Annual Spring Community Yard Sale Sold Out. Thanks to
Barb Crippen and Cathy Leahy for Co-Chairing this event. Following are some views of the event. Check the Morgandale Web-site for more pictures.

ASSOCIATION –
MANAGEMENT REPORT
For the period from March 21, 2015 through
May 22, 2015
CAPITAL IMPROVEMENT ACTIVITIES
Sanitary Sewer Project:
The contract between the Association and Good
Plumbing, to repair the sanitary sewer collection
lines in the following areas, was executed by all
parties:
1. Aberdeen Court – in the street in front of

3. Christopher Court – behind 305
4. Christopher Court – behind 316
5. Christopher Court – behind 322
6. Crowther Court – back between 1715 & 1716
7. Devonshire Court – behind 2517

13. Marshall Court – behind 2104

Good Plumbing will start the work week of June
1st, with an expected completion date of July 3rd.
An additional sewer collection line problem was
identified behind 1308 Fairbourne Court.
Management is waiting to obtain a proposal from
Good Plumbing. Management would like to
personally thank Michael Bossert for all his hard
work throughout this project.
Shutter Replacements:
The shutter replacement and painting on Christopher
and Clemens Courts will resume in the Fall.
Tennis and Basketball Court Inspections:
The Association contracted with Top-A-Court to
caulk some minor cracks on the tennis courts and
repair the structural crack, and then paint the
basketball court. This work is expected to take place
the first week of June.
Street Lights
The in-house staff installed two street lights this
period; one at Marshall Court and Morgandale Drive
and one at Pennland Court and Morgandale Drive.
ASSOCIATION ACTIVITIES – Operating Fund
Projects and Activities
Landscaping:
The in-house staff completed the Spring clean-up.
They removed debris from the turf areas, repaired
and over-seeded damaged turf as a result of the snow
blowers, edged walks, and edged, sprayed, and
mulched the tree beds.
The basin area was weed whacked, and the Butterfly
bushes around the Pennland basin were replaced this
past period. The Vinca flowers were planted at the
entrances.
The in-house staff has been hard-trimming or
removing large overgrown bushes behind some
homes, trimming tree branches off the walks, and
trimming bushes away from address plates.
Management notified the residents affected by the
work. For those larger trees, Clarke’s Landscaping
will be removing 14 dead or suffering trees and will
prune four trees.
Clarke’s Landscaping cut 4.5 cuts so far this season.
Clarke’s also treated the turf with a pre-emergent
crabgrass control, broadleaf herbicide and fertilizer.
It was obvious by the dandelion growth that Clarke’s
missed random areas throughout the community.
Management addressed this issue with Clarke’s
Landscaping, and was told that spot spraying will be
done, at no cost to the Association.
Brooks and Barber Tree Management (arborist)
completed three tree applications this period: 1) soil
injection insecticide to treat the Lindens, Purple Leaf
Plums, Cherry Trees, and Birch trees; 2) a
horticultural oil spray to control egg hatching and
laying insects, as well as mites and other non-
beneficial insects and; 3) a concentrated systemic
insecticide and fertilizer that is injected into the root
zones of the 17 Ash trees, to prevent damage from
the Emerald Ash Borer. Management sent an e-mail
blast informing the community of the tree treatments.
Sanitary Sewer Collection Line Maintenance:
As a result of the sewer line project, your in-house
staff has identified sewer collection lines that should
be snaked periodically to ensure that tree roots do not
continue to infiltrate the lines, and problematic areas
are kept free of buildup. Therefore, the in-house
staff returned to a few courts this period and snaked
these lines to improve the flow.
Gutter Cleaning:
The in-house staff cleaned the gutters and
downspouts throughout the community several times
this period in preparation for the power washing in
May.
Power Washing:
Mark Richard Home Improvement did a
fabulous job power washing the buildings on the fol-
lowing courts:
Clemens
Christopher
Centennial
Devonshire
Stockton
Management is in the process of inspecting
the community to identify ‘high walls’ that need to
be cleaned, approximately 14, per their contract.
Door Painting:
Jeff Derstein continues to caulk and paint trim on the
doors in the following courts in preparation for the
door painting project this summer. We know we are
in good hands with Jeff.

