ED’S LETTER

is month you really must …

My idea of decorating is framing some nice travel pics, popping them up on the wall accompanied with some inherited artworks or even some from my painting days (loosely translated as the ‘when I had free time days’).

It’s not that I don’t have an eye for decor and design; I like to think I do. And I can’t use money as an excuse because, let’s face it, with the ridiculous amount of decor

shows on TV these days, a ordable tips are readily available. I could also blame time, but that’s everyone’s excuse. However, there is one reason I am reluctant to reveal, which is de nitely getting in the way of my inner decorating guru trying to release herself …

The truth is I’m a terrible hoarder. Shock! Gasp! Horror! Yes, my name is Nicky and I am a pack rat. Yes, shameful in this day and age when the focus is on decluttering one’s life and lifestyle … becoming yin and exploring yang.

It’s not that I’m messy, not at all; it’s just that I can’t let go. And I mean not just my high-school yearbook collection: I’m talking about tennis trophies from age 12, a rose from my rst teen romance which today looks more like a giant mothball. I have kept every diary I’ve written from age 12 and I have every love letter ever given to me. I also keep most birthday cards just in case, one day, usually never, I will recycle them and get arty with a home-made card. I keep shoes that no longer have heels because they are seriously hot, and I’m guilty, like most women, of keeping clothes that just don’t t anymore (one day, one day). I accidentally began collecting elephants – ‘accidentally’ because, if you look around my apartment, you will see a suspicious amount of elephant gurines, bookends and candles that have appeared over the years. I’m loathe to throw away old candle glasses in the event I one day take a candle-making class, and I have a vast collection of books, even really, really, really bad ones, that I just can’t bring myself to give away. I keep old batteries in case of an emergency, and buttons for the same reason. I

have a ribbon and wrapping paper drawer (surely I’m too young?) and I keep every gift bag ever bestowed on me.

I have an old cowboy hat and Indian headdress just in case there is another Cowboys and Indian party, as well as bright purple eyeshadow because you just never know when you may need it. I have blinds that don’t t any of the windows in my house (I may move) and empty pot plants waiting for the day I actually buy seeds. I have an unopened bottle of garish green liquor from a holiday in Greece in 2002 taking up space in my booze cupboard and don’t even get me started on my bathroom cabinets …

I will take your silence to be comradeship rather than complete and utter shock. And although some may think I am a great candidate for a home makeover show, I’m sure there are others who are secretly nodding in unison, knowing the powers of an old holey varsity jumper in the bottom of the cupboard.

And so in closing … I have realised that redecorating any oor, wall or ceiling in my home just cannot happen … Because, frankly, my dear … there just isn’t any space.

Maybe I will dig into my ve-years-old-and-still-going-strong collection of decor mags in the corner of the living room for some inspiration.

Indulge in one of these multipurpose stools. A

side table, planter, a stand or ottoman, it really is up

to you what you do with these stylish decor items.

Handcrafted from metal, they are available from Head

Interiors and come in coated white or in a bronze

FOOTING THE BILLProperty is a low-risk investment, making it especially attractive to pensioners, and the market works so as to keep rentals reasonable. But the proposed Property Rates Amendments Bill will force these lessors to either sell, thus depleting their retirement income, or to pass the cost of the new tax on to their tenants, thus raising the living costs of the elderly and the poor. It will also lead many investors to choose an investment with better returns, such as o shore real estate. Prices of existing local properties will then drop as supply outstrips demand, as will the need for brand-new housing, thus forcing SA’s very poor out of labour jobs and out onto the streets. This, in turn, will increase the burden on state welfare. It is for these reasons that I have objected to the proposed bill.Tjaard du Plessis, Johannesburg

BEAN POLLYour mag stood out like a ray of sunshine at Mugg & Bean this morning. I am in the property development sector, and your useful and inspirational articles couldn’t have come at a better time. I especially loved the article ‘Making Our Mark’, as it applauds South African talent. Your mag is on par with international titles, and you showcase our beautiful country in the best light. I was so engrossed with the mag that my latte grew cold, but my heart was lled with new ideas and hope. Thanks for a wonderful read. You can count me as a loyal fan!Anisha Singh

Malverne Cabernet Sauvignon/Shiraz 2008!

Stellenbosch wine estate, Clos Malverne, is well

The grapes are hand harvested and fermented

on the skins in open-top fermenters, after which

they are gently pressed in traditional basket

presses, resulting in a stellar red blend with true

fruit expression and fi nesse. Sweeter spice on the

Q You will be sharing your signature dishes at this year’s extravaganza. Can you give us a tasty sneak peek at the menu?I will be sharing something altogether

new with everybody this year. I will be

making a cold smoked wild barbel with a

sauce gribiche. I’m very excited!

Q What is the most rewarding part of working at Overture? To see how the food and Overture have

grown and developed over the past four

years – it’s been quite a ride.

Q You say that ‘perfection is often strived for, but never achieved’. For you, what is the most important aspect or element of cooking?Flavour.

Q When did your passion for cooking begin?I was fortunate enough to grow up in

an Afrikaans home where food was an

important part of our heritage, so you

can call it a natural progression!

Q What has been the highlight of your career? There have been countless highlights for

which I am truly grateful. One of them

is seeing how people who train in our

company grow and mature and go out

into the world and achieve great things.

Q I have a fi ve-bedroom house and need some interior design tips, including plants. What do you recommend?First you need to prioritise the areas of

your house you want to focus on. Cost

is a major consideration: you will have

to determine how much you want to

spend. The renovation of bathrooms and

kitchens can be expensive, but when

properly undertaken, will increase the

value of your property. Good interior

design is all about improving the spaces

you are using and enhancing the fl ow

of the rooms. There are many ways

to achieve this on a smaller scale. For

instance, consider the style of your home

and choose furnishings that complement

it. Lighting is also important, as it

creates ambience and can be part of the

structural design of a house. Plants add

good energy. But you will need to check

which plant will work for your home,

depending on the lighting conditions

and care requirements. Potted orchids

are always a nice, elegant touch and

require little maintenance. If you feel you

need to turn to a professional, choose an

interior designer you feel comfortable

working with, someone who shares

your ideas and views and can develop

them. Decorating a home can be a long

process and you need to build a good

relationship based on trust and guidance

with your interior designer.

Very few MAKE IT TO BLUE

Johnnie Walker Blue Label. Rare character. Epic achievement.

Every great journey, every grand

vision, every epic achievement

– they all start somewhere. For

Johnnie Walker Blue Label, it

started in 1867, with Alexander Walker.

This was an age that would change

the world beyond recognition, an era that

would see epic achievements in the fi elds

of commerce, architecture, philanthropy,

engineering and banking.

And, in this time of epic achievement,

Alexander Walker was honing blending skills

that had been passed down from his father,

John Walker, whose name is synonymous

with Scotch whisky.

John Walker was just 15 when he fi rst

opened a shop in Ayrshire in 1820 and

began to trade in teas and spices from the

New World, developing his talent in the

subtle art of blending. It wasn’t long before

he applied his skills to whisky.

John and later his sons, harnessed

whisky fl avours from the four corners of

Scotland, marrying sweetness and smoke to

produce deep, characterful blends.

John’s son, Alexander, was like his father

in many ways: determined, visionary, driven

… But more so.

He searched for layered fl avours and

subtle notes, which culminated in his 1867

Old Highland Whisky, a blend of such rare

crafting and fl avour that it became the

defi nitive statement in whisky excellence.

Alexander’s entrepreneurial vision

knew no bounds. His Old Highland Whisky

travelled to the four corners of the world,

winning awards for excellence in Sydney,

Jamaica, Paris and Brisbane. And, in his

quest he continued to break new ground.

