This year’s Old House Fair home tour takes you through five homes in the historic South Park neighborhood, within Greater Golden Hill. In 1906, the Bartlett Real Estate Company, which

also owned and operated the streetcar line, began improvement of the area which was still a range of sagebrush, plants and vegetation. As the area found property buyers, streets were graded and paved, and modern utilities and conveniences were provided.

South Park’s architectural landscape consists mainly of homes in the Arts and Crafts and Spanish Colonial styles. Several examples by San Diego’s most renowned architects -- Irving Gill, Richard Requa, William S. Hebbard, and the Quayle Brothers -- are visible. Craftsman and California bungalows are especially prolific in South Park due in part to the fact that the ‘Arts and Crafts’ movement’s height of popularity coincided with the peak of South Park’s development, from 1906 to 1915.

Design and construction here was particularly heavy just before and shortly after the Panama-California Exposition in 1915, which increased when those who came to visit San Diego and stayed. Some homes were built as personal residences, some for speculation, and others as rental units in anticipation of the projected land boom. Shortly after the California Exposition, the Arts and Crafts popularity began to wane. People turned more to the romantic European revival styles for inspiration, especially to the Spanish Style in vogue due to the architectural design of Balboa Park.

The homes on tour this year represent the Arts and Crafts aesthetic and back-to-nature sentiment of the time. American Arts and Crafts encompassed several architectural styles, including Craftsman, California Bungalow, Prairie and American Foursquare. Some of the interior features of these homes included open floor plans, beamed ceilings, an abundance of wood work and windows, stained and leaded glass, built-in bookcases and cabinetry, and of course, a fireplace.

Exteriors featured simple natural materials such as cobblestones, brick, wood siding and shingles. There was also an emphasis on outdoor living, and most homes in this genre had spacious porches with broad eaves to utilize the outdoor space. Pay attention to these special porches as you tour the homes.

Today South Park remains a jewel of historic architecture and a community treasure, a time capsule if you will. Several small community shopping areas were originally built near the streetcar system in the first few decades of the last century, and most are still alive and thriving today. These include various shops, galleries, coffee shops and restaurants where locals gather to converse and hang out. This is a close-knit community that is passionate about the South Park neighborhood and its cornucopia of historic homes. The homeowners whose residences you will visit today embody this community spirit and sentiment for older homes. The satisfaction

they get from restoring, maintaining and living in their older homes is apparent and is one of the reasons why South Park is still a thriving and desirable neighborhood today.

This modest bungalow is a great example of the Arts and Crafts philosophy exemplified by a Gustav Stickley line from his Craftsman Home magazine of the time: “We have planned

houses from the first that are based on the big fundamental principles of honesty, simplicity, and usefulness.” This house’s structural simplicity and layout are seen from the outset, with an extensive use of windows that allows a profusion of natural light to penetrate the interior. Natural materials, left as close as possible to their original state, are seen on the exterior wood shingles and the natural redwood board-and-batten paneling of the interior.

The unique interior single wall redwood board-and-batten construction fortunately has been kept intact and unpainted over the decades, untreated by stain, wax or varnish. This treatment was also used in other homes of the period, designed by renowned architects Irving Gill and Frank Mead, including the beach house for Wheeler J. Bailey (1907) above the cliffs of La Jolla. This South Park home was originally owned by John A. Watson, president of Watson-Jones Inc., a printing company in downtown San Diego.

Upon entering this home you are immediately struck by the beautiful simplicity of the redwood lining the interior. The fireplace is brick with an original concrete slab hearth and wall sconces, and built-in benches on either side. Since there are no hollow walls, electrical

wiring had to be run creatively through the wood door casing and floor. There is a narrow plank oak wood floor and a pair of glass French doors leading into a gallery (wide hallway) and side porch.

Two bedrooms and an adjoining bathroom are at the end of the house. The bedroom at the end of the hallway, now used as a TV room, is thought to be the original bedroom. The second bedroom may have been converted from a sun porch and enclosed to accommodate a tenant, which was commonly done during WWII. It is now used as the master bedroom and contains furniture inherited from the owner’s grandmother. The bathroom has the original tub and built-in cabinets.

The modest kitchen has an original California cooler, hexagon tile counter and sink. These items along with the special French door leading out to the side porch, were the main features that attracted the current owner to this home. Be sure to take a look at the beautiful old fruit trees in the back yard. Though simple, this home offers California living at its finest and its current owner, who loves to entertain, cannot agree more.

