What We Do Find UK Property are the 'buyers' agent and
specialise in helping serious overseas buyers find
the most suitable UK property for their needs - at
the lowest price. Most of our overseas buyers can
be grouped into two main categories – those
looking for investment properties and those
looking for a property for their ‘own use’.
Investment Properties
Overseas Nationals Many overseas buyers are looking to the UK for a
secure place for medium to long-term investment.
They are not looking to immigrate into the UK
immediately (although some may consider it in the
future), but simply wish to grow their money
securely and with the least amount of hassle. They
usually have some link with the UK or intend to
send their children to study here in the future.
Many may have studied here themselves. They are
looking for a company that offers a complete
solution; this includes finding investment property,
dealing with the purchase process and lettings and
management, paying the net rent to them, dealing
with UK authorities and possibly managing the
future re-sale of the property. Some of them may
wish to come to the UK in the future and even re-
sell their investment properties to buy an 'own use'
property.
UK Expats Many of our clients are actually UK nationals who
are working or living overseas. They want to invest
for the long term in a safe and secure country (i.e.
their own country - the UK). Some may eventually
wish to retire in the UK and may sell one or more
of their investment properties to get an own use
property. Others will simply keep these properties
for long term investment and they may pass these
on to their children. Having a real asset that they
own outright and that grows in value, generating
good retirement income makes sense for them and
they feel safe in having such a property in the UK.
Many clients start with one property and in later
years acquire more to build a small portfolio (see
customer case studies section).
UK Residents Many UK residents living in the south or in London
are now considering low cost houses for
investment and long term pension type income.
Prices in London and South are very high and %
rental yields much lower. The same property which
we sell for £60,000 here in Lancashire county near
Manchester is over £300,000 in the South. In the
past London has done very well in capital growth –
however this is less likely to be the case going
forward and the risks of buying here are now
higher. Our clients from the UK also like our “hand-
off” system where we work differently to normal
Estate Agents and Letting Agents and provide a
much more comprehensive service looking after all
aspects of the purchase and the subsequent long-
term management with a Guaranteed Rent System.
Our UK clients are mainly either busy professionals
working in or near London or those that have
retired or coming up to retirement.
Ideal Investment Properties Our low-cost investment properties are ideal for
this purpose. These properties deliver amongst the
best net rental yields in the UK and are expected to
grow well in capital value over next few years.
Rather than purchasing ONE more expensive
property, it is far better to purchase multiple,
smaller, lower cost investment properties for the
same budget. This will deliver better overall net
rent, greater capital growth, less risk, be more tax
efficient and provide more flexibility.
Our group of companies are able to provide you
with a complete property investment solution. We
acquire suitable investment properties, rent them
out, and then sell them to overseas investors in a
secure way (It is like a continuous production line
and we are managing over 800 such properties for
clients with about 20 to 25 more added each
month). We have systems in place to significantly
reduce risk; the use of official client accounts, and
the appointment of knowledgeable independent
solicitors to do local searches and complete
registration under the buyer's name at the UK Land
Registry. Thereafter, we normally continue to
manage the properties on their behalf and provide
regular statements and net rental payments into
their accounts. This way we control all aspects of
the process and have full accountability to the
buyer, making the purchase and management
process much easier. Clients of our partner
company, Sandcastles, are also given the same
UK Investment Properties What We Do
Page5
levels of service, and, when they visit the UK, we
help them with property viewing, the purchase
process and provide post-purchase property
management. We can help you buy even if you are
not able to visit the UK right now as ID documents
can be attested by a lawyer in your own country.
‘Own Use’ Properties
In some cases, overseas buyers may be looking for
a property for their own use. Such properties are
not owned by our group of companies and are only
available in the third-party re-sale market. In such
cases we act as ‘Buyer’s Agent’ to find the most
suitable property for you in the UK. Where we act
to find you properties from third party sellers and
agents, we normally charge a fee, a portion of
which may have to be paid up-front as a
registration fee. Such a fee is not charged for
investment properties purchased from us or from
our group of companies.
Only buy such an “own use” property if you
definitely plan to use it yourself and are relocating
to the UK right now. If you are unsure, buy an
investment property or multiple investment
properties instead and re-sell them later, if
required, to get an ‘own use’ property. Although
there are exceptions, an ‘own use’ property will
typically cost more, have lower rental yields, more
running costs, higher risks and will be harder to re-
sell. Further, they usually have lower capital growth
than the commodity low cost ‘Best Buy’ investment
properties shown in this brochure. In many cases if
you are coming back to the UK it is best to rent
initially (e.g. 6 months) to make sure you are happy
with the local area and community before buying.
This may also qualify you to getting a mortgage as
mortgages are currently not offered to non-
residents.
In some cases, for ‘own use’ properties, we may
simply give you advice and refer you to local estate
agents who may be more familiar than us with your
desired location. If that is the case, we will tell you
that we cannot deal directly with your property
search but will still provide help and advice. We
normally advice clients to only buy such a property
if they definitely plan to use it and are relocating to
UK right now. It may be best for them to just rent
for a short while, if and when they come to the UK
- until they were happy with the community and
location. Then they could buy. Many clients end up
buying in the wrong location and sometimes their
circumstances change and the property purchased
is not suited to their needs.
Why Use Us
Searching for a suitable UK property on your own
can be time consuming, stressful and costly. It can
take a long time to get a full picture of what is on
the market and what represents fair value,
especially if you are based overseas. Without
detailed knowledge of the market, you may end up
wasting your precious time in viewing properties
that do not really meet your requirements. In the
case of investment properties, after purchase you
will need to deal with renting and property
management too.
Our investment properties provide a complete
solution for many overseas buyers and represent
great value for money. These are by far our best-
selling properties.
The Award Winning Agency
We are fully licenced members of the National
Association of Estate Agents. Our staff have passed
the relevant examinations set by the National
Federation of Property Professionals. One of our
staff was officially recognised by NFoPP as
achieving the highest marks amongst all UK Estate

Customers can have the confidence of knowing
that they will be dealing with a company that has
undertaken to treat them fairly if problems arise,
and deliver customer service standards that go
beyond minimum legal requirements. We are
members of the Property Ombudsman's Scheme
(Regulatory Scheme) and follow the Trading
Standard Approved Code.

Investment Property
What We Do
We Provide Low Cost Investment Property with Full
Management and Guaranteed Rent for Overseas
Buyers
The UK is one of the world's best areas for secure
property investment. Prices on UK property are
now low due to falls from 2007 to 2010 and rental
returns are good with up to 8% rent on low cost
properties. Now prices are expected to rise in line
with economic recovery in the UK and prices on
lower cost properties could double within 6 to 8
years.
Find UK Property provides a complete service to
overseas property investors in the UK. Our view is
that lower cost terraced houses of £55,000 to
£70,000 provide the best value for investment and
will produce the best capital and rental growth
over the long term.
‘Best Buy’ Investment
Properties
These Best Buy investment properties listed below
are already rented out and managed by us. They
are low cost, give high rental yields, come with 2
years guaranteed rent (can be extended), are
expected to grow well in value over the next few
years and are easy to resell. We continually
acquire, rent out, sell and subsequently manage
such property. These are the most popular
purchases made by our UK investors, expats and
overseas buyers.
Location
Traditionally there have always been two popular
investment hotspots – London and the North West
of England (Manchester, Liverpool Leeds region).
London is very expensive and rental yields are
much lower; thus, the best area is the North West
of England, as shown on the map below.
Thus, these Best Buy investment properties are not
in London (property in London is already very
expensive with low rental yields of about 4% and
low future capital growth). These properties are
located in high rental demand residential areas of
Lancashire Towns about 40 minutes north of
Manchester Airport. Here is an aerial view of a
typical town in this region.
A typical Lancashire town consists of terraced
properties near the town centre, and more
expensive semi-detached and detached properties
in the suburbs. Rental demand is highest for the
terraced low-cost properties. Below is an aerial
view of a typical town area near the centre with
terraced properties.
Terraced properties that are located closer to
shops and main roads, and are walking distance
from the town centre or have good bus routes, are
UK Investment Properties Investment Property
Page9
best for investment; thus, we always acquire these
properties as we have to provide guaranteed rent.
A typical terrace consists of rows of 2-bed or 3-bed
houses as shown in the picture below. In the past
year, over 250 such properties have been sold to
investors. If you are not sure which UK property to
buy, then buy one of these. The most popular types
(our Best Buy offers) are listed further in this
section.
Type of Property – Terraced
House
These are the standard commodity properties in
this part of the UK and are built of real stone or
brick, with slate roofs. Almost 80% of the
population live in these types of properties. About
75% are owner occupiers and about 25% are in
the investment/rental market. All properties are
fully fitted with kitchens, bathrooms, carpets,
central heating etc. but do not include loose
furniture. It is standard to rent out unfurnished as
this has less liabilities for the owner.
Rental Yield
We offer the Guaranteed Rent System as
standard. For these properties the Guaranteed
Rent is 7% of property contract price per year.
Actual rent is higher at around 8% of property
price but most clients select Guaranteed Rent as
this provides certainty of income. Under this
system we also cover the costs of repairs and
ongoing maintenance of the properties. After all
deductions including deductions of management
fee (10% of rent) the guaranteed net rent going
into your bank account will be about 6.2% of
property price/year.
Full Property Management with
Repairs
Unlike other property agents, our Full Property
Management under the Guaranteed Rent System
includes costs of repairs and plumbing issues
which are thus not charged to the owner. Our
management fee is 10% of the Guaranteed Rent.
Continued Ongoing Management
Management and Guaranteed Rent is initially for a
minimum period of 2 years. Unless otherwise
agreed the property management will continue
under the Guaranteed Rent terms. After the
minimum 2-year period, it can be terminated by
the Buyer with 6 months’ notice to us. We have
not changed our Guaranteed Rent rate from 7%
for past 8 years. There are no plans to change this,
although we do reserve the right to change it.
Owners are free to use another agent after the
minimum 2 years if they so wish (with 6 months’
notice). However, we provide a very good ongoing
service and clients continue to use our services.
Cost Free Repairs
Properties are renovated to a standard to ensure
that no significant repairs will be likely in the next
5 years. We guarantee the costs of any repairs in
the first 2 years in the contract (we do not expect
any, but this gives our customers peace of mind
when buying the property).
Category 1 - Full Ownership
All houses are category 1 ownership. This means
freehold or 999 years (almost 1,000 years
leasehold). There is no difference in value
between these two. This is the best form of
ownership in the UK. (We do not sell category 2
UK Investment Properties Investment Property
Page10
properties that are 99 years or 125 years
leasehold). Most of the houses in North West of
UK are leasehold for 999 years with nominal (less
than £1 per year) ground rent.
Purchase Costs & Stamp Duty
The purchase costs are negotiated and fixed at
£795 or £995 depending on Property Size. and
include solicitor costs, local searches, 12 month’s
insurance and land registry fees.
3% Stamp Duty
The buyer is responsible for paying the 3% stamp
duty fee. If you do not own another residential
property (anywhere in the world) you can get
exemption. The amount of fee on this type of
property would be £1,800.
Total Cost inc Stamp Duty & Purchase costs -
£62,590.
Payments and Steps
There are TWO key stages: - Reservation of a type
of property and then Selection of Specific
property 4 to 5 weeks later.
1. Discuss and Provide ID Information
2. Review and Sign Agreement
3. Make 10% payment plus the purchase. There
can be a gap of up to 6 months between
Reservation and Final payment if requested by
Buyer. Normally 1 to 2 months.
4. Agree Specific Property
5. Payment 90% plus any stamp duty This can be
made in instalments if needed. Rent starts 30 days
after payment is complete.
6. Purchase Completion & Registration at Land
Registry
7. Rent is paid at end of each calendar quarter into
any nominated bank account (overseas or in UK)
belonging to owner.
Resale
Clients can resell their properties at any time and can
use us, other agents, or themselves. We advise clients
not to purchase if they are looking to resell within 2
years as they will not make much profit due to buying
and selling costs. Most clients are buying for long term
investment and for such a purpose, these properties
are ideal. If you buy and immediately resell you will
lose money.
HMRC and Tax
We provide a comprehensive service and guide
you through all of the processes to make this easy
for you.
Registration as Non-Resident Landlord (NLR)
After completion, we guide you through the
online process to Register with HMRC to obtain a
NRL Reference Number (if needed) so that your
rental income is paid without tax deduction.
Annual Tax-Free Allowance
All nationals of UK, EU and most other countries
are eligible for the UK personal allowance. This is a
very good benefit for foreign buyers and expats.
Currently this is £11,850 per person per year (A
couple thus have £22,700). Thus, any rental
income below this level would be tax free. The
allowance is gradually increasing to £12,500 in the
next 4 years. So eventually a couple could have up
to £25,000 of tax free rental income in the UK
every year. This is sufficient for about 6 or 7 low
cost investment properties and this system makes
the UK one of the best countries for long term
investment for clients living overseas.
Tax Returns, Filing and Paperwork
We can provide a service to do the annual tax
return and other HMRC paperwork for you, for a
small annual fee - or give you guidance to do it
yourself directly with HMRC.
Insurance Fee
The annual insurance fee is the only cost that is
client’s responsibility (as insurance cannot be paid
by third parties and must be paid by owner). Full
buildings insurance for a typical Type 2A house is
negotiated to only about £95 per year. The first
years’ fee is included in the purchase costs and is
thus not charged separately. In future years, we
handle this for you and add the fee to your
statement and take it from your rent each year.
For the larger properties it is slightly higher.
There are no other ongoing costs for clients. All
utilities and any council/community tax are paid
by tenant (or by our company if property is
empty). All repairs and property maintenance are
our responsibility.