He created the four-cornered bottle so

that it could be shipped more easily. He

slanted the label to precisely 24º, making

the Johnnie Walker brand instantly

recognisable. The design, as well as the

whisky, became iconic and desirable, and by

1920 Johnnie Walker whiskies were being

sold in more than 120 countries.

Today, Johnnie Walker Blue Label

commemorates Alexander Walker’s

remarkable Old Highland Whisky,

demonstrating the same rare commitment

to fl avour and the blender’s art.

Johnnie Walker Blue Label is an epic

achievement for our modern era and is

enjoyed by those who share its founder’s

commitment to excellence.

To celebrate epic achievements past

and present, a new look for this iconic

luxury bottle has been launched. The

new Johnnie Walker Blue Label bottle is

a celebration of the original 19th-century

design’s square shape, blue-tinted glass and

thick base.

This peerless blend is a perfect

combination of heritage and modernity,

a beautifully crafted Scotch whisky in a

striking, contemporary bottle.

Johnnie Walker Blue Label refl ects

the Walker family’s belief that neither

the whisky’s age alone nor one single

location is enough to achieve the creation

of an unrivalled masterpiece. For

PRIME PROPERTY

Nestled in the lower reaches of the Mpumalanga escarpment, where the bushveld meets the lowveld, is a property so perfectly situated that it

could have escaped from a fairy tale. The area does indeed enjoy a literary connection, thanks to Sir Percy Fitzpatrick, who worked on a supply route through the lowveld: umSisi House is within the Jock of the Bushveld Conservancy, on that original road.

The tale of umSisi House, named after the sacred coral trees, or , which are indigenous to the area, is an enduring love story lled with intense passion and dedicated hard work. Two English adventurers met on their travels, fell in love and decided to plant their roots in the lowveld region. Amanda and Paddy Bond Gunning’s search for an African farmhouse to call their home was a long one, but nine years later their journey ended, right where it had begun, in the blissful lowveld, just 15 minutes away from the Kruger National Park.

The original farmhouse on the property was simple, yet its views and gardens were unsurpassable. It was the perfect property for the couple to refurbish and turn into their dream home. The roof needed to be replaced, the interiors opened up, the ceiling height extended, the oors redone, the walls replastered, the windows and doors replaced, the foundations extended by 100m2, the kitchen and bathrooms improved, and the ttings upgraded. So this wasn’t just a revamp; it was a refurbishment on a rather grand

scale. Or so it was believed. Until the existing walls crumbled away when work began and the owners suddenly found themselves tackling a rebuild from the foundations up. Fortunately, Amanda and Paddy knew what they wanted from the get-go, and with the help of a local architect and a large, enthusiastic team of local labourers, their vision was ful lled in seven months, and their African farmhouse was revealed. While umSisi House is their home, it’s also a luxurious, ve- star country house which they run according to the maxim, ‘At home in Africa’. Here they o er a bespoke African experience to private groups looking for all the comforts of home when away on their travels. ‘It’s all about quality time in an “at home” holiday environment where people can explore the area and do as they please and then return to the comfort of their African home,’ says Paddy.

Although the building is referred to as a ‘typical lowveld farmhouse’, the exterior of the house is actually quite grand, a vision of whitewashed walls and a striking red roof. A sweeping staircase greets you from the driveway and romantically pulls your eyes towards the front door which sits under the cool shade of a beautiful old ame tree, one of the many existing trees around which the house was designed. Amanda and Paddy tried to source as many of the building materials as they could locally, but certain standout features had to be found elsewhere, such as the glass balustrades around the veranda, which could only be found in Cape Town, and the bright red

roo ng material, which came from Joburg because, Amanda explains, ‘the colour was just unavailable in the lowveld’. While the exterior is certainly di erent now from its previous look, the footprint of the old farmhouse remains and bits of it were incorporated into the rebuilt home, so much so that the old owners frequently pop by to visit.

The house is made up of a collection of entertainment rooms, with an open-plan kitchen, breakfast bar and dining room owing through to a large living room with an inviting replace. There is also an intimate TV room which houses a massive leather sofa that’s big enough for the whole family, as well as a oor-to-ceiling library and a small media room with internet access.

The rooms are all tastefully decorated with furniture and artefacts made from local woods, leather, African textiles and all sorts of wonderful curios collected on the couple’s travels. The main living room opens up onto a large, L-shaped, covered veranda. This space is home to further dining and chill-out areas, which include a built-in Jetmaster braai and reveal panoramic views of the majestic Legogote Mountain, known locally as ‘Lion’s Head – the Sentinel of the Lowveld’. Under Legogote and along the ridge in front of umSisi House lies the African village of Masoyi, where at night the twinkling, low- density lights resemble a Christmas scene.

Closer to home there are views of manicured gardens, magni cent boulders and an inviting

‘Our objective with umSisi House is to provide our guests with quality time in a space where they feel comfortable and can call their own.

umSisi is about the small touches, and guests will be intrigued by the many special pieces positioned throughout the farmhouse’

swimming pool area. The views from the veranda are equally enjoyable, thanks to the glass balustrades, which have taken the place of walls and invite the outside into the farmhouse.

Of the four bedrooms, three host guests, and all are en suite. Sophisticated and luxurious finishes can be seen throughout, and simple colonial paddle fans fight off the lowveld heat. Style and comfort are the name of the game, and all of the bedrooms boast inspiring views of the lowveld landscape. Amanda and Paddy’s rooms have a private entrance with adjoining office, a dressing room that serves as a bedroom for their spoilt, but adorable, boxers, and a small courtyard. There are a further two guest bedrooms, which share a double shower room, in the charming self-catering cottage.

An important colour scheme running throughout the property is red, emulating the umSisi trees’ distinctive flowers and lucky beans. Accents of red have been carefully placed throughout the house in the form of red oven gloves, a red papier mâché hippo, red antique railway lanterns and even a red chopping board. A closer look will reveal red lucky beans creatively placed about the rooms. ‘Our objective with umSisi House is to provide our guests with quality time in a space where they feel comfortable and can call their own. umSisi is about the small touches, and guests will be intrigued by the many special pieces positioned throughout the farmhouse,’ says Amanda. ‘Everything has been considered,’ she adds, ‘even complete wheelchair access.’

One of the most endearing and interesting aspects of the farmhouse are the African curios dotted around. Nothing is randomly selected and each piece tells a story about Amanda and Paddy’s extensive African travels. The couple are responsible for the entire property’s decor and interiors. umSisi House is best described as ‘classic English meets contemporary African chic with an international flair to meet the expectations of a well-travelled clientele’.

Another striking feature of the farmhouse is the wide passageway that leads you to the bedrooms. Steeped in natural light thanks to discreet skylights, the hallway resembles a private art gallery and is home to a number of framed photographs and drawings by the talented duo. Handmade wooden shelves were

specially designed and made locally to adorn the walls and are filled with more souvenirs from the owners’ travels.

If the house causes you to sit awhile and relax, then the garden will have you sitting a while longer in wonder: umSisi House is situated on a slope and behind the property is an extraordinary landscape of smooth rocks juxtaposed against pointy cacti. Among the scattered rocks and boulders lie intricate, predominantly indigenous, plants that provide bursts of colour against the landscape. Even the Jacuzzi moulds into its surroundings thanks to its wooden cladding and begs you to take a dip.

The property extends a further 40ha into the lowveld; 10km worth of hiking trails have been lovingly carved out for the more energetic guests. Add to this a garden tree trail and an impressive veggie

patch and it’s clear that nature has found a home at umSisi House, too.

The house is also impressively green and features solar geysers, rainwater collection tanks, freshwater springs, an indigenous forest and a worm farm, and runs a recycling programme.

