Identification of land for the MBSIR has been carried out by a rigorous process of town planning, and has been determined by the requirement of land for the projected industrial growth for non-polluting industries in the region, along with need for associated social infrastructure.

Final Development Plan was sanctioned u/s 6(2)(iv) and 17(2) of the GSIR Act 2009 and U/S 17(1)(a)(i) and U/S 17(1)(d)&(e) of the GTP&UD Act 1976 on 15th March, 2016 by the Apex Authority (GIDB) and published by Mandal Becharaji Special Investment Regional Development Authority (MBSIRDA), Gandhinagar. Vide’ Notification No. GHU/2013/16/SIR/112012/1276/I on 14th August, 2013 published in Government Gazette, Industries and Mines Department, Government of Gujarat, MBSIR now comprises two villages of Detroj Taluka and five villages of Mandal Taluka from Ahmedabad district; and one village from Becharaji Taluka of Mehsana district. The total area is spread over

eight villages, is about 101.72 sq.km as per Notification, and is about 102.10 sq.km as measured on base map.

Yes Of the total area, only 1.29% is under habitation. The village habitations are not proposed under development footprint. A 300 m buffer is proposed around the habitation boundary. No easement are disturbed in the development plan. About 82.84 sq. km of the land area is under agricultural land use. Various river tributaries, water tanks and canals account for 3.43 kms (3.36%) of land proposed for MBSIR.

The proposed land use is envisaged to promote economically vibrant and environmentally sustainable industrial city with various zones such as Industrial, Logistics, Knowledge and IT, Residential, Affordable Housing, High Access Corridor, Mixed Use, Village Buffer, Recreation, Sports and Entertainment. Land will be graded and developed for industrial, commercial and residential usage. Ground flora on the land will be removed and replaced by a systematically developed greenbelt and soft/hard landscape with thick vegetative elements.

1.2 Clearance of existing land, vegetation and buildings?

Yes Existing, sparce vegetation will be cleared and replaced by a systematically developed greenbelt and soft/hard landscape with thick vegetative elements.

1.3 Creation of new land uses?

Yes. Land in the MBSIR will be developed for industrial, commercial and residential usage in accordance with the 5 TP schemes.

Yes Suitable pre-construction investigations will be carried out for all civil engineering elements of the proposal requiring a foundation.

Yes Construction activities in scope of the MBSIRDA will be the public infrastructure and utilities required for the SIR. Buildings and other necessary features will be developed by the re-distributed plot owners.

Yes Arterial, sub-arterial and feeder roads of respective lane width (calculated in accordance with traffic demand projection, modal spit and axle load) provided with suitable shoulders, medians, storm water evacuation, illumination, road side vegetation and street furniture is part of the TP schemes. Construction and operation traffic will operate on the roads which will be among the first utilities to be developed as part of the TP scheme development. The SIR is strategically located, well connected with trade gateways and falls in the influence zone of proposed Delhi – Mumbai industrial Corridor Project.

1.18 New road, rail, air waterborne or other transport infrastructure including new or altered routes and stations, ports, airports etc?

Yes 90 m ROW (express corridor), 60, 45 and 30 m wide arterial roads will be developed. As a part of Master Plan, new roads along 2 SSNNL canals, loop roads and rectangular grids within the MBSIR as arterial roads will also be developed.
