Our Honorees: Getting to Know ThemAlthough you will nd

the formal biographicalinformation about eachof the 2016 CommunityInvestment Southwest

Detroits ResurgenceHonorees, wed like toinclude some historicalinformation that isnt partof the formal record.

John A. James, founder of James GroupInternational andRenaissance GlobalLogistics, got into thetrucking business at atime when the InterstateCommerce Commission

required that ones com-petitors in the businessrecommend the autho-rization of a new truck-ing license. Clearly, notalways the most fairprocess. John challengedthis federal regulationall the way to the U.S.Supreme Court thatindeed did rule in hisfavor that the regulationwas an unfair restriction

of trade. In 1971, theJames Group opened forbusiness.

Lorron James, sonof the founder, alongwith his brother, JohnE. James, is taking thebusiness into the newcentury. Following in hisdads footsteps, Lorronhas taken on a numberof civic and communityleadership roles. Amongthese, is the DetroitRiverFront ConservancysRiviere28, a Detroit river-front enthusiast organiza-tion dedicated to lifelongsupport of the DRFC, byhosting programs andevents on and in supportof the RiverWalk, theDequindre Cut, and asso-ciated parks, plazas andgreen spaces. Lorron nowserves on the board of theDRFC, and has accepted a

gubernatorial nominationto the states nancialoversight of Detroit bank-ruptcy obligations.

Bank of Americahas been cultivating com-munity leadership acrossthe country for manyyears. Senior VP, TiffanyDouglas, and RegionalMarket President MattElliott run the programin the Midwest region.

That program has fundednonprot CEOs andEmerging Leaders inDetroit, to meet withtheir contemporaries incommunities across thecountry where Bank ofAmerica is does business.

Those peer to peer experi-ences are a key compo-nent of the value Elliottand Douglas provide inthe formal program for

each grant recipient, inaddition to the unre-stricted operating dollars.Peer to peer learning is,well, peerless! And takethe opportunity to see inthe video what the SDBAhas done with Bank ofAmericas dollars.

Maria Salinas,Executive Director of theCongress of Communities, has been in the trenches

with community, andspecically the SouthwestCommunity, since herteens. Maria has a com-mitment to the residentsof the city of Detroit, especially its children, and within that com-mitment, she is person-ally committed to be anexample to young womenin the community witha focus on racial equal-

ity. Her message and herpresentation are powerful, because they ring true foreach of us.

SEMCOG PresidentKathleen Lomakoknows planning, politicsand the prole of eachcommunity that is a partof the SEMCOG family. She has served with thisregional planning orga-nization since the late1980s. The rules and regsor SEMCOGs operationsare delicately balanced. For instance, each govern-mental body is entitled totwo representatives, nomatter its size. Lomakowatched and listened, observing how her pre-decessor navigated thetough issues as well aselected ofcials effortsand positioning to insurethe constituencys voice

was heard, and fair sharewas fairly shared. It is anexciting time in the regionknown as SoutheasternMichigan. Detroit andSoutheastern Michiganhave mountains to move.Have an issue? Checkwith Lomako!

MDOT EngineerTony Kratofl broughtin the $270 millionGateway Project, with

direct connects betweenthe Ambassador Bridgeand the multitude of free-ways at Detroit interna-tional border crossing, ontime(early actually)andwithin budget. For thoseof you who can remember

that far back, there wasa complication or twowith the things the publicneeded done, all of whichwas eventually worked

through. One thing thatMDOT and Tony decidedto work toward going for-ward, was an increasedeffort to engage the com-munity where MDOTwas doing work, and toinsure that within federalrules and regulations, residents of the improve-ment area and contractorsin that area got a fairchance at the jobs and

contracts that were a partof that work. From thatcommitment came thePartnership for Diversityand Opportunity inTransportation. ThatPartnership table nowincludes (getting the listfrom them tomorrow). And that commitment hasbeen rolled into the M-1Rail, the District Detroit, and into every projects

thinking. Detroiters arefollowing through on whatit means to step up!

The Lopez Familyincludes mom and dadJose and Sandra, alongwith 3 daughters and 1son, all between the agesof 12 and 24 years. Theyhave been in businessin Southwest Detroit for16 years, and own thewonderful Mi Pueblo

Restaurant on Dix Ave.,that began in a brick

home, and has continuedto expand at least 5 times.Although right in thecenter of major industrialdevelopment, the estab-

lishment has a very loyalfollowing, and is alwayscrowded. El Kiosko, thehall across the street, isthe location of many cul-tural celebrations as wellas community events.Sandra Lopez, the matri-arch of the family said,it has always been myhusbands dream to opena restaurant. I was bornin the neighborhood, andgrew up here, attend-ing Holy Redeemer HighSchool. He came herewhen he was 18 yearsold. Her favorite memo-ries of Southwest Detroitare of the great diversityof people she met andlived with---all the cul-tures, and of course theHispanic community.

    Motor City Match,

managed by the DetroitEconomic GrowthCorporation, has madethe city a much morenavigable place for smallbusiness matching build-ing owners to interestedtenants and vice-versa.Through this programmany storefronts havegone from vacant to thriv-ing businesses addingto the economic and cul-

    tural growth in SouthwestDetroit.

Selling/Buying a Houseon Land ContractA Land Contract, like

any contract, is an agree-ment between two par-ties. A land contract isan agreement between abuyer and a seller for adeed to the property.

Like a mortgage, aLand Contract generallyinvolves a down paymentby the purchaser and amonthly payment of thepurchase price plus inter-est. Normally, the pur-chaser will also pay forinsurance and taxes onthe property. The deedto the property stays inthe name of the selleruntil the Land Contracthas been paid off in full. Moreover, the purchaserhas the free use andenjoyment of the propertyand must perform allregular care and mainte-

    nance.In these difcult eco-

    nomic times we are fac-

ing, numerous individualshave lost their homesdue to foreclosure. LandContracts are a perfectinstrument for the pur-chase of a home for indi-viduals who have poor ordamaged credit and donot qualify for a mort-gage. Both the buyer andseller are free to negoti-ate terms of the contractincluding the sale price, monthly payment, inter-est, and duration of thecontract.

Land Contracts, likeany other legal instru-ment, should be exam-ined by a competent realestate attorney to insureall parties rights areprotected. Although ahand shake agreementmay seem attractive, even the best intentionedpeople have made seriousmistakes that they have

come to regret and shouldtherefore always consultan attorney.
