A great idea was born in 2003. So great that there were two of us who shared it! Both Pierre & Vacances Center Parcs and Euro Disney came up with an idea for a unique and totally innovative resort.

This new destination that both groups decided to invent together was the expression of a concept as simple as it was ambitious: nature at its heart, in the heart of nature... Accordingly, we decided to call it "Villages Nature".

Just imagine… A vast, preserved natural area, attractive, welcoming, and conducive to recharging one’s batteries and to exploring; lodging that is perfectly integrated into the natural environment; leisure facilities built of natural materials and operating with sustainable, renewable energy. Being so close to home, yet so far... Reinventing the word “elsewhere”... Feeling good, with nothing but nature all around...

That idea born in 2003 has now become a project. And soon it will be a reality, in the East of Paris, thanks to the joint determination of Pierre & Vacances Center Parcs and Euro Disney, who are working in partnership in order to create a resort based upon harmony between Man and Nature and aiming at reducing its ecological footprint, meaning this is to be a sustainable destination in its own right.

Why such a shared project? Because both partners have in common a strategic view of what tourism will be in the future, as well as a number of very similar values and complementary competencies. Because both are positioned on a Europe-wide scale and wish to provide an innovative tourism concept to a primarily family clientele, a clientele seeking quality and time together as well as shared emotions from unique experiences. And because the sheer scope of the challenge deserved such a joint commitment.

We believe that our times need a new, forward-looking family holiday concept and "Villages Nature" just had to happen. It will be here soon. See you all in 2015.

A new experience, a source of pleasure and emotionWith Villages Nature, Pierre & Vacances Center Parcs and Euro Disney’s objective is to create a tourist destination allowing visitors to live “with a single planet” during their stay. Its fundamental message is to foster harmony and interaction between people and nature by exploring the many ways in which their meeting one another has helped create a new experience, a source of emotion, pleasure and discovery.

To achieve such a promise, over 90% of Villages Nature’s surface area will be made up of green spaces – indeed, built up areas will not exceed 10% - and will provide new experiences centered around water, gardens, footpaths and horse-back riding trails, an organic farm, exploration trails, as well as culinary events and festivals. The entire resort will be developed around Europe’s largest water park and its 3,500m² geothermal lagoon, the icon of the destination.

Conservation research shows us that mankind consumes more resources and generates more waste than the earth is able to produce and absorbfromoneyeartothenext.Ifallhumanbeings were to live like europeans, we would need close to three planets to satisfy our requirements.

A rch i tec t u re o f ha rmonyHow to live differently during a few days, far from one's daily life and habits? Villages Nature designers have agreed to address this question by re-examining the core tenets of architecture: no ground floor, no facades, no roof. For Jacques Ferrier (architect of the French Pavilion at the Shanghai World's Fair), Jean de Gastines and the Patriarche Group (the architects who helped create Center Parcs), Thierry Huau (an architect, landscape designer and town planner), as well as the Walt Disney Imagineering team (the unique department devoted to creating all the Disney theme parks and hotels worldwide), the issue was to make Villages Nature visitors understand, from the moment they first set eyes on the resort, that they were entering a different world.

To nurture their discussions, these various architects took their inspiration from the attempts made to unite Man and Nature during that very special period straddling the 19th and 20th centuries – the Arts & Crafts movement, Art Nouveau and Jugendstil, Japanese Zen gardens. A link was made with contemporary developments on sustainable architecture through the works of visionary ecological architecture artist Friedensreich Hundertwasser who, between the 1970s and the year 2000, sought to unite once again Man and Nature. They concluded from all this that it was necessary to rekindle the spark of a stylistic expression that had set nature at the core of architecture, by going still further.

Thus came the theme of suspended gardens intended to showcase the lakeside residences by fully blending architecture and landscape. Nature was to be so interlocked with architecture that the same place would be different from one season to the next, whether the villages are in the forest or on the lake shore.

The same ambition, the same boldness, the same desire to reinvent can be found in the Villages Nature project’s other mainstay: the geothermal lagoon. The possibility of an unlimited, natural hot water supply, with no ecological footprint whatsoever, has multiplied the architects’ options and stimulated their imagination. Geothermal energy has thus helped imagine the creation of gigantic pools, three times the size of the Center Parc Aqua Mundos and their already exceptional stature.

