 minutes from Puerto Pollensa. This beautiful house offers total peace and privacy. Taking pride of place amidst the villa’s large lawned gardens is a 10 metre, kidney-shaped swimming pool with Jacuzzi. The garden is complemented by attractive stone terraces, fishponds, a large barbecue kitchen and a table tennis table.

The interior is reached via an impressive covered front entrance into a well furnished

lounge/dining room, which runs the complete length of the house. Patio doors lead out onto an attractive covered terrace overlooking the pool and gardens. The kitchen is nearby and also well fitted. On this level are two pretty bedrooms, a twin with shower en-suite and a double with full bathroom adjacent. There is also a further full family bathroom. Stairs then lead up to the first floor where a spacious double and twin are to be found. The fourth of the villa’s bathrooms is adjacent to these rooms. With Wireless internet connection.

C’an Justo could be classed as a ‘countryside’ villa yet the centre of the old town of Pollensa is only a 10/15 minute walk away; ideal for visiting one of the many restaurants there without having to worry about drinking and driving.

The villa itself is pleasantly decorated and furnished and the large shaded terrace is handy for escaping from the midday sun. The garden is nicely planted and the whole outside area is quiet and secluded.

Casesnovas is one of the most stunning villas in our Pollensa programme. Facing south on two acres of land, it overlooks glorious open countryside.

Reached via a long drive, El Figueral ‘The Fig Tree’, faces towards the dramatic backdrop of mountains which run to Formentor and is situated halfway between the old town of Pollensa and the Port.

You enter directly into the impressive lounge/dining room with its feature fireplace. A set of double patio doors then lead out onto a covered terrace, which in turn overlooks the pool and barbecue. Leading off from here is a modern kitchen and open plan dining room. There is also a downstairs shower room.

Villa C’an Venzala is situated overlooking open fields in the ‘La Font’ area, close to the old town of Pollensa. The port of Pollensa with its selection of shops and restaurants and sandy beach, is within a 10 minute drive.

The villa is a total rebuild of an old stone olive house so full of charm with many of its original and quirky features being meticulously and lovingly restored and, combined with modern day comforts, make this a most unusual, yet comfortable, family villa. Set in a field of ancient fig trees, the villa is reached via a quiet, country lane upto the gated entrance and parking area.

A traditional vine covered porch leads into the open place living/dining room which has a feature stone wall and is most attractively furnished. It has satellite TV (limited channels), DVD player and log burning stove for early and late season stays.

The well fitted kitchen comes complete with dishwasher and microwave and there is comfortable dining for four persons.

The large upstairs terrace directly overlooks the beach and sea below. It is nicely furnished for dining and living outdoors and catches the sun all morning, but offers shade during late afternoon and early evening. The comfortable Spanish style lounge/dining room opens directly onto the front terrace and there is a simply fitted kitchen (no

dishwasher). The first of the two twin bedded rooms is to the front of the apartment and also opens out via patio doors onto the front terrace. There is a second twin and a third bedroom which is a small twin. A modern shower room services this spacious apartment, whilst a further shower room with toilet is available off the rear terrace.

Having no television, this apartment offers the perfect place for peace and relaxation.

This modern, stylish apartment is located on the beach road, only a 20 minute stroll from the shops and restaurants.

This bright, modern, compact upstairs apartment is one of just two in an attractive setting just 50 yards off the Pine Walk at Puerto Pollensa. It has direct access to the Pine Walk down steps from the upstairs terrace, which enjoys partial sea views.

The apartment is reached from a quiet service road up a flight of easy stairs. You enter into a comfortably furnished living/dining room which has satellite TV and DVD player. A patio door leads to the covered terrace

our reVieWThe heart of this little town is the pedestrian precinct with its boutiques, open air bars, restaurants and cafes. The marina is dotted with luxury vessels and large yachts. During the day you can hop between the beaches or try cycling, golf, tennis or, for the more adventurous, windsurfing. Whilst Cala d’Or may lack some of the character of older villages such as Pollensa, it has been developed exclusively with the needs of tourists in mind, hence everything is within easy reach, making for a wonderful, hassle free holiday.

BeSt For Fun Aquacity near Palma is one of the largest water parks in the world with 16 swimming pools and endless chutes and slides. There is also a very good children’s section,

great wave pool and lots of grassy areas with shade for those who want to be out of the sun. A great day out for all the family.

BeSt For FaMilieSIf we had to pick just one of our beautiful Cala d’Or properties as being particularly suited to families, it would probably be Villa Ses Aguilas, mainly due to its enormous, 15 metre pool! This charming

property also has extensive lawned gardens, ideal for kicking a football around or practising your beach volleyball skills.

BeSt For ShoPPinGSunday is market day in Felanitx, a pretty town some 20 minutes inland from Cala d’Or. Get there early to avoid the heat and wander the narrow streets lined with market

stalls selling pretty much anything from traditional crafts and leather goods to clothing, shoes, toys and much more. The Market Hall is also worth a stop as you will find beautiful displays of local fruit, vegetables and freshly caught fish… perfect for the evening’s dinner!