As a small water feature bubbles in the background, baby olive woodpeckers sing for their food. The umSisi trees are in full bloom, creating a blaze of red against the blue sky of the lowveld. And as the sun lingers, its rays lazily crawling down the mountainside like a weary traveller, you are wrapped in the warm embrace of Legogote Mountain, and you’d be forgiven for thinking you’re in paradise. +27 (0)13 750 1520, umsisihouse.co.za

In addition to their primary function of providing structure for a building, walls, oors and ceilings have the potential to de ne the character of your home. Using textured wallpaper, laying oating vinyl

‘Once again, hard surfaces – hardwood fl oors, ceramic tiles and laminate – are dominating the residential fl ooring options. Laminate fl oors

have taken over the fl oor-covering market with the practical benefi ts of being durable, hard wearing and beautiful. Wooden fl oors continue to

add old-world elegance, but with a new twist, moving more towards distressed planks, broader widths, and the introduction of exotic woods.

Now more than ever, it’s easy for the average homeowner to make environmentally friendly choices when it comes to home fl ooring products.

Linoleum is the original environmentally friendly fl oor covering, and Marmoleum is available in a wide selection of colours and patterns and

is suitable for any decorating solution. Another trend that’s on the rise is luxury vinyl planks, which are manufactured from virgin PVC, have a

tough wear layer and a more robust backing system than standard vinyl sheets. They are also soft and comfortable underfoot and offer the

look of natural surfaces, such as stone, ceramic tiles and hardwood. An extension of these are fl oating vinyl fl oor planks, which have become

very popular, as they employ new technology that doesn’t require an adhesive for installation, thus allowing for a wider area to be fi tted in less

time. These planks can be easily removed and reinstalled, not to mention that they are 100% recyclable, are environmentally friendly, have no

VOCs and are antibacterial.’

Heads-upLANCE PORTER, Sales and Marketing Manager, NMC Decorative Mouldings

‘Today, homeowners are looking to mix and match the old with the modern – old ideas translated into new formats by reconsidering form,

texture and shape. Plain ceilings have become dated, and new ideas are available to create interest on ceilings and in the areas where they

meet the walls. A major trend we’re seeing is decorative ceilings incorporating lighting, for instance, smooth, seamless, Rhinolite fl ush-

plastered ceilings with LED downlighters or star lights. Modern cornices with straight lines are currently a favourite in modern homes,

particularly to create round-the-room lighting experiences. The trend of using light troughs or light shields to border a room with indirect

light is also on the rise. Classical centre ceiling roses are being used very effectively with modern chandeliers. When it comes to structure and

design, bulkheads and dropped ceilings are popular for creating a three-dimensional look. Ceiling dado moulding strips can also be used to

create visually appealing detail in both colour and form and to break up a ceiling, giving it extra character. Decorative ceiling tiles are not only

trendy, but also their application is becoming more and more fuss free. You can create a three-dimensional effect in both texture and form

with decorative tiles bringing the ceiling alive – it’s the best way to modernise dated ceilings. The technology employed in these tiles makes

them lightweight, unbreakable and an insulant, with the added benefi t of no fuss or mess in their installation. Styrene mouldings have become

the norm in the building industry today, replacing the plaster and gypsum-based products.’

‘There is a growing need to retreat and connect with nature. We see this refl ected in the blurring of boundaries between interior and exterior.

For instance, lounges are increasingly being designed to open out onto large patios. So, nature – earth, wood, water, stone, fauna and fl ora – is

the inspiration for walls. The juxtaposition of natural materials and textures is very trendy, from the rougher, more unfi nished stone-clad walls

to combinations of smooth, refi ned wood and metal. These surfaces are honed to reveal the intrinsic beauty of the material. Cool, elegant

neutrals remain the popular choice for broad walls in the home. Combined with either luxurious, warm camels and blushing coral are nuances

of forged steel, polished concrete and anodised aluminium, wood, copper and oiled leathers. We are also seeing neutrals being offset by

bolder colours inspired by an industrial look or bright colours inspired by fl orals and birds. Aside from paint, interesting plaster techniques

created from combinations of steel, wood and stone inlays make for unusual coverings. Trendy wallpapers range from fl orals to monotone

backgrounds with boldly coloured geometric shapes and patterns and wallcoverings that create fun optical illusions. When it comes to

technical applications and features, there is defi nitely a move towards easier applications with less mess, and low-odour solutions. Eco-friendly

products are on the rise. There is also a big focus on paint products’ being designed for rooms with specifi c requirements, such as the kitchen

and bathroom, where the products need to be steam resistant, grease proof, anti-mould and anti-fungal for high-moisture areas.’

‘There I was, sitting up a tree, waiting my turn to drive the truck. I’d found a sun-bleached copy of an

old Cosmo mag, and was icking through their Top Ten Cool Careers list. Ad Exec sounded good, and hey, what about Interior Designer as runner-up?’

Grant Webster wasn’t the rst young army recruit to feel the pressure of picking a career as his conscription neared its end. Thing is, Grant had ed to the army after trying out his rst career choice: ‘I loved model aeroplanes, so Aeronautical Engineer it was. The closest course at the time was BSc Mechanical Engineering.’ The year was an unmitigated disaster, and when that door shut loudly, even the army looked attractive.

Grant’s military stint, too, came to an abrupt end when conscription was reduced to a single year, mid-year. He returned to the Top Ten list, and consulted with both technikon department heads: ‘Something struck a chord with Design, and I thought, Okay, I’ll be a designer. It took a year, and I was totally absorbed by it. It was very technical, and I’d always understood space and dimensions. My brain works in 3-D.’ Grant was the design department’s candidate for the prestigious Emma Smith

DESIGN

bursary, and by third year he’d opened a design business with a fellow student a year ahead of him: ‘African Image Company. I’d work, go to tech, work, go to tech … It was a crazy time. We had a little office in the stair lobby of a house in Ridge Road owned by a guy who produced wrought-iron work. We designed the wrought iron in lieu of rent.’ Wonderfully, the duo won the project to renovate the Robertsons Spices’ building: ‘We did it with calculators and tape measures. No computers or even a typewriter. We handwrote everything, and a freelance typist put it onto our letterhead.’ Good times, then bad, and African Image Company parted ways.

For Grant’s 25th birthday, his sister gave him a registered business: Fahrenheit Design. He shrugs. ‘I just liked the name. Everybody struggles to spell it – even I had to check out the spelling on the perfume bottle in Edgars. No Google then …’

Fahrenheit Design ran on a similarly threadbare shoestring to the previous company: ‘No, I had no clients. I had a one-and-a-half-bedroom flat, and a secretary. I rose at dawn daily to tidy the bedroom before she arrived for work, ’cause the half room was off the bedroom.’ And the work? The one-man-band sigh: ‘You take anything. Everything.’ And the business limped along with calculators, a wing and a prayer.

Grant was offered a place in a design company in London – ironically with his previous business partner – so, weary of the uphill battle of the solo artist, he packed for greener pastures. But months later, the process was still incomplete, and he decided to stay in Durban: ‘My business was worth nothing, so if it was going to go under, it would go under big. A version of “Go big, or go bust”.’ Not surprisingly, he went big because, for Grant, this turning point was not about staying here, but about viewing himself differently. He just stopped worrying about losing the business or about being a success: ‘When I lost the fear, the business took off. We went from 2 to 22 staff in a couple of years.’ Was there a client who put him on the map? ‘No, I don’t think so. I just changed my mindset. I stopped doing what everybody wanted, and started telling them what they should be doing. That’s how we ended up with some significant clients.’

Having said that, Grant acknowledges Hassan Mall as the first person in his community to entrust him with a major project, and this was the impetus to Grant’s deeper understanding of Muslim culture. He’s completed innumerable projects since, from entire upmarket residential apartment blocks for individual owners to nightclubs to 30 shops at Gateway Theatre of Shopping. His favourite work? Hotels. Why? A grin. ‘It’s a home with no resident client. You get to do bedrooms, lounges, bars, dining rooms … No client taste. It’s my taste – all of it.’