Part of the lagoon will be sheltered by architectural works which, once again, will have neither true facades nor any real roof! Glass will be omnipresent, just as nature will, and what could best be described as a truncated pyramid (evocative of Mayan pyramids) will take on the aspect of a volcano emerging from a vast expanse of water. Space use will be unusual: upon/within this transparent hill, both the inside and the outside will be places to discover and to enjoy walks, games and well-being. As the major icon of the Villages Nature project, this lagoon, the only one of its kind in the world, will be set at the crossroads of all sightlines in the resort and will be visible from all points.

Villages Nature will be a unique resort in terms of sustainable tourism on such a scale. The use of deep geothermal energy, the site’s true genius, will make it unique and will become the symbol of the destination. Most notably, the destination’s heating requirements, including those of the water park, will be supplied by this renewable, sustainable energy, which does produces no greenhouse gas emissions: two wells bored to a depth of

1,800 metres, water at a temperature of 78°C will feed the surface heating networks using a calorie transfer process, prior to being re-injected into the underground water table called dogger. In the future, geothermal energy will also help supply up to 30% of heating requirements for both Disneyland Theme Parks and the Disneyland Hotel.

2•ACommitmentA sustainable Action Plan and integration into the local community

The vision for Villages Nature is to become an unprecedented reference in eco-tourism on a european scale, both in its resort concept and its operations.

reducing the resort’s ecological footprint to the utmost extentTo meet this challenge, and building on the credibility of Pierre & Vacances Center Parcs’ commitment in terms of sustainable development, both groups have been inspired by "One Planet Living" methodology, developed by BioRegional and WWF International (www.oneplanetliving.org), in setting up their Sustainable Action Plan (SAP).

The Sustainable Action Plan is founded on 10 measurable key targets aimed at reducing the destination’s ecological footprint to the utmost extent, ensuring social balance and developing local synergies around the site.

• Control energy consumption and obtain the French BBC label (Bâtiments Basse Consommation, in English : Low Energy Building)

• Meet Villages Nature heat requirements using deep geothermal energy, representing a saving of 6,750 tons of CO² per year (and using the same process to cover 30% of heat requirements for Disney Parks and the Disneyland Hotel by 2015)

• Meet power requirements (lighting, equipment operations) by using other renewable energy sources (currently being studied: wind, photovoltaic, biomass)

• Promote preventive initiatives to reduce overall waste production (using bulk products, charging deposits on containers, repairing equipment, etc)

• Sort 90 % of recyclable waste (glass and other recyclable waste)

• Conduct proactive programs to train staff and raise visitor awareness with the objective of making compost from 75% of organic waste (food + green waste)

Target 3 sustainable transport

• Tend towards a “zero cars” site: prohibit the use of cars inside the site during the stay

• Achieve at least 28% of visitors to Villages Nature coming by public transport (as is the case for Disneyland Paris)

• Ensure that 100% of the visitors who come by car use public transport during their stay when travelling outside the site (to Paris, to Disney Parks, etc.)

• Give priority to alternative means of transportation (bikes, footpaths, horse-back riding trails)

• Improve public transport infrastructures: railway stations, new routes, green bus fleets, etc.

• Environmental criteria taken into account (lifecycle analyses, choice of eco-labelled products, search for eco-labels, etc) when choosing building procedures, building materials and furnishings

• Maximization of the use of wood, favouring woods of French origin or coming from sustainably-managed forests

Target 4 sustainable and local materials

Target 5 sustainable and local food

• Procure food supply that will contain at least: - 25% of goods produced within a radius of 100 km, - 20% of goods from organic farming, - 30% of seasonal fruit and vegetables, and - at least 50% of products coming from fair trade (for those that can only be produced outside European latitudes), and no products containing GMOs

• Seek partnerships with local farmers

• Produce of foodstuffs on site (heated greenhouses, an organic farm, etc)

• Offer sustainable, organic menus offered at the on-site restaurants (fair trade, vegetarian, vegan, seasonal, etc.)