Viewing Visits/Tours
Since these investment properties are very
popular, it is difficult for us to deal with the volume
of speculative enquiries and arrange viewing for
everyone without notice.
After your identification, we aim to provide as
much information as possible by email to enable
you to make a provisional decision. Thereafter, you
can decide whether as visit to the UK is worth
pursuing. We can provide the following service free
of charge only to serious customers who are likely
to proceed following the viewings and the
meetings in the UK.
Each visit takes about 3 to 4 hours and involves
meetings with senior consultants
Land at Manchester or Liverpool Airport, or if
coming from London, come by train from
Euston to Preston Station (2-hour journey). We collect you from the airport, railway
station or your hotel. Have a meeting with you at our offices to

£129,995
House Layout External appearance, room layouts and garden
size may vary a little in each house from the
pictures shown opposite. Semi-Detached means
that there only one other property on one side.
Usually a front drive and large garden.
These are the popular semi-detached properties and
are often used for own use rather than investment in
this part of the UK. About 95% are owner occupiers
and about 5% are in the investment/rental market.
Most investment properties are the lower cost
terraced houses.
Normally three rooms downstairs but it can be two
with open plan areas (Lounge, Dining Room/kitchen)
with rear yard/garden and three bedrooms upstairs
plus 3-piece bathroom. All properties are fully fitted
with kitchens, bathrooms, carpets etc. but do not
include loose furniture. It is standard to rent out
unfurnished as this has less liabilities for the owner.
Rental Yield We offer the Guaranteed Rent System as standard.
For these properties the Guaranteed Rent is lower
than for terraced houses. As prices get higher the
rental yields % falls. We offer guaranteed rent of 5% of
property contract price per year (£6,500 per year).
Actual rent is higher at around 6% of property price
but most clients select Guaranteed Rent as this
provides certainty of income. Under this system we
also cover the costs of repairs and ongoing
maintenance of the properties. After all deductions
including deductions of management fee (10% of rent)
the guaranteed net rent going into your bank account
will be about 4.5% of property price/year.

More on Investment
Properties
Why are these Properties the
Best for Investment?
Here are just some of the reasons why we
recommend such properties:
High rental yield due to rental demand.
Low cost due to fall in prices in 2007-2010.
Good capital growth potential as the economy
is now recovering.
Already rented out (no renting costs to you).
Guaranteed rent option for minimum of first 2
years, for peace of mind.
Secure purchase process with defined verifiable
stages.
Low purchase fees that are fixed so you know
what your costs will be.
The chart on the next page shows that, on average,
properties were selling for £50,000 in the year
2000, after which the prices rose, fell and now are
expected to rise again.
Our view is that sub £100,000 properties (away
from London) are the best for investment as they
not only deliver the best rental yield but are now
also expected to grow the most in terms of capital
value.
Holiday Use
If you are looking for a holiday use for only 1 or 2
months of the year, then in most instances it will
be best for you to buy a property most suited for
investment and to leave that rented out all of the
time. You can keep the rental income in the UK
and then use this income to pay for your holiday
accommodation as and when you visit. This is
better, and gives you more flexibility as the
investment property can be purchased for the best
yields, price and investment returns - and not
necessarily in areas you need to live in or visit.
Future Own Use
If you are looking mainly for “own use” in the
future either because you may relocate to the UK
or for possible retirement, normally we would
advise you NOT to buy a property yet. It may be
best for you to just rent for a short while, if and
when you come to the UK - until you were happy
with the community and location. Then you could
buy. Many clients end up buying in the wrong
location and sometimes their circumstances
change, and the property purchased is not suited
to their needs.
A first step in planning to come back may be a
pure investment property that gives income,
grows in value and is easily affordable without a
mortgage. This would give you options for the
future. You could then use the rental income from
the investment property to pay for any property
you rent for your own or family use. This gives you
more flexibility and the ability to move around
until you are sure where you finally wish to live.

Use by Children as University
Accommodation
If you are looking for a property that is near a
university so that this can be used by your children
if and when they do come to study in the UK, then
our advice is that you should NOT purchase
property yet. The problems are that the selected
property may not be in the right location, in the
right community, convenient for your child – even
if it is near the town you think your child will study
at. It is better for them to rent University
accommodation initially and have the ability to
move around to ensure they are in a convenient
and safe location for their studies. We have many
clients from overseas who wish to do this but
practically they never end up using their own
properties for one reason or another.
Again, you could get a pure investment property
that you leave rented out all of the time and use
this income to pay for your child’s university
accommodation. This will give you and your child
more flexibility.
Mortgages
Mortgages are not available to non-residents of the
UK – even UK nationals. Hence, buy-to-let
mortgages will not be available upfront for these
properties. You will need to ensure you have
sufficient funds to make the property purchase.
Residency in the UK
Purchase of any property in the UK does not give
you any automatic residency, work rights, or
permanent visa in the UK. As an investor, it will be
easy for you to obtain visit visas, but you do not get
automatic residency or ability to work in the UK. If
residency is your main aim – then you should not
buy a property - but seek appropriate visa or
immigration advice.
Brexit – Demand Has Increased
The vote by the UK to leave the European Union
has actually increased our sales and demand for
low cost property away from London. The interest
in UK property from all other countries in the
world (including old commonwealth countries)
has increased as the expectation is that UK links
with other countries will be stronger. However,
London, is more reliant on EU links and prices here
are already very high. So, any negative news could
have a negative effect on London prices. Already
many investors are moving away from London to
consider lower cost properties in the middle of the
UK or North. This will have a positive effect on
such lower cost properties and we have seen
increases in demand.
Residency in the UK
The UK is an “open country” for property
investment. Any National of any country can buy
property in the UK. We are managing over 800
properties for overseas clients. Buying any
property in the UK does NOT give any automatic
rights to residency, long term visa or citizenship.
All of our overseas clients buy such properties for
long term secure investment and to give them
options in the future. We keep them rented out
for them and they keep the rental income in the
UK and use this for their holiday accommodation,
children’s university fees or other needs. This
gives them much more flexibility and works out to
be more cost effective. Thus, the investment
property can be in a different location and size to
their holiday accommodation to deliver the
maximum yield and long-term growth potential.
However, buying a property does increase your
links with the UK and allows you to have income in
the UK and be registered with HMRC tax office
(although you may not pay any tax if your income
is below £11,600 per person per year). It gives you
options for the future and such a purchase may
still be worth considering if you have long term
plans to spend more time in the UK. If residency is
your main aim - then you should not buy a
property - but seek appropriate visa or
immigration advice.
House are Better than
Apartments for Long Term
Investment
Many of the apartments, especially new
apartments in cities come with NEW leases that
UK Investment Properties More on Investment Properties
Page18
are more favorable to the developer and include
clauses that enable the developer to increase the
service charges or ground rent every 5-year
intervals. 50% of the developers profit now comes
from future lease obligations. The result of this is
that such properties may not grow in value over
the long term.
The old nominal leases (999 years at £1 per year)
and freehold properties such as houses do not
have these problems, so you have total ownership
and thus houses and are more suited to long term
investment.
On average freehold type houses have doubled in
value every 8 years for the past 60 years. The only
exception was the financial crisis from 2007 to
2010 when prices actually fell on all types of
property all over the world.
Property in London
The London region contains the most prime
property in the UK with prices several times higher
than other regions of the UK for the same size of
property. Most of the Property in London is
terraced houses or apartments with relatively few
detached properties. Prices in London did not fall
and as a consequence are not expected to rise as
fast. London is also more likely to be affected by
Brexit whereas areas away from London are
expected to do well due to Brexit. In most cases
property outside of London can offer better value
with higher rental yields and most overseas
investors are no longer considering London area
as it does not represent good value now. The
same property which we sell for £60,000 here in
Lancashire county is over £300,000 in the South.
In the past London has done very well in capital
growth – however this is less likely to be the case
going forward and the risks of buying here are ow
higher. Many clients just RENT near London (if
they have to be near London for holidays or work)
but they BUY multiple low-cost investment
properties away from London as this gives higher
income now, and better potential for the future
with lower risks
UK Property Prices
Historically, on average, property prices have
doubled in value every 8 to 10 years for the past
60 years. The only exception to this was the
period from, 2007 to 2010 when prices fell and
then remained static for another 3 years. Now
they are rising at the previous rates. Thus overall,
whilst no-one can predict the future, our
expectation is that there will be good capital
growth in the next 10 years and the previous
trend will continue. Prices are expected to more
than double in the next 8 to 10 years.

3 Year Investment
Summary
Property Versus Other Investments
The figures below compare a low cost investment property purchase via Find UK with
other forms of investments.
The figures assume you have £55,000 to invest.
Bank/Savings
• Many people keep their money in a bank or savings account where the average
growth rate is less than 1.0% per year. They could make a profit of £1,666 over 3
years.
Pension Fund/ISA/Shares
• Other people invest in Pension Funds, ISAs or Shares. The average total growth
rate has been around 3.0% per year. They could make a profit of £5,100 over 3
years.
Find UK Investment Property – 2-Bed House - £54,995
• Property gives customers both capital growth and rental income. Find UK
properties are selected with both of these in mind to deliver total expected growth
of around 14% per year. Such buyers could make a profit of £22,770 over 3 years.
Bank/Savings Pension Fund Find UK
ISA/Shares 2-bed House
Initial Investment £54,995 £54,995 £54,995
Capital Growth Rate % per Year 1% 3.0% 7.0%
Value of Investment after 3 YEARS £56,661 £60,094 £67,370
Guaranteed Net Income -3 YEARS £0 £0 £10,394
Total Return % 1.0% 3.0% 14.1%
Total Profit - 3 Years £1,666 £5,100 £22,770
Potential Loss compared with Property -£21,104 -£17,671
If you have £55,000 to invest, then compared with a Find UK Property, you would LOSE
OUT around £17,000 to £21,000 with other forms of investment.
If you are able to invest for the long-term (3 to 5 years plus), then a suitable low cost
investment property is the best option.
Whilst the capital growth rate on property is not guaranteed, it is expected to do well. The
rent is guaranteed.

Beware of Student Room
Investments
These are single rooms within student flats and
sold as leased investment units. The properties are
built by builders and developers, marketed and
sold by sales companies and managed by different
student management companies. The rooms can
only be rented out by the management company –
you cannot use them or rent them out yourself.
They can only be re-sold to another investor who
agrees for them to be continued to be used as
student-only accommodation.
Whilst there are some projects that offer good
value, many do not due to high management/
service costs and short leases (student properties
are not freehold). Prices are inflated with a single
mini bedroom in a shared flat costing around
£50,000 and they cannot be sold to anyone other
than an investor. Thus, the market re-sale value
may not rise (and can fall). Typically, these are sold
by aggressive sales agents who do not have control
over the property and no subsequent contact with
the buyer. We have had many customers who have
contacted us wanting to exit such investments and
were prepared to do so even at a loss.
Student rooms are not really comparable with
freehold houses and would be impossible to sell
without the guarantees made by the companies
advertising them. Unfortunately, such guarantee
wording is drafted in a way in which there is a 'get-
out' for the developers, managing companies and
sales agents in case the yields and growth are not
achieved. This means that it is in fact the investors
that carry the risks. We have sold these rooms in
the past and they are not the risk-free investments
many of these companies claim them to be.
With the student investments, there can be several
parties involved - properties are sold by the
commission based sales company, they are
purchased from the developer or builder, and the
student management company who you will be
dealing with is completely different. When you
purchase a standard house with our help, we are
responsible and liable for all aspects of the
purchase, rental and management; we remain your
contact for the life-time of your investment.
The best student property to buy is a standard
house near a College or University. Standard UK
houses can be sold to anyone (or used by yourself)
and are now increasing in value at good growth
rates. See these articles:-

Hotel Rooms, Care Homes, Car
Parks & Storage Pod Investments
These fall into a similar category to student pods.
The values are inflated, there is no true re-sale
market (can only be sold to another investor) and
capital growth is not realised.
There are multiple companies and contracts in
each transaction and no one company totally
accountable to the investor. Whilst returns may be
guaranteed for a short period there are hidden
charges
‘Under-Construction’, Off-plan
apartments or Virtual Property
Take extra care when purchasing an investment
property that is yet to be built or is under
construction. The risks with such properties remain
high. The project could be cancelled, and there can
be delays in completion and then in renting the
properties out. Prices are often inflated by
developers as properties are difficult to compare.
For investment, only consider property that is built
and already rented out. Buy from a company that
has control over the property and who remains
responsible to you after the sale. Again, there are
exceptions and some of these properties can be
suitable, especially for your own use in cities.
UK Investment Properties UK Property Market

Investment Property
In the UK the best properties for investment are the
smaller, lower cost properties. The reason is that
these properties are in high demand for rental and
thus deliver the best rental yields. Unlike other
countries, in the UK small house are more popular
than apartments and if well managed, deliver
better net rental returns.
Our experience has shown that small terraced
houses in high rental demand areas (where there is
a shortage of housing or where people cannot
afford to buy and thus have to rent), are delivering
the best rental yields of over 8%.
Prices for such low-cost properties - fell sharply
from 2007 to 2009 following the financial crisis.
Prices have been stable over past 4 years but are
now rising. The rate of increase is now increasing
due to the economic recovery. Some forecasts
suggest a rapid catch-up rise followed by more
steady growth over next 6 years.
The chart below shows the average price of
properties that were selling for £50,000 in year
2000. You can see that prices rose until 2008 and
then fell sharply. Prices are expected to rise again
(shown by green dots).
Thus, our view is that sub £100,000 properties
(away from London) are the best for investment as
they not only deliver the best rental but are now
also expected to grow the most in terms of capital
value.
Comparison of Investment
Property in 3 Areas
The table below shows a comparison of different
types of property in 3 different areas. The 3 areas
are:
 North West
 West London/Heathrow
 Sothern towns
For the same size and specification of property,
prices in the North West near Manchester are
much lower and rental yields are much higher. For
the same price of a 2-bed terraced property near
London you can purchase four such properties in
Lancashire and receive more rent, better forecast
capital growth and greater flexibility.

