when it comes to rental accommodations, it’s important to be as diligent as possible to make sure you have a good experience from start to finish.

If possible, speak to current tenants and ask about their experience. If you’re shown a model, ask to view the actual suite where you’ll be living so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises. While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises during the tenancy. The landlord is responsible for general upkeep, including wear and tear. You should be asked to fill out an Inspection Worksheet when you move in, which the landlord will sign. This is an important document to keep on hand for moving day. Consider taking photographs if there are damaged areas, or bring a video camera if you have one and tape the inspection. A little diligence now ensures peace of mind for later.

if you’re just leaving home, you may have visions of your parents’ home, with lavish amounts of space: living room, dining room, eat-in kitchen and lots of closets. But newly out of the nest – whether starting your career or heading

off to school – you may find your budget and your vision are very different realities. Your big decision will probably be deciding between living in a smaller apartment, perhaps a bachelor or studio, or having a roommate (or two, or three) so you can afford more space.

If you’re downsizing now that the nest is empty, you may be trying to figure out how your current household will fit into a much smaller place. You may find that, as a single or a couple, you only need one bedroom, but you would prefer a two-bedroom so that when your child/children come for a visit you have the room for them to stay over. Perhaps that extra bedroom will even be used for sleep-overs with grandchildren!

Sometimes the move is more difficult – downsizing because of a less desirable change in life like divorce or financial distress. Consider what you really need as opposed to what you’re accustomed to having. It can be hard to consider life alone, but if you make this a fresh start and embrace your new home as something that is all yours, you can invest yourself in it without compromise. If it’s financial, try to cut back. Consider it temporary and forge a plan for getting back on your feet. Keep in mind that, by buckling down, you can get back on track and move on.

Bigger isn’t necessarily better when it comes to apartment living. The one mistake people often make is renting a space to accommodate their stuff. Do you want extra rooms that you won’t use just so you can house extra furniture? Is it worth paying for a storage space when you could simply unload some items?

LIVING IN A MULTI-RESIDENTIAL COMMUNITY CAN BE VIEWED AS A LOT LIKE LIVING IN A COMMUNE. It is almost impossible to ignore your neighbours and their actions. Living in a house, the number of people that you each have to accommodate is limited, however in a multi-residential community there are far more people to accommodate. In

order to enjoy this kind of living arrangement, we have to be cognizant of our neighbours and avoid any such behaviour that will disturb the community. A property management company, unfortunately, has to deal with this almost on a daily basis. Let’s identify the most common issues that we need to avoid while living in a multi-residential community. Without a doubt, the number one issue is noise. This may be in the form of music, banging, foot steps from the unit above, etc. While we all, to a certain extent, enjoy one type of music or another, we have to consider the hours of the day. It would be very inconsiderate for a resident to play Justin Bieber at one o’clock in the morning, at full volume. I am sure most residents would not like it either, especially if you have to get up at six in the morning to go to work, or it’s the weekend and you want to relax and sleep in, just to have loud music wake you up at seven in the morning.

If you have friends over for a party, and you expect some noise, let your neighbours know in advance and ask your friends to keep it down – especially in the hallways as the come and go. As well, when you come home late, if your unit is uncarpeted, please remove your shoes so as to avoid making noise which will disturb your neighbours below.

Another issue that may create friction among neighbours is residents dropping items off their balcony. Cigarettes butts, water dripping below from watering plants or shaking out area rugs over the balcony – these actions should be avoided. If, however, for some reason it occurs accidentally, you should contact your neighbour to apologize.

Leaving garbage either in front of your door or on the floor in the disposal room should be avoided. It’s a common complaint. It is unsanitary and also inconsiderate to your neighbours. Please take the necessary steps and dispose of it by putting it in the garbage chute or designated garbage areas. Don’t leave large items in the garbage room – or push them into the chute – as it will block the chute and create a backup. You can always contact the property manager to inquire about how to dispose of large items.

Then there are cooking smells. While you may love to cook particular foods, this may not be especially appealing to your neighbours. You should always use the fan above your stove to eliminate these smells, as well as open your windows. This may also apply if you are a smoker.

Another common complaint we hear from residents is that “Someone is parking in my spot.” If you have a designated parking spot, please park there. If someone else has parked in your spot, do not park in another person’s parking spot as this will create a chain reaction. Please contact your property manager, who will advise on how to deal with the situation.

Then of course there is the mail room. Yes, we do get a lot of junk mail. I know that some of us would like to dispose of it as quickly as possible, but please do not throw it on the floor. There should be a garbage can in the mail room specifically for this purpose. Please be sure to use it.

If you are a dog owner, remember it comes with a lot of responsibility – which you already know. Take into consideration that your neighbours may not be comfortable around them and they should always be kept on a leash

in the common areas of the community. Also, please remember to poop and scoop and clean up after your pet.

