At 437 Madison Avenue, tenants will enjoy extravagant greenery on a private 15th floor Sky Lounge with spectacular views of St. Patrick’s Cathedral as an added amenity. Built-in planting beds with crepe myrtle trees, perennials and ornamental grasses create a “garden in the sky” where paved walkways, moveable tables and chairs, illuminated stainless steel, fiberglass shades and glass railings adorn the 8,870 square foot terrace. GARDEN IN THE SKYAs part of its transformation, 437 Madison has added a breathtaking 15th floor sky lounge for use by its building tenants. The 8,870 square foot terrace creates a veritable “garden in the sky” with built-in planting beds featuring crepe myrtle trees, perennials and ornamental grasses. Other features include over 5,170 square feet of paved walkways and niches with tables and chairs, stainless steel and fiberglass shades, new glass railings and spectacular views of St. Patrick’s Cathedral. Sage Realty has designed a new, original amenity: terrace conference rooms that can be reserved by tenants for meetings and special functions, at no charge. When not reserved, the terrace conference rooms are available for use by all tenants.

The plaza serves as the literal and figurative center-piece of the building, an idyllic refuge for tenants and the general public. Capital improvements focused on main-taining and upgrading this prized community resource with the installation of new paving stones and the addition of large planting beds featuring Heritage River Birch trees and bicolored springtime daffodils. For ten-ants and other visitors, the plaza provides the perfect set-ting to eat lunch or take time out from the busy workday. HISTORY437 Madison Avenue was built in 1967 by the William Kaufman Organi-zation and designed in the Modernist style by the renowned architectural firm Emery Roth & Sons. This modernism favored simplicity and balance over ornament, with form following function to create a new classic style for the modern age. From the start, the building has featured the Kaufman trademark of transforming office building into as aesthetic statements that humanize the workplace and improve quality of work. Frequently changed murals are suspended from lobby walls. Unique functional sculptures added pleasure to what might otherwise be everyday office building routine. Occupying the entire Eastern block front of Madison Avenue between 49th and 50th Street, 437 Madison is surrounded by a distinctive black granite plaza, defined by raised granite benches and ornate lampposts. Meticulously maintained by ongoing capital improvements, 437 Madison projects a distinctive identity in the heart of Midtown.