1. NORTH WEST - Lancashire
These properties are in the North West where property prices are
depressed and future capital growth is likely to be strong. These include
Manchester and Lancashire Towns. This is the most popular area for our
investors.

Type of House Price Rent % Yield
4-Bed Detached £199,000 £8,000 4.0%
3-Bed Semi Detached £129,000 £6,500 5.0%

2. WEST LONDON/HEATHROW
These properties are around Heathrow, extending from Slough along the
M4 Corridor to West London. Rental demand and rental yields are better
than other areas of London and future capital growth will be helped by the
Cross-Rail Link which is under construction. Property in central London is
too high to even consider. London Proper is more expensive with even
lower rental yields.
West London/Heathrow
Type of House Price Rent % Yield
4-Bed Detached £499,000 £16,000 3.2%
3-Bed Semi Detached £399,000 £13,500 3.4%

3. SOUTHERN UP-MARKET TOWNS
These are the popular English Towns like Oxford, Cambridge, Canterbury,
Bath etc. These locations are good for own use property – not investment.
Prices are similar to West London and rental yields are lower.
Oxford / Cambridge /Southern Towns
Type of House Price Rent % Yield
4-Bed Detached £399,000 £14,000 3.5%
3-Bed Semi Detached £349,000 £12,500 3.6%

2-Bed Terraced Large £249,000 £10,000 4.0%
2-Bed Terraced Standard £229,000 £9,500 4.1%
Key Facts
1. North West properties are
less than one third of the
price of West London and
Southern Towns for similar
type and size of property.
2. Rental yields are almost
double in the North West as
property values are
depressed. Demand for
rental property is high.
Currently more residents are
looking to rent than buy
3. Rental yields decrease as
property price increases and
this trend applies to ALL
areas. The smallest
properties are the best for
investment.
4. Terraced properties are
lower cost and give better
rental returns than semi-
detached and detached,
which are popular for own
use.
These are the reasons why
our best-selling investment
properties are 2-bed to 3-bed
terraced houses for around
£50,000 to £80,000.
If your budget is larger it is
better to buy multiple lower
cost properties than one
more expensive property in
London. This trend started in
2014 and is now increasing

rented out by us. There is no mortgage lender
involved as overseas non-UK residents do not
qualify for an investment buy-to-let mortgage
upfront. The prices are fixed (in-line with the
market and rental yield) and a prior reservation
agreement provides security and certainty for us
and for you in the purchase process. Thus, the
process is quicker, and the buyer starts getting
guaranteed rent 1 month after full payment.
Here are the steps involved:-
1. Discuss your requirements
Give us a call to discuss your requirement. Is
investment property in the UK right for you or
not? We aim to provide you with good honest
advice and will tell you if such a property will not
meet your needs
2. Select the Investment Property
This will depend on your budget. If your budget is
low, then select the standard 2-bed terraced
property. Please note that within each type of
property there are many almost identical units
available within a narrow price range depending
on rental yield. The slightly more expensive
properties have slightly more rental. If your
budget is much larger, you may wish to purchase
multiple properties. In such a case it is best to
purchase one property first, and go through the
purchase process to completion and then
purchase additional units. You should be able to
provisionally select an investment property on the
basis of information on this site and then fine tune
and finalize your selection after discussions and
property viewing.
3. Provide Ownership and ID information
First you need to decide if property to be
purchased is by a single owner or multiple owners.
If multiple owners (e.g.
husband and wife) you
will also need to
consider the type of
joint ownership. Most
investors go for single
person ownership as
this keeps things
simple.
Your ID information will
be required BEFORE we
can start dealing with
you or showing you any
property or provide
official quotes or draft
agreements. This is
regulatory requirement
in the UK and some
overseas buyers do not
appreciate this. You can
scan and email this
information to us. We
are required by Law to
keep all such
information
confidential. The ID
information required
will be:-
• Passport copy
(photo page)
• Address ID e.g.
Driving Licence, ID Card
or Utility Bill
We will also need to
know the source of
funding – normally this
is from ‘savings’ or ‘business profits’. Prior to
exchange of contracts your solicitor will also need
to see these documents or if you are not present
in UK, we will need attested copies prior to the
exchange of contracts. We can help you and guide
you in this process so that you can send the right
documents to us.
4. Get Information Pack
Once we have your ID information, we can
provide more specific details and a draft
Reservation Agreement and clearly layout how the
purchase process will proceed in your particular
case.
UK Investment Properties UK Property Buying Process
Page24
5. Visit to UK
Most investors will visit the UK – either prior to
purchase or after purchase. This will allow us to
meet you at our offices and you can view the
properties. We can also get your documents
attested by a UK solicitor (if not done overseas) as
identification is required for exchange of contract,
purchase completion and registration under your
name at UK Land Registry. We also get documents
done to represent you for other steps in the
purchase process and property management. If
you are not yet visiting the UK, you can still buy
but we will need to get your documents (passport,
address ID & ID-1 Form) attested by a lawyer in
your country to the satisfaction of the UK Land
Registry. This can be done easily, and we will
provide full details.
6. Agree to proceed with a purchase
Once you agree to purchase, you will need to sign
the Reservation Agreement and then make a
payment of 10% plus purchase costs into the
Client Account. This is an important step as the
Reservation Agreement outlines the steps we will
take in conjunction with your solicitor to ensure
Exchange of Contracts, Completion of purchase
and Registration of the property under your name
at the UK Land Registry. This agreement will also
fix the price, specify the agreed guaranteed rent
and payment terms.
7. Exchange of Contracts & Completion
We normally act on your behalf to ensure all the
steps are taken to legal exchange of contracts and
complete the property purchase after your full
payment. Your rental starts to be credited to you
1 month after your final (90%) payment even if
completion is delayed.
8. Registration at Land Registry
Following completion, the property is registered
under your name at the UK Land Registry by your
solicitor and your solicitor will provide evidence
for this after registration. We will ensure all
documents are sent to you.
9. Management of Property
We and our partner companies will ensure your
property remains rented and we will provide
updates and statements to you every 3 months.
Your net rent will be paid into an account
specified by you. The Guaranteed Rent option
means that you get the rent even if your property
should become vacant or even if your tenant does
not pay rent. You can select to choose either the
Standard Management option (rent at around 8%
of property price) OR the Guaranteed Rent option
(rent at 7% of property price) at the beginning of
each year and can fix the Guaranteed Rent for 2
years on property purchase if you wish.
Guaranteed Rent provides additional re-assurance
to investors and is popular amongst overseas
investors as it gives them certainty of income. You
can continue with the Guaranteed Rent option
even after the first 2 years if you wish.
10. Resale in the Future
If required, we can help you resell your property
or you can use another agent to resell if you wish.
We normally advise clients not to purchase if they
intend to resell soon e.g. within 2 years, as they
will not make much profit due to buying and
selling costs. Most of our clients are buying for
long term investment but circumstances can
change, and they can resell sooner if needed.
Buying Own Use Property
Buying own use property from third parties
follows a more traditional process that can stretch
to an average time period of about 3 to 4 months.
The third party may have to purchase a house
before completion can occur. There is also more
uncertainty regarding completion as there is not
any pre-agreement equivalent of the reservation
agreement. Theoretically the buyer can pull out at
any time before completion of contracts, but this
does not happen often.
If you are resident in the UK, a mortgage lender
may also be involved and would result in
additional steps in the purchase process. As prices
of such property is likely to be higher, UK stamp
duty charge may also be payable.
Please note that unlike our service for investment
properties, a buyer’s fee is payable by the buyer
to us for buying own use property from third
parties. No buyer’s fee is payable for the best buy
investment properties.

"I am a UK national and retired mechanical

leaving the University of Bradford in 1967 I have

Mozambique. Most of my career has been in

We considered UK investment property as UK
banks only secure deposits to £85,000 and pay
interest of 0.5%. We have cash above this amount
and the returns from rentals is above the bank
rate; there is always the possibility of a capital
gain. However, there is an element of risk.
We were looking for properties that were readily
rentable and managed by a rental agent. Poor
delivery by the agent can be costly and we had
bitter experience of this previously.
Find UK Property popped up, at a very opportune
time, on a web site I was browsing looking for
investment opportunities in the UK. My brother,
who lives in Burnley, also gave me some
background on the group company before it was
involved in the property industry. My sister-in-law
used to work for them.
As I am from the same area and have an
understanding of the type of properties there
were no real concerns. Once I had the addresses a
quick trip on Google Street View showed the
location and house frontages. I purchased two
properties.
Buying the properties without meeting “Find UK
Property” or seeing the actual properties was a bit
of a leap of faith but it’s not possible to nip down
the road from Harare to Burnley.
The purchase has gone very smoothly and the
returns are as stated. We are happy. The things
we like are:-
- Queries are answered promptly
- The attention I received on my visit to the
offices was commendable
- The rentals are paid on time – unlike if I was
managing the rental myself
Because of my personal contact with them, I
would recommend Find UK Property to others."

"I am a Nigerian lawyer, living and working in
Lagos, Nigeria.
I bought an investment property in the UK with
my savings and funds borrowed from my bank
using my property in Nigeria as collateral in order
to diversify my retirement investment portfolio
which was initially concentrated in the Nigerian
economy into a more stable investment climate in
the UK. I also liked the fact that I would also be
entitled to tax free income in the UK due to
personal tax allowance of £10,000 per annum.
I wanted an investment outside Nigeria with a
good rental yield compared with similar
investment in Nigeria. Being a non-UK resident, I
also wanted the property without maintenance
and other issues as well as rental guarantee.
I was initially hesitant about dealing with the
company and the property because I never heard
of Find Uk Property until I accidentally stumbled
across the company website link on the internet
while randomly searching the internet for
property investment prospects in the UK.
My visit to the company office was impressive
though I almost messed up the schedule because I
got on the wrong train on my way to Preston! That
notwithstanding I was picked up from the train
station and later dropped off as I had to return to
London. I was able to cram visits to the office, two
properties at various stages of renovation as well
as meeting the solicitor for ID attesting within an
hour in order not to miss the train for my return
trip to London that day.
The purchase and service has met my
expectations and aims. I am happy. I like the
Guaranteed rent, Title registration and property
maintenance aspects of the services most!
I also like the opportunity to purchase additional
units of investment properties on instalment
payment basis (paid via rental income) without
incurring interest on the purchase price of such
additional investment properties.
I would definitely recommend Find UK Property
to others because they have met and even
exceeded my expectations. Big thumbs up for the
opportunity for me to provide this feedback.

“I am computer programmer living and working in
Abu Dhabi. I have a home in China with my wife
and we will probably spend most of our time there
when it comes time to retire.
We are fortunate enough that we can save a
reasonable amount of money. Leaving the money
in the bank was not an option so I started looking
at where I could safely invest. Being from the UK I
have always known that buying property there
was a safe option. As property prices were low we
could also expect a reasonable amount of capital
growth on our investment.
We were looking for reasonably priced properties
so that we could purchase fairly quickly and get
our money working for us.
As with any investment we had a few concerns. I
did my research on Find UK Property to validate
their claims of being members of the National
Association of Estate Agents, The Property
Ombudsman etc. How long they had been in
business and if there were any complaints about
them or the service that they provide.
My confidence grew even more following my visit
to their UK headquarters at Time Technology Park.
They were punctual, professional and courteous.
We chose the guaranteed option. As we wanted a
fixed income that we could depend on. Each
quarter the money just gets paid into the bank.
Through the whole process everything was clearly
explained and all given time frames were met.
We wanted a hands off investment knowing that
everything was being taken care of. We were so
happy with the first property that we have
subsequently purchased a second.
I have recommended Find UK Property to a
number of friends in Abu Dhabi - two of whom
have purchased a property each."

