PRESIDENT'S MESSAGE As you may remem-ber, some time ago we were approached by a company called Venture Construction. Venture stated that they had inspected several condominiums for hail damage from a storm a couple of years ago and that they had been successful in getting repairs done through various insurance companies. They looked at our building roofs and car-port roofs and noted that there was damage. Some of it (particularly on carport roofs) was hard to see and required shining a flashlight at the correct an-gle to see the dents. The upshot was that they informed us that we had some building roof dam-ages and significant carport roof damages. Venture Construction’s proposal was that we sign our insurance rights over to them regarding this particular incident, and they would pursue the matter with the insurance company; they (Venture) would foot the bill. After consultation with our attor-ney, we decided we had nothing to lose and every-thing to gain should they be successful. After all, among other things, our carport roofs are rusting out and it would be a windfall if they were replaced for insured hail damage. We checked around and found that Venture is a truly legitimate company, they had been successful in other endeavors and really seemed to know what they were doing. In fact, they did the recent re-roofing at Windjammer next door. When Venture submitted their findings and repair cost estimate to the insurance company cov-ering us at the time of the storm, the insurer came back with a proposed settlement that was approxi-mately 2.00% (that’s right - two percent) of Ven-ture’s findings. That is one big spread. Venture has gone to the expense of several damage ap-praisals, hiring an attorney, and participated in hir-ing an umpire. Because of the great disparity be-tween the parties, this looks like it will continue on for a while. We have not spent, nor will we have to spend, any money on the dispute. Venture Con-struction already has a lot of money tied up in the project and it is doubtful they will fold without a fight. Basically, all we can do is wait. In the mean time, we have coated the rusted parts of carport roofs with an anti-rust solution to impede further damage. Replacing the carport roofs is an expensive proposition, and up until couple of years ago, there

were no reserves to do that, so it pays us to wait and see. Glenn Meyer, President

From the Manager Greetings, Traffic has slowed quite a bit at Circle Bay and I trust that those who have left have settled back nicely into the other side of their life. I'll pass along a few areas of concern re-garding the dumpsters and the elevator pads. The dumpsters get pretty “ripe” when the trash bags coming down the chutes are not tied up properly and the unsecured garbage is able to escape into the bin. We do clean the dumpsters when they get bad but would request your help by securing the garbage bags properly for impact with the dump-ster. Concerning the elevator pads, it would help us to remove them in a timely manor if when you re-quest the pads to also give an approximate removal time as well. As far as upgrades in recent days, we have decided to replace the big BBQ grill instead of the ongoing process of patch and repair. We hope that the grilling enthusiasts will enjoy. Lastly, we are looking into replacing the patio chairs on the deck. We have noticed many have been breaking in re-cent days and want to avoid any future accidents. A VIEW FROM THE BRIDGE Summer is here and our activities are winding down. On May 14th the Yacht Club hosted the an-nual Mother’s Day breakfast on the deck. A full breakfast was served including Mimosas and Bloody Marys. I want to thank all of our volunteers for making this event a great success. I have said it before and will say it again we could not put on special events without volunteers! A special thanks to our maintenance staff, Eddy, Josh and Mark for installing the new grill, setting up the electric lines

(so we don’t blow breakers) and sprucing up the deck area. It looked great! By the way, has anyone congratulated the editor of this news letter lately? That would be Ginny Gande. From the CBY&SC, thanks Ginny! On May 27th Pat Atkinson will host the fourth annual Memorial Day tribute for our veterans. I will report on this event next month. But let me just say that this event requires a huge personal sacrifice of time and labor on Pat’s part. MEN’S BREAKFAST The men's breakfast group will not be meeting during the summer. They will reconvene in the fall. Watch channel 43 and The Tides for the date.

Social Activities Sauder's Landing was the spot for our May luncheon. As happens at this time of the year, there were only 8 ladies who enjoyed the food and usual banter that occurs when a group of women get to-gether. Our next luncheon will be at Manatee Island on June 8th. Lee Weeks (631-4236) will be taking your reservation. Friday Night Socials are on summer sched-ule. You know the drill… first to arrive start setting up; all help clean up. Weather permitting the group gets together on the deck and on many occasions the breeze has been delightful. Why not join the group… you might become a regular! Ginny Gande