When to GoApril offers glorious sunny days without the heat of the summer - ideal for golfers, cyclists and walkers alike. June, July and August offer uninterrupted blue skies and glorious sunshine, but we do recommend high-factor sun cream as the sun is very strong. Outside of school holidays the number of tourists greatly reduces so September and October are lovely months to visit, with warm temperatures and fewer crowds.

One of the most popular villas in our programme, being just a stone’s throw from the beach and less than 200 yards into the centre of Cala d’Or.

The house radiates off a central courtyard which is furnished for living and dining outdoors. At one end of the courtyard is the covered barbecue terrace which has access to the main kitchen. Patio doors lead from this area to the main lounge. The entrance leads to a second lounge, which

has patio doors to both the inner and rear pool terrace, and the well fitted kitchen. El Delfin is ideally situated on the Cala Esmerelda peninsula, only a short walk into central Cala d’Or and a few minutes stroll from the two lovely beaches of Cala Gran and Esmerelda.

A gated driveway leads onto the front terraced area and located here is the 8 metre private pool with steps into the shallow end for children. The hallway leads into a comfortably furnished lounge area with feature stone chimney. Patio doors open from here onto the pool terrace. Off from the

lounge is the first of the bedrooms, a pretty twin with full bathroom en-suite and a double bedroom, also with full bathroom en-suite. Adjacent to the lounge is the dining room with doors leading from here to a covered terraced area which along with the brick built barbecue, is ideal for outside dining.

Casa Marions is one of the closest of all our properties to the resort centre.

Reached over a short garden from the gated entrance, the front door opens into a very large lounge/dining room which is comfortably furnished and has satellite TV (limited English channels) and DVD player. Patio doors from two sides of the lounge open onto the pool and gardens.

The kitchen has dishwasher and microwave and a washing machine is located in the adjacent utility.

On the ground floor are three of the villas four bedrooms. The first of these is a pretty twin and this has a cloakroom with WC adjacent whilst the second twin has the family bathroom adjacent, which services both of these bedrooms. The master double bedroom has an attractive shower room en-suite.

Outside steps lead up from the rear terrace to the fourth bedroom. This is a separate attractively furnished studio with twin beds, full bathroom en-suite and patio doors onto a large roof terrace for private sunbathing.

Outside the oval 8 metre pool, with separate children’s pool, takes pride of place amongst terraces and gardens. The whole area is furnished for relaxing and soaking up the sunshine. A brick built barbecue is to be found adjacent to the kitchen for those meals ‘al fresco’.

Casa Marions is a delightful family villa where the hiring of a car is not a necessity. Given the popularity of all of our villas in central Cala D’or, early booking is highly recommended.

We are always being asked to find a small pretty little house for just two people and C’an Jaime fits the bill completely.

Situated on a quiet lane just four miles inland from Cala D’or and close to the tiny hamlet of Es Carritxo, it boasts its own 10 metre pool with diving platform, and spacious sun terraces. A water garden adds interest to the barbecue area which is constructed in stone. The spacious gardens ensure peace and privacy in this countryside location.

The entrance patio door leads into a spacious and open plan lounge/dining room which is comfortably furnished and has Spanish digital satellite TV (limited English channels) and DVD player. Then entrance patio doors open out onto the partly covered front terrace for dining and relaxing.

Located in a residential area and only a couple of minutes walk from the Cala Esmerelda beach, Casa Carlos is within a 15 minute stroll of the resort centre.

The hallway opens into the lounge/dining area and this has satellite TV, DVD player and

wireless internet access is also available (please bring your own computer). The well fitted kitchen has dishwasher, microwave and there is a washing machine in the laundry room. On this level are two twin bedrooms and these share a full bathroom. A staircase leads to a double bedroom with shower room en-suite. Off from here is a small terrace with sea views.

Villa La Ronda is situated in the higher part of Binibeca Vell, offering lush gardens and lawns surrounded by dry-stone walls.

The entrance hall leads to a large living area which in turn leads to an open plan, well equipped kitchen. A spacious conservatory offers a large dining table and area for relaxing whilst keeping an eye on the children splashing in the pool. This is a lovely roomy villa with very comfortable accommodation. We had a lovely week here.

The pool is a generous size and the garden is screened and quiet. The villa is in a terrific location being on the end of a very quiet cul de sac and within a couple of minutes walking distance of shops and a very good bakery. It is also only 5-6 minutes walk from the great beach of Son Bou.

Son Bou itself makes a terrific base for touring the island. The maid service at the villa is very efficient and the house was immaculately clean for our arrival.

The other two bedrooms are a twin and a double, and these are split by a large shower room with a walk-in shower. The fourth bedroom, a twin, is situated in the turret upstairs and this is circular in style, ideal for teenagers or children as it has DVD player with TV screen. This room boasts the most fabulous of views.