"I am an Information Security professional and
although I am a UK national, I have been living and
working in South Africa for many years. I am close
to retirement age, but not sure yet whether I will
retire in the UK or stay in South Africa for a time.
I was interested in an investment property in the
UK, as I was looking for two things - One, to
spread the risk in terms of my investments, and
property is generally regarded as a reasonably
safe investment, and Two, to generate an income
to supplement my retirement income. Besides,
money sitting in the bank earns very little, and I
believe money should work for you.
In looking for property, I had a limited budget, so
was looking for low-end properties, and it was
most important to find a truly "hands off"
investment with a reasonable rate of return. In
looking for such opportunities I came across Find
UK Property on the internet.
After exchanging a few emails with Find UK
Property, I decided to go ahead with the
investment. I must confess I was a little nervous,
as I knew nothing about the areas or the
company, and I took some time to make up my
mind. I was concerned whether I would actually
get value for money. I opted for the rental
guarantee option as it was the more secure,
although a slightly lower return.
In the end, I made the decision, and bought a
property, sight unseen, trusting in Find UK
Property to provide good advice in terms of both
the property and the area. The entire transaction
was handled very professionally by Find UK
Property and their nominated attorneys, both of
whom displayed a lot of patience in their dealings
with me.
Some months after the transaction was
concluded, I travelled to the UK and was able to
visit my property. I was pleasantly surprised,
although Find UK Property had kept me updated
throughout the process, and the house had been
redecorated and was in good condition.
So far the entire experience has been a pleasant
one - the people at Find UK Property are helpful
and very professional, and although it is still early
days in terms of my investment, I am confident
they will continue to look after me as a client.
Factors which I found of benefit in using Find UK
Property:
1. A truly "hands-off" experience - everything was
done promptly and professionally
2. Excellent communication throughout the
process
3. Guaranteed rent and a buy-back option - which
instils more confidence
4. Friendly, prompt and efficient service
For those reasons I would not hesitate to
recommend Find UK Property. Perhaps best to try
and view some properties before you buy, but if
you can't (as I couldn't), you can trust them - and
that's what counts an awful lot..."

I had been looking for an investment property for
the previous 2 years. I wanted to buy an
investment property in the UK because, the price
of the real estate in the UK has come to a more
attractive purchasing price and the demand for
rental homes is on the rise.
I was looking for a property that can match my
budget and location requirements, and give me
the highest possible return on my investment.
Initially my main concerns were the condition of
the property, location of the property and how I
can manage it - and Find UK Property were able to
put my mind at ease regarding all of these.
My visit to Find UK Property was Awesome! I was
well received by the Find UK Property team, they
explained to me in detailed the whole purchasing
process and they answered all my questions. The
purchasing cycle was excellent. The agreed
property was transferred to my name. The before
and after sales services is fantastic!
The things I liked was that the company was very
transparent with no hidden costs or fees. I
received personalised attention from the first
search until the closing of the property purchase,
and after wards.
Absolutely yes! I would recommend Find UK
Property to anyone in Kuwait looking for a low

"I am a Bulgarian who has been working for more
than 25 years in the construction industry in Africa
– mainly in West Africa. During the past few years
our business, as with many other businesses, was
affected by the global recession and turbulent
changes in the price of crude oil – the main source
of revenue in some of the West African countries.
Looking for a safer area where I could invest some
savings without fear that my investment could be
so affected, I saw the advertisement of “Find UK
Property”. Being recently a victim of an Internet
fraud, initially, I approached the company with
some reservation. Luckily for me, very soon I
realized that I was dealing with a genuine
company and the attention that I received during
our discussions and e-mails, and the subsequent
visit to their offices, removed all of my fears.
There are many European Countries where a
person can consider investing, but I do not think
that there are better conditions for investment in
other countries, than in the UK – (tax free income
up to a certain amount due to the personal
allowance, continuous appreciation of the value of
the properties in UK, the policy of the
Government to boost the UK economy, and many
other advantages). My humble opinion is that
anybody looking for secure investment should
consider the property market in the UK.
The properties offered by “Find UK Property” are
really very attractive and good value for money.
These are suitable for any potential buyer who is
not sure what type of investment property they
should buy. I did a lot of research and I can say
that overall there is really no better offer than this
in the UK for any property investor in this price
range. And it is a real bonus to have such a
reputable company, that is ready to offer lots of
assistance and is always very professional, look
after the property.
From my experience of interacting and meeting
with all of the people working in the company, I
can say that these are highly trained professionals
with a passion for their work and care for their
customer. Their goal is not just to complete the
deal and to add one more property to their sales. I
think these people really care for their clients and
want to ensure they are offering excellent service.
Their business model seems to be based on
making sure their customers remain happy.
Picking me from the hotel in Manchester, the visit
of their office, inspection of some properties,
preparation of the documents - everything was
arranged perfectly. Practically, the purchase of the
property was completed satisfactorily and all the
required registrations – Land Registry, HMRC and
other formalities were done as per the stated
timelines. Within a few weeks, I became the
rightful owner of a property in the UK.
I think the adopted business system of “Find UK
Property” to acquire, renovate, rent, transfer and
maintain the property on behalf of the property
owner is very good, and I will strongly recommend
this company and their service to anybody who is
looking for a secure property investment in the
UK."

I are in our early sixties, we have lived in SA for
40yrs but return on holiday to the UK often and
will possibly return to the UK at some point.
We had some funds and didn't want to invest in
any more property in SA, so being British we
thought of the UK, did some research and found
Find UK Property.
We wanted to get a reasonable rental but more
to the point was that the property would hold its
value, and the rental would be good, we get a
good interest rates in SA but our currency is losing
so much value we need our funds to hold its
value.
Our concerns were, are we dealing with a genuine
company as there are so many scams out there.
So we decided to travel to the UK and spend a few
weeks with family and drive down to see, find Uk
property and visit a few of their properties. All our
questions were answered and we bought 2
properties.
Everything went just as find uk property had said,
all there info that's sent to you explains it all so
well you just refer to that when you are not sure
on anything, they also answered emails promptly
and we are very happy with our purchase.
What I liked about the whole experience was that
it was all done with such ease with no surprises.
Other things we liked about the purchase was, no
worries about broken toilets etc. especially as we
are not in the UK these problems would be taken
care of by Find UK Property. Any concerns we had
were dealt with promptly, our rental goes straight
into our bank account, no stress, also the rental is
guaranteed.
I would recommend Find UK Property without
reservation, and would consider buying another
property with them. Overall the property
purchase was a good experience."

nutritional therapy in 2013. I won a Malaysian
research award in exploring a fruit's therapeutic

nutritional research in relation to human health. I
plan to be in London for at least 5 years.
Investing in property is always my interest since
young as i believe the return is probably better
and more promising compare to other
investment. I am attracted to the beautiful
landscape in the countryside of UK although the
weather sometimes may not be appealing to
certain people. Since i have some savings, why not
i make some investments in the UK.
I was looking for a property with freehold status,
2 bed-room, with garden, parking space for my
future staying or retirement time. It is an added
advantage to rent this property for somebody to
take care of the house and at the same time to
earn some rent.
The first concern in my mind was whether Find
UK Property is a registered licensed company or
property agent in the UK. Our concerns were fully
addressed. We (my husband and I) were
impressed for the hospitality that Find UK
Property extended during our visit. They took all
their efforts to show us as many properties as
they could. They even suggested or thought in our
shoes which made us felt very much appreciated.
We are happy with their service and purchase. It
was a little delay for the final document from the
Land of Registry, which made me worried at that
time. It was resolved at the end. Now, I would
think, it was only a small matter as i was keeping
in touch consistently for the progress of the
purchase from Find UK Property.
There were several things we liked:-
- First, was the prompt response and right
assuring answers whenever i have questions or
doubts in the beginning of the purchase via email.
- Second, the sincere hospitality that we
experienced during our visit to the office.
- Third, the smooth progress of the purchase until
the final purchase stage with my name in the Land
of Registry for the purchased property.
- Fourth, the guarantee rent which has been
banked into my account without fail for the past
years.
They are professional and really made us have no
hassle for the property investment. Well done and
great job to Find UK Property. We really
appreciate your existence that benefits us."

"I am a Kuwaiti retired naval Officer. After 30
years of service in the Kuwaiti Navy, I was looking
for peace of mind. I started to think of making my
savings do the work for me.
I thought Great Britain is a safe place to do my
investment. I think it is a stable property market. I
was looking for long term investment so that I
would receive pension type income. I wanted a
good net rental yield from the property and
growth in value over the long term - Not to forget
good management Package and rental guarantee.
Actually, at first, I wasn’t sure that Find UK
Property will keep their word & guarantees they
state on the website and emails, but I was wrong -
they kept their words and provided very good
service. Because of my initial concerns, I made the
effort of making a special visit just to see them,
look at the properties, meet a solicitor and to
make sure that my investments would be safe.
When I came, I really enjoyed the visit to meet
them at their offices and to see the properties.
They picked me up from a hotel in Manchester
and later dropped me off at the rail station as I
had to do some things in London. I spent 4 hours
with them and over this time I asked many
questions and satisfied myself. They also took me
to a lawyer firm to meet a solicitor, who later did
my purchase registration at the Land Registry. I
saw numerous properties in different areas in
several towns. The visit was good as it addressed
all of my concerns and I was happy to buy two 2-
bed properties.
I am very happy with my purchases. The people at
Find UK property have been very good (especially
Hashim, Gary, Andy and Tariq). My properties
have been registered under my name at the Land
Registry and I have got the documents for both of
my properties. They have been paying my rent
regularly at the end of each quarter into my bank
account.
The thing I like most is the Guaranteed rent
system as this mean I do not need to worry about
anything and I know for sure what my payments
will be in the future. Other things I like are:-
- They always reply quickly and fully to any of my
questions
- Everything is done by them. I do not need to
worry about anything or deal with tenants or
repairs
- They give good honest advice and do not
oversell.
Yes. I would recommend Find UK Property and I
have already recommended them to my brother’s

property, without even visiting them. The
property has been registered under their name
and they are also getting rental income regularly.
Find UK Property do not over promise and deliver

"I am a Zimbabwean national and have been
working in Africa for 15 years. I run a business in
the microfinance/moneylending market. I hope to
retire soon and will probably relocate to the UK
sometime in the next 10 years.
I wanted to buy investment property in the UK
because I wanted to grow my savings and
generate income. I visit the UK often as part of my
business and thought that it would be a safe place
for investment. I would eventually be
reconsidering relocating to the UK in the next 10
years.
I wanted to buy a property that would give a good
net rental income and also grow in value over the
long term. It should be easy to rent out and easy
to resell should I ever need to resell – although I
do not have plans to resell. I also wanted it to
come with some sort of rental guarantee and a
good management package so that I would not
need to deal with anything as my work keeps me
very busy and I am usually not in the UK.
Initially, I thought the prices were very low and I
was worried that these low cost properties would
not be in a good condition. I also thought that Find
UK Property may not live up to all of the claims
such as Guaranteed Rent and free repairs. On
paper it seemed too good and I wanted to visit to
check things out myself.
I enjoyed the visit to their offices and it was
indeed just like the video that I had seen on their
website. I travelled from London by train and they
picked me up from Preston Station. I spend 3 to 4
hours with them. They answered all of my
questions and concerns well, and I also met an
external solicitor for ID attesting. I saw several
properties in various stages of renovation in
different areas in several towns. The visit was
good as it addressed all of my main concerns and I
was happy to proceed with the property
reservation and select my specific property later.
I was very happy with the purchase. All the staff I
have had contact with (Gary, Tariq, Hashim, Jess,
Andy) have been very helpful and I have not had
any issues at all. My property purchase was
completed and property has been registered
under my name at the Land Registry. I have
received the title documents. I have been getting
my rent on a regular basis paid into my bank
account at end of each quarter. Last year I
purchased another property and now I will be
buying my third property within the next month.
I like the Guaranteed Rent system the most, as
this takes away any worries and I know exactly
what I am going to get on my investment. Other
things I like is the fact that I do not have to worry
about any repairs or tenant issues. I also like the
fact that the company is not a sales company but
just provides good service and responds very
quickly to any requests. They seem genuinely set
up to provide long term service and customer
satisfaction. I would recommend Find UK Property
because they do exactly what they say in their
marketing and literature. I have already
recommended them to my colleagues."

and thus being ineligible for a pension until later in
life. We looked for a guaranteed regular income
and an investment property in the UK seemed a
way of providing this and hopefully capital growth
over a period of time. We were looking for a
hands of investment providing regular guaranteed
Income over a period of time.
Like most people we were initially concerned
about sending a large sum of money to buy an
aged property in an area of which we didn’t have
any knowledge. Owing to our own circumstances
we could not view any properties However after
several email questions and answers and
telephone conversations with a director of the
Company our concerns were allayed.
The purchase of the first property was seamless;
we selected the allocated property and paid the
monies and then receive the agreed rental every
quarter direct into our bank account. We have
since purchased a further two properties and are
very happy with the service provided.
When there was an initial issue regarding the
allocated property we had chosen, then a Director
contacted us personally by both email and
telephone to resolve the issue to our satisfaction.
We understand that mistakes are made and we
evaluate how good a Company is from how they
deal with such an issue.
Find UK Property is a “One Stop Company” which
Acquires, Renovates & Manages a low cost
Investment Property for the client. We would not
have any hesitation in recommending the
Company."