We all need, from time to time, to use the elevators in the building for a delivery, moving, etc. Please remember that the elevators are for the use of all residents and arrangements should be made accordingly to book it so that everyone can be accommodated.

If you are lucky enough and your building has a fitness room, you need to remember that it is for the use of only the residents. Your friend may want to use it but you

should explain to them that as much as you would like to invite them, you cannot. Also, try and limit the use of the equipment, so that other residents can use them as well. Once you are finished, you should ensure that you wipe down the equipment as the person who will come after you will appreciate it very much. Most fitness rooms will have gym wipes available for this purpose.

Please remember, the basic rule for living in a multi-residential community is that you be considerate to your neighbours.

If you have friends over for a party, and you expect some noise, let your neighbours know in advance and ask your friends to keep it down – especially in the hallways as the come and go. As well, when you come home late, if your unit is uncarpeted, please remove your shoes so as to avoid making noise which will disturb your neighbours below.

Another issue that may create friction among neighbours is residents dropping items off their balcony. Cigarettes butts, water dripping below from watering plants or shaking out area rugs over the balcony – these actions should be avoided. If, however, for some reason it occurs accidentally, you should contact your neighbour to apologize.

Leaving garbage either in front of your door or on the floor in the disposal room should be avoided. It’s a common complaint. It is unsanitary and also inconsiderate to your neighbours. Please take the necessary steps and dispose of it by putting it in the garbage chute or designated garbage areas. Don’t leave large items in the garbage room – or push them into the chute – as it will block the chute and create a backup. You can always contact the property manager to inquire about how to dispose of large items.

Then there are cooking smells. While you may love to cook particular foods, this may not be especially appealing to your neighbours. You should always use the fan above your stove to eliminate these smells, as well as open your windows. This may also apply if you are a smoker.

Another common complaint we hear from residents is that “Someone is parking in my spot.” If you have a designated parking spot, please park there. If someone else has parked in your spot, do not park in another person’s parking spot as this will create a chain reaction. Please contact your property manager, who will advise on how to deal with the situation.

Then of course there is the mail room. Yes, we do get a lot of junk mail. I know that some of us would like to dispose of it as quickly as possible, but please do not throw it on the floor. There should be a garbage can in the mail room specifically for this purpose. Please be sure to use it.

If you are a dog owner, remember it comes with a lot of responsibility – which you already know. Take into consideration that your neighbours may not be comfortable around them and they should always be kept on a leash

in the common areas of the community. Also, please remember to poop and scoop and clean up after your pet.

We all need, from time to time, to use the elevators in the building for a delivery, moving, etc. Please remember that the elevators are for the use of all residents and arrangements should be made accordingly to book it so that everyone can be accommodated.

If you are lucky enough and your building has a fitness room, you need to remember that it is for the use of only the residents. Your friend may want to use it but you

should explain to them that as much as you would like to invite them, you cannot. Also, try and limit the use of the equipment, so that other residents can use them as well. Once you are finished, you should ensure that you wipe down the equipment as the person who will come after you will appreciate it very much. Most fitness rooms will have gym wipes available for this purpose.

Please remember, the basic rule for living in a multi-residential community is that you be considerate to your neighbours.

SPRING IS THE SEASON OF NEW BEGINNINGS. But it can be hard to appreciate if you’re stuck indoors trying to sift through the accumulation of winter clutter.Fortunately there are some easy techniques to help you get a jump-start on decluttering. The following steps will help get your home organized and allow you to enjoy the new season, clutter-free, especially if planning a summer move. We recommend the following tips:

START BY SORTING AND ORGANIZING CLOSETS. If there is limited closet space, consider storing winter clothing in the attic, basement or garage. Wardrobe boxes offer excellent space for hanging coats, sweaters and snow pants.

SORT OUT ITEMS NO LONGER USED OR WORN. If it hasn’t been worn in more than a year, then it probably won’t be again. Set aside a couple of empty boxes for donations or items to sell.

USE STURDY BOXES WITH DIVIDERS FOR PACKING BREAKABLES. Make sure cardboard boxes are structurally sound. Dish-pack boxes with adjustable inserts that form individual cells are a great option for fragile items.

THINK GREEN. Survey local recycling options to fi nd the most convenient solution for recyclables. Organize recyclables by category: plastic, glass, aluminum, paper, cardboard, etc.

CARE FOR HAZARDOUS MATERIALS. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, house cleaning products, automobile oils, pesticides, and fertilizers are dangerous to transport and should not be thrown away with nontoxic garbage. These items should be taken to specialized depots.

CONCENTRATE ON DISINFECTING SPACES. Change air fi lters, rotate mattresses and vacuum under furniture.
