President’s Message December 2019
Fellow Shareholders,
November is behind us and the energy in The Park is everywhere! Many folks said: “enough of the cold, we’re
going south!” and so they did. Our Welcome Back Potluck Dinner, sponsored by the BOD, was amazing! We had
a record number of attendees – over 90. We elected not to have a band and streamed music instead; and boy
was it successful. Folks had time to catch up, enjoy a wide variety of dishes and just enjoy quiet conversations.
As I write this, the planning by MaryAnn, for the long-awaited Thanksgiving Dinner is well underway. Once
again, the sign-up sheet is over the top with more than 100 confirmed and more being added each day. The
pool is the place to be, as so many folks are enjoying the warm water, friendly company and just floating
around knowing the North is freezing! So, get down here, re-connect and enjoy every day God gives us!
There’s been a flurry of action with regard to Board activities and projects. I’d like to start out by reassuring
everyone that the main goal of this BOD is to make sure Colonial Estates remains a Mobile Home Park, owned
by our 254 Shareholders and the infrastructure will be sustainable for generations to come. When many of our
parents and grandparents moved into CE, that was their goal. As I reflect back and talk to so many of you, these
values haven’t changed. Each administration faces unique challenges. Our goal is to guarantee your
infrastructure meets the standards set by the state of Florida. These core services include water, sewer, electric
(FPL), our roads, and the clubhouse & amenities. Along with maintaining these core services, it requires funding
for the replacement and maintenance of these items.
As you have heard explained at the meetings and through these messages, most of our utilities are in good
condition. Now that being said, our water plant and distribution system has been neglected. The pipe network
in the ground that serves the drinking water to each and every unit is nearly half a century old. The materials
used back then were simply not designed to last this long. This should have been brought to your attention
many years ago and addressed well before now, where we’re repairing 10-15 major leaks per year.
This BOD has conducted extensive research into addressing both the water plant where our water is produced
and the antiquated distribution system. We plan on holding a Board Meeting in early January to openly discuss
our options and seek direction from all Shareholders as to what the best approach is for Colonial Estates.
The 2020 budget has been drafted and the committee is putting the final adjustments together. Our goal is to
get the Budget in everyone’s hands the first part of December, hold a meeting for explanation and questions,
then after the thirty-day required time period the BOD will adopt the 2020 Budget.
Included in this document is a $25.00 per month increase in our monthly dues, which will begin on January 1,
2020. This increase is necessary to cover the aforementioned issues plus build up our cash reserves. In addition,
the Board will be imposing a one-time Special Assessment of $100.00 to be paid within 90 days to cover the
cost of the old Wastewater Treatment Plant clean-up that was called into the Health Department by one of our
Shareholders.
Please keep an eye out for the upcoming Budget Meeting in December as well as our Water System Discussion
in early January.

Great news: Pauline Longworth will be doing Line dancing again.
It will be on Tuesdays and Thursdays, starting on
Thursday January 9, 2020 from 9:30 to 10:30 am.

Wednesday is also foliage day: put foliage in OPEN plastic bag or old bin, put the branches on the grass.

A FEW VIOLATION LETTERS HAVE BEEN MAILED TO RESIDENTS WHO HAVE
OUTSTANDING VIOLATIONS. WE WILL FOLLOW UP ON THESE AND WILL POST
WHO HAS NOT ADDRESSED AND CORRECTED THEM.
STARTING NEXT MONTH, WE WILL BEGIN POSTING
SHAREHOLDERS THAT ARE LATE IN PAYING THEIR MONTHLY
MAINTENANCE FEES, IN THE GRAPEVINE.
Public Notice- If your outside street light isn’t on at all times, or if it is connected to
something that interferes with it being on 24/7 i.e. hot water heater, you need to correct this
so your light is always on.
If your sprinklers are connected to the potable drinking water, you need to cease using
them and either use the irrigation water or use a sprinkler head attached to your garden hose to water the lawn if the irrigation doesn't work on your block.

PAST EVENTS
WELCOME BACK POTLUCK
On November 16th, 2019, a welcome
back potluck dinner was attended by
85 shareholders and guests. A good
time was had by all. We chose not to
have a band and instead had streaming
music provided by Paul Duynisveld.
Craft fair
Our fall Craft Show was Saturday November 23rd. and we had 10 vendors ...some were new to
us such as Deb Gallo with her great "shell creations", Linda Wilson returned this year with her
new passion of "stenciled" items and Marilyn LaFogg with her new "lamps & jeweled" creations.
Deb Docherty worked on one of her current art pieces, Deb can be reached in the park
anytime for additional information about her work...and as an added note all the craft people
still have items for sale and can be reached at their homes...Thanks to Barbara Sullivan for
doing the coffee and punch and all the Ladies that baked...
THANKS AGAIN FOR ATTENDING...we really appreciate your business and look forward to

THANSGIVING DINNER
Once again MaryAnn and her crew have orchestrated a feast for over 100
people! Turkey, ham, potatoes, and so much more was available. The
conversations were ongoing and everyone had so much fun. Thanks to all that
cooked, served, set-up, cleaned-up for making this a wonderful occasion.
Again, a little over $515 was raised for the floor fund.
Thanks to all that has contributed to this funding.

Please read and take note of the inflammatory, libelous and unsubstantiated remarks in this letter that greatly disturb this board.
Unfortunately the signature page was not included, so we do not know who our accusers are and cannot respond. Whoever is responsible for this document, please provide the signature page or your name
and address so we know who to contact moving forward. The board would also ask any shareholder or resident that received this letter to please write down the
date and time (to the best of your recollection) that it was given to you. The name of the person who gave it to you as well as any conversation that took place.

Tips for eating more Healthy in the upcoming New Year
Keep healthy food readily available. When you get hungry, you’re more likely to eat the first thing you see on the counter or in the cupboard. Keep healthy food in easily accessible and visible places in your home and workplace. Put some fruits in a basket and place it on the kitchen counter, store healthy snacks at eye level in your pantry and stock up your fridge with small batches of cooked whole grains and fresh fruits and vegetables. At work, store quick bites like almonds, pistachios and dried berries in a jar and place it on your desk or in its top drawer.
Say no to sugary drinks. The average American drinks around 45 gallons of soda each year, according to the Beverage Marketing Corporation. Other than the obvious risk of Type 2 diabetes and obesity, consuming sugary beverages can also cause liver damage, premature aging and anxiety. So, instead of sipping packaged juice or soda, go for unsweetened beverages or infused water.