"I am an English expat living in France with my
French husband. I have lived here for many years
now and we are very settled. As I had some
savings I thought about investing in some property
in U.K., maintaining a link with England and to
make my money work rather than leaving it in a
deposit account where it was earning very little.
As I am not resident in England I started looking
around on the net for where to invest my money
and came across Find UK Property. I liked the fact
that they would take care of all the property
searching, renovating and renting as well as all the
arrangements to transfer property to us. We
made a reservation and agreed to visit at the time
of property selection.
My husband is familiar with properties and
renovations due to his line of work, and our main
concern was if the properties would be in good
condition and renovated well. We wanted to visit
ourselves to see the properties, the local areas,
and meet the company.
At the visit we were met at our hotel and taken to
visit 3 houses of the type we reserved in different
areas, until we found one which suited us. We also
made a visit to their offices and I found them very
professional. The visit answered all of my
concerns.
Everything went very smoothly for the purchase
and as promised, Find UK Property dealt with
everything. With living abroad this made it very
easy for us. I have found their service that I
received prompt, efficient and helpful. I like their
guaranteed rent system and the fact that they
take care of all of the property maintenance at
their cost. That way we do not need to worry
about things.
I would recommend Find UK Property to others
looking for a similar investment. In-fact I have
already recommended them to a family member –
my sister Lynn McCouat (who has also provided a
testimonial) who is also living abroad (in
Gibraltar). She has also visited the company and
has purchased a similar property nearby with their
help"

"I am a secretary and have been living and
working in Gibraltar for many years. I am a UK
national and had some savings in a building
society where rates were not wonderful! My sister
(Claire Floret – who has also provided a
testimonial) who lives in France, told me of her
idea of purchasing a property in UK to rent out for
an income.
At first we thought that with a property not being
in the same country, it could be difficult to deal
with any problems arising such as keeping it
rented out, bills and dealing with tenants etc. We
initially thought that it may be better to buy
something nearer to where we lived.
However, after contacting Find UK Property and
receiving full information and advice and being
informed that they dealt with everything as well
as offering a reduced rate of 7% instead of 8% in
return for a guaranteed rental income, my sister
decided to go ahead first. And after seeing the
whole procedure go so smoothly for her, I decided
that I would go down the same route!
I did however, want to make a visit and see the
company, the properties and the locations myself.
I travelled to Manchester and was picked up from
the airport and taken to the office and then to see
the properties. I also met the solicitors who would
later complete the property purchase on my
behalf. They attested my ID documents so I did
not need to visit again at property purchase
completion.
After the visit, I was happy to proceed with the
purchase. Everything went smoothly and all
paperwork was signed and completed by the end
of the day. Subsequently I completed the
payments, and the property was transferred to
me. During this process I was kept fully updated
by the admin staff at Find UK Property.
At the time of writing this testimonial, I have
owned my property for over a year, and so far, so
good! I have been getting my rental income
regularly and I have also registered with the tax
authorities so that my rental income will be paid
tax free. Any questions I have are always
answered promptly and efficiently.
What I like best is the fact that as I am abroad
most of the time I don't have to worry about
keeping tenants in the property. I also like the
firm's friendly, personal and professional service. I
would recommend Find UK Property to others in
my position, i.e., wanting a good return on
investment and living abroad."

"I am a UK national and am working as a

have been in Saudi Arabia for more than a decade
and am planning to return to UK next year.
The interest rates paid by my bank dwindled from
3.5% over the years to 0% so I decided to generate
income by buying an investment property. I
selected the UK as the property market is stable
and the UK laws are very transparent and I feel
safe to invest in the UK.
I was interested in affordable properties and with
a company like Find UK to manage them for me
while I am globe-trotting. I was initially concerned
about having to pay my payment to Find UK and
not my Solicitor as per normal property purchase
transactions in UK. However, in the end
everything worked out ok.
When I visited I was well received. I was met at
the Preston train station and taken by car to Find
UK property office where I met a senior director.
Then I was taken to meet a solicitor to clarify
proof of identity. They took time and care to look
out for certain property criteria I had mentioned. I
was able to view several properties before making
a decision.
I was happy with my purchase and the service
provided by Find UK is meeting my expectations
and aims. I am very happy and wish I had bought
properties from Find UK many years ago. 2 years
later, I purchased another property and am hoping
to buy one more next year.
I like the service provided by the company the
most. Always willing to help. I email Find UK senior
staff for advice sometimes and they are always
willing to assist. I also like these:-
- Affordable properties.
- Excellent management of properties.
- Rent paid to my account on time.
- I feel free to email Find UK staff for advice re tax
returns etc.
I would recommend Find UK Property and have
already done so. Buying property that is well

UK within next year or so.
I wanted to buy a property in the UK for
investment purposes only. My main initial criteria
were that it should give good return and be fully
managed with minimum investment. I happened
to notice Find UK Property while surfing. I was
looking for a property that was easy to rent out
with minimum hassle as I am living abroad.
I haven't been back in the UK since I bought the
property. Everything was done and all my
questions were answered via email e.g. type of
property, layout, area, expected return.
Yes, I am indeed happy with the service. All issues
were made clear well before the final stage.
Property is registered under my name and Title
deed documents were received.
The thing I like most are friendly people to deal
with. Everything was explained step by step
leading to purchase of the property without
seeing the property physically. I liked the rent
guarantee scheme most. Every quarter I know the
exact amount I am going to get. I also liked the No
maintenance fee, no service charge and one off
reasonable solicitor fee.
I would definitely recommend Find UK Property
to my friends and relatives because the whole
procedure of purchasing the property was simple,
straight forward, with no hidden costs."

"I am Ivan Yau. I am living in Hong Kong working in
the I.T. sector. I like travel a lot that I have visited
UK such as London, Edinburgh, Cardiff, as well as
U.S., Japan, Doha, etc.
As an investor, I always want to diversify my
investments, I like UK. UK people are nice. UK legal
system is well-defined that can protect both the
landlords and tenants. As I worked in the I.T.
sector, I found Find UK Property just in Google
search. At the very beginning, I doubt everything
because I am not familiar with UK property
investment as well as this company. But then after
few emails and phone calls, I finally booked a 10-
hr flight and met the staff including senior
consultant, Tariq, in their UK offices.
I visited the offices and saw the properties. And
then they also led me to meet a lawyer which
offer identification service to people. I found that
everything I saw was very concrete. All the things
meet my expectations; I am very happy about
that.
Find UK Property transferred rental income to
investors in a very timely manner with a detailed
quarterly report. I can see every transaction very
clearly.
The other three things I also like are:
i) Tariq is nice and helpful, he answered my
concerns in emails.
ii) the admin staff is also very professional, they
sent detailed quarterly report to clients in a timely
manner.
iii) the whole investment is truly hand-off for me.
I will recommend Find UK Property just like I am
now writing this sentence. The reasons are that
they are very professional and helpful. They
manage the properties quite well that the
property management is hand-off to investor. I am
also happy to provide my photo."

often. I am a business owner and am normally
resident in Thailand.
I first wanted to purchase a property in the UK for
long term investment which I could also use for
holidays. However, large properties near London
were very expensive. After discussing with Find
UK, I agreed just to buy an investment property in
Lancashire and leave it rented. They suggested I
use some of the rental income for my holidays and
this seemed like a good idea.
Before making any reservation, I and my husband
wanted to visit the company and also see the
properties. We planned a visit with the entire
family and arranged to fit a visit to Burnley in our
UK travel schedule. When we visited the whole
extended family was with us – all 7 of us.
The staff at Find UK property were very helpful
and took us all around in the 8 seater car to see
different properties. We were quite happy with
the company and the types of properties. We also
met a solicitor after viewing the properties.
After the visit, we were quite confident about the
company and we agreed to make a reservation of
a 2-bed type of property without specifying a
specific property at that time. A few weeks later
we were able to select and agree the actual
property and it was transferred to us by the
solicitor after we made our final payment. We
have received all of the property title documents.
Yes, we are very happy with the services provided
and they were able to hold my rent securely in the
client account until my UK bank account was
opened. Since then I have been getting my rent
regularly into my UK bank account.
The thing I like most is that everything has been
done for me and I need not worry about any
property or tenant issues. I also like the fact that
they always help and respond quickly to any
requests.
I would recommend Find UK property to anyone
who is looking for a good value investment

themselves. Find UK property do everything well
and I would have had difficulty in buying such a
property without their help."

Working in Oil Industry
Nationality Pakistan
Resident Singapore
We are originally from Pakistan and are now
based in Singapore. We plan to stay here for
another 3-4 years.
We had already bought property through Find Uk
Property (sister company Openshore), in Dubai.
We were originally recommended the company
when we were looking for property in Dubai, by a
long standing customer of the company who was
working with us and had already purchased some
properties in Dubai with their help. We wanted to
diversify for our next investment, but continue
with Find Uk because of the excellent service they
had provided in Dubai. On their recommendation,
we looked at options in the UK as it fit what we
were looking for.
As per our Dubai investment, we wanted a no
hassle solution, while at the same time minimising
risk, and a fair return. Find Uk could provide an
end-to-end proposition - that is, they could locate
a suitable property at the right price range, find
tenants, upkeep the property, and provide
guaranteed rental service, until we would want to
exit.
We faced the usual initial concern around how do
you know that it’s the right property, it’s the right
agent? The relationship and trust already
established through our earlier purchase in Dubai
helped greatly.
All relevant information was provided for me by
Find UK Property such that I didn’t feel the need
to even visit the UK. The detailed knowledge of
the property market that they provided was most
useful, such that they could identify and
recommend the right entry after reservation.
I like the fact that I don't have to worry about the
property investment - that is, Find Uk can take
care of the property management at a nominal
rate. Also, the process is smooth as they take care
of all aspects. Like the Dubai investment, the way
they structure the deal was very helpful, as they
made the future value very transparent through
that structure.
Based on our experience, yes, we would certainly
recommend Find UK Property for a trust based, no
hassle solution."

was looking to get an investment property
basically to get a good return on the money
invested, with decent rental income and future
property capital growth over the long term.
Because I am from the UK, I wanted to buy a UK
property to keep my connection with the UK.
When I found out about Find UK Property, I was
initially hesitant – Were they real? So I did do my
own research and made enquiries by phone and
email to satisfy myself. I liked the service they
were offering that would enable me to purchase
easily and would provide long term management
with guaranteed rent and property maintenance.
Due to my work and the distance involved, I did
not visit prior to purchase and everything has
been done by email or phone. All of my questions
have been answered satisfactorily and the
purchase and subsequent management has
proceeded as expected with no surprises. I was
able to make the reservation, make payments,
select the property and get it all transferred to my
name whilst still being abroad. They sent me Land
Registry forms to complete and I provided my ID
documents, attested by a local solicitor here to
enable registration at the UK Land Registry.
I like the fact that all of the staff respond very
quickly and so far, I have been getting all of my
rental money on time. There have been no tenant
or property issues for me to worry about and I
understand that even if there were any such
issues in the future, the company would fix them
without my involvement. The guys have been very
good, and arranging the tax exemption was easy.
I would recommend Find UK Property for
someone looking for an investment who doesn't
have a lot of time and is living abroad. There are
many UK nationals living and working abroad that
would benefit from this service. The whole
process was all very simply and painless and
exactly as agreed."

"I am a lawyer in Abuja, Nigeria and visit the UK
regularly, usually in the Summer. I was looking for
a low cost investment property in the UK to grow
my money and give regular income for family
expenses. As I visit the UK often and have my
relatives here, I thought it would be the best, and
the safest place to buy.
Initially I was looking for a property near London
that would also be useful for use by our own
family in the future. However, I found that prices
near London were just too high, and it was
difficult to get a mortgage when you are not
resident in the UK. Also the rental was not as good
as I wanted when compared to the price of the
properties.
I think somebody in our office recommended I
look at Find UK Property. I found the prices to be
very reasonable and I very much liked their
guaranteed rent system; but was initially
concerned about the company as I did not know
them. I asked my cousin who was a UK national
and living in London to make a visit to their offices
and meet up with them. He was very good and did
his research and visited the company. When he
visited, he called me to say that he was happy
with the company and the staff and
recommended I go ahead with the reservation. I
then made a reservation and decided to visit
myself a few weeks later before making the 90%
payment.
I visited with my aunt and we travelled by train
from London to Preston. They collected us from
the station and showed us their business and
answered all of my and my aunt’s questions. We
were very happy with the visit and the property
which had been renovated when we visited. We
made the final payment and the property was
transferred to us a few weeks later.
I am very happy with their service. They always
respond quickly to any questions by email or
phone call. I am getting my guaranteed rental
regularly and have had no issues with the property
at all. The purchase has proceeded exactly as per
the steps outlined by them and as they promised.