Steps lead from the upstairs terrace down to the 10 metre pool with steps into the shallow end for children. The pool terrace area has been extensively improved, and this lovely area is just designed for outdoor living. There’s an open sided kitchen area, ideal for preparing those lunchtime snacks and it is equipped with dishwasher, fridge/freezer, double sink and gas hob. A shower room with WC is located here also.

for clients use. This room in turn leads into a large naya, which is well furnished and overlooks the pool and terraces below. There is also a large well fitted kitchen (no dishwasher).

On this level are two double bedrooms, one of which opens onto the front upstairs terrace and both have bathrooms en-suite. There is also a twin bedroom with bathroom adjacent.

Outside there are two separate terraces, just ideal for dining and relaxing and both are furnished to a very high standard.

Casa Dos Cedros is a most beautifully restored old Portuguese house. The villa is linked to another property at the rear, but you would never know and your privacy is completely assured. It is located just a few kilometres from the lovely beaches of Olhos D’Agua and Acoteias with their great choice of beachside restaurants, bars and watersports.

The villa is reached through a charming courtyard into a delightful lounge/dining room. The kitchen has a small breakfast bar. An inner hall leads to three

Fiskardo, situated at the very northern tip of the island, is a picture postcard fishing harbour with a selection of pretty waterfront tavernas and bars – surely one of the most picturesque settings in the whole of Greece. Although this is a fair drive from the airport it is well worth the effort, and the drive itself will be one of the highlights of your holiday.

Katelios is a small, sleepy resort in the South of the island. A selection of seafood restaurants serving the ‘catch of the day’ can be enjoyed whilst overlooking the sea, and there is a small, sandy beach. This really is a peaceful retreat for those seeking a laid back atmosphere away from it all.

trapezaki and lourdas are traditional little villages set above the coastline, each with their own beaches. There are local amenities and beachside tavernas, perfect for dining whilst you watch the sun set. A very ‘Greek’ experience and the bakery at Trapezaki is definitely worth a visit.

old Skala, once nothing more than ruins, has been recently re-built and now offers a selection of beautiful houses perched on the hillside affording magnificent sea views. There is a tennis court, mini-market and a taverna in the village. A 10 minute drive will bring you to the resort of Skala and here the spectacular sand/shingle beach stretches for some 4km. Whilst there is slightly less character in Old Skala than in the other resorts we feature, the sea views really are spectacular and the properties are all newly built.

BeSt For FilM BuFFS Most of Captain Corelli’s Mandolin was filmed in the town of Sami, chosen for its pretty harbour and impressive backdrop of surrounding hills and mountains. The Italians’ camp was built on the beach of Antisamos, close to the village, and the perfect place to take your ‘I was here’ photos!

BeSt BeachIt is almost impossible to choose between Kefalonia’s plethora of world-class beaches with turquoise waters and pristine sand or shingle. Myrtos stands out, however, as its white pebble/shingle shelves very quickly into the most turquoise waters, caused by the limestone which tumbles from the surrounding hillsides into the sea. The viewpoint is high up above the bay on the main road which leads to Fiskardo and gives you the opportunity to take some of the most beautiful photographs of your holiday.

Wow, wow, wow, just returned from a fantastic week at Villa Galini, what a stunning villa. Have stayed at many over the years but this topped them all. My husband did not stop commenting on the amazing, jawdropping view for every day that we were there. Perfect location, secluded and private, yet only a 2 minute drive into Fiskado, a beautiful picture postcard fishing village. Villa Kiparissi is located on a hillside and so enjoys superb views over the surrounding olive groves out to the sea and across to the neighbouring island of Zakynthos. The area is dotted with Cypress trees and it is from these that this lovely villa takes its name.

The villa is most comfortably furnished throughout and offers spacious accommodation for up to 4 people. The airy ground floor is of open plan design with lounge, dining area and kitchen which is fully fitted including a dishwasher and a washing machine. On this

Villa Koutsoupia nestles on the hillside of Old Skala and is one of a number of villas here that are fortunate enough to enjoy some of the best views from this part of the island, across the surrounding countryside and out to sea.

This villa is furnished in a modern, open plan style and each of the rooms have been carefully planned so as to benefit from the superb views. You enter into the open plan kitchen, dining, lounge area and patio doors lead out from here onto the pool terrace. There is a cloakroom for added convenience and a twin room with shower room en-suite is located on this level also. This has its own

doors onto the pool terrace, ideal for that early morning dip.

The kitchen has modern units and is well fitted with a dishwasher, a washing machine and a microwave. The airy lounge area has satellite TV, a DVD player and a CD player for that poolside background music. There is a Playstation 2 for an escape from the sunshine.

Stairs lead to the first floor and two further bedrooms. There is a twin bedroom with a full bathroom en-suite and a balcony, and the master double bedroom with a shower room en-suite and balcony, an ideal spot to enjoy the view with a glass of wine.

For those that like to keep active whilst on holiday, there is a nearby tennis court for the exclusive use of clients staying in the Old Skala village. A local taverna, with sea view terrace, provides a taste of local cuisine and there is also Wi-fi internet available at the taverna.

