Texaslawrequiresallrealestatelicenseholderstogivethefollowinginformationaboutbrokerageservicetoprospectivebuyers,tenants,sellersandlandlords.TYPES OF REAL ESTATE LICENSE HOLDERS•ABROKERisresponsibleforallbrokerageactivities,includingactsperformedbysalesagentssponsoredbythebroker.•ASALESAGENTmustbesponsoredbyabrokerandworkswithclientsonbehalfofthebroker.
A BROKER’S MINIMUM DUTIES REQUIRED BY LAW (Aclientisthepersonorpartythatthebrokerrepresents):•Puttheinterestsoftheclientaboveallothers,includingthebroker’sowninterests;•Informtheclientofanymaterialinformationaboutthepropertyortransactionreceivedbythebroker;•Answertheclient’squestionsandpresentanyoffertoorcounter-offerfromtheclient;and•Treatallpartiestoarealestatetransactionhonestlyandfairly.