"I am a British citizen working in logistics and
based in the UAE. Since leaving the United
Kingdom 8 years ago, my family and I have settled
in Dubai. We sold the family home in the UK soon
after and decided to stay in Dubai longer than
previously anticipated. We put the cash in the
bank after selling the house, but we noticed that
there were no high returns and no income with
the cash sitting in the bank. We then looked to
invest in a UK property which could generate a
moderate income.
After looking around for the properties and
meeting many estate agents we were really
finding it hard to decide on what to do. This is
when we came across the Find UK Property
website. It had detailed information on what
services they provide and the properties they had
for investments. At first we could not believe the
low prices on offer for two and three bedrooms
houses but then thought of giving them a try and
see how they could help us.
At first, we were hesitating to use their services
as they were not our local agents. They answered
all my enquiries by telephone and email, and I
found their response very professional. After
many emails and several calls I sent my ID
information and got the reservation documents.
After this, we made an appointment with them to
view the properties to select one. As I had to
travel by train, they were kind enough to send me
a taxi which picked me up from the hotel. I didn’t
know the area very well, and didn’t have my car.
They met me at their offices and then took me
around the local area showing me different
properties to view, and locations of local schools,
shopping malls etc.
We spent most of the day viewing properties until
we found a suitable one with which I was happy
with. I also met the solicitor who would later
complete the purchase. The whole buying
procedure and property transfer process was
really easy and there was support all the way from
their professional team members. The good thing
about the deal is that we are on a guaranteed
rental income scheme, and we have been getting
the agreed rental income on a regular basis. Find
UK property deal with all the management as I live
abroad. They are also responsible for all of the
repairs and property maintenance and I do not
have to worry about such issues at all, or even pay
for them as these are covered under the
guaranteed rent system.
We are very happy with the service that we have
been receiving and that’s why now, this year, we
decided to buy our second property with them. I
visited again and this time had my wife with me,
to help me select the second property. The
property was undergoing renovations when we
visited. We liked the property and its location and
it has recently been transferred to us. We now
have two properties with them. We are glad we
have chosen the right property professionals.

I wanted to buy investment property in England
due to the unstable political situation in Egypt in

I came across Find UK Property on the internet

happy to make a reservation without visiting them

because of the very professional brochures they
offered on-line and the way they dealt with my
enquiries. I was convinced that they were a
reputable and honest company.
They were kind enough to help me with some
unrelated legal matters in the UK which I had
found difficult to deal with myself. They were able
to deal with this professionally and properly and in
the process, were able to recover some funds for
me. I paid the whole price of the property before

choose one of the properties available. They
collected me from Manchester Airport and I met
them at their offices, viewed a number of
properties, met an external solicitor and was very
impressed overall with the company and staff.
They made me feel completely at home.
I am very happy with all the proceedings and
performance of all personnel in "Find UK

"I and my wife live in the Cayman Islands but we
are UK nationals. I had savings and wanted to use
these to earn income. Property is very expensive
here in the Cayman Islands and I thought about
investing in the UK.
Initially I did a lot of research into various types of
low cost property investments including Student
accommodation, hotel apartments, car parking
spaces, commercial properties and storage units.
The biggest problem with these was that there
seemed to be no genuine resale market. I was
worried about the value I was getting for my
money. I also found that many of the companies
selling these types of investments were very
aggressive with their sales tactics - calling me
many times a day to force me to make a decision.
I also came across Find UK Property on the
internet and liked what they were offering. The
prices were within my budget and these were real
residential properties from the market which had
been fully renovated and could be used by anyone
and re-sold at any time. I also liked their
guaranteed rent system and purchase process
which meant that I would not need make visits to
the UK to acquire a property investment.
The thing I liked most was that they were able to
answer all of my questions professionally and in
detail. They did not pester me at all and just
provided what seemed like good common sense
advice. On the basis of this and the fact this fitted
in exactly with my requirements, I decided to
make a reservation without even a visit.
They helped me select the specific 2-bed property
and kept me well informed throughout the
purchase process. We decided to purchase the
property under our joint names. If something
happens to me then I know that the property will
automatically pass to my wife without her having
to do anything. The documents were attested by
our lawyer here in Grand Cayman and the
properties were transferred to us. I made my final
payment in USD as this was easier and the
exchange rate offered by my bank was not as
good as that offered by their bank - Nat West.
Since then, they have also helped me register
with the Tax office so that I can receive my rental
income without any deduction of tax and we have
been getting the rental income regularly. I asked
them to send the rent every 6 months to minimise
bank transfer costs – the bank charges here are
quite high.
I believe that Find UK Property are one of the best
real estate companies in the UK. I am happy to
recommend them to anyone wanting to buy

"I am Nigerian national living in East Africa and
have been interested in property investment for a
long time. I had some savings which I wanted to
invest for the long term, to generate good income
and also to protect my funds from inflation. I
worked in the UK before moving to East Africa and
I now often visit the UK. I felt the UK was the best
location for secure long term investment. Getting
rental income in sterling currency was important
as other currencies are depreciating.
I came across Find UK Property on the Internet
and made contact with them. They seemed to
offer the full service I was looking for and the
property pricing was within my budget. However, I
was initially concerned about two main things.
Firstly, I wanted to make sure that the company
was set up to provide good long term service and
would deliver on all of the services promised.
Secondly, I wanted to make sure that these
properties were in good condition and the prices
charged were representative of their value.
So I decided to make a visit to their offices to see
their operation, meet with solicitors and also view
a number of properties. The visit went very
smoothly and I spent 3 to 4 hours with them and
viewed a number of renovated properties and
some under renovation. Both of my main
concerns were satisfactorily addressed and I
decided to make a reservation. After the visit I felt
confident that the company and its people would
look after me, and I started thinking of possibly
buying another property in the future.
Subsequently I agreed my specific 2-bedroom
house and that property was transferred to me
within 4 to 6 weeks and I have been getting my
rental income on a regular basis. Later I decided to
purchase another similar property and I did not
make a visit on that occasion and did everything
by email and telephone calls.
The main things I liked about Find UK are as
follows:-
- They provide very good overall value with well
renovated properties at keen prices.
- Their Guaranteed Rent System means that I
know exactly how much rental income I am going
to get. I do not have to worry about repairs or
other costs. It removes the uncertainty from
property investment.
- They make the buying process very easy. It
would have meant a lot more effort for me to buy
such properties without their help, and I am sure I
would have had a lot of problems if I had used
someone else.
I would recommend Find UK Property to other
property investors for all of the reasons above. I
would suggest investors visit them, especially if
they are looking to buy multiple properties. Then
you will have more confidence to proceed, and it
will lessen your anxieties."

sure where we would be living and did not have
time to look at a lot of properties. We did not
want to make the mistake of buying in the wrong
location or a property that may not be suitable for
our eventual requirements. So, we thought it
made more sense to buy an investment property
that would continue to grow in value and give
good rental income. We could, if we wanted, later
resell that and buy an “own use” property if
needed.
I contacted four companies through their
websites to find out what services they were
offering relating to investment properties. Find UK
Property was the company that offered most the
detail about their operation and seemed to offer
the most complete service.
Dealing with companies through their website
and by email from 3,000 miles away, you are
always concerned about scams. You want to make
sure you are dealing with a real and reputable
company. Thus both of us wanted to visit and do
our own research to check everything out.
We had a good meeting with the company at
their offices and we spent about three or four
hours visiting four potential properties. Our guide
had been with the company many years and
seemed very knowledgeable. We also met
solicitors in Colne who eventually did the property
transfer and the formalities with the Land
Registry.
Everything went smoothly and after the initial
paperwork there is very little input needed from
us. We receive a quarterly statement and
payment just before the end of each quarter.
The thing we liked the best about the whole
process was the fact it was so easy. Living so far
away, you want a company that handles all the
details so that you do not need to worry about
anything. Other things I liked was the touring of
the prospective properties with a friendly and
knowledgeable guide, the quick responses to any
queries, and the Guaranteed Rent system.
Yes - I would recommend Find UK Property to
anybody who has savings. Interest rates are so low
and the markets are volatile. I think diversifying
into investment property make a lot of sense, and
Find UK Property are an easy and reliable way of
doing that."

"I am a UK expat, living in the Middle East for the
past 5 years. I plan to return to the UK in the next
2 years. I wanted a better return on my savings
than interest in the bank. I also wanted an
investment that would grow in value, so I started
to look at suitable low cost investment property in
the UK.
My main criteria were as follows:-
-The investment had to be less than £75K as this
was my maximum budget.
-It needed to be secure – such as freehold
property in my own country.
-It needed to be low maintenance as I did not
have the time to deal with any property or tenant
issues.
-It had to generate income and increase in value
over the long term.
When I initially contacted the company I had
many worries. May main concerns were:-
-It is real? With so many Internet scams you
always have to take steps to make sure.
-Can I trust them? They would be looking after my
investment for a very long time and I wanted to
check if they were the sort of company that would
deliver on their promises.
-Is this a good investment in terms of net rental
income and future capital growth over the long
term.
All of my concerns and worries were addressed
before and during my visit. Good information was
given before my visit and the all the details
explained. At the visit, I saw the properties, met
the lawyer, and was guided through the process of
purchasing the property.
I am happy with the services provided and the
return on my investment. They are indeed
delivering on their promises. The thing I liked most
was that everything was done for me and if it
wasn't, I was guided accordingly. I also like the
fact that questions were answered quickly, there
was no sales pressure when initially considering
this investment, and my rental income is paid
correctly and on time.
Yes – I would recommend Find UK Property to
anyone in my position considering a long term
investment. It is an easy and secure way to earn
income and grow your money. Property
investment is a safe way to invest for the future."

"I am a UK citizen, PhD holder living in Qatar with
my wife and three children. I work at the Qatar
Leadership Academy. I and my family are
privileged enough to be able to save some money
during our stay in Qatar. We were looking for a
safe way where we could invest our money rather
than just leaving it in the bank.
I have been always very interested in investing in
property and I believe that investment in property
is probably better, safer and more promising
compare to other forms of investment.
Accordingly, we started looking all over the world
for a property at a reasonable price and that could
be rented and managed by a reliable agent. We
wanted an agent who could take care of all
purchasing and rental procedures without hassle
to us, as we are living abroad.
Find UK property was recommended to me by my
sister who had an excellent experience with them
when she bought a property in Dubai from their
sister company – Openshore Property. She had
also visited them at their UK offices and seen their
operations. My initial main concern was whether
Find UK was a licensed company that could
operate properly and according to UK laws and
regulations and provide satisfactory services with
no hidden costs.
I became confident after doing my own research
on Find UK Property and got in touch with them.
Their staff seemed very professional and highly
trained and my concerns were fully answered and
we were given many options and the right
recommendation.
I was not able to visit myself but was able to
make a reservation and subsequently selected a
property with which I was happy with. One of my
friends also purchased a property from Find UK
Property around a similar time and he was able to
visit and see his property as well as mine. Now I
have my own Property which is registered under
my name and the rent is deposited quarterly in my
account even though I haven’t yet seen it
physically myself.
I am very happy with the whole purchasing
procedure and the professional and excellent
attitude of all the staff. Everything was explained
clearly and all questions and concerns were
addressed promptly. I also liked the guaranteed
rent scheme which gave me the peace of mind
that I was looking for and no additional costs such
maintenance fees and service charges.
I have already recommended Find UK Property to
my friends and relatives in Qatar who are looking
to purchase soon. I have explained to them how
simple the procedure is of purchasing a property
in UK with help from Find UK Property."

Hospital Doctor

"I am a UK national and have been working in the
Kingdom of Saudi Arabia for the last five years. I
work as a doctor in one of the main hospitals here
and do not have any definite plans in terms of
future location.
I wanted to invest my hard earned money in a
property which I could rent out and earn from, at
the same time protecting the investment. The UK
seemed like the perfect location, a stable
economy where property prices slowly increase
over the long term. My funds were limited and so I
was looking for a low cost property with
reasonable rental yields which someone else
would manage for me, as I knew I would not be
able to devote much time to the project.
Find UK Property was originally introduced to me
by another doctor colleague of mine who had
visited them a few years back when he went to
the UK. When I explored this further, I noted that
the houses were low cost and the company made
what seemed like very good promises about rental
guarantees and managing the property. But, I was
initially worried the house would be in an awful
condition due to the low price offered, and I was
concerned that rent might not always be
forthcoming.
However, photographs of the property and
further information from another colleague who
had dealt with the company over a long period
previously, allayed my concerns. I was left
reassured that Find UK Property was a trustworthy
organization that would live up to their pledges.
Currently I couldn’t be happier with how things
are going. I am the legal owner of the property,
the payment scheme was to my liking, and the
property is being managed without any issues.
The best thing is the personal touch in dealing
with the company. I always have had my
questions answered promptly. I also like the
“hands off” approach to the whole purchase, the
fact that I was able to complete everything from
abroad and that my property is being managed
without any involvement from myself - A hassle
free investment!
Most importantly, they have lived up to the
claims that they made at the beginning.
Guaranteed rent, no need for excessive travel,
good quality property management, hassle free
purchase, and professional communications.
Another colleague of mine also purchased a very
similar property at the same time as I did, and he
too has been very happy with the purchase.
I would certainly recommend Find UK Property to
anybody who was looking for a low cost, hassle
free, UK property investment with good rental
yields, and no time for all of the difficulties of
property management. Such an investment lets
your savings work, without having to put in any
work yourself! I have already recommended the
company to several others here, and recently the
father of one of my Saudi colleagues has also
purchased."