Whilst access to the Old Skala village is along and up a tarmaced road, we do recommend a car of 1600cc or above.

Villa Koutsoupia offers the ideal location for peace and privacy in the Kefalonia sunshine. Early booking is highly recommended.

Location, location, location! What else can we say about our Villa Islands View. If you were able to build your own villa high up overlooking the straits of Ithaca, just 10 minutes drive from Fiskardo, then this would undoubtedly be your choice.

Situated above open countryside falling away towards the sea this is simply one of the best locations in northern Kefalonia.You will almost feel in command of the elements as you look down each day and enjoy the view.

The villa has a comfortably furnished lounge with satellite TV

and a DVD player. Patio doors lead onto the front terrace, pool and those 180 degree panoramic views. Leading off from the lounge is the dining/kitchen, which again has patio doors onto the front terrace. The open plan kitchen is well fitted and comes complete with dishwasher, microwave and washing machine.

This was our second visit. The villa was very comfortable and well cared for. The pool man came early and was away by shortly after 8, so was quite unobtrusive. Similarly the maid was very efficient. We just chilled out in the most relaxing and comfortable circumstances and had a really great break. Those views really are something else!

This pretty villa is situated at the end of Lourdas Beach boasting fantastic beach and sea views. Just a 2 minute walk is the first of a selection of tavernas and a 5 minute stroll down the beach road takes you to a mini-market. The village of Lourdas is half a mile up the hill.

The ground floor level consists of a compact lounge/dining room with patio doors leading to the front dining terrace. The compact kitchen is open plan and well fitted. An inner hall leads to the

downstairs twin bedroom and this has an en-suite and patio doors out onto the front terrace. Stairs lead to the first floor and to two double bedrooms each having a Caribbean styled wooden high ceiling, an en-suite, and patio doors opening out onto a small balcony.

Outside, the 8 metre pool, with shallow end for children, is situated to the side of the villa and is surrounded by furnished terraces and a brick built barbecue.

Perched up on the hillside and overlooking the beautiful bay and beach at Lourdas is Villa Lourdas Beach View. The village centre of Lourdas with its selection of tavernas and restaurants is no more than a 10-15 minute walk down the hill, whilst the beach area with more eating places, is 5 minutes by car.

The entrance hall extends into an open plan lounge/dining/kitchen area, all beautifully furnished and with large patio doors. Also on this level is a shower room. A feature staircase leads up to the first floor and to a twin bedroom

with patio doors onto the upstairs terrace. A spacious double bedroom is nearby and has patio doors to the front terrace. Adjacent is a family bathroom.

The downstairs terrace is enclosed by railings, affording safety for children from the swimming pool. The 11 metre pool with Jacuzzi has a shallow end for children and is surrounded by well furnished sun terraces. A wooden pergola provides shade and nearby is a brick built barbecue.

This pretty, stone-clad cottage overlooks the village of Katelios and the sea in the distance. This unique property is constructed from natural stone to a very high standard and is one of the few one bedroom villas with a private pool available for rental on the Island.

Villa Marianne, page 109Absolutely gorgeous. This was the first holiday abroad we had taken with the children, and we are going to book to return.

The villa itself surrounded by fields and trees, was very private, nobody over looking, the location was just lovely. Its huge inside, with enough bedrooms for us to choose from, everything clean and well maintained.

It’s within walking distance from a supermarket, and the beach is about 10-20 mins walk. I would suggest to hire a car, as this enables you to go into the mountains and Paphos.

our reVieWWe feature two areas on Cyprus, the Coral Bay area being only 15 minutes drive from Paphos town and the northwest quieter resorts of Latchi and Argaka which are only a short drive from the town of Polis.

Cyprus, Europe’s easternmost Mediterranean isle, lies at the crossroads of Europe, Asia and Africa. An island whose rich, dramatic history can be traced back over nine thousand years, Cyprus has been so coveted over the centuries that it has been invaded and claimed by a fascinating mixture of civilisations, all of which have left their culture and shaped its character.

The island does suffer from a severe water shortage, and it is not uncommon for the water to be turned off every other day during the height of summer. However each of our villas is equipped with a water storage tank, to be used to ‘fill the gap’.

BeSt For culture Near Paphos harbour are the excellently preserved mosaic pavements of the Villa of Dionysos, among the finest in the Mediterranean area. The mosaics, which mainly depict scenes from Greek mythology, were accidentally discovered by a farmer ploughing his field.

BeSt BeachFor those with children, Coral Bay is a popular, sandy beach with shallow, calm waters. It is great for bathing, but best avoided on a Sunday as it becomes very crowded with locals. For a quieter, more intimate beach, head to Lara Bay, home of the famous Green Turtles and situated in the heart of the Akamas National Park. You will need a 4-wheel drive to get here, and there are sometimes strong currents making it less suitable for young children.

BeSt For ShoPPinGThe famous Lefkara lace makes a great gift or keepsake. The pretty

village of Lefkara can be found between Limassol and Nicosia, and here you can see the local women seated in groups in their doorways, chatting as they make the beautiful embroidery.