Roof Inspections and Repairs:
The in-house staff inspected and repaired the roofs in
several courts this period.
Census Forms and Pool Tags:
Management received 407 Census Forms to date.
The pool tags, guest passes, and pool rules were
delivered starting Thursday, May 14th to those
residents that submitted their Census Forms and
requested pool tags. Thank you, Carolyn, for all your
hard work!
Pool Opening – Saturday, May 23rd:
Berardelli Pool Service emptied, cleaned, repaired, and
painted the pool this period. Therefore, the pool is
now fully operational and ready for opening day on
Saturday, May 23rd. The pool furniture has been put
out, the cabanas were installed, and the flower pots
have been filled. Matt Frisco has been doing a
wonderful job overseeing the maintenance of the pool
to ensure a smooth transition to the lifeguards.
Management and the Pool Committee met with Hilary
Tutrani, Pool Manager and the lifeguards on
Wednesday, May 20th. Three guards from last year are
returning this season. We emphasized that safety is
our number one priority. We also reviewed the pool
and staff rules, pool tags, uniforms, and conduct with
the guards.
Hilary or Todd Woolery will be attending the summer
Council meetings.
Spring Inspections:
Management started the Spring inspections and, as a
result, many work orders and violations were
generated. To date, the following courts have been
inspected.
Brunswick
Clemens
Devonshire
Hillock
Mulberry
Lexington
Marshall
Norwood
Nashmont
Pennland
Recycling Committee:
The Recycling Committee has been busy this past
period with three events; Recycling Committee Meet
and Greet, Community Clean-Up Day, and
Recycling Day.
The Recycling Committee had a Meet and Greet on
March 25th in the clubhouse. The purpose of the
function was to:
* Learn more about what the Committee is doing
behind the scenes.
* Review permitted recyclables and which
containers to use.
* Provide information on outside recycling facilities.
* Learn the importance of recycling.
* Support your neighbors that may need help.
The Committee would like to involve and educate
our children on the importance of recycling. So they
asked children in three age groups, 7 – 10, 11 – 14,
and 15 – 18, to write an essay on recycling, and
submit this essay at the Meet and Greet on March
25th. One essay was submitted by a teenager, and he
was awarded a $25 gift certificate for a job well
done.
The Recycling Committee held their second annual
Community Clean-Up Day on Saturday, April 25th.
They had 11 participants help pick up trash and other
debris around the community, along Forty Foot Rd.
and along Quarry Road. We were very impressed
with the results.
The Recycling Day was held on May 9th and was
again another productive and fun day. The
Committee encouraged almost 50 people to come out
and recycle that lovely morning. The Committee
awarded gift cards and recycling bins to those that
answered trivia questions correctly. At this event
the Committee also collected canned goods for
Manna on Main Street and old blankets and towels
for the PSPCA.
Management would like to personally thank the
Recycling Committee Members for all their hard
work and community building for the benefit of the
Morgandale community.

Yard Sale ~ Saturday, May 16th:
The Yard Sale Committee worked incredibly hard
taking calls and assigning spots for those
participating in the Yard Sale. The Yard Sale signs
were posted at the three entrances and “No Parking”
signs were posted on Morgandale Drive and
Christopher Court. Management sent notices to
Christopher, Clemens, and Brunswick Courts asking
residents not to park in the clubhouse parking lot the
day of the event. Management also sent an e-mail
blast reminder informing residents that all spaces
were booked for sellers, but encouraged residents to
come out and shop and enjoy the day. Thank you,
Barb Crippen and Cathy Leahy, for organizing this
community event.
Morgandale Day ~ June 13, 2015:
Morgandale Day is fast approaching. The
Committee agreed to an 80’s music theme. The
Pennise Family Band is scheduled to play at our
event, the Towamencin fire truck and police car will
be leading our parade this year, and we have many
fun activities planned.
Management e-mailed or delivered the invitation to
the community. Decorations, games, prizes, and
food items are being arranged. A second reminder
notice will be delivered the first week of June.
Association Insurance Renewal:
Management processed the paperwork to renew the
following insurance policies, effective May 1, 2015:
Master Policy: Community Association Underwriters
Directors & Officers: Liberty Mutual
Crime: Travelers
Umbrella: Greenwich
Auto: MMG
Management updated the Association’s Website with
the new insurance certificate and letter from Smith
Insurance. Also the Smith letter was inserted into
the last newsletter.

Maintenance:
In addition to the regular work orders, an asphalt
patch was done at the Edward Drive entrance, the
clubhouse was cleaned on several occasions, and
doggie stations and trash cans were emptied weekly
this past period. The March and April newsletters,
Yard Sale notices, Recycling Event notices,
Morgandale Day invitation, and pool tags were
delivered this period.

The Recycling Corner
Your Recycling Committee recently hosted two fun events in the
Community:
Our Annual Morgandale Clean-Up Day took place on a very cool, brisk
Saturday morning, April 25, 2015. The Committee provided water,
pretzels, donuts, gloves, safety vests, and trash bags to the 12 volunteers
that participated. We spent almost 3 hours picking up litter throughout
the 32 courts in the Community, and it was fun for all! We also distributed Chick-fil-A coupons to the
participants, along with our thanks. (The coupons were donated by our neighboring Chick-fil-A Restaurant,
located on Forty Foot Rd.)
The Committee then hosted our Spring Recycling Event on Saturday, May 9, 2015. We had a total of 44
individuals that recycled from 9:00 AM to 12:00 Noon that day. Advanced Disposal generously donated
recycle bins for this special event. We are happy to report the winners of a recycling container for correctly
answering a trivia question:

Ready to have fun and burn some calories???
Join us for a total body work out on Monday evenings,
starting Monday, June 22nd at 7p.m. in the Clubhouse.
Our total body workout will include a focus on cardio, total body and abs. We will do both exercises with
body weight and medium dumb bells to get the heart rate pumping. All fitness levels welcomed and
modifications will be offered if needed.