"I am an Ex-Banker and now self employed as a
Consultant. I am a Pakistan national based in UAE
for more than 15 years. I wanted to invest in a
property that was able to supplement my income,
as well as preserve and/or enhance the
Investment value.
Long term investment objective is to supplement
family income by diversifying the income streams
as retirement years, approach. I wanted to
diversify my investments to an overseas country
that offers economically safe environment along
with acceptable returns. UK is that investment
destination, and is perhaps most popular amongst
Middle Eastern investors.
My strategy for Real Estate Investment is
essentially investing in relatively safe and high
yielding property. With current interest levels at
less than 1% for the banking deposits, Find UK
Property provided the best opportunity by
providing 7% Guaranteed rental yields with option
of renewals.
I also had a strategy to diversify investments to
another international country offering good return
/ acceptable country risk with strong legal
support. UK offers a strong legal base and low
country risk, and this was coupled with acceptable
returns based on investment offered by Find UK
Property. A property in the UK from Find UK
Property seemed the best fit within these criteria.
Initially I did have a lot of concerns. This was my
first investment in the UK with no idea of property
investment / purchase rules in UK, naturally there
were innumerable questions and concerns. Since I
am based in UAE and had no travel plans to UK, it
was all the more discomforting, yet I did not want
to let go of a potential investment opportunity.
There was also no precedence of any friend or
family member already dealing with Find UK
Property.
The best part of the service was the "remote
handling" of the entire transaction. I did not visit
UK nor the offices of Find UK Property. The entire
communication was via Telephone and Emails,
between UK and UAE. Yet the manner of
communicating was excellent and the credit for
developing my understanding of the UK Reality
market goes to Find UK Property. In the end, all
my concerns were addressed and I got good clarity
on the Risks vis-a-vis the Returns on my
investment.
I believe they have offered good value for money
and am satisfied with the service levels. The
aspect of helping clients in the Property
Registration and Taxation process for Non-
Residents, remotely, is a service that perhaps very
few Real Estate companies are offering, or able to
satisfactorily manage.
The other things I liked were, Flexibility,
Accessibility & Concern for customer, and
Facilitating approach.
I would definitely recommend Find UK Property,
especially for overseas investors."

Questions & Answers
Most of the questions and Answers relate to the
‘Best Buy’ Investment Properties
Q- Can any Nationality buy property in the UK?
Yes. The UK is open for investment and all
nationalities can buy. About 50% of our clients are
non-UK nationals. Many of our clients that are
from the UK are expats currently resident or
working in other countries in Middle East, Africa,
Far East and Europe.
Q- As a non-resident could I get a mortgage?
No - currently non-residents (even UK nationals)
cannot get a mortgage. You would need to borrow
from overseas or use your own funds to purchase.
Q- Can I buy a UK property without visiting the
UK?
Yes – but we recommend that you do visit, meet
us and view the types of properties and then
decide. If you are visiting later, you can still buy
but we will need to get your documents (passport
and address ID) attested by a lawyer in your
country to the satisfaction of the UK Land
Registry. This can be done easily and we will
provide full details.
Q- What is the location of these investment
properties?
The investment ‘best buy’ properties are located
in the towns of Lancashire County (district), just
north of Manchester City and Manchester Airport.
There is very good rental demand here for low
cost properties. Property prices are low and now
growing - and rental yields (rent as percentage of
property price) are the highest in the UK. In the
past these areas and the North in general was
depressed with high unemployment. However
now, unemployment is only 6% (compared with
5% in the South of UK), there is much more
investment, and property prices and demand are
rising.
Q- Are property prices rising in the UK?
Yes. Property prices fell in the UK from 2007 to
2010. The fall was greater for lower cost
properties and for properties outside London.
These are the properties that will now jump up
the most in price. Prices have started to rise again
since 2013. Average growth in the UK is around
7% (see the chart under UK Property Market).
Q- Should I consider buying under-construction
or off-plan property?
Take extra care when purchasing an investment
property that is yet to be built or is under
construction. The risks with such properties
remain high. The project could be cancelled and
there can be delays in completion and then in
renting the properties out. Prices are often
inflated by developers, as properties are difficult
to compare. For investment, only consider
property that is built and already rented out.
Further, you should buy from a company that has
control over the property and remains responsible
to you after the sale.
Q– Can I get a discount from the prices shown?
No. For investment properties, the prices shows
are the actual final contract prices. You will not be
able to purchase at a lower price. The price may
be higher if there is a delay between you getting
the information and signing the Reservation
Agreement. This is because prices in the UK are
now rising by about 7% per year on average. The
only way to secure the lowest price is to make a
decision sooner. Once the Reservation Agreement
is signed, the price is fixed and will not increase.
Q – Do you sell only to overseas buyers?
No. About 20% of our customers are resident in
the UK. We specialise in, and are very good, at
helping overseas buyers for the long term, and our
group companies have offices overseas and
specialise in international property. Many of the
overseas buyers are actually UK nationals working
overseas (UK expats). However, many UK resident
customers who are looking for a ‘total investment
solution’ with minimal involvement also buy from
us.
Q- How do I get to see you at your offices?
UK Investment Properties Questions & Answers
Page55
Our customers usually land at London Heathrow
or Manchester airport. Some travel from London
by train to Preston (2 hours). For qualifying
customers, we provide a collection service from
the airport, railway station or hotel. Normally we
would have meetings at our offices and then show
you the agreed properties (allow 3-4 hours for the
visit). We can also take you to meet other
professionals, if needed, such as the solicitors on
the same day (e.g. for formal ID and attestation of
documents – if not already done overseas). After
your visit we drop you off at the station, airport or
your hotel.
Q- How can I view properties?
Our staff can show you the different type of
properties and locations. A visit takes 3 to 4 hours
and a prior appointment is necessary. You have to
follow our procedure and need to provide ID
details before visiting. UK regulations specify that
we have to identify you before we start dealing
with you. For investment properties, approx. 40%
of our customers, view prior to purchase; approx.
40% pay 10% to secure the price via the
reservation agreement and then view prior to the
second (90%) payment; the remaining 20% view
when they next visit the UK and use documents
that have been attested by a lawyer in their own
country.
For ‘own use’ properties, we insist on all
customers viewing before any decision and
payment.
Q– What is the biggest purchase issue for
overseas buyers?
The biggest issue for overseas buyers is
identification to the satisfaction of your solicitor.
For this, the following ID information is required:
• Passport
• Address ID e.g. driving licence, ID card or utility
bill
You will also need to state the “source of funding”
– normally this is from ‘savings’ or ‘business
profits’ and bank statements may be needed to
prove funds. If you are not able to visit at present
and are not in the UK, we will need attested
copies prior to the exchange of contracts. These
can be attested by any UK solicitor beforehand
(e.g. at the viewing visit) or by a Lawyer in the
buyer’s own country, in which case the Land
Registry form ID-1 will need to be completed. Full
details and instructions are provided.
Q- Can you get cheaper investment properties?
Yes. For investment properties, prices vary by
rental yield. This applies all over the world. In this
area we can acquire slightly lower cost properties
but the rents on these are lower and they may
need additional work before they can be rented
out. We do not sell such properties as we have to
provide guaranteed rent. So the prices on the
investment property page are the lowest prices
we can sell for and these prices will go up.
Currently the lowest cost properties we sell are
just under £50,000.
Q- What are costs of purchase?
For the ‘best buy’ investment properties the costs
are low and fixed – the costs vary from £795 to
£995 depending on the property selected and
include:
• Solicitor fees
• Local search fees
• 12 month building insurance
• Registration fee for Lands Department
Stamp duty transfer fee is now also payable to
Government on these properties at rate of 3%.
You can gain exemption from this if you do not
own another property. This fee is additional to the
purchase costs mentioned above. For a property
of £60,000 stamp duty (if payable) is £1,800.
Q- Will you continue to manage the property
after the first 2 years?
Yes. Most owners ask us to continue to manage
on their behalf under the Guaranteed Rent System
– but you are not tied to us. You can use any other
agent or manage yourself if you wish after the first
2 years.
Q- What are the on-going running costs of
investment properties?
UK Investment Properties Questions & Answers
Page56
You would need to keep the property insured and
there will be a management fee payable to us or
our partner company for managing the property
every year. This is normally 10% of the rent. We
try to maximize the rent. All Bills including Council
tax, & utility bills (gas, electric, water, telephone
line/internet, cable/satellite TV) are the
responsibility of the tenant.
Q- Can I buy an investment property and
immediately use it for myself?
No; these are already rented out at time of
transfer. But after the purchase, you can give
notice to the tenant and then use the property
yourself if you wished to do this. Usually, our
investors do not do this and they leave the
properties rented out. They then use the rental
income to rent something suitable as needed.
Q- I may decide to live in the UK in the distant
future or my children may study there. What do
you recommend?
You should get multiple lower cost investment
properties now. Then, when you or your family
move to the UK, re-sell these and get an ‘own use’
property which fulfils your needs at that time
(your needs will change), and is near to your place
of work/study or where you want to be. This will
allow your money to grow at a faster rate, will be
lower risk, and will provide you with more
flexibility. You could also decide to keep your
investment properties rented out and use the
funds to rent something suitable for yourself –
especially if you were only coming to the UK for 1-
2 years.
Q- Can I use my property for UK Holidays?
Some clients are initially looking to use their
property for your own use for short periods when
they visit the UK. Unless your periods are over 4 to
6 months long, it will not be worth you
considering this, as practically this is hard to
achieve. Here are some of the issues:-
• You cannot leave properties in the UK empty
for long periods for security reasons and
because they develop damp if doors are not
opened and property lived in.
• If you rent out, then the rental agreements are
normally for minimum of 12 months.
• Even if you give notice to tenants to vacate,
you may still need to clean / paint property;
and furnish it before you can move in.
Properties are normally let “un-furnished” to
tenants
• You will need to switch all of the utilities (Gas,
Electric, Water, Telephone Line, Internet to you
names. Many of these have longer lead times
to do the switch). After you leave, these need
to be disconnected or switched to new tenant.
• You may wish to have holidays in other
locations e.g. London – whereas all of our low
cost properties are in Lancashire.
• Property may be empty for a while after you
leave before tenant moves in – so you get no
rent.
For all of these reasons it is better to buy a “pure
investment property” and leave it rented out all of
the time. Then keep the rental income in the UK
and use some of the rental income for your
holiday accommodation. This ends up being more
flexible and lower cost and is actually what our
clients end up doing – even though they may be
thinking like this in the beginning.
Q- Are these properties new?
No. Around 80% of the properties in the UK are
almost 80 years old. In percentage terms there are
very few new properties in UK. All of these
properties are over 80 years old. They are more
solidly built than the newer properties – usually
built of real stone and slate roofs.
Q-What is the Rental Market like?
Most people in the North West of UK live in these
type of properties. 70% are owner occupiers living
in properties they own themselves and about 30%
are in the rental market – mainly owned by local
investors from the same city. Most of the rental
demand is at the low end of the market. We do
not rent out to students and most of our tenants
are long term working class couples and small
families. We normally have waiting lists for our
properties and there are no issues in renting out
quickly. We manage our tenants well and are a
good landlord – much better than the average; so
UK Investment Properties Questions & Answers
Page57
our properties are always in demand and our
average tenancy is double the industry average.
Can my children use these properties when they
come to Study in the UK?
Some clients initially are looking for a property
that is near a University so that this can be used
by their children if and when they do come to
study in the UK. Our advice is that if this is your
main aim – then you should NOT purchase
property yet. The problems is, that the selected
property may not be in the right location, in the
right community, convenient for your child – even
if it is near the town you think your child will study
at. It is better for your child to initially (near the
university campus) and have the ability to move
around to ensure they are in a convenient and
safe location for their studies. We have many
clients from overseas who wish to do this but
practically they never end up using their own
properties for one reason or another.
Instead if you do want to get a UK property, it is
better for you to get a purely investment property
that you leave rented out all of the time. You can
then keep the rental income in the UK and use this
income to pay for your child’s University
accommodation. This will give you and your child
more flexibility. The rent can be paid into a child’s
bank account with permission from owner. We
would need to check the ID (passport copy) of
child too.
Q- Do I need a bank account to buy property in
the UK?
No – Most of our clients do not have a UK bank
account and it is not required. Rental payments
can be made into their accounts overseas –
usually on a quarterly basis. Later once property is
acquired, some may wish to open a non-resident
UK bank account. Some may also open a GBP
currency account with their own overseas bank.
Under new rules, a standard UK bank account
cannot be opened if you are not resident in the
UK.
Q- How and when do I make payments for
investment properties?
Payments are made after you have agreed to
purchase and have signed the reservation
agreement. Property is always priced in sterling
pounds (£). Payments can be made in any
currency and can be converted to £. Normally
payments are made into client accounts in £, USD,
Euro or AED. The first payment is normally 10%
plus the purchase costs. The remaining 90% plus
stamp duty is paid prior to completion and title
registration. Receipts and statements are issued
after each payment. The final 90% payment is
normally a couple of months after reservation but
can be extended at request of Buyer to up to 6
months if needed and can be made in instalments.
Normally, under the Guaranteed Rent System the
rent start to be credited to the owner 1 month
after the final payment.
Q- How do I choose a specific house for
investment?
You select a type of house from the 3 or more
main types of investment homes available. At
reservation, you can select from a choice of
several properties of the type reserved, and you
thus are allocated a specific house provisionally
but can switch to any of our other unallocated
units at the time of viewing (providing you do this
prior to legal exchange of contracts). The specific
property that is transferred to you is with your
100% agreement.
Q- Do you offer larger properties with similar
deals?
No. The rental yield percentages are less for larger
properties. (Prices are higher – but rents are not
much higher). Thus, we do not offer such deals on
larger semi-detached or detached properties.
Q- Is there anything better for investment?
No. We regularly look at other areas to see if we
can achieve the same benefits; however, at
present, like in other countries, lower cost
properties with high rental yields are the best
forms of low risk investment. Prices in other areas
(London, The South, Major cities) are much higher
and rental yields % are lower.
UK Investment Properties Questions & Answers
Page58
Q- My budget is much larger. Should I buy a more
expensive property?
No. You should buy multiple lower cost properties
if your aim is investment. These will grow better in
value, give higher rental yield, will be of lower risk
and provide more flexibility than one big detached
property. However, complete the purchase of one
property first and then buy more once you have
been through the process – especially if you have
not purchased in the UK before.
Q. What is the difference between Freehold and
Leasehold?
There are 3 main categories in the UK.
Category 1 – Freehold and ‘999 years’ Leasehold:
These properties are grouped together, as 999
years is a long time. The market value is the same,
and for purchase and sale purposes these are
treated in a similar way. All of the investment
properties fall into this category – either freehold
or ‘999 year leasehold’. Most of the properties in
the North West are of this type. This is the best
category.
Category 2 – Leasehold ’99 years’ or ‘125 years’:
These types of properties are popular in London.
Almost all apartments/ student flats fall into this
category too. The value of such properties is less,
especially if they are old with fewer years
remaining on the lease. If the lease gets shorter
than 60 years, the value can be affected as
mortgages can be more difficult to obtain.
However, now, under new laws, leases can be
extended without excessive penalty.
Category 3 – Leasehold ‘3 to 20 years’ typically:
Such properties should be considered as long-
term rental rather than true purchase.
For all practical and value purposes ‘999’ years
ownership is treated like freehold.
Q-Are student flats/pods a good investment?
These are units built by developers and managed
by the student letting companies and sold by
agents as investments. However, they have high
management costs and service charges, come
with shorter leases and cannot be sold to anyone
other than an investor. This is the biggest issue as
you cannot exit the investment unless you find
another investor. Thus, the market value does not
rise. Typically, these are sold by aggressive sales
agents and we have had many customers who
have contacted us wanting to exit such
investments. They are also likely to be affected by
changes in education policy (e.g. rise in fees; thus,
depressing demand). However, there may be
some units which offer good value for money. It is
best to buy from an existing investor who wishes
to exit– not directly from the developer.
Q- Will I have to pay UK tax?
Most of our customers e.g. those from Europe,
commonwealth or those from countries with
Treaties with UK may qualify for an allowance of
about £11,850 per person per year - which means
that the first £11,850 per year in the UK is not
taxed. This may enable you to get TWO standard
2-bed houses tax free. Then, if your annual income
is more than £11,850 you will have to pay 20% tax
on net rental income after all costs that is above
this level. After purchase, we can help you with
HMRC NRL registration process, so that your rent
is paid to you without any deduction of tax. Vast
majority of our overseas customers are able to do
this. If you are a couple then you have a total
allowance that is double these figures.
Q- Is buying a house better than buying a
flat/apartment?
Apartments are popular in city centres; they are
leasehold units so may have high service charges
for common facilities. The new leases can vary and
the service charges and ground rents can increase
at 5 year intervals. Net rental yields are much
lower than terraced houses. Over the past 10
years, many flats were built and these were sold
by developers at high prices. Thus, there may be
limited capital growth as prices are already too
high. Off-plan or under-construction property is
especially risky.
Q- Is the purchase process secure?
Yes. When purchasing the investment properties,
the reservation agreement clearly lays out the
terms. Funds are held in client accounts (where,

