EXECUTIVE SUMMARY

The Stanton Group, Inc. is pleased to present the Merchants at Cokers building. This property includes a 14,000 square-foot 2-story brick main building along with a detached single-story building with 1,450 square feet of flex space and 2,000 square feet of warehouse space.

The main building was originally known as The Old Coca-Cola Bottling Plant and sits approximately 50 feet from the edge of Wilson Avenue. It was built in 1941 and in 2004 was renamed The Shoppes at Cokers. In 2011 the name was eventually changed to the Merchants at Cokers, as it remains today. The main building includes a co-op of several locally owned retailers ranging from souvenir shops to specialty boutiques, home décor, and hair salons. The second floor includes a mix of office space and the local radio station 93.9 The Duck. Unique characteristics of the building include two side windows decorated with aluminum six-ounce Coca-Cola bottles, the front door has an aluminum Coca-Cola decorative push handle, and there is a Coca-Cola sign on top of the building.

For Tullahoma, this building represents one of the last remaining structures built with the 1930’s art-deco style architecture. The Merchant at Cokers building was featured in the city’s Christmas Tours in December of 2002, in Southern Living magazine in 2006, and on the Tennessee Crossroads television show in 2007. Of special significance is that the Coca-Cola Bottling Plant is eligible for listing in the National Register of Historic Places for its local significance in social history, specifically during World War II, and for its architectural contribution to the surrounding area.

The city of Tullahoma was founded in 1852 as a railroad town and is centered approximately 65 miles from 3 major metropolitan cities, Nashville and Chattanooga in Tennessee and Huntsville in Alabama. The Tullahoma Micropolitan Statistical Area (MCSA) consisting of Coffee, Franklin, and Moore counties is the second largest MCSA in Tennessee with a population of 100,710. Motlow State Community College is also located in Tullahoma, which is a 187-acre site donated by the Motlow family of Lynchburg, Tennessee, and the college has expanded with campuses in McMinnville, Fayetteville, and Smyrna. The city of Tullahoma is a diverse, well-educated cosmopolitan community with small town values located in the heart of southern middle Tennessee and is the hub for aviation, medical, retail, and entertainment.