• Preserve the site’s natural waterways and its zones of ecological value

• Retain the interstitial groves (regenerated and protected)

• Create an ecological corridor and a green space network allowing an unbroken link between all natural areas throughout the resort and towards the surrounding areas

• Create themed gardens and an organic farm

• Develop a flora charter for the site as well as an ecological management plan in order to increase biodiversity without interfering with the existing ecosystem

• Implement fauna and flora observatories, and perform regular monitoring of the number of remarkable species

Target 7 Fauna, flora and biotope

The very concept of Villages Nature is based on the preser-vation of natural areas and biodiversity

Target 6 sustainable water

• Reduce domestic consumption by 35% by installing water-saving devices

• Deploy efficient water-treatment techniques at the water park to help reduce water renewal

• Use only water from the pools for watering and fire prevention

• Supply pools exclusively through rainwater and streaming (no intake from underground tables and no drinking water). In the event of droughts, the destination shall comply with general water restrictions. In addition, all water pools will be designed so as to allow for lower levels without compromising the lakeside village concept

• Design pools in such a way as to store water in winter time, to be restored into the natural water network in summer

• Use ecological designing for the pools (by planting reed beds) to improve water quality and preserve the area’s biodiversity

• Create direct and indirect jobs in partnership with employment agencies as soon as the construction phase begins

• Maximise spending within a 100-km radius

• Open partnerships with local players

• Foster job opportunities as well as economic, social and fiscal benefits for the inhabitants in neighbouring areas. All facilities will be accessible to the mobility impaired

Target 10 Quality of life and well-being

• Provide accommodation that is adapted for the mobility impaired

• Organise events focused on learning about sustai-nable lifestyles, and activities focused on interac-tion with nature, sports and health

• Visitor comfort and safety will be ensured by lodging fostering well-being, the use of healthy materials, and access to a healthy, varied diet

• Promote a responsible human resources policy

• Ensure comprehensive synergies with Villages Nature’s social and economic environment

3•AConcept An innovative project for a experience in a natural setting holiday

A shared determination towards innovation in tourism and inspiration for future generationsIt was because they shared a common determination with regards to innovation in their core tourism business, and to inspire future generations that Pierre & Vacances Center Parcs and Euro Disney joined forces to design Villages Nature. This desire to launch a holiday destination project on a European scale, sustainable both in its design and in its operations, had in fact been rooted for a long time deep within both partners’ corporate values. Indeed, Disney has created or been involved in numerous films about nature, notably films from Commandant Cousteau; while the Pierre & Vacances Center Parcs Group has widely materialised its commitment to Sustainable Development, through its Domaine de Belle Dune in the Bay of Somme (labelled Eco-Village), or its brand new Center Parc des Trois Forêts Moselle-Lorraine.

A unique resortVillages Nature will be a unique resort, entirely separate from the Disneyland Paris and Center Parcs concepts, even though it was inspired by the success of those major destinations and by the values upheld by both companies. It will allow visitors over a stay of several days to recharge their batteries, share emotions, and rediscover nature around a variety of themes and activities. It will, in an entertaining and educational way, raise awareness among future generations, causing them to think about our natural environment and the future of our planet. Water Park, Geothermal Lagoon, Adventure Island, Amazing Gardens, Organic Farm... Each one a name which, tomorrow, will become reality, inventing the new lexicon of holidays with a difference... Each one an exceptional attraction, an unexpected experience and a way to reconnect

Then as the centuries went on, he began modifying his environment instead of adapting to it. This philosophy can be applied to a great number of fields, starting with the tourism and leisure sector. with nature, with your loved ones and with yourself... All this in the very heart of France and Europe...

The site will feature a central welcome reception area and information spots, themed restaurants and shops, as well as a lakeland area whose contours will provide secret nooks sheltering the cottages and apartments, the whole interspersed with preserved forest: there will be a variety of atmospheres and innumerable surprises...

While the fundamentals of the project can be expressed in a single word, nature, the issue is not to cultivate some degree of nostalgia or some utopic “back to nature” idea, but rather to face the future with a decidedly positive attitude, simultaneously celebrating the lasting relationship between Man and Nature in the past, the present and the future. Accordingly, the very best in technology, architecture, construction and landscaping will be used with a view to turning the performance into thrills, and the excellence into emotion.