legally, funds belong to the customer) and your
solicitor ensures registration is completed under
your name at the UK Land Registry after exchange
of contracts and full payment. All of the Solicitors
recommended and used in the purchase process
are full regulated members of the UK Law Society.
Q- Does a UK property purchase give me any
automatic visa or residency rights?
No. Purchase of any property in the UK does not
give you any automatic residency or work rights or
any permanent visa in the UK. As an investor, it
will be easy for you to get visit visas but you do
not get automatic residency or the ability to work
in the UK. If this is your main aim – then you
should not buy a property but seek legal
immigration advice first.
Q- Can I buy a larger or semi or detached
property with the same management and
guaranteed rent deal?
We limit this offer to the popular and best value
low cost properties. Larger properties tend to
have lower rental yields and are harder to rent
out. However, we do offer 3-bed semi-detached
properties in our range for £129,9995 with lower
Guaranteed Rent %.
Q-What is the difference between an “own use”
property and an “investment” property?
An “investment property “is one that is designed
to give good rental yield and capital growth. It
should be easy to resell and easy to rent out. It
should have low running costs, be tax efficient and
fall less in value in the event of another recession.
In the UK, the lowest cost smaller properties are
best suited for this. Such a property can also be
used as “own use” although most clients leave
them rented out.
An “own use” property is purchased with personal
considerations in mind. Location (near family,
work), Size, garden area, the nature of the local
community, and other features that are important
to the buyer are on top of the list. Typically for
many buyers, such properties tend to be in the
South, are larger, more expensive and not very
good for investment returns.
A flexible option for buyers considering an own
use property – is to buy an investment property
and rent an “own use” property if and when
required in the future. Use the income from the
investment property to pay for the rent of the
own use property. This is especially useful if your
long term plans about location and requirements
are not 100% finalized.
Q- Can I buy similar properties in other areas of
the UK with the same management and
guaranteed rent deal?
No. These properties are located in the North
West – Lancashire County, where prices are low
and rental demand is high – so these are the best
for investment. We do not offer properties in
other areas, as the risks are higher for both you
and us due to the lower investment returns. Also,
due to the popularity of these properties, we have
our own management teams in the North West
and do not have to rely on third parties – so we
can keep our costs low and also be 100% directly
accountable to our clients.
Q-Should I buy the property Jointly with My
Spouse or Child?
Many couples buy jointly under “Joint Ownership”
so that both of them own the property equally. In
the event of one passing away, the property
automatically goes to the other 100%. Parent and
Child also sometimes buy under Joint Ownership
so that the property automatically passes to the
child when the parent passes away. Up to 4
people can buy jointly and there is a small extra
admin fee added to purchase costs if there are
more than 2 owners.
Another type is called “Tenants in Common”
multiple Ownership whereby each person has a
fixed share (e.g. 25%/75% or 50/50) and if the
person passes away their share goes to their
estate or as per their will – not necessarily the
other owner. We do not normally use this form
unless specifically asked.
Q- If I wanted to re-sell my investment property
in a few years, could you do this and get it done
quickly?
UK Investment Properties Questions & Answers
Page60
Yes. We can help you re-sell your property and we
can also buy back. Normally, your solicitor will be
involved and the re-sale process will take about 3
months and you should budget for this. If you are
looking to re-sell well within 2, you should not
purchase, as you may not make much profit due
to purchase and sales costs.
Q-What is Guaranteed Rent?
The Guaranteed Rent means that you still receive
the rent if your property should become vacant or
if your tenant does not pay the rent. Property is
also maintained and repaired at no extra cost. The
guaranteed rent is normally paid at 7% of the
property price per year. The Standard
Management option gives you rental at
approximately 8% of the property price, but you
don’t get rent for any vacant periods if the tenant
leaves. 8% is a very good figure for the UK market.
Guaranteed rent provides additional re-assurance
to investors and is popular amongst overseas
investors as it gives them certainty of income. You
can continue with the guaranteed rent option
even after the first 2 years if you wish. Our clients
normally do this.
Q-Why are such low-cost investment properties
from Find UK, better than other properties?
Such an investment property from Find UK and
our process is much better than ordinary
properties for many reasons: -
• The properties are selected with long-term
investment in mind
• All aspects of the processes are clearly laid out
beforehand in the Reservation Agreement – so
eliminating uncertainty
• Properties are recently renovated with
Guarantees in place to avoid future repair costs
and reduce risks.
• Rental yields are guaranteed providing
certainty of income.
• Processes are designed for UK expats and
overseas investors or those who want a “hands
off” approach, with full support for all aspects
of the purchase and subsequent management.
• It is a total investment solution – not just a
property purchase
Q-What are the KEY STEPS in the purchase
process for a low-cost investment property?
1. Discuss your requirements and determine that
such an investment is suitable for your needs.
Look at the property offer sheets and select a
type of property.
2. Provide ID information (passport copy photo
page, address). All information is kept
confidential, but we need this to follow AML
procedures.
3. Our admin team will send you the Reservation
Agreement for the selected type of house e.g.
2 bed Standard. The minimum specification of
the house type will be specified. You can switch
to any other type later at property selection
4. The Agreement is a key document that sets out
all of the process and clearly shows what we
have to do, and what you have to do. We
would follow all of the terms and the process
shown in the agreement.
5. You can visit prior to Reservation or later. At
the visit you can see our operation, the
different areas and the types of properties.
6. Once you are happy with all of the terms etc.,
you can make a Reservation by signing the
Reservation Agreement and lodging 10%
payment into the Client Account. All funds stay
in the client account until property transfer.
Purchase is thus a 2-stage process with initial
reservation and then property selection.
7. We work with you in the next 4 to 6 weeks to
agree and allocate a specific property of the
selected type with which you are 100% happy
and then that property is transferred to you
and registered under your name at the UK land
registry. A solicitor firm from a panel of local
independent solicitors that have agreed fixed
costs, is used to do the transfer and we oversee
the process. After purchase the solicitors
provide the Land Registry Title Documents and
Purchase Completion Summary to the buyer.
8. You can visit at property selection, or we can
send you full details by email and send you the
UK Land Registry forms for you to complete in
your country. Most clients visit at some stage.
9. Clients normally go on the Guaranteed Rent
system and your net rental income is paid into
your bank account in your country or UK (or
elsewhere) at end of each calendar quarter.
We deal with all aspects of the property and its

management. It is a full “hands-off “service.
Guaranteed Rent is 7% of property price per
year. The management fee is 10% of the rent.
The net rent going you’re your bank account is
around 6.2% of property price per year –
guaranteed. There are no other significant
costs.
10. After purchase we will apply for HMRC
reference number so that your rent can be paid
without any deduction of income tax (up to
£11,000 UK income) per year.
Q. Who are your Clients?
Our clients fall into 3 main categories: -
1.Overseas Nationals - Many overseas buyers are
looking to the UK for a secure place for medium to
long-term investment. They are not looking to
immigrate into the UK immediately (although
some may consider it in the future), but simply
wish to grow their money securely and with the
least amount of hassle. They usually have some
link with the UK or intend to send their children to
study here in the future. Many may have studied
here themselves. They are looking for a company
that offers a complete solution; this includes
finding investment property, dealing with the
purchase process and lettings and management,
paying the net rent to them, dealing with UK
authorities and possibly managing the future re-
sale of the property. Some of them may wish to
come to the UK in the future and even re-sell their
investment properties to buy an 'own use'
property.
2.UK Expats- Many of our clients are actually UK
nationals who are working or living overseas. They
want to invest for the long term in a safe and
secure country (i.e. their own country - the UK).
Some may eventually wish to retire in the UK and
may sell one or more of their investment
properties to get an own use property. Others will
simply keep these properties for long term
investment and they may pass these on to their
children. Having a real asset that they own
outright and that grows in value, generating good
retirement income makes sense for them and they
feel safe in having such a property in the UK.
Many clients start with one property and in later
years acquire more to build a small portfolio (see
customer case studies section).
3.UK Residents - Many UK residents living in the
south or in London are now considering low cost
houses for investment and long-term pension type
income. Prices in London and South are very high
and % rental yields much lower. The same
property which we sell for £60,000 here in
Lancashire county near Manchester is over
£300,000 in the South. In the past London has
done very well in capital growth – however this is
less likely to be the case going forward and the
risks of buying here are ow higher. Our clients
from the UK also like our “hand-off” system where
we work differently to normal Estate Agents and
Letting Agents and provide a much more
comprehensive service looking after all aspects of
the purchase and the subsequent long-term
management with a Guaranteed Rent System. Our
UK clients are mainly either busy professionals
working in or near London or those that have
retired or coming up to retirement.
Q- Why does this service seem to be exactly what
I am looking for?
You are probably a UK expat or overseas national
living abroad. Or you are a busy professional or
retired person in the South looking for a company
that does everything for you. Our services have
developed over the past 10 years, based on the
needs of our clients who were originally all
resident overseas (they were customers of our
sister property companies in Dubai). As we
expanded to sell to clients from all over the World,
we tailored our service and solutions to meet their
requirements and keep them satisfied and happy.
This is probably why our service appeals to you. It
is indeed what you are looking for!
Q- I am seriously interested. What should I do
next?
Discuss your requirements with us. Provide your
full ID information, select the type of investment
property needed and get the draft documents and
agreements. Thereafter, you can decide to visit if
you think you are likely to purchase. You should
do your research and make a decision soon.

You should not rush to purchase anything, but it is
worth getting the information as soon as you can.
After a period of price drops and stability, prices
are now rising in the UK. Once your reservation
agreement is signed, the prices are fixed.
