MOISTURE INSPECTION OF STRUCTURAL MATERIALS

Moisture meters are used to ascertain the moisture content of the installed or stored lumber. Designated areas are selected and

data is recorded to assess the moisture condition in structural materials. As a general rule, lumber is considered dry below 12 to 15 moisture content. The potential for mold growth can occur over 17 percent moisture content with the right humidity conditions. Moisture content over 20 percent presents the potential for wood decay growth and fungi. DID YOU KNOW?It’s important to note that installation of drywall over 15 percent moisture content is the leading cause of drywall cracks found within a finished structure.

ANTIMICROBIAL TREATMENT OF LUMBER

CERTIFICATION AND WARRANTY DOCUMENTATION

VISUAL FUNGAL INSPECTION OF THE STRUCTURE

At Value Clean, we conduct a general visual assessment of the structure with regard to

fungal growth as seen on affected lumber and develop an estimate on how much of the wood surfaces are affected. We inspect the three or four accessible sides of framing members and determine the approximate fungal coverage in percentage of the entire surface area. We summarize the overall affected surface area which commonly varies from one to five percent of the total fungal growth of wood surfaces.

ANTIMICROBIAL TREATMENT OF LUMBER

Value Clean provides preventative treatments to address the potential for fungal growth or indoor air quality issues throughout

the build cycle. Whether you have an existing problem or have concerns about potential mold hazards while building, we can treat the indoor structure. The chemical treatment used is safe and biodegradable and is also used as a:

CERTIFICATION AND WARRANTY DOCUMENTATION

We provide a certificate and warranty that you can share with the end consumer. This warranty

certifies the structure has been inspected visually for fungal growth, inspected to ensure the moisture content within the home has been dried to acceptable levels prior to insulation and sheetrock, and treated with antimicrobials to clean and prevent fungal growth during the build cycle. This certificate and warranty is good for 180 days from the date of inspection as long as the structure has been dried with no evidence of water intrusion, and the structure will be temperature and humidity controlled within 21 days of service.