‘That doesn’t mean residential clients are harder to work with,’ says Grant, and he’s not kidding when he says he lectures them. They’re likely to get a version of, ‘You can have it two ways. Either what your friends

have, and probably what you expect, or what I want to do, and you’ll get something extraordinary.’ But there’s a caveat to the latter: ‘You can’t panic halfway, and hold me back, because your job will be a disaster. Halfway through the work, you won’t understand what I’m trying to do. Let it go the whole way, and trust me that only when all the puzzle pieces start to fit together – about two months before completion – you’ll understand what I’m doing.’ Some do, some don’t, but Grant knows those who do will always get the better job.

So, do his clients have any say in terms of decor? ‘I’m not talking decor; I’m talking design,’ says Grant. ‘That’s the non-negotiable bit. Give me your architect’s plans before you’ve laid the first brick, and let me look at them. I’ll plan the house, source the tiles, furniture, everything … pull it all together and, if necessary, commission a painting for your house.’ A grin. ‘We’ve hired domestic workers, put a live-concert DVD into the machine, and filled the fridge, too. We’ve done an R8-million house where I met the client when he gave me the job, and only once again when I gave him the keys.’

Grant is adamant: ‘There are no coincidences in my interiors. Everything is by design: a mirror will be bevelled to refract light and make patterns on a particular surface; tiles will run in a particular direction to draw the eye towards something. Almost everything is customised, and you will never ever see a repeat in any of my other projects.’

When Grant talks commercial work, it’s always about the intention: ‘Designing a fast-food venue where you don’t want people to linger any longer than half an hour needs an entirely different visual and functional approach to a single-sitting, fine-dining experience.’ But no matter what, for Grant, ‘you have to start right at the beginning of the project – I can’t make the most of an interior if it’s already half done.’

A request for decor trends doesn’t sit well with him: ‘I’m always asked this, and actually, I’m disinterested. I love grey, and before anybody says I only use grey, there are probably about 400 shades of it. I love dirty colours, can’t abide primaries, and I’m not good with white. If you want to talk trends, then talk about big drivers, like technology. Home automation can have a price tag of R1 million, as opposed to taps and baths, which come in at R200 000, so it’s imperative that I know all about that aspect of design. Technological advances make a massive difference to high-end design.’

To date, Fahrenheit Design has completed over a thousand projects, from London to Umhlanga, Uganda to Angola, where they’re currently looking at a project of over 50 hotels. Is Grant stressed by the magnitude of this venture? Not at all. A wide grin. ‘I’ve been doing this for 18 years now, and I’m no longer scared of anything. In fact, I’m probably having fun for the very first time.’ +27 (0)31 312 3335, fahrenheitdesign.co.za

Barrow Flooring is South

Africa’s sole distributor for

the world- renowned fl ooring

brands, Pergo, Universal and

Magnum. Pergo’s vast range is

comprised of timeless oaks, rich,

radiant woods, stone and fashion

ranges as well as the new vinyl

range. Universal and Magnum

engineered fl oors offer a variety

of natural timber species with

a selection of fi nishes, from

lacquered or oiled to brushed,

to name a few.

What’s trending in your fi eld?

Globally there has been a

shift towards environmentally

responsible products in both

commercial and residential

projects, and the positive

features of wood takes

advantage of the green

revolution. Engineered fl ooring

reduces the cost of production

in comparison to a solid wood

fl oor and limits problems

related to installation, which

in turn translates into a cost

saving for the client. Pergo’s

enhanced durability, fade and

stain resistance and superior

moisture resistance are seeing

a remarkable turn towards

laminate fl ooring.

BARROW FLOORING

Tell us about yourself and your

products/services.

Barrow Flooring is one of the

leading suppliers of fl ooring,

laminate and engineered timber

alike, namely, Pergo, Universal

and Magnum. Our laminate range,

Pergo, ranges from timeless oaks

and radiant, rich woods to ceramic

and stone fi nishes. We also have

included vinyl in our new range.

Our new, longer board size makes

installations quicker and gives you

the feel of real timber planks. Our

engineered ranges, Universal and

Magnum, also boast a wide range

of exotic timbers: brushed and

limewashed, just to name a few.

What’s trending in your fi eld?

South Africa is usually

conservative, but is leaning more

and more towards European

trends, which makes it easier to sell

our range. The current trend seems

to be the whitewashed/greyish

look – even black – for fl oors. The

trend is also moving towards the

longer-formatted boards with a

bevelled edge.

Your best-selling product?

Our best-selling product would

have to be the Pergo Living

Expression long plank with a four-

way bevel, if it’s the natural look

and feel you’re looking for. Our

best-sellers in the engineered

range would be the new Universal

Monet range.

Black Fabrics is a decorative

to everyone’s tastes in fabrics,

wallpapers, leathers or furniture.

What are the biggest trends in

your industry?

The wallpaper trend continues

to grow both locally and

internationally, so much so that it

has become the design signature

of a room, reception at the offi ce

or wall feature in a retail space. It is

a must have! Locally, we are seeing

the use of sheer drapes becoming

more and more popular. With our

climate and wonderful natural

light, it makes sense to decorate

your windows with our many sheer

fabric options. They offer privacy

yet still let the light in. For 2012,

I fi nd that running a dynamic

in the supply of mosaics is an

exceptionally exciting way to

earn a living! From passionate

and professional staff to the

artistic fl air and experience

from my father, Robin, I am

surrounded by people who need

guidance rather than motivation.

Our products are all answers to

the questions our market asks.

What’s trending in your fi eld?

The most exciting interior design

trend presently is the migration

back to wallpaper as a feature

within a home. Technology

allows these feature walls to

be covered in mosaic patterns

and this has opened up creative

opportunities for our marketing

and production departments.

Your best-selling product?

Rustic ceramic mosaics are

And our numerous glass

attracting much attention.

limitless. From feature walls to

Formed in 2003, Ecostrong

was established to import and

distribute bamboo fl ooring to the

southern African market. Today,

Ecostrong remains a premier

supplier of top-quality bamboo

fl ooring and products.

What’s trending in your fi eld?

Bamboo remains one of the only

truly green natural products on

the market. The scope of projects

is increasing, as bamboo is no

longer restricted to fl ooring, but

extends to panelling, ceilings,

custom furniture, exposed

laminated roof beams and so

much more.

Your best-selling product?

There are three grain variations in

bamboo: horizontal, vertical and

strand woven with two colour

options in each grain: natural

and carbonised. Our best-selling

product is still the carbonised

strand-woven wide-plank fl oor.

The most interest, though, is

generated by the solid bamboo

it can be used for anything, from

rapidly. This decking season,

reversible boards, with a different

After fi ve years in the paint

What’s trending in your fi eld?

trends in fl ooring are texture and

natural products. Consumers

to make their project something

special. People are increasingly

natural products, like wool, which

What’s trending in your fi eld?

Current trends internationally

of unusual formats: polished,

enables them to make informed decisions about their properties, such as property values nationwide and municipal valuations. Justinus also happily announced the completion of the company’s first TV advert, which will be flighted soon.

Over a delicious starter of asparagus and ham soup, I discussed the state of Centurion and Pretoria’s property markets with Private Property Regional Sales Manager Genevieve du Preez, Sanet van den Berg and Sonia Joubert of Property 100, and Paul Greyling of Chas Everitt Centurion. All remarked that they had witnessed an uptick in activity, sales and values, and that market conditions appeared to be improving. They added that Brits, Rustenburg, Centurion and Hartbeespoort’s lifestyle estates in particular were booming.

Rochelle Pheiffer of DeVilliers & Phieffer Attorneys, Jan Davel of Realnet and Antoinette Loots of FAR Properties agreed. ‘The advent of spring always improves sentiment, and agents are tapping into this positivity,’ noted Jan.