When to GoDue to the island’s position, Cyprus can boast to be one of eight countries in the world to have 340 days of sun every year. In fact, summer can be said to last from mid-May to mid-October, with temperatures easily reaching 32°C on the beach, and hotter inland. Autumn is redolent with the scent of herbs, fruit and wine. The evenings are cooler come mid-October, and December and January are the months of Mediterranean winter, bringing the possibility of rain, but still an average of six hours of bright sunshine a day. Almond trees blossom and citrus ripens while the mountains are covered in a white blanket of snow. Cyprus truly does have something for everyone, at any time of year.

Villa Andreas is on a small hillside and boasts the most fantastic sea and mountain views. The town of Polis is only a 10 minute drive from the villa.

The hall leads into an open plan lounge, which is comfortably furnished and has satellite TV, DVD and PlayStation 2. Doors lead to the railed off terrace and pool, ensuring total safety for small children.

The dining area has been beautifully furnished using local wood. An archway then leads into the kitchen, which boasts a large fridge/freezer, a dishwasher, a

microwave and a washing machine.A breakfast bar divides the second dining area, which has doors to the pool terrace. A guest cloakroom leads from the kitchen.

Villa Tranquility is nestled amongst olive groves on a hillside and offers spectacular views of the surrounding countryside. The town of Polis, with its wide selection of restaurants and tavernas is a 10 minute drive away.

This stone villa is decorated throughout in shades of cream, caramel and bronze giving the villa a warm and inviting feel.

The kitchen comes complete with a microwave and dishwasher and there is a utility room with a washing machine and fridge/freezer.

The villa has two lounge areas, the first is centred around a wood

burning fireplace and has comfortable sofas for relaxing. The second area has satellite TV, a DVD player, internet connection and a CD player.

On the ground floor is the first of the bedrooms, a double with doors opening onto the pool terrace. There is a separate bathroom for this bedroom.

The staircase leads to the first floor where two double bedrooms and two twin bedrooms are located. The first double bedroom features a four poster bed and has its own en-suite bathroom. The remaining double bedroom features an en-suite bathroom complete with Jacuzzi bath.

The two twin bedrooms each have an en-suite shower room and one has a balcony overlooking the pool.

The other twin bedroom shares a large balcony with one of the double bedrooms and from here are beautiful views over the countryside.

Outside, the large 12 metre pool is surrounded by an extensive terrace and a portable barbecue is available for outside dining. A large wooden pergola provides the perfect spot to escape from the hot midday sun or for shaded al-fresco dining whilst admiring the fabulous countryside views.

Know Before You Book – Please ReadrentinG your Villa All prices are for the rental of the villa. Accommodation is priced per week and not per person and includes the villa rental, electricity, gas and water charges, swimming pool maintenance, maid service as stated, laundry, a complimentary welcome hamper on arrival for early bookers, and the services of our resident representatives. You may rent any villa, in multiples of one week for as long as you require. The villa may be rented for any number of persons, excluding babies in cots, up to the maximum as indicated the brochure description. In some we can put in an extra bed (suitable for a child or teenager) at a charge of £50.00 per bed per week, details on request.

The villa becomes available for occupation from 4.00pm on the changeover day and vacation is before 10.00am on the day of departure.

Villa GraDinG To assist you in your choice of villa, we have graded each of our properties either Premier, Select or Classic. For an explanation of what these categories mean and what is included in your rental please see page 5. It is important to highlight that these categories represent our own grading system. Unlike with hotels, there is no official rating system for villas, and our categories should not be seen to relate to a hotel grading system in any way.

You can book the accommodation only with us, however, our specialist flight department can offer you a range of scheduled or charter flights from your local airport at a time to suit you and at the most competitive prices available. We strongly recommend you let us arrange your car hire and flight booking as by doing so, this allows you to enjoy complete financial security of your holiday arrangements. The choice is simply yours!

VillaS – a Great Place For chilDren Villa holidays in particular are ideal for young children and infants and we will be happy to pass on any advice to make your holiday run more smoothly. Remember that generally there is only a small administration fee charged by the airlines for infants under 2 years of age, by the date of their return flight home, as long as they sit on the lap of an adult.

cotS, hiGhchairS, BuGGieS Cots are available at all our villas for a rental fee of £30.00 per week. It is also possible to hire high chairs in all of our resorts and the cost of these is £15.00 per week. Being of local design they

often do not carry the safety straps as featured on U.K. models. Our car hire companies are happy to provide ‘baby seats’ for very small children (under 2 years) and these are of local design. Please advise at the time of booking if you require baby seats. We also sell an inflatable booster seat which can be used in both car hire and taxi transfers. Charter airlines do permit the carriage of baby seats in the hold of the aircraft if you feel more comfortable in taking your own British Standard child seat with you.

Baby buggies may again be taken and transported in the hold of the aircraft for your convenience. We suggest that all parents take their own buggy with them on holiday.

