investment properties with tenants in place. They offered hands-off ownership, supplying a property manager. and, they advise you when to sell, usually in two years. I’m strongly considering it! Have you heard of anything like this?

Some questions to ask: 1) Can you cancel during the inspection period? 2) How long is the inspection period? 3) are you signing an ‘aS IS’ addendum? 4) are you getting a copy of the lease? 5)are there Hoa violations/fines against the property? 6) Is this company representing you and the seller? 7) Can you use your own agent to sell? 8) Can you use your own mortgage and title company?

I have more questions but this is a start. Have an independent attorney or realtor review the docs before signing anything.

Civilized Tradition Requires Assessment of Risk

We would like to congratulate the ACCCA staff for providing

a delectable evening of cigar and bourbon sampling, fine dining and bonhomie at the aficionado dinner preceding Father’s Day. We think it commendable that the Club is willing to cater to the tastes and interests of a broad spectrum of its membership. Cigar smoking is a time-honored and civilized tradition which, like so many other of our indulgences, requires a knowledgeable assessment of risks and rewards.

With Anthem’s Facilities, No Need for HoopI certainly appreciate and understand

[the resident’s] emotional response to the HOA’s removal of the basketball hoop in the culdesac… I think the spirit of sharing that Anthem neighbors have is such a strength in our beautiful community.

However… Anthem, as a planned community, offers the best in facilities that money can buy… anything and everything that can possibly be provided for children and families is here in

Anthem.

I think it’s kind of ungrateful viewing the basketball hoop removal as a punishment or

one-upmanship by the HOA. We have a set of rules and regulations given to each and every [buyer] and renter prior to their decision to live here… and everything is stated perfectly.

With an abundance of pristine areas to play in, what else does a person need? Also… it was an eyesore completely visible from Anthem Way and in clear violation of the CCRs.

I hope families will be able to enjoy all that Anthem has to offer with all the landscaped, perfect facilities for fun and enjoyment. I know of no other community as nice as this and am grateful to live here.

ProMusica Wants Civic Building Space

ProMusica Arizona Chorale and Orchestra got the go-ahead on plans

to relocate to Anthem’s civic building from its Tramonto office later this year.

On June 26, the ACC Board unanimously gave CEO Jenna Kollings the green light to lease two second-floor offices (approximately 500–1,000 square feet) to ProMusica for administration use and storage of its music library and equipment.

The terms would put ProMusica back roughly $250 per month and leave the musical group to pay its own telecommunications costs.

Yvonne Dolby, ProMusica’s executive director, told the Board affordable office space would greatly help her organization which has experienced a drop in donations and grant money. “We’ve been around 10 years, so we have stability and would appreciate the presence in the civic building,” she said.

ACC staff is finalizing a lease with the Daisy Mountain Veterans for 2,000 square feet on the second floor where it will hold meetings, bingo and special events. io

If a road can be beautiful, the newly opened 8.2 miles of asphalt connecting North Valley Parkway and Cave Creek Road just might qualify for that title.

This new stretch of pavement—known interchangeably as Sonoran Boulevard, Dove Valley Road and Sonoran Desert Drive—meanders through the pristine Sonoran Preserve.

Whatever you call it, this breathtaking roadway makes the drive to northeast Phoenix/Scottsdale more enjoyable, if not quicker.

Hats off to the Phoenix planners who incorporated a bike lane along the roadway as well as a winding, paved walkway that currently extends some six miles from North Valley Parkway, allowing hikers, bikers and horseback riders to enjoy the surrounding desert vistas.

Many bridges punctuate the winding way, three of which are adorned with the artwork of Rosario Marquart and Roberto Behar. Shaded seating is incorporated into the bridges, providing desert explorers some otherwise hard-to-come-by relief from the sun.

Avenue will connect to the existing trail heading south from Carefree Highway, and is scheduled to be complete by the end of October, according to Phoenix Parks and Recreation spokesman David Urbinato. This new addition brings a total of 31 miles of biking, hiking and equestrian trails to the Sonoran Preserve. Sorry, no off-road vehicles of any kind allowed.

“I think what we’ve created is the most beautiful drive in the city.” Phoenix Deputy City Manager Rick Naimark said.

By summer’s end, the I-17 exit will provide access to Sonoran Boulevard. The end of the journey will leave you at Cave Creek Road, a half-mile north of Jomax where it is named Sonoran Desert Drive. Whatever you call it, we suggest you get out and enjoy the quiet beauty of the Sonoran Preserve. io

Bark Scorpion Although scorpion venom can be just as harmful to dogs and cats as it is to people, it seems that they just don’t get stung that often. The scorpion stinger is very short and has a hard time getting through all that fur to penetrate the skin. Animals also tend to spot scorpions faster than people and are more agile. Like rattlesnakes, scorpions can control the amount of venom they inject and may not find dogs and cats as threatening as people.

Symptoms • Local pain, but not a lot of redness

or swelling • With a large amount of venom, look

for fever, excessive drooling, or other unusual behavior

TreatmentIf you suspect a more serious sting, seek medical treatment as scorpion venom can be fatal to your pet.

Black Widow SpiderThe bite of a black widow can be fatal to dogs and especially cats.

Western Diamondback Rattlesnake The Diamondback is the most common rattlesnake seen in this area and it can be deadly to dogs and cats. Rattlesnakes can control the amount of venom they inject, and about one-quarter of all rattlesnake bites are dry, meaning no venom is injected. Best not to assume this is the case if you suspect your pet has been bitten.

Symptoms Usually appear within 30 minutes to two hours, but can take up to eight hours. • Swelling • Redness • Pain at the site of the biteThe venom can affect the blood and various organs leading to death.

TreatmentGet to the veterinarian immediately. Many animals survive a rattlesnake bite with appropriate treatment.

PreventionThe vaccine may decrease the amount of pain and swelling, and give you a little more time to seek treatment. But it is not a substitute for treatment. Vaccinated dogs can die from a rattlesnake bite. Snake avoidance classes for your dog are available. Ask your veterinarian about both of these options.

Colorado River Toad (Sonoran Desert Toad) These creatures are seen at night, commonly near water, from May through September. They grow up to 7 inches long and are olive green or mottled brown with a white underbelly. Glands behind the eyes, at the corner of the mouth and on the legs release a bitter, irritating venom. Dogs often lick at the toad before actually biting it. The bitter taste is usually enough to stop most dogs and cats from exploring further. Symptoms

While just a lick of venom is usually not dire, it can cause excessive drooling and pawing at the mouth.A larger dose of venom can cause:

• Excessive drooling• Pawing at the mouth• Disorientation and stumbling• Death

TreatmentRinse your pet’s mouth well using a faucet or hose aimed from the back of the mouth towards the front of the mouth. This will help dilute any toxin. Then, immediately seek further treatment from a veterinarian. io