While I sipped on a glass of excellent Glen Carlou Cabernet Sauvignon, Freda Kooij of Smartsell outlined how she had entered the property market when it was at its lowest ebb, in 2008. Not only had she survived, but she’d thrived, and she attributed her success to her partnership with Private Property as well as to her determination to work purely on a sole-mandate basis.

As the guests polished off the last of Jan’s butter- soft beef chop suey, I asked Johann Liebenberg of VDT Attorneys and Tobie Le Cornu of Fuchs Roux Inc. what they thought of SA’s current legislative environment. Both said that while the National Credit Act, Companies Act and Consumer Protection Act were essentially positive, the proposed Property Rates Amendment Bill, if passed in its current form, would have disastrous consequences for the property market and that it needed to be overhauled.

Over the flavour-packed lamb main course, Era CEO Gerhard Kotze said he reckoned the property market was fundamentally healthy. The only real fly in the ointment, he said, was that personal debt levels were high, and that your average first-time buyer couldn’t afford a bond. But developers were beginning to cater for this segment and this would galvanise market activity, he added happily.

Just before dessert I chatted to Rothea Olivier, the founder of Realnet, who was clearly passionate about the industry: even though she sold the company a number of years ago and retired, she couldn’t stay away from the game, and recently founded Real One Realtors. She said she aimed to establish 21 franchises before the end of the year and that she was well on her way to achieving her goal.

The evening came to a close with a decadent chocolate brownie, fig ice cream and apricot malva dessert. While I savoured this confection, Albert van Rensburg, an IT and Business Media Specialist, explained how South Africa’s strong legal and banking framework was standing the country in good stead with foreign investors.

Our appetites sated, Rawson Properties’ Johalna Minaar remarked that the group was experiencing good growth. This was simply the cherry on the top of an evening suffused with positive sentiment.

HOLIDAY LIVING

The economy’s depressed, and so are a fair number of property investors who either overextended themselves or aren’t enjoying their envisaged returns.

Like the entire property market, the holiday home market has taken a knock, and effectively a nastier one because, says Dieter Deppisch, head of Property Data Research at the South African Property Transfer Guide, ‘these properties are deemed non-primary homes, and recovery of the buy-to-let and leisure market sectors of the market has been significantly slower’.

But there will always be those for whom a holiday home is an integral part of their lives. Andreas Wassenaar, principal of Seeff Dolphin Coast in KwaZulu-Natal (KZN), says, ‘Zimbali and Simbithi alone, without even considering the popular sectional title holiday homes of Ballito or the freehold properties of Salt Rock and Sheffield Beach, accounted for R860 million in trade for the period of 1 January 2010 to 30 August 2011 – evidence that holiday homes in KZN are finding buyers.’ If you

own a beach house, it comes with a number of issues, from security concerns when it’s semi-dormant for most of the year to the rising cost of rates, electricity, and water. On the flip side, says Fiona Crago of Fiona Crago Real Estate, the rising costs of owning a home in a gated estate and the stringent homeowners associations’ rules are nudging would-be buyers back into the freestanding-home market.

Holiday homes were predominantly beach cottages strung along the warm waters of the KZN coastline, and owned, rented or let out by the landlocked. Families flocked to the sea, and it made good sense then to own your own property, or at least syndicate it among family and friends. Today a great deal of that holiday and investment market, particularly, but by no means exclusively, the international sector, is heading to the more cosmopolitan glam of the Cape coastline. So, other than our bank balances, what’s changed in terms of where we holiday and why?

Clearly, local is lekker, and even more so when you have to bring on the good times for an entire family. But it’s not just about cost – there’s a massive upsurge

in the number of people wanting to explore their own vast and varied terrain, and there’s a wealth of glorious holiday options from coast to coast. The serenity of the Agulhas/Struisbaai/Arniston region, for example, is gaining traction in the market, thanks to natural attractions, such as Agulhas National Park, De Mond estuary and De Hoop Nature Reserve, the longest uninterrupted beach in the southern hemisphere, warmer waters than those further west, and associated activities, including whale-watching, offshore and deep-sea fishing, says Johan Roodt, spokesperson for Langezandt Fishermen’s Village. This year has seen homes in the R5-million to R10-million bracket being built at Langezandt as it begins to rival places such as Hermanus, Arniston and Knsyna.

Of course, the traditional hotspots – Clifton, Plett, Hermanus, Langebaan, Umhlanga, Zinkwazi, George and Knysna, will always hold their value and appeal. But there’s been a shift in mindset. Over the past decade, we’ve all been hit by the accelerated pace of life, the limited leisure time together, and the stresses of everything from traffic to the onslaught of easy

Holidays. We don’t only love them – we also need them. But what about the country’s holiday home investment market? Where are the new hotspots, and why are they popular?

Are we there yet?

HOLIDAY LIVING

communication, and this has moulded a new leisure market that seeks the road less travelled – and balks at it being tarred. Add to that the 4 × 4 as standard family vehicle, the relative affordability of holidaying, or indeed buying, in little towns off the beaten track, the charm of renting or buying a cottage with fewer mod cons but more nature, more wildlife and simpler pursuits, and you have a holiday/ investment market with a new face. You need only look at the number of vehicles with mountain bike carriers and rooftop attachments for everything from tents to kayaks and it’s clear that many families are going back to basics, albeit in fine style.

Holidays involving outdoor leisure activities are on the rise, and niche towns like Dullstroom, Clarens, Prince Albert and others hold great appeal. Chris Hatter, principal of Rawlinson & Hoff Estate Agents, in Dullstroom, says people used to purchase property in the area as private weekend retreats or as buy-to-let investments, but that’s changing: ‘Many of the

weekenders have either retired here permanently or made a lifestyle change – they live here, and commute to the cities or even abroad. You can still pick up a cottage here for R750 000 – if one comes on the market.’ Bottom line: little spots, such as Churchhaven, St Francis, Clanwilliam, Paternoster and Gordon’s Bay, are now beckoning to those who not only don’t want to keep up with the Joneses, but also prefer to get as far away from them as possible.

Speak to many South African holidaymakers today and you’ll find that the bush has become the new beach. A burgeoning sector of the market is choosing to holiday in exclusive developments bordering nature or game parks, such as Kruger National Park or Hluhluwe-Imfolozi, and is investing in its own or syndicated lodges. Others are heading for the plethora of superlative private game reserves where the simple life can be anything from rustic to sumptuous.

Another factor in the mix is the number of little towns, say, up the Cape West Coast or KZN’s

North or South coasts, which previously were holiday/investment havens and are now becoming viable homes for purchase by those entering the property market. Not only have the amenities and infrastructure of these enclaves improved substantially, but also accessibility to business hubs has been made speedier by sophisticated road systems, while internet connectivity is making it an option to work from home. Some people are now buying these holiday homes with the future in mind, not so much as an investment, but as a place to retire to.

This means, of course, that previously forgotten little towns are now being remembered – like it or not. The joys of no traffic jams, limited cellphone reception, walking and talking to your kids, and making history with them, is becoming increasingly appealing. The world will always adore the seasonal buzz of Plett, the bright lights of Umhlanga, and boating on the Vaal, but there’s something about Paternoster and Parys …

I have a confession to make: up until a few weeks ago, I had no idea where Polokwane was. So when the opportunity to visit Protea Hotel The Ranch in Limpopo came up,

hearing that it was about 20km outside Polokwane didn’t really help me.

It turns out that this translates into a drive that takes roughly three hours from Sandton. Once my travel companion and I had passed the city tra c, the drive was a breeze, and we even managed to make up time.

We arrived at the hotel at around 7 p.m. It looked like any other game resort: rooms spread out over the grounds, with ample space for parking. But there’s far more to Protea Hotel The Ranch than rst meets the eye.

