2. LIGHTING IS AN INTEGRAL COMPONENT TO THE QUALITY + SUCCESS OF THIS PROJECT. LOW VOLTAGE LED UPLIGHTING FOR THE SPECIMEN TREES + PALMS, ALONG WITH AQUATIC LIGHTING WILL BE THE PRIMARY COMPONENTS. NICHE OR RIBBON LIGHTING MAY ALSO BE INCLUDED IN THE DETAILED DESIGN WORK FOR THE WALKWAYS + CAST IN PLACE WALLS.
3. ENVIRONS TO COORDINATE WITH THE OWNERS TO REFINE THE PROJECT AS REQUIRED TO ACHIEVE BUDGETARY GOALS AND THE BUILDABILITY FOR THE COURTYARD IMPROVEMENTS.
• IPE WOOD PLANK DECKING FOR THE COFFEE BAR SEATING AREA ADJACENT TO THE (2) WATERFALL WALLS. APPROXIMATELY 500 S.F. IN SIZE
• 48” TALL FRENCH GREY PRE CAST CONCRETE UNIT WATER FEATURES WITH STAINLESS STEEL WEIR FOR A CLEAN SHEET FLOW OF WATER TO THE LOWER BASIN. DARK BOTTOM W/ BLACK BEACH PEBBLE.
• (2) MULTI – TRUNK SWAN HILL FRUITLESS OLIVE TREES WITH PRIVET HEDGES UNDER PROVIDE THE BACKDROP TO THE WATERFALL WALLS.
• THE PRIMARY SEATING / OUTDOOR USE AREA HAS A 20’ DIA. WATER FEATURE AS THE FOCAL POINT THAT HAS A CENTRAL ELEVATED FOUNTAIN ELEMENT. CAST IN PLACE CONCRETE SEAT / RETAINING WALLS ALLOW FOR THE MOUNDING OF THE ADJACENT TOPOGRAPHY TO CREATE SEPARATION AND SOME PRIVACY FROM ADJACENT USERS AND THE 3 FLOORS OF TENANTS. A VARIETY OF SITE FURNISHINGS WILL OFFER TABLES, SEATING, SECTIONALS FOR SEATING OPTIONS, AND UMBRELLAS WILL PROVIDE SHADE FOR THE USERS AND COLOR ACCENTS FOR THE VISUAL OF THE COURTYARD FOR THE TENANTS TO VISUALLY INTERACT WITH.
• MULTI – TRUNK SWAN HILL FRUITLESS OLIVE TREES ARE THE INITIAL GROVE THAT IS ENCOUNTERED WHEN APPROACHING THE COURTYARD SPACE. THE OLIVES ARE ON

• RECTILINEAR PAVERS IN COMPLEMENTARY COLORS WILL BE UTILIZED TO CREATE THE CENTRAL WALKWAY THROUGH THE COURTYARD. THE MEANDER IS INTENTIONAL TO BREAK UP THE SPACE IN AN ASYMMETRICAL FASHION AND TO PROVIDE A MODIFIED SITE LINE OF THE COURTYARD SO THAT IT BREAKS UP THE VIEW INTO SHORTER VISTAS AND LOOKS TO MAKE THE COURTYARD APPEAR LARGER THAN IT IS.
• AROUND THE PERIMETER OF THE LANDSCAPE IS A RETENTION SWALE THAT WILL CAPTURE ANY RUNOFF. A DRAINAGE SYSTEM WILL BE INCORPORATED INTO THIS FEATURE AND TIED INTO THE SITE DRAINAGE. THE SWALE WILL HAVE A LAYER OF FILTER FABRIC AND WILL HAVE A ‘COBBLE STREAM’ OF 3” + CRUSHED BLUE GRANITE AND A FEW SELECT SPECIMEN ‘BOULDERS’. NATIVE RIPARIAN GRASSES OF CAREX,
• TRANSPLANTED + NEW KENTIA PALMS WILL BE SITUATED IN THIS TRANSITIONAL AREA OF THE COURTYARD LANDSCAPE. CONSISTENT WITH THE OLIVE GROVE, CAREX PANSA AS A MASS PLANTING, BUT WITH VIRESIA + OTHER BROMELIADS AS SPECIMEN UNDERSTORY PLANTINGS.
