‘The Orchard’ was constructed in the late 1970’s by a local builder on one of the most attractive locations in the locality. It sits on a total site of just over half an acre. The gardens have been thoughtfully created and landscaped over the last 12 years. The benefits include oil central heating and full double glazing. There is a three drawer set, with integrated appliances including a Neff electric Circotherm oven, a 4-ring electric induction hob and a refrigerator. There is an oil-fired Aga heating the room and the domestic hot water. There is a tiled floor with ample work surfaces and a stainless steel sink unit below the windows providing some of the best views visible from not only the village, but possibly the county! The utility room houses the Myson oil-fired central heating boiler with plumbing and space for a dishwasher and washing machine. There is a stable door to the side and a front window.

The second reception room is currently utilized as a large hobby and music room. There is a wide arched recess ideal for displaying instruments (as it currently does). This room could make a separate sitting or dining room if preferred.

From the village road, there is a wide access to the driveway and frontage of the property. The front garden measures around 36 x 21 meters and rises gently up towards the house. There is a wide central lawn area with a footpath up one side. There is an ornamental Victorian style lamp-post and a large cooking apple tree halfway up the garden. Post and rail fencing encloses two sides with an abundance of evergreen trees, shrubs, and colourful well-stocked flower borders.

Directly behind the house there is a large decked area with a pond and waterfall. From here, there are gentle steps leading up to the mainly lawned rear garden. As the photographs show, the gardens are a particular feature of the property and the rear garden measures around 50 x 26 meters. The current owners have invested 12 years totally creating the gardens which are beautifully maintained and provide something for everyone. Just inside the rear boundary are productive vegetable plots, a polytunnel and soft fruit including strawberries, raspberries, gooseberries and blackcurrants. There is a range of specimen and mature trees, including an ash, silver birch, beech, plum and a dozen eating and cooking apple trees. Within the garden there is a greenhouse, potting shed, summerhouse and the oil tank serving the central heating system. On the west side of the property is a children’s two-storey tree house, and on the east side there is a small paved patio which is accessed from the outside door of the kitchen/utility room. There are wide, colourful flower borders and despite the size of the garden, the maintenance has been kept to a reasonable level. There are two larch trees, and an arbour with seating. On two sides of the property is English Heritage protected land which has medieval settlements below ground preventing any development.

Just inside the front boundary is a detached brick built garage of cavity construction. It has a pitched and tiled roof with additional storage and ladder access. There are two pairs of opening timber doors and both light and power are connected. There is a halogen security light on the front elevation with parking for three or four standard vehicles.

Flecknoe is an extremely friendly quiet hilltop village with the ‘The Old Olive Bush’ public house which has three skittles teams and a weekly pub quiz. There is a wonderful community spirit with several village events including a produce show, harvest supper and auction, as well as progressive suppers allowing new inhabitants to get to know the locals. It also has a church and a refurbished village hall. Day-to-day shopping can be found in nearby Braunston, or Dunchurch. A wider range of shopping facilities can be found in Rugby, Daventry or Leamington Spa and a high speed Virgin train service leaves from Rugby to London, Euston arriving in well under 50 minutes. The property is a 40 minute drive away from Milton Keynes and has good access to the M1, M6, M40 and the M45. There are a good range of state, grammar and private schools within the area including Bilton Grange, Rugby School, Lawrence Sheriff School for boys and Rugby High School for girls, Warwick School for boys.