A pioneer in this philosophy, Villages Nature will also be innovative in its operational approach: the site will operate entirely according to sustainable development principles, in particular in using geothermal energy. The 3,500m² geothermal lagoon, expected to be completed as part of the first stage of development, will act as the resort’s icon: the power and strength of nature harnessed into heating and well-being...

euro disney and Pierre & Vacances Center Parcs: complementary expertise Villages Nature is not the first collaboration the Groups have entered into in their history, since both partners have already worked together in Val d'Europe to complete a 3-star tourist residence with 290 apartments – called the Adagio Aparthotel Val d'Europe – which opened in April 2003.

Through Villages Nature, both partners are now committing to a shared vision of tomorrow on another scale: to invent a new destination concept foresha-dowing the tourism of the future. And to do so, Pierre & Vacances Center Parcs and Euro Disney are relying on the expertise and know-how which they have already substantially demonstrated throughout their history:

4•ADestinationA getaway close to Paris

Located close to disneyland Paris, europe’s leading tourist destinationThe Villages Nature site is located 6 Km south of Disneyland Paris, north of the Brie Forest (in French: Brie Boisée), in Seine-et-Marne. This project, which could span up to 500 hectares and be developed over a 20 year timeframe, will be launched depending on market conditions. The first phase would be comprised of 175 hectares loca-ted within the municipalities of Villeneuve-le-Comte and Bailly-Ro-mainvilliers.and could open in 2015.

An exceptional site enjoying ideal transport connectionsFrom the inception of the project, Pierre & Vacances Center Parcs and Euro Disney’s ambition was to invent and establish proximity tourism in the heart of France, in the heart of Europe.

To give Villages Nature the means to fully express itself, a very large site with very specific environmental features was required. This vast area surrounded by forests existed in the Paris region not far from Disneyland Paris, Europe’s leading tourist destination.

Not only will this proximity foster a complementary interplay between both resorts, but also this favourable geographic location will put Villages Natures within reach of European visitors, thanks to the exceptional transport infrastructures that already exist in Val d’Europe, and which will continue to grow in the future under the aegis of the French authorities: France’s leading TGV hub at Marne-la-Vallée/Chessy, the RER A railway, the A4 motorway, intercity bus lines and more.

A unique destinationVillages Nature will be a destination in its own right, separate from Disneyland Paris and Pierre & Vacances and from their respective Theme Parks and Hotels and Center Parcs concepts. Villages Nature will represent a journey, a gentle, appealing experience, an imaginary trip over a three-day, four-day or weeklong period... These will be holidays, a break in the daily routine, where technological prowess will be harnessed to serve emotion al experiences and simple pleasures: to see, to listen, to feel, to move, to discover, to share... Villages Nature is not only a new geographic experience, but a new sensory experience as well.

An opportunity for individual and institutional investorsThe first phase of Villages Nature would include the construction of 1 730 lodging units, either apartments or cottages, and measuring between 32 m² and 85 m², located within three villages: two villages around the lake and one village in the forest. Indoor and outdoor leisure facilities are also planned, for a total 70 000 m² area.

Based on the 40-year proven real estate development model of Pierre & Vacances, the housing units would be sold to individual investors as tourism residences (in French : Residences de Tourisme) while facilities would be sold to institutional investors. The housing units and facilities will be leased and managed by the Villages Nature operating company. Pre-commercialisation could start during the second half of 2011.

What kind of territorial integration do you expect for the future destination ?Our need to fully integrate Villages Nature into its host territory in Seine-et-Marne in general, and into its surrounding municipalities in particular, is a crucial aspect of our sustainable development approach. That is why we did not wait for the actual launch of Villages Nature to initiate dialogue with the relevant local elected officials, and held several public meetings to allow for the best possible appropriation of the project. We shall continue to do this on a regular basis until the destination opens. Moreover, we have begun meeting with local associations interested in the living environment and in protecting the natural environment, as well as various business associations (Farming, Retail, Craftsmen, Construction) in the département, in order to provide information and enhance the project through their comments. In addition to this local consultation, the destination itself is expected to contribute to the growth of the area by creating 4,500 direct and indirect jobs by 2015, generating an attractive tax revenue stream, and by working in synergy with local business players including farmers and tourist industry professionals.

What are your next three priorities to initiate the project’s actual launch ? In the coming year, we shall be tackling three major tasks. To begin with, between now and the end of 2010, the setting up of all public and land acquisition procedures. Then we shall continue with the architectural, town-planning and technical studies, which actually should extend throughout 2012 and 2013. Finally, probably during the second half of 2011, we shall launch commercialisation of the 1,730 lodging units planned for phase 1. All this in order to be ready for our plan to start construction works in the first half of 2013, depending on the land acquisitions, with an expected opening of the first lot in phase 1 in 2015.

