Welcome to Columbia!Welcome to the 4th Annual SSASC Fall Conference and Trade Show! We have another great event

planned for you this year. I am confident, that over the next two days, you will gain information that will

make you a better owner and/or operator within our industry. This is your association so I hope you can

take full advantage of all we have to offer.

Our main goals as an association are to Educate, Assist and Represent. The association strives to bring

information that is relevant to all our members. This year at our Quarterly Luncheons we were able

to bring you experts in property tax evaluation, energy savings such as solar energy, climate control

systems, lighting, and a forum on software. In effort to assist our members in networking, we continued

the After-Hours Storage Connection which met every month in different parts of the state. The Storage

Connection event goes from 6pm to 8pm and is a great way to meet other storage professionals in

your area and discuss the industry. The final item is our commitment as an association to represent

your interest in the industry. In 2014, we updated the lien law and passed a bill to allow the sale of Tenant Insurance by Self Storage

operators. This year we have continued working in Columbia for you! We are working to modernize portions of the lien law that we

were not able to in 2014. Items we are working to revise include how we publish our notice of lien, defining a commercially viable

auction, specifically allowing for online auctions, and specifically allowing late fees. We are also contributors to the effort to modify

the 2015 International Building Code that addresses sprinkler systems and states that any area over 2500 sq. ft. (reduced from the

2009 IBC code of 12,000 sq. ft.) must have a sprinkler system or be separated into spaces no larger than 2500 sq. ft. with fire resistant

walls separating the space.

I look forward to seeing you this coming year at our events. For 2018, the Quarterly Meetings will be held in Charleston (February),

Myrtle Beach (April), Greenville (July), and Columbia (October). This is your association and we want to make it great for you! Please

let us know what you are interested in hearing about during the upcoming events and let us know how we can help you!

KEYNOTE SPEAKERBrad is a savvy businessman who has had a very successful career in real estate. After working in the multi-family business world for many years, he went on to Co-Found 10 Federal and to enter the self storage industry. Brad focuses on the technologies and operations of 10 Federal’s multifamily and self-storage portfolios. Prior to co-founding 10 Federal, Brad was a Partner at Phillips Development, a regional multifamily development company where he was responsible for debt and equity financing. Brad received a Masters in Film Production from American University and a bachelor’s degree in economics from Duke University and studied abroad at the London School of Economics. Brad lives in Raleigh, NC with his wife Kelly and five children.

Based in Raleigh, N.C., 10 Federal acquires, develops and manages multi-family and self-storage properties in North Carolina. It has two storage facilities in Durham and one each in Graham and Hillsborough. Integrating technology into its operation is a core tenet of the business, according to the company website. TABLE F HVAC DESIGN FOR SELF STORAGE FACILITIES Self Storage facilities offer unique criteria for HVAC design. While the required indoor temperature can be higher than a standard facility it is desirable to keep the relative humidity lower than in a standard facility. This dichotomy of design can end up in catastrophe if not approached correctly. On the flip side, if designed correctly, the criteria can be utilized to design an extremely energy efficiency low cost HVAC solution. If an engineer takes a standard approach to controlling temperature to the higher indoor temps, then there may be humidity issues. If the engineer designs for humidity control then the operating costs may skyrocket. Come join this roundtable discussion of the best way to approach HVAC design.
