This wonderfully located building in the heart of Istanbul has a history dating backto the 1910’s, when it was built as a boarding house.

It is a Grade II listed building and was built in the characteristic style of the period,with a western-facing balcony and a three-sided “cumba” or “bay window” on theeastern side.

The total gross area of the project amounts to 1163m2 (including two basement levelsand terrace), stretching across two adjoining parcels of land totalling 162m2.The building is five storeys high and includes a rooftop terrace with beautiful viewsof the historic peninsula.

Location

Located in Tophane, the centre of Istanbul’s modern art district, the building is nearto the Mimar Sinan University of Fine Arts, the Istanbul Gallery of Modern Art andmany other art galleries. Tophane is a seaside district of Beyoglu and was the city’soldest industrial zone and the centre of cannon and cannonball production in theOttoman Empire. The area houses many historic mosques (including the Kilic AliPasa mosque) and military buildings (including the armoury).

The district is ideally located for visitors to Istanbul, directly across from historicSultanahmet (just a walk or a short tram ride across Galata bridge), adjacent to theGalata/Asmalimescit neighbourhoods and a short walk or funicular ride to the famousstreet, Istiklal Cadessi - the centre of Istanbul’s dining, shopping and nightlife districtsand indeed Istanbul itself.

Tophane is also ideally located close to the Bosphorus ferry terminals which link theEuropean side of Istanbul to Asia and The Princes’ Islands .

This Grade II listed building is currently being restored by architect Galata Yapi,specialist in the restoration of historic buildings in Beyoglu.

Built in the 1910’s as a boarding house for sailors, due to its location beside the oldport district, the building has a beautiful historic façade and high ceilings.

This five storey building has two basement levels, ideal for art gallery/design space, a ground floor café, four floors of accommodation comprising 16 studio units anda roof top terrace with views of the historic peninsula..

The building has a frontage on Galata Mandrasi Sokak.The lower basement levelis enclosed and is expected to be solely a design retail space.

The upper basement level includes a toilet and kitchen for the groundfloor café andthe remainder is display space.

Floors 1-4 comprise 16 studio apartments, four of which contain mezzanine levelsabove their bathrooms (suitable for beds/storage). The apartments have an averagesize of 23m2 and there is approximately 215m2 of common space across the fourfloors.

The rooftop terrace includes a bar.
