“In the early 90’s we were looking for a waterside plot to build on, Typengraig became available and we had no hesitation in acquiring the plot. We spent many fine afternoons picnicking and dreaming of our future home whilst planning was going through. Imagine our excitement when the Royal Yacht Britannia sailed up river to Pembroke Dock on her final visit around the UK before retiring, we celebrated with a bottle of champagne and smoked salmon. Another great attraction on our waterside doorstep was the incredible site of the 80 tallships sailing up in convoy prior to their race setting off from Milford Haven. My intention once the house was built was to have a mooring off our house, I enquired, but like best laid plans it never came to fruition, at the time of asking the cost was £100 to the Admiralty, an old tractor tyre filled with concrete and a sturdy length of chain! When we commissioned our architect Wes Spees, our main criteria was that every room should be south facing, so that we could take advantage of the view from every room. Obviously when we converted the garage into a granny–flat, those rooms would not benefit from the view, and like most people the garage was never used to keep the car anyway. Again the balcony’s were built with our lifestyle in mind, from hosting 60 people for a Rotary charity do, to a champagne breakfast party for 12, to witness the blowing up of the power station chimneys in the late 90’s, went with a bang and few sore heads by lunchtime.

One of the first tasks to do when we moved in was to cut a path down to the shore, where I occasionally go fishing, if only the sea bass would come over this side of the water. The best catch I’ve had is 11 mackerel one balmy summers evening in June. One interesting visitor we’ve had at the bottom of the steps was a baby seal, which had got his compass bearings wrong, we informed the local seal sanctuary to come and collect. Other interesting sights have been porpoise in the summer, salmon leaping out of the water in November and even had a whale beaching on Hazelbeach which made local TV news. The barbecue area below frequently used in the summer, seems to attract many friends clutching slabs of beer. Last year was an incredible year for grapes which adorn the barbecue, nearly 30 kilo were harvested, Burgundy eat your heart out. Underneath the house there is enough room for another house, also one suggestion was to build a wine cellar, but I came to the conclusion that I’d rather drink it than make it.

From a recreation point of view, the lane up to the house is part of the coastal path which we used quite a lot when we had our dogs. In the village there is a boat club, which hosts an annual regatta in June, the pub at the bottom of the lane does good food, the only drawback is that you have walk back up the hill after a nice lunch. Neyland itself has everything one could need it has a Co–op, a butcher, a chemist, a doctors surgery which has a service second to none.

ENTRANCE A covered walkway leads from the parking area to the solid wood front door with a coloured glass panel to the side.

HALL 18’6 x 7’1 (5.64m x 2.16m)The long hallway sets the warm and welcoming tone of this lovely house. This is enhanced by the wonderful oak wooden floor. Double doors lead into a large storage cupboard.

CLOAK ROOM 6’4 X 4’6 (1.93m X 1.37m)There is a WC and a wash hand basin on a tiled shelf. The floor is covered with terracotta tiles.

DINING ROOM 34’1 x 19’10 (10.39m x 6.05m)Entered via double oak doors from the hall, this fabulous dining room (currently used as a second sitting room) is the perfect space for entertaining family and friends. It would be easy to imagine a magnificent dining table sitting in the centre of the room. Guests will enjoy the panoramic views over the waterway from the large bay window to the front. The oak flooring creates a warm feel. For when the weather turns cooler, there is a large multi fuel log burning stove, set in an oak surround fireplace and mounted on a tiled hearth. The wonderful oak staircase, which was hand made by a local craftsman, dominates one end of the room, and the coloured glass window behind it depicting a square rigged sailing boat, throws interesting light into this airy space. The French doors lead onto the ceramic tiled terrace.

DRAWING ROOM 25’6 x 19’8 (7.77m x 5.99m)Entered via both the oak double doors and a single oak door, this magnificent and large living space has a wonderful open and airy atmosphere. It is also light and bright with lots of natural light flooding in from the tall windows to the front, and the French doors which lead on to the terrace. This drawing room is the perfect place to escape from the hurly burly of everyday life, but is ideal for those who need lots of space to throw parties. The Victorian style fireplace with painted tile inserts either side, gas effect fire, and a ornate marble surround, is a lovely focal point for this stylish room. Again the river views from them windows are eye catching.

KITCHEN BREAKFAST ROOM 19’1 x 18’6 (5.82m x 5.64m)This kitchen reflects the quality feel of this property. Accessed from the hall, it is fully fitted with base and eye level units providing excellent storage. Adding a bit of traditional character is a plate rack. Set into an inglenook is a wonderful gas fired Nobel range cooker with four ovens, two hot plates and a four ring gas hob. Additionally there is a large built-in electric oven and a built-in oven/grill. There is plenty of work space on the stylish granite worktops. In front of one of the windows is a Belfast sink. To the side is space for an American style fridge/freezer. There is a built-in dishwasher and a walk-in pantry that has several shelves, and space for an under counter fridge. Lots of natural light comes in from the large window to the front offering river views. The breakfast area has plenty of room for a table and chairs. The terracotta tiles on the floor complete this beautifully designed room.

CONSERVATORY/SUN ROOM 15’5 x 14’11 4.70m x 4.55mThis is a very flexible space, it is ideal either as a casual seating area, or for relaxed dining. Again dominated by the spectacular panoramic water views, from the array of windows to the front. The double doors give access to the decked balcony, ideal for Al Fresco dining. The views from here upstream and across to the Martello Tower at Pembroke Dock are fantastic.

EXTERNALTy Pen y Graig is accessed via a no through road. The gated entrance leads into a parking area with space for several cars.

The garden is set out in a series of defined areas. To the rear is a sloped section laid to grass and steps and a path up to a storage shed. The rear terrace benefits from Mediterranean style planting. To the front is the ceramic tiled terrace accessed from the dining room and drawing room. Two sets of curved steps lead down to the lower garden.

There is a delightful gazebo area with a barbecue. It is covered by a productive vine. A further path leads down to the river, where there is a beach at low tide.

The vendor has frequently fished from the beach. Below the upper terrace is an undercroft with three storage rooms. The perfect place for storing garden furniture, or wine!

Further round is another lawned area with an attractive water feature. However, everything in the garden is overshadowed by the magnificent rivers views.