We do recommend booking early, as this will allow you to take advantage of the widest available choice of departure airport and timings. When choosing your flights you may wish to consider that your villa is available from 1600hrs on the day of arrival until 1000hrs on your departure day. Early flight booking will also benefit from the lowest fare availability. For a small booking fee we can advise and book any of the above flight options on your behalf. Full payment for low cost and schedule flights is required at the time of booking.

CONTRACT Your contract is with Villa Select Limited of Arden Court, Arden Road, Alcester, Warwickshire B49 6HN, referred to as “we” or “us” in this contract. A binding contract is only entered into when we issue a confirmation invoice. By contacting us, and/or your travel agent, to make a booking you accept that you have the authority to bind all members of your party to these terms and conditions. It is essential that you check the travel details on the confirmation invoice and inform us immediately of any errors. Your booking is also subject to the conditions of carriage of your chosen airline.2. YOUR FINANCIAL PROTECTION When you buy a holiday package from us, The Package Travel, Package Holidays and Package Tours Regulations 1992 require us to provide security for the monies that you pay for the package holidays booked from this brochure and our website and ensure that your money is refunded or that you are repatriated in the unlikely event of our insolvency (for all UK citizens, except residents of the Channel Islands and the Isle of Man). All holiday packages including a flight booked through Villa Select are protected under ATOL number 6094, Western & Oriental Travel Plc. If the holiday you buy from us is such an ATOL-protected air holiday package you will receive a confirmation invoice from us (or via our authorised agent through which you booked) confirming your arrangements and your protection under our Air Travel Organiser’s Licence number 6094.In the unlikely event of our insolvency, the CAA will ensure that you are not stranded abroad and will arrange to refund any money you have paid to us for an advance booking. No charge is levied for payment by debit card.In some cases quotations which include airfares will be based on instant purchase, limited availability non refundable airfares and full payment of the total airfare cost must be made at the time of booking. Full details will be given at the time of enquiry and booking.5. INFORMATION Whilst we make every effort to ensure that the information in our brochure is as accurate as possible, it is published many months before your holiday takes place. We reserve the right to make changes to the brochure and any information it contains. You will be informed of any material changes before booking. Villa Select are only responsible for information contained within our own publications and websites. We are specifically not responsible for third party information (from tourist boards and hotels for example) contained in any other brochures or websites.6. AMENDMENT AND CANCELLATION BY YOU (A) AMENDMENT We will do our best to assist you in altering your arrangements after booking but cannot guarantee this will be possible. If alterations can be made you will be responsible for all extra charges and costs and we reserve the right to charge a £75 administration fee per person plus any applicable charges levied by our suppliers. We also reserve the right to treat any amendment less than ten weeks prior to departure as a cancellation and apply the cancellation charges set out below.(B) CANCELLATION All cancellations must be made in writing by the person who made the booking, this will be the lead name on the confirmation invoice, and are effective on the day we receive this written confirmation of cancellation. 7. AMENDMENT AND CANCELLATION BY US (A) AMENDMENTS It is occasionally necessary for us to make changes to advertised products and services and we reserve the right to make such changes. In exceptional circumstances we may have to modify your villa holiday after booking. If the change is minor we will do our best to notify you in advance but are not obliged to do so and no compensation is payable. If the change is material (for example, a change of flight time by more than 12 hours, change of destination or to a lower standard of accommodation), we will notify you as soon as practically possible and offer you the choice of (i) accepting the alternative arrangements or (ii) arranging an alternative holiday with us or (iii) cancelling your holiday. This does not apply to minor changes in your accommodation, itinerary or transportation.(C) CANCELLATION BY US Whilst we hope we will never have to cancel your holiday this does very occasionally happen and we reserve the right to do so. Should it be necessary to cancel your holiday we will endeavour to offer alternative travel arrangements of equivalent or similar standards, together with a price refund, if appropriate. Alternatively we will provide a full and prompt refund of all service purchased directly from us, this excludes pre-purchased non-refundable air travel booked for you by us as an additional service (D) FORCE MAJEURE Compensation will not be payable in any cases where an amendment, change or cancellation is due to “force majeure”, being unusual or unforeseeable events or circumstances beyond our control, the consequences of which neither we nor our suppliers could avoid. These include, but are not limited to, war, threat of war, riot, civil disturbance or strife, terrorist activity (actual or threatened), industrial disputes, technical or maintenance problems with transport, machinery or equipment, power failure, water supply failure, natural or nuclear disaster, fire, flood, drought, adverse weather conditions, levels of water in rivers, acts of God, closure of airports, changes of schedules or operational decisions of transport providers.8. PRICES All prices advertised or quoted are per villa per week and are in pounds sterling unless otherwise shown and are subject to change, up or down, until the booking is concluded. After that, we will only increase the price in limited circumstances to reflect increases in transportation costs (including fuel and airfares), dues, and government approved taxes (including VAT), both in the UK and overseas, fees chargeable for services (including landing taxes and embarkation and disembarkation and security fees at airports), Government action or exchange rate variation. If the surcharge would increase the cost of your holiday by 10% or more, you may cancel your holiday and receive a full refund, excluding third party non-refundable flight bookings and insurance premiums. We will absorb, and you will not be charged, for any increase equivalent to up to 2% of the original price of your holiday (excluding insurance premiums and amendment fees). No surcharges will be made within 30 days of departure. Prices in this brochure were calculated on the exchange rate of £1 = €1.15. 8. OUR RESPONSIBILITIES TO YOU We take care to ensure that all parties involved in the preparation and supply of your holiday maintain the highest standards. Please remember that the appropriate standards will be those prevalent in your destination, which may not be the same as developed international standards.(a) We will pay reasonable compensation (subject to (c) below) if the product supplied to you is not of the standard described or contracted for by you. This compensation will be limited (except in the case of death or injury) to no more than twice the holiday price of the person affected.(b) Should failure in your holiday arrangements relating to you or any member of your party being killed, injured or becoming ill during or as a result of, carriage by aircraft, ship, train or coach as part of the holiday arrangements organised by us our liability to pay compensation is limited in accordance with the liability of the carrier/service under any international convention which governs such services.(c) Our liability to you does not apply if you or any member of your group is at fault; if the failure is the fault of someone else not connected with providing the services which form part of our holiday contract with you; the failure is due to any unusual or unexpected circumstances beyond our control, which we could not have avoided even if we had used all care possible or the failure is due to any event which we or the supplier of any service could not help, expect or prevent.(d) Any acceptance of liability is subject to you agreeing to assign to us your rights against any third party responsible for the events leading to your claim and to you affording us all necessary assistance in pursuing that claim.9. COMPLAINTS If you have a problem during your holiday, please inform our resort representative/managing agent immediately who will endeavour to put things right. They are there to help and can often solve a problem and enhance your holiday enjoyment. If you feel your complaint is not resolved locally and you wish to take the matter further you must detail your complaint in writing within 28 days of completion of your holiday with us to our Customer Services Department at 5 Arden Court, Arden Road, Alcester, Warwickshire, B49 6HN, giving your booking reference and all other relevant information.

