£850,000 Freehold

The Old Brewery,

8 High Street

Uffculme

Devon

EX15 3AB

The Old Brewery

A unique opportunity to purchase a very special Grade 2 listed 'landmark' former brewery in the

heart of the lovely Mid Devon village of Uffculme, which could continue as a mixed use (light

industrial and residential) unit, incorporating a fantastic duplex penthouse apartment and a huge

amount of storage space, or be further developed with the transformation of the currently

unconverted part of the property being developed to a further six residential dwelling (for which

there is planning permission in place).

In addition to a sale of the complete freehold property, the owner would be also willing to

discuss the retention of the existing apartment and/or the second storey shell on a leasehold or

buy-back basis. Please contact Stephen Alford for further details.

Full plans of the proposed development are available from the Mid Devon District Council’s

planning portal under the reference : 12/00359/FULL

The situation7 Situated on the junction of East Street and High Street,

around 200 metres from the centre of the village, the

property has been one of the most immediately

identifiable features of the village since its construction,

circa 1858. Entered via substantial electric gates, there is

an extensive area of parking/hard standing, which could

easily accommodate 10 or so cars. There is also an

attached single garage.

The Property7 Whilst there is surprisingly little written about this truly unique building, its recorded date of construction dates it from 1858.

Built by Wm. Furze and Co. on the site of one of his malting houses, it is believed to be a very early steam brewery and

once part of a business empire that consisted of many public houses, cottages, malt houses, a brick yard and a significant

share in the Culm Valley Light Railway! Records also suggest that it ceased being an operational brewery around 1917 and

since then has been used for a variety of purposes, including a community centre.

Since 1994 however, the property has been the home to a thriving antiques business and, in 2002, the upper most floor,

along with the impressive octagonal roof water tower was converted into a truly amazing duplex apartment. Whilst there is

a little more work required to finish it, this beautiful apartment is presented to a high standard and incorporates a superb,

open plan kitchen / dining / living space, with huge glazed roof light, along with two en suite bedrooms, the master opening

out onto the large roof terrace, whose views are simply some of the most amazing we have ever seen in the area.

The remaining three primary floors are given over to business use, while the sub-basement and true basement offer yet

more storage/utility space (the total internal space amounts to approximately 7000 sq ft)..

In recent years, the current owner has also obtained planning permission to convert some of the non-residential parts of

the building into five, 2 bedroom dwellings (4 flats and a town house), plus a 1 bedroom maisonette. With these

permissions in place, a potential buyer would benefit from a huge range of possibilities, including the continued use of the

building a business premises with attached living space - it would provide a wonderful new home to a micro-brewery or

even continue as going concern in the antiques industry, possibly with stock if agreed - or as a development project.

In addition to the flexibility the property could offer regarding its future, the owner would also consider the retention of the

duplex apartment on a leasehold basis and possibly even the unconverted second floor. Please contact Steve Alford for

further details and purchase options.