A hint of what was to come greeted us in the reception area. Standing high above the front desk

was a beautifully preserved lion, one of the Ranch Conservancy’s former inhabitants, who died of cancer. After checking in and taking a few photos, we headed to our suite, complete with its private Jacuzzi and patio. We dumped our bags and made a beeline for Basil’s, the hotel’s ne-dining restaurant, where each course was more delicious than the last. We went to bed satiated, and excited about the next morning’s adventure. Walking with lions.

By the light of the next day the full e ect of the Ranch’s 1 000ha hit home. The conservancy is home to 30 species of game, and of course its pride and joy (pun intended), is the lion park.

Filled with exhilaration at the prospect of getting up close and personal with the king of the jungle, we climbed into a game-viewing vehicle. As we approached the lion park our driver, Frank, explained that the lions that we would be meeting were all about

nine months old. I breathed a sigh of relief – surely they couldn’t be that big?

As we arrived at their holding area, I tried to listen as we were given a safety brie ng, but all I could focus on were the ve giant cats playfully rolling around and jumping on each other in the background.

I looked around for the dart gun that I was surely going to be given for our walk. Instead I was handed a wooden stick. One of the three white lions let out a growl as a friend pounced on him, and I gulped. Suddenly this didn’t seem like such a good idea.

The rules for the walk are simple: no running or crouching, as this will be seen as an invitation to join their pouncing and playing, and no interacting with the lions when they are eating their meat, as ‘they will become aggressive’.

We followed our guides into the enclosure and the lions greeted them excitedly. As we entered the

park, the lions dashed o into the distance. However, our guides explained later, they would always keep us in sight because, for that day at least, we were part of their pride.

While the lions behave mostly like giant toddlers, you can almost see the wheels turning in their minds when they look at you, and every so often one of them reminds you what it truly is by growling at one of its mates.

As the lions began to relax into their morning walk, we were given the opportunity to hold their tails and stroke their backs. For most of the walk they barely acknowledged us, but one of the white lions did run past and nudge me, which, one of our guides explained, is a sign of a ection.

The morning seemed almost surreal: as the lions became calmer, so too did we, and the walk was over before we knew it.

After a delicious breakfast, Paul Shearer, whose family owns the Ranch, took me on a tour of the grounds. I was immediately overwhelmed by the scope of the facilities o ered, including the 12-hole, 3-par executive golf course and academy, which Protea Hotel The Ranch added to its grounds in May last year.

Guests can stay in one of 40 ve-star self-catering cottages – perfect for a family trip. While dad enjoys a bit of time on the course, the kids can swim in one of the four swimming pools, play in the games room, visit the animal farm or go on a lion tour (under-16s are not allowed on the walks, though they may tour by game-viewing vehicle).

A wedding venue and 13 conference venues of various sizes are also on the grounds. What I found fascinating was that a few conferences were taking place that weekend, yet our relaxation time was never

once interrupted by attendees (or anything else for that matter). If all of these facilities aren’t enough to make you drive through to Limpopo, then perhaps staying at Kolobe Tented Camp or a spin on the 4 × 4 course will do the trick.

In addition to the self-catering cottages, the hotel has 150 rooms, including presidential and executive suites and deluxe rooms. Everywhere you go the sta greet you politely. And while the facilities are as impressive as any Sandton hotel’s, Protea Hotel The Ranch still possesses the warmth of the family business it has been for over 50 years.

After yet another sumptuous dinner and breakfast and a few hours whiled away in the pool and Jacuzzi, it was time to go home. We left armed with stacks of photos and plenty to boast about in the o ce on Monday morning. +27 (0)15 290 5000,

Traditionally, the property market tends to pick up in terms of sales volumes from spring onwards. This has been an eventful year with a slight improvement

in sales volumes over 2010. Contributing factors include steady interest rates, homebuyers’ realisation that the time to buy is now, and homesellers who have become more realistic in terms of their asking price or are taking the opportunity to either upgrade their homes or move on with their plans. We see a stable property market for the foreseeable future, provided political situations, international crises and interest rates don’t spiral out of control.

There is still a healthy demand for property in Johannesburg’s good Northern Suburbs, as clients strive to be conveniently closer to their places of work and play and to good schools. This pattern can be discerned in other major centres across South Africa, too.

Our advice on making deals happen in the current market is that you need to balance the needs of homebuyers with those of homesellers. Agents need to have the knowledge and insight to comfort buyers that they’re getting a fair deal and to educate sellers on setting a realistic market price.

The latter is achieved by providing factual information in the form of a detailed comparative market analysis showing similar homes that are for sale, actual registered sale prices as well as homes that have not sold despite an active marketing campaign.

The role of the modern estate agent has become an integral part of the property sector, because for most people property is the biggest asset they will ever own as well as the largest nancial investment they will ever make. Education within the real estate industry is going through a much-needed formalisation process which in turn will lead to a more professional industry.

It is an honour to have been named the FNB Property Professionals of the Year. We had many worthy competitors from around the country. The message that we would like to spread during our tenure as the FNB Property Professionals of the Year is that real estate is a viable, lucrative career option for young professionals and entrepreneurs. Good luck for the last few months of 2011. Stay optimistic, and we wish you all the best!

Memories, relationships

and treasured

possessions – homes

are havens for the things that matter most.

Our brand knows that what makes a property

special is not just its price tag, but the

importance of the life within. Many people

ask us how to go about turning a house into

the perfect home. Having visited some of the

world’s most beautiful properties, and since

I've just furnished my own new home, I feel

qualified to educate and give some tips.

Decorate for yourself

Some people think they should dress their

home a certain way in order to make a

statement. This is completely off the mark.

Your home should reflect who you are, not

your multimillionaire neighbour! There is no

point aspiring to a Philippe Starck home if

you find it uncomfortable. Also, it is advisable

to follow the structure of the shell: if it’s

contemporary, don’t go putting antiques all

over the place.

Less is more – clutter kills

When you first start decorating, it’s like an

addiction – you want to do everything, now!

Slow down, and choose pieces wisely. Try and

visualise the whole picture. No one likes clutter

– it makes a home look clumsy and dirty. Also,

don’t store things just because you may need

them one day. If you haven’t used a couch or

table in six months, it needs to go.

Colour lifts your spirits

My friends know that I am obsessed with

colour, especially oranges and reds, and this

is conveyed the minute you walk through

my door. My home encompasses pockets

of colour in selected areas. Usually, people

are terrified of colour and think that neutral

shades signify class. But sometimes if you’re

a little too neutral it looks dull and makes you

lethargic in your own home. I am a huge fan of

gorgeous wallpaper or splashing one wall with

a vibrant colour, such as an easy-on-the- eye

red or blue. If you choose a colour theme,

weave it throughout your home using throws,

scatter cushions and even pot planters. Form a

palette, just like an artist would, and play with

it, but always tastefully. The one thing worse

than a dull home is garish one!

Next month, I’ll share what I’ve learned

about gardens, photos and artworks, interior

decorators, and the importance of having fun.

Until next month.

at International Housing Solutions (IHS), which has invested R100 million in the project, says,

‘The government has been highly supportive of private sector developments at the lower

A new helping handBecause of the global credit crisis, a new tier of

non-bank lenders attempting to fill the void left

by strict bank lending requirements has emerged

in the US and the UK. By offering investors a

this trend, with non-bank lenders offering

Vermaaklikheid entertainsThe hamlet of Vermaaklikheid lies about three

and a half hours out of Cape Town, on the

Duiwenhoks River, in the Overberg region.

There are only 70 houses there, many of

which are used as holiday homes. De Hoop

Nature Reserve is close by and popular in

whale season, and there’s a private airport

just 35km away. Property prices range from

R1,1 million to R5,5 million, says Jennifer

Seggie, area principal for Pam Golding

Properties (PGP). PGP currently has three

properties on the market in Vermaaklikheid.

