Introduction
The Last Homestead is a 760+ acre property that is
surrounded by the national forest on four sides.
Boasting a modern custom cabin and a 14-acre private lake,
the Last Homestead exudes the feel of a classic Montana
ranch. The property is accessible from a forest service
road, about one mile off Highway 83. The Swan Valley is
not nearly as well-known as other parts of Montana, but
those fortunate or wise enough to find it, keep coming
back. Easy access, a private lake and unequaled numbers
and diversity of wildlife make the Last Homestead a
property that needs to be seen.

The 760+ acres are an ideal blend of mature
timber, lush wetland, flower-filled meadows
and the 14-acre private lake acts as a jewel like
centerpiece. The ranch is bordered on four
sides by US Forest Service, so there is no risk
of development on property boundaries. The
hiking, hunting, and explorational opportunities
are limitless. The area river and creek bottoms
are lined with cottonwood, quaking aspens and
willows. Mature larch, pine and fir trees inhabit
the mountain sides and ridge tops. The landscape transitions from vibrant summertime
greenery to a dramatic spectacle of fall gold, yellow and reds, to the bright calm of the
snowscape in winter.

The architecturally designed and custom built 4,686 sqft.
cabin was completed in 2007, and is ready for a new family
to move in and enjoy. The cabin boasts two bedrooms and two
bathrooms, two large fireplaces, an open floorplan and large
windows with great views in every direction.
A shop, garage and carport matching the home is located to the
south, which can house boats, ATV’s, campers, and other toys
and equipment that add to outdoor family fun. A matching
sauna sits on the shore of the private lake.
Craftsmanship, fine finishes and attention to details are all
evident when viewing improvements on the property.

The Last Homestead lies about one mile east of Highway 83 in the northern part of
Missoula County. The ranch is surrounded by the Flathead National Forest with
the Bob Marshall Wilderness Boundary less than four miles to the northeast. The epic
expanse of the Mission Mountains lies to the west and the peaks of the Swan Mountains
are about six miles north.
Located in both Missoula and Lake Counties, the Swan Valley is one of the most scenic and
pristine settings in Montana. Formed by glacial action, the valley is framed to the west by
the Mission Mountains Wilderness and to the east by the Swan Range and Bob Marshall
Wilderness. This is wild country, even by Montana standards. The area is over 95% in
public ownership, primarily US Forest Service and State of Montana. To live in the Swan
Valley is to have hundreds of thousands of acres of undeveloped mountain and forest as a backyard. There is a lifetime of possibilities
for exploration with the Swan River as its centerpiece.
The small town of Condon is about 10 miles to the north of the Last Homestead and Seeley Lake is about 20 miles to the south. Both
offer basic services like dining, lodging, and small family-owned businesses, with Seeley Lake being the larger of the two. Both are
outstanding mountain communities.
To the north are a string of small and medium-sized towns all of which are iconic Northern Rocky Mountain communities. Passed
Condon there is Swan Lake (town and lake), Big Fork, Kalispell, then Whitefish, which is about an hour and a half from the ranch. Great
downhill skiing can be found at Big Mountain, outside of Whitefish. This area is best known as the gateway to one of America’s most
beautiful natural gems, Glacier National Park.
Missoula, Montana, is home to the Rocky Mountain Elk Foundation, the University of Montana (U of M) as well as major air service,
dining, and shopping. Missoula is about seventy miles to the southwest. Missoula is where most folks fly into, but it also offers many
festivals, cultural activities, and music events. The 10,000 U of M undergrad students bring great energy to this extra-hip Montana
mountain city.

Stub LakePrivate water is a rare thing in Montana,
which makes the totally private 14-acre
lake a great fishing opportunity for trout
and bass. Offering great fishing for trout
and bass. A large body of water also offers
opportunities for many types of water
sports: boating, canoeing, swimming,
and wildlife viewing.
The Swan River travels due north for 66 miles through the
beautiful Swan Valley, starting at Grey Wolf Lake to Swan Lake.
Highway 83 runs north and south and is the only driving access to
the valley. Unlike most Montana fisheries, the highway does not
cross the river, so traffic is generally out of sight when floating or
fishing. Access to the river is very good, with several county and
USFS roads crossing the river at fairly even intervals. The Swan is
small compared to many Montana rivers, but it is an ideal size for
the wade fisherman, or one can use a canoe or raft. Anglers will catch
rainbow trout and cutthroat trout, with the occasional small brook
trout.
The Swan River system is well-known for its bull trout population.
These big, aggressive trout spawn in small streams, then often return
to the Swan River and Swan Lake. Fishermen can keep one bull
trout per day in Swan Lake, but all bull trout caught in the river or
streams must be released. Bull trout are a rare and protected species
in Montana, release one and you will have earned the respect of many
experienced anglers.
For anglers looking for small stream fishing there are 53 named
tributaries to Swan River, most of which are on public land. Most of
these creeks and small streams have good fishing for brook trout and
cutthroat trout.

A quick glance at a map of the area shows dozens of major reservoirs and lakes
and hundreds of smaller alpine lakes and ponds; most offer good to great
fishing. Holland, Clearwater, Pierce, Summit and Lindbergh Lakes are all less than
5 miles from the property. There are too many bodies of water to mention within
an hour of the property, each one is unique, interesting, and ready to be explored.
Montana is best known for trout fishing, but many anglers consider northwest
Montana as one of the best places in the country for variety. Many know of the Bull
trout fishing, but fishermen can also find lake trout, kokanee, and the occasional
grayling as cold water species. Fishing for warm water fish like largemouth bass,
northern pike, and perch can be outstanding.
Deer, elk, grizzly and black bear, wolves, mountain lion and small game
hunting can be found on the property and on the thousands of acres of
Gallatin National Forest. Nonresidents are subject to a lottery style system
to obtain tags for these animals, but the draw odds are good and animals are
numerous. Moose, bighorn sheep, Rocky Mountain goat, bison and mountain
lion can all be found in the mountains and forest. These game animals require
a specific permit from Montana FWP to harvest; start applying and build up
preference points for these tags now.
Glacier National Park, The Bob Marshall, and Great Bear Wilderness and the
ecosystem are some of the nation’s best places to find and photograph protected
animals like grizzly bears, lynx, wolverines and wolves. This is truly a wild area
with an incredibly diverse list of wildlife. Large predators like wolves, wolverine,
coyotes, bobcat, lynx, mountain lion, grizzly, and black bears could all be seen
from the property. A list of area ungulates include bison, mule and whitetail deer,
elk, moose, pronghorn antelope, Rocky Mountain goat and big horn sheep. This
is the ultimate North American wilderness setting.

Hunting
The Swan Valley and the Bob Marshall Wilderness
are considered sacred ground for hunting elk,
black bear, wolf, mountain lion, mule and whitetail
deer. Mountain goat, bighorn sheep and moose can be
hunted by those lucky to draw a permit from Montana
Fish Wildlife and Parks.
The Swan Valley and northwest Montana may be one
of the best places in the world to chase mountain
grouse. With an almost limitless amount of land open
to public hunting, very few bird hunters and three
species of mountain grouse to chase, bring your dog
and shotgun. Ruffed, dusky (aka blue), and spruce
(aka Franklin’s) grouse can all be found in abundance.
It’s common to have opportunities at all three species
in the same day, and they make a great mixed bag hunt.