We are unable to accept any complaint or responsibility after this date has passed or consider any complaint relating to your accommodation, which has not been reported to our representative in resort. It is strongly suggested that you communicate any complaint to our representative without delay and complete a report whilst in resort.If you fail to follow this procedure we will have been deprived of the opportunity to fully investigate and rectify your complaint whilst you were in resort and this may affect your rights under this contract.It is unlikely that you will have a complaint that cannot be settled amicably between us. We can also offer you an arbitration scheme for the resolution of disputes arising out of, or in connection with this contract. Further information on the Code and arbitration can be found on ABTA’s website www.abta.com. The arbitration scheme is arranged by ABTA and administered independently by IDRS, part of the Chartered Institute of Arbitrators. It provides for a simple and inexpensive method of arbitration on documents alone with restricted liability on you in respect of costs. Full details will be provided on request or can be obtained from the ABTA website.The scheme does not apply to claims for an amount greater than £5,000 per person. There is also a limit of £25,000 per booking form. Neither does it apply to claims, which are solely in respect of physical injury or illness or their consequences. The scheme can however deal with compensation claims that include an element of minor injury or illness subject to a limit of £1,000 on the amount the arbitrator can award per person in respect of this element. The application for arbitration and Statement of Claim must be received by IDRS within nine months of the date of return from the holiday. Outside this time limit arbitration under the Scheme may still be available if the company agrees, but the ABTA Code does not require such agreement.For injury and illness claims, you may like to use the ABTA/Chartered Institute of Arbitrators Mediation Procedure. This is a voluntary scheme and requires us to agree for mediation to go ahead. The aim is to help you resolve your dispute in a quick and cost effective way. Details on request or from www.abta.com.10. YOUR HOLIDAY ENVIRONMENT We are unable to accept responsibility for any discomfort or inconvenience caused by the weather and climate conditions in your resort and will endeavour to resolve any situation caused as a result of adverse weather conditions promptly. In addition we ask you to consider the location of many of our villas where you may be aware of environmental noise including farm animals such as cockerels, dogs, goats and donkeys. In isolated cases small mice and rodents may also be seen in the natural environment surrounding your villa. During the summer months flies, ants and wasps are naturally occurring and we encourage you to follow basic food hygiene procedures including disposal of food waste including regularly placing rubbish in the bins located close to your villa. We do not accept responsibility or consider compensation for naturally occurring environmental conditions including resort and road noise. 11. BUILDING WORK Building work in the general area adjoining our villas can occur during the season without prior notice to Villa Select. We will always inform you of any building work we are aware of in advance of your holiday, if you become aware of building work during your holiday please report this to our representative. Such work is beyond the control of our local agents, owners, and ourselves, however, we will make every effort to have the work stopped if possible. Alternatively, if this is not possible we will offer you alternative accommodation, of the same or higher standard, strictly subject to availability. Unfortunately we do not receive advance notice of when building works will begin, or in some cases recommence, where third parties over whom we have no control are carrying this out. Whilst we will always do our best to minimise any inconvenience or interruption to your holiday, we regret that this is a “Force Majeure” and we do not accept any liability or pay any compensation in respect of this. 12. AIR CONDITIONING AND ELECTRICAL APPLIANCES Air-conditioning where stated in your villa description is provided for your convenience at no additional charge. A breakdown of the units can often occur where the units are operated for protracted periods of time and/or where doors and windows are left open. Air-conditioning is intended for use while you are present in the villa and doors and windows remain closed. In the event of a breakdown a specialist engineer is often required. These third party engineers often have a call out pattern which may take up to seven days before a visit can be arranged or essential parts are sourced. Villa Select will not pay compensation due to the failure of any air-conditioning unit or electrical appliance. We will of course use our best endeavour to assist.13. SWIMMING POOL AND UTILITIES On infrequent occasions there can be interruption to water and electricity supplies and very rarely, the use of swimming pool. Our local agent and suppliers will endeavour to re-solve the problem within 24 hours, to the nearest working day. Please contact our local representative promptly if you experience loss of service.14. TERMINATION AND INDEMNITY You must accept responsibility of the proper conduct of yourself and any members of your party whilst on holiday. In cases of serious misconduct, we reserve the right to terminate your holiday or that of any member of your party. If we do so, we shall have no further responsibility or liability to you. If you or any member of your party wilfully, recklessly or negligently cause any damage to any accommodation, property or person, you agree to indemnify us against any loss suffered by us (including legal costs), arising from such damage.15. BREAKAGES A £5 per person minor breakage and accidental damage charge will be added to all bookings. This will be shown on your confirmation invoice and payable at the time of your balance payment. The charge is non-refundable and covers accidental damage to minor fixtures and fitting and breakages to crockery and glassware. This does not cover malicious damage or misuse of the fixtures and fittings or structure of your villa.