Rising to the occasionOld Mutual and FirstRand Bank have broken ground on their

joint development of the Portside Building, in the Cape Town

CBD. Attending the ceremony was Western Cape Premier Helen

Zille, who commended the two fi nancial services groups on

their commitment to the economic growth of the Western Cape

Province. The R1,6-billion project represents a sizable investment

in the local economy. Designed by dhk Architects and Louis

Karol Architects, the 32-storey building will be the tallest in the

CBD, taking up the entire block between Buitengracht, Hans

Strijdom, Bree and Mechau streets. The Portside Building will have

52 000m2 of offi ce space and a banking and retail area of 1 200m2,

with ground fl oor access from either side. The developers are

conforming to green building principles and intend applying for a

four-green-star rating for Portside. With its completion scheduled

for late 2014, the Portside Building will serve as the provincial

headquarters of FNB, RMB and Wesbank.

Ingenious moveBidvest Bank has signed a fi ve-year lease for

900m2 of A-grade offi ce space in 33 Martin

Hammerschlag Way, one of fi ve buildings on Cape

Town’s Foreshore that are being revamped. Major

drawcards for Bidvest were the ample parking

space available – a novelty in the CBD – as well as

the easy access to the N1 and N2 highways and

proximity to an IRT terminal. The bank’s offi ce will

be situated on the sixth fl oor that’s being added

to the building. Owned by Ingenuity Property

Investments, 33 Martin Hammerschlag Way is

also getting new elevators, a new foyer and new

fi nishes as part of the renovation. IBM is another

of the building’s blue-chip tenants. The Vodacom

building on the Foreshore is also being upgraded.

JHI’s Selwyn Sharon says interest in offi ce space in

West Coast wonderJust off the R27 (West Coast Road) and some 60km from Cape Town is the Unesco-

proclaimed Grotto Bay Private Nature Reserve. The reserve totals 685ha, of which 60ha

has been allocated to an eco- friendly housing development. There are 220 erven of

800m2 each, and the residential component is 80% complete. Pam Golding Properties

is marketing six properties within the reserve. Prices range from R1,6 million for a

three-bedroom cottage to R2,7 million for a 711m2 beachfront plot and R7,7 million for

a designer villa. Most homes on the estate offer views of Table Mountain and Dassen

Garden Routeinvestment, real estate, news & leisure

The quaint coastal town of Sedge eld, on the Garden Route, has been drawing more and more attention from investors and holidaymakers since it was accredited

as the rst Cittaslow town in Africa. Cittaslow is a global organisation that promotes quality of life and represents the resistance to life in the fast lane.

Walter Bakker, marketing manager for Pam Golding Properties Sedge eld, says that the slow-paced, relaxed lifestyle in Sedge eld has been boosted by the presence of surfers, volleyball players and other

beach and surf enthusiasts. Other attractions that have seen the town growing in its appeal are a new co ee shop, a beach volleyball court, a surf shop, a pub, and the Slow Festival that takes place annually in July.

Because of the town’s increased international exposure, interest in its residential property market is also growing, says Walter: ‘Word has spread that, even in the early millions, there are excellent value-for-money homes available, and more and more of these are being snapped up by smart investors and those who have waited to capitalise on such opportunities

to nally purchase their longed-for seaside home.’ A two-bedroom, one-bathroom home with a full one-bedroom guest suite and kitchen can be purchased for R895 000, while a three-bedroom, two-bathroom family home of 1 115m2, goes for around R999 000. The price of beachfront stands ranges from R1,97 million to R3,3 million. Walter adds that 60% to 70% of homeowners are permanent residents, and that building activity in Sedge eld has resumed, with numerous new homes springing up. +27 (0)44 343 1287, pamgolding.co.za

You can now purchase older homes in George for around R850 000 to R1,2 million, and there are also superb opportunities for those wanting to buy

into a gated estate

The ins and outs of property valuesTraditionally, the Garden Route’s property market has lagged behind other markets, and

subsequently has been slower to recover than others after the recession. Peter Maré, owner of the

Sotheby’s International Realty franchise in Knysna, says that this is because numerous out-of-town

sellers are not realistic about local market conditions and are asking too much for their properties.

Many sellers in the region are also not under the same financial pressures as those in other areas, as

evidenced by the lower-than-average number of distressed property sales in Knysna. According to

Lew Geffen, chairman of Sotheby’s International Realty in South Africa, overpricing in Knysna could

cause demand to dry up in a market that is almost entirely made up of second homes. Lew says,

‘In tough economic times the number of potential buyers is limited anyway, while would-be sellers

often don’t realise that market conditions in the town are quite different to those in which they have

their primary residences.’ However, Lew adds, the demand for coastal homes has increased recently,

and that those who want to sell now should seek advice on pricing their properties correctly.

A boost, by George! The southern Cape city of George

is known for its scenic environment,

mild climate and, more recently,

for its value-for-money properties,

previously unheard of in this affluent

area. Tim Kirby, owner of the Sotheby’s

International Realty franchise in

George, says, ‘In the boom years from

2003 to 2008, prices rose rapidly in

George and in nearby towns, such as

Wilderness and Sedgefield, as well as

in the luxury golf estates dotted along

the Southern Cape coast.’ But because

of the recession, property prices have

dropped and are now more accessible

to the average buyer as well as to local

salary earners. You can now purchase

older homes in George for around

R850 000 to R1,2 million, and there

are also superb opportunities for those

wanting to buy into a gated estate. Tim

says, ‘In many cases, serviced stands

in security estates here are being sold

for less than they originally cost, with

prices ranging from as little as R80 000

to about R650 000.’ Another hit with

the buyers are lock-up-and-go holiday

homes which make for excellent

long-term investments, such as the

14 three-bedroom, two-bathroom units

in Wilderness Milkwood gated estate,

which are available from R1,2 million.

Embracing Mother Nature

The collective vision of Stella and Christopher Bettany and an a uent African businessman, Quilálea is an idyllic island paradise.

The story begins with Stella and Christopher, originally hedge fund managers in London. They discovered a young local, Gabriel, and his backpackers’ retreat on Benguerra Island in Mozambique while holidaying, and it was a friendship that would inspire a change of heart, career and destination. What was the original backpackers’ is now the stylish and luxurious Azura Resort, which is renowned for its breathtaking beauty, perfect location alongside a coral reef, and its modern facilities, which include a Padi dive centre.

With the success of Azura under their belt, it was a natural decision to acquire Quilálea Private Island when it came on the market. Situated in northern Mozambique, the island was tired, run down and in need of some good, old-fashioned love and a

big dose of passion. O cial renovations started in February and today the result is Azura Quilélea – simply heavenly. Nine villas have been magically transformed into romantic, and private dwellings that are perfect for the ultimate escape.

Quilálea is essentially an eco resort, and while it’s luxurious, it also embraces all green principles and encourages its guests to do the same. In fact, in the bedrooms, guests have the option to choose the ‘Eco’ switch, which makes use of solar panels and minimal electricity, or the ‘Luxe’ switch, which turns on the air conditioning. The island, however, lies in the path of a gentle ocean breeze and creates its own cooling patterns, and thanks to this, Quilálea has been certi ed by the World Health Organisaton as the only malaria-free island in Mozambique.

There is no airstrip; there is no helicopter pad. The only access to Quilálea is by speedboat. Add to this no cellphone reception and you have the ultimate in exclusivity and seclusion.

is November sees the reopening of Quilálea Private Island as Azura Quilálea,

a masterpiece of luxury and natural splendour situated in the pristine Quirimbas Archipelago

National Park

Industry leader Andrew Shapland, the

Roving Ambassador, introduces Azura at

Quilálea, which takes island destinations

into a new dimension in eco tourism and

takes you beyond ‘Six Senses’.

