Non-destructive testing (NDT) is used todetect and evaluate flaws in roofcoverings without the use of invasiveapproaches. In particular, it is used todetect trapped moisture or to locateleaks. The essential feature of NDT isthat the test process itself produces nodeleterious effects on the material orstructure under test.

There are a number of techniques at ourdisposal depending on the nature of theroofing materials, the circumstances andthe purpose of the investigation.

Such methods, used in conjunction withvisual inspections, are important inassessing the condition of a roof and cansave the building owner considerablesums by identifying those areas that areactually in need of repair or replacement.

Under 1 Roofing Consultants have thetools to identify and resolve roofingproblems using cost effective, nondestructive procedures.

A problem that is often encountered with profiled metal roof sheeting, especially atlow roof pitches, is that of water penetration around fasteners. Our equipment isdesigned to test for air leakage around fasteners and their seals, the theory beingthat if air can pass through the hole in the sheet and out around the sealingwasher, then rainwater can enter by the same route.

Pneumatic Seal Testing of Fasteners

Infrared thermography isoften used to identifymoisture in roof coveringsby measuring temperaturedifferentials across theroof surface.

A special camera detects infrared radiation asheat is emitted from the roof surface anddisplays it as a coloured image or thermogram.As the roof is warmed by solar radiation and heatloss from the interior, the wet areas absorb moreheat and hold it longer than the dry areas,

resulting in the temperature differences.

The infrared camera can image the entire roofsurface so that even very small wet areas can belocated. Infrared surveys generally need to beconducted at night when the roof surface hascooled sufficiently so that only wet areas areemitting heat.

In addition to locating areas of dampness,thermographic surveys can be used for detectingdefects in the insulation, identifying air leakageand measuring heat loss through openings.

Infrared Moisture Detection

Nuclear Moisture Detection Method

Electronic Leak Detection

Under 1 RoofingConsultants use a nuclearmoisture meter to mapmoisture concentrationswithin a roof structure,permitting the repair orreplacement of only thewet or saturated areas.

The nuclear detection method is extremelyaccurate. Nuclear moisture meters can detectthe presence of moisture in roofs with multi-layered insulation and can read as deep as200mm into the roof. Compared to other

moisture detection methods, atmospheric andsite conditions have the least effect on theaccuracy of the survey. By taking readings atpredetermined grid locations and recording themon a roof plan, an accurate moisture contourmap can be established for the roof.The device allows Under 1 to save the clientunnecessary expense by identifying affectedareas, which would not otherwise be apparent.

Under 1 have all relevant insurances and producerisk assessments for each project. MethodStatements and Local Rules govern procedures tobe followed when carrying out surveys.

An Electronic LeakDetector (ELD) is used forlocating pinholes,porosity and other faultsin new or existing non-conductive membranesand coatings onconductive substrates.

The ELD works on the principle of passing acurrent over the roof surface through a copper

brush electrode so that, when a path to earthis found, such as through a puncture ordefective lap, an alert is sounded. All defectsare marked, numbered and their locationsshown on a plan for patch repairs to be madeand then re-tested.

On new roofs, such testing is a robust methodof quality control to show that the roof is freeof defects on completion.

Roof ConditionSurveys

Under 1 Services GuideMost Under 1 projects begin with a Roof Condition Survey, of whichthere are varying levels of detailed reports depending on the overallclient objectives. Under 1 would advise on the degree of inspectionbefore a survey is carried out. An initial survey can include:

* Visual condition survey & core sampling

* Site investigation (often a combination of techniques)

* Detailed roof condition report

* Budget costings

...and of course, if there’s something you would like to discuss that isn’t listed, just ask!