On certain villas we also ask for a security deposit of up to £500, which is refundable on your return from holiday subject to a breakages / additional cleaning / loss inspection on departure.Your acceptance of these booking conditions makes it your responsibility for the proper conduct of yourself and any members of your party including care and respect of the villa accommodation, pool and gardens during your stay. All our of villas are inspected by our local staff on arrival and departure of each guest and we ask you to leave the property in the condition you found it on your arrival and report any damages or breakages caused during your stay.16. PASSPORTS, VISAS AND OTHER ESSENTIAL DOCUMENTATION It is your responsibility to ensure that all necessary passports are machine readable. You should also ensure that all necessary visas, international driving licences, vaccinations and other health documents are in order. All passports must have a validity of at least six months from your scheduled return date to the UK. You will generally need clear/clean pages for visas, as required, to be inserted. You must read all documentation that is supplied to you and ensure that all information contained within is correct. Failure to do so may incur amendment charges, which are your responsibility.Some countries and airlines now require additional passenger information (API). We will inform you which countries require this information. This information is compulsory and is required by authorities. It is essential that all clients provide the API prior to travelling. Failure to provide this information may result in you being denied boarding for your flight. No refund will be permitted and any additional costs will be borne by the named clients.17. TRAVEL INSURANCE Your villa holiday package with us does NOT include travel insurance and it is your responsibility to ensure you have adequate insurance cover. In accordance with normal industry practice, we will require you to have adequate travel insurance to provide accident and medical cover before your holiday departs. Such insurance should ideally be valid from the date of booking, be valid throughout the holiday duration and financially cover any probable loss through cancellation, amendment, accident or health related problems. You should ensure you are covered for all activities you are planning on your trip. If you do not already have travel insurance policy, you can visit our website to purchase excellent value single-trip and annual policies provided by Travel & General Insurance Company plc. SPECIAL REQUESTS Whilst we will endeavour to comply with any special requests such as airline seating, diet and room requirements, we can only do so on a “goodwill” basis. As these are usually only provided at the discretion of the relevant supplier, we cannot guarantee availability and cannot be held responsible if they are not provided.19. EXCURSIONS AND ACTIVITIES We are only responsible for excursions and activities sold by us, which form part of your holiday contract.20. JURISDICTION This contract is governed by English Law and is subject to the exclusive jurisdiction of the courts of England and Wales.21. DATA PROTECTION POLICY In order for us to process your booking we need to store and record your information, including data as supplied. This may include transfer of such information outside of the European Economic Area to parties involved in the arrangements of your holiday. Equally we use such information for updating our mailing lists and from time to time you may receive travel related information from us or from other companies related to Villa Select. Should you not wish to receive such literature you must advise us in writing.22. UK FOREIGN OFFICE ADVICE ON OVERSEAS TRAVEL It is now assumed that British citizens are at risk of terrorism attack, be it in the UK or when travelling overseas. History has shown us these attacks can either be spontaneous or premeditated. For your guidance we suggest you visit the website of the Foreign Office on: www.fco.gov.uk or tel: 0845 850 2829. The website is regularly updated and provides you with country-specific information, including advice on terrorism and general matters on health and safety.23.