Biography:Dominique Cocquet is Managing Director for Villages Nature. He was born in 1947 and has been working at Euro Disney since 1989. Dominique Cocquet has successively held the positions of Director Land Development, Vice-President External Relations, Vice-President Development & External Relations, and Senior Vice-President, Strategic Consulting and Development. Before that, he had held a variety of positions in various State regional planning and economic development agencies, in particular that of Director of the Agency for Development of the Picard Coast from 1980 to 1986, prior to being appointed General Manager for Forest Hill Development and Urbaclub Développe-ment, at which time he headed the Aquaboulevard project in Paris. Dominique Cocquet is also Chairman of the Stra-tegy Commission for Atout France, as well as sitting on the Economic and Social Board of the Ile-de-France Region and the Chamber of Commerce and Industry of Seine-et-Marne.

A unique partnership in France between public and private playersOn September 14th, 2010 at Hotel Matignon, Euro Disney and the French public parties (Government, Ile-de-France Région, Seine-et-Marne Département, RATP), in the presence of the Prime Minister, signed an amendment to the Agreement dated March 24th, 1987, relating to the Euro Disney project in France.

In particular, the amendment extends the duration of the public/private partnership from 2017 to 2030, a partnership unmatched anywhere in France which, since 1987, has facilitated the combined development of Europe’s leading tourist destination - Disneyland Paris - with that of a major urban and business hub east of Paris - Val d'Europe – whose economic impact has been considerable. The amendment provides new momentum for growth throughout the entire sector as far as 2030, through the ongoing development of Disneyland Paris and Val d'Europe, and through major innovation in terms of eco-tourism, with Villages Nature. It thus expresses renewed ambition serving France’s tourism profile worldwide, which fits perfectly within the strategic objectives of Atout France for 2010-2020.

In the field of tourism, France currently ranks as the leading country in terms of visitor numbers, and the flow of tourists worldwide is expected to double by 2020. Given such a perspective, if Paris and Ile-de-France wish to retain their position as the world’s tourism capital, the creation of Villages Nature can only further contribute to this ambition.

helping develop the eastern Paris region and Seine-et-MarneSince the idea of sustainable development has become a core parameter for all new settlement projects, and since the area east of Paris sees its future as that of a land of major projects, the contribution made by Villages Nature will be crucial.

The tourist business is one of the most promising sectors for the growth of Seine-et-Marne. Given that Villages Nature will strengthen synergies that exist throughout the département between family entertainment - with Disneyland Paris – and heritage-focused tourism – with the major historical and cultural centres in Seine-et-Marne (Provins, Fontainebleau, Vaux-le-Vicomte etc), the new destination will provide the département with a key asset for the future...

An economic project committed to its regionDuring various study phases of the project there has been an active dialogue with local stakeholders. Public officials from the local area presented their concerns, and many of their expectations have been considered in the project scope. Both the Seine-et-Marne General Council and the Ile-de-France Regional Council have voted their support to the project. In the months and years ahead, additional information will be shared and active

dialogue will continue with surrounding communities to ensure the project remains well integrated into the community. In particular a public debate will take place, including the residents, in the course of 2011. It will be jointly organized by "Les Villages Nature de Val d'Europe" and EPA Marne/EPA France, the public developping authority, together with the French National Commission of Public Debates (CNDP).

Villages Nature will aim to be a strong economic and social contributor to the region. When completed and fully operational, the first phase is expected to generate approximately €7 million in local taxes per year, and create 4,500 jobs, 1,600 of which will be direct. Villages Nature will proactively work with local, public employment agencies to promote job opportunities for residents, and will reach out to local companies for sourcing and synergies.

Beyond those measurable benefits, Villages Nature will aim at contributing to the identity of Seine-et-Marne, and especially to that of local communities and municipalities located south of the A4, with whom discussions began long ago and will continue until 2015.

As well as being an innovative project jointly initiated by Pierre & Vacances Center Parcs and euro disney, Villages Nature is also a land and business development project under study with the French public parties since 2007, and which was approved by them in september 2010