Gambling on paradiseA group of business professionals from Macau, but based in South Africa, have expressed their interest in building a casino on the site of the

Maputo International Fair (Facim) in Ricatla, in the southern Marracuene district. The Export Promotion Institute (Ipex) says the project is just

one example of the contacts made during the most recent fair. Other parties are interested in building hotels on the site. Ipex is seeking ways

to make the site economically viable throughout the year rather than for just the couple of weeks in which the Facim takes place.

Oiling up MozambiqueInvestors are buying into the development of a $4 billion (R30 billion) liquefi ed natural gas (LNG) terminal, located in the deep-water Rovuma

Basin, off the Mozambican coast. London’s AIM-listed Cove Energy holds an 8,5% stake, while Mumbai-based Bharat Petroleum Corporation

(BPCL), one of the largest public sector oil marketing companies, will invest $400 million (R3 billion) for a 10% stake in the project. An

additional 10% has been bought by Videocon Hydrocarbon Holdings. In the six blocks in the terminal owned between BPLC and Videocon,

four major natural gas discoveries have been made, encouraging additional exploration and, probably, further commercial developments.

Mozambique’s state-owned oil company, Empresa Nacional de Hidrocarbonetos, holds a 15% share in the project, while a 20% stake belongs to

Japan-based Mitsui E & P’s Mozambique subsidiary. Texas-based Anadarko Petroleum holds the largest stake, with 36,5% in hand. D. Rajkumar,

MD and CEO of BPCL, says, ‘We have a world-class natural gas discovery in Mozambique, with recoverable potential of 6 trillion cubic feet.’

Global engineering companies KBR and Technip have been commissioned to perform pre-FEED studies on the terminal.

Some people start their businesses on a wing and prayer. Not so with Jo Morreira, director of Blue Living Properties, who had a clear vision for her own realty company after years of working for bigger corporates.

‘It wasn’t about ego, or even seeking my fortune,’ says Jo, although she says she has “an entrepreneurial spirit”.

‘I wanted to offer a fl exible, highly personalised service to my clients and follow through with consistency, versatility and excellence.’

She says she conceived a niche company where clients could pop in for a cappuccino and a chat – ‘nothing intimidating, no huge, soulless boardrooms, just honest service and communication.’

She then proceeded to look around for a “strong, dynamic team”.

‘I wanted a sales team with the same values, integrity, and work ethic as me. People who are willing to give 100% to every task.’

She found this in an all-female staff: Louise Henning, Sue Prior and Jemini Netscher. ‘Louise has built and sold many of her own homes and is honest, direct, brilliant at valuing property and is very vibrant and well-connected. Sue is down-to-earth, and has a psychology background so has strong interpersonal skills and an extra insight into what people want, while Jemini is our

admin wiz.’ Of herself, Jo says she is unfailingly patient, calm and “highly tolerant”.

‘So far, this is a woman’s only agency. We are family people with our own children and parents. We want to treat our clients the way we want other agents to treat our children when they’re buying their fi rst house or our parents when they’re selling to move to a retirement home.’

When it comes to selling homes, Jo says, you’re really selling “lifestyle and dreams”. ‘It’s all based on a huge amount of trust, and often, women have a natural facility for this. I’m not saying I’ll never employ a man – but he’ll have to be a pretty special kind of guy!’ she laughs.

The ‘Blue Living’ name started with the fact that Jo’s favourite colour is blue. ‘It’s symbolic of water. The logo is of an olive branch, a metaphor for new life and peace.’

Jo says clients often need guidance to see beyond what is immediately visible. ‘Sometimes it’s hard to see

the fi nished product and one small adjustment can make all the difference in a new property.’ She says it’s usually the biggest asset people will own and buyers want to feel ‘nurtured’ through the process.

‘I love marrying a buyer with a seller, being exposed to people’s individual decor and designs, and seeing how people interpret their personal space.

‘But most of all, I enjoy the fi nal product: a happy ending for buyer and seller. The feeling is one of complete closure.’

Jo and her team are on hand for a cappuccino, a chat, and most importantly, a highly personal and professional residential real estate service.

Still fresh FOR SALE

FOR SALE – A Fine Neo-Classical Restored Cape Dutch Homestead in Stellenbosch

Imagine yourself living in this historical manor house, built in 1812 – the very same year in which Boschendal Estate Manor House was built. The property’s pedigree is practically peerless: a national monument, it dates back to 1692, and the fi rst title deed carries the signature of Cape Governor Simon van der Stel.

Offers around R16,9 million are invited. This fi ne property comprises:

Manor House• Cellar• Cottage• Wagon House• Outbuilding (presently used as stables)• Four-car garage•

till freshafter all these years!

To view, please contact Owner on +27 (0)71 372 2883 or [email protected].

Conveniently situated some 4 km from the Stellenbosch town centre, the property is bordered by a security estate on one side and vineyards and fruit trees on the other, making it both secure and picturesque, with lovely lawns and gardens extending to a perennial stream. Nearly 10 years of intensive restoration work on the house and outbuilding has been done, ensuring that the property is good for another 200 years! Yellowwood fl oors and ceilings and stinkwood/yellowwood doors, and a tiled entrance and kitchen lend a sense of charm and history to the house, while the thatched roof and thick walls keep it cool in summer.

The Manor House (635 sqm) is confi gured for two bedrooms, but there is additional space in the roof for at least another three. The cottage (308 sqm) has three large bedrooms, and the wagon house (256 sqm) has an additional two large bedrooms with living rooms. The building next to the house is presently used as stables (96 sqm), but is suited to use as a

house or staff accommodation. The cellar (430 sqm) is a blank canvas, its uses limited only to what you can imagine!

Run your own business from this oasis of calm! You could live in the Manor House while hiring out the other buildings as wedding or conference venues, or use them for guest accommodation, or convert them to a fi nancially viable wellness centre and spa, or offi ce space.

Stellenbosch is conveniently close to Cape Town International Airport, Franschhoek and Somerset West and boasts one of South Africa’s fi nest universities and is well known for the quality of its schools. The town offers incredible mountain scenery, wine farms, restaurants, the Conservatoire of Music, heritage sites and golf clubs, and is the home of Maties Rugby!

Sometimes it’s good to be driven up the wall

We can’t get enough of vinyl

wall art. From quirky motifs to

elaborate designs in any colour

imaginable, they add personality

to any space. Lucia De Waal of De Waal Art

talks to us about this growing trend of vinyl wall

stickers, the benefi ts of working from home and

why everyone is falling in love with South African

design symbols.

could talk

IF THESE WALLS

Q What gave you the idea to design wall stickers as decor items?I studied BA Fine Art, and instead

of waitressing, as many of my

contemporaries did, I decided to

design murals for companies and

private clients, and these were

published in magazines. When

my children were old enough and

I had more freedom I decided

to resurrect my design skills and

started my wall art business from

home via the internet and other

media. I enjoy the best of both

worlds, namely working at home

surrounded by my family and

servicing customers nationally.

Q Where do you draw inspiration from for your new ranges? Our beautiful country, its people

and, of course, my clients, who

challenge me constantly with new

ideas and concepts for custom

designs. I love doing bespoke

designs and working with my

clients to create something

interesting specifi cally for them.

Q Why is wall art, especially stickers, growing as a trend?Vinyl art is trendy, fun, playful

and sometimes whimsical. It takes

the seriousness out of art as we

know it. And it is affordable –

for just R1 000 you can make a

showstopper of a statement on a

large wall space.

Q What are some of the most popular design requests you get from clients? My Homesoil Collection has been

doing very well. It features typical

South African elements such

as windmills, pendoring trees,

acacia trees and, of course, our

national symbol, the springbok.

I think that as South Africans

we are becoming prouder and

more aware of the fact that

home- grown design and art

doesn’t have to take second

place to any other designs or

products from abroad.