This home was originally owned by Jacob Jepson, a rancher in Mission Valley. It is an American Foursquare, which is considered a form of Arts and Crafts architecture. Its exterior

is not the typical bungalow, but its interior shows an undeniable connection to the Arts and Crafts movement -- with its open floor plan, extensive wood details, built-ins, leaded glass, beamed ceilings, profusion of windows and, of course, a fireplace.

These details were not lost upon the current owner, Nikki, who happened upon it in 1971. Though not shopping for a new home, she saw an ad for a 10-room house for $25,000. She was not then familiar with South Park and the inner city neighborhoods of San Diego, which did not have the best reputation at the time. Nonetheless, curiosity got the better of her and she went to see the house. She was not prepared for what she saw; it was love at first sight. Heartbroken to learn that an offer had already been accepted, she put in a second one anyway. One month later fate intervened and the house was hers.

She readily admits that some of the choices made during the first round of house renovations were not necessarily the best. Over the years her growing love, appreciation and knowledge of old things led her to restore the home to its original glory. Much has been done, including a recent kitchen renovation that included replacing the dark 1970s era kitchen she originally installed. A gorgeous vintage

stove (featured in Today’s Vintage magazine) takes center stage, its colors inspiring the tile backsplash. Nikki has many interesting collections throughout the house, including vintage glass light shades, antique tiles and old prints, many of which are hung period style from the picture rails.

Like other houses on the tour, this home has a great front porch for enjoying the wonderful San Diego climate. Note the unusually large entry door that leads you into the foyer. Upon entering, one notices the stairwell, dark wood wainscot and high ceilings; these elements combined with the plentiful light, immediately imbues the house with a sense of coziness, warmth and openness. To the left is the parlor, separated from the foyer by double French glass doors, allowing light to flow through both spaces. A pair of large wood pocket doors separate the parlor from the living room and its central fireplace. A bay window in this room breaks up the square shape of the building. Wood built-ins abound, including benches on either side of the fireplace and leaded glass cabinets surrounding the entry from living room to dining room. Wood details continue into the dining room which has wonderful wainscoting, a built-in sideboard, and box beams on the ceiling.

The owner is slowly uncovering clues to the home’s history and has great stories to tell. She and her husband were sitting in the living room one evening and were joined by an unexpected guest, a bee! They tracked the bee’s entry to the fireplace. Sure enough, a huge active beehive was discovered in the chimney. A neighbor later revealed that the previous owner was an avid beehive keeper. They also met the son of the third owners, the Maguires, who purchased the home in 1927. His father was an avid golfer who insisted that his children varnish the wood every weekend, thus explaining both the dark wood tone throughout the house and the golf shoe cleat holes in the entry wood floor.

The owner intends to discover more about the house’s history and may obtain historic designation. She is very thankful that she happened upon this property almost three decades ago. It has become a big part of her life and a treasure she plans to enjoy for years to come. By Tracey Raz.

This Craftsman-style house has an L-shaped porch with deep overhangs that take advantage of its corner lot location (a similar layout to the home at 1947 Dale St.). When the

current owners moved in 32 years ago, the house was in a neglected state and the right side of the home had been sectioned off and used as a separate rental unit, perhaps during WWII.

One of their first projects was to add a period style fireplace and built-ins to the sitting room, which had been part of the rental area. The fireplace addition compliments the room beautifully and was done so well that it’s hard to envision the room without it. Note the seven dark horizontal bricks on the fireplace that replicate the seven light horizontal window pattern throughout the main living areas. This remodel was featured in an issue of San Diego Home and Garden magazine in the 1970s, along with photographs of the owners and a step by step guide.

The entry door and windows are original to the house. The home also has unusual Douglas fir window and door casings that overlap each other in the corners. The main focus of the living room is the Douglas fir built-in bookcase that runs the length of the wall. The owner built this period style bookcase, taking inspiration from existing details in the house. One cannot tell that this is not part of the original construction.

The main selling feature for these homeowners, however, was the great built-in sideboard in the dining room. After removing layers of paint they restored the wonderful wood built-ins and moldings to their original glory. An unexpected discovery, made when removing a stack of boxes and a refrigerator left by previous owners in the dining room, was the original pair of French doors leading out to the front porch. As a finishing touch they installed period fixtures and Arts and Crafts style window treatments throughout.

Upstairs you will find two bedrooms with attached sleeping porches and a well-restored bathroom. When the owners moved in, the bathroom had avocado green bath fixtures and tile, but now it is more representative of the period with a pedestal sink, bead-board paneling and white hexagon floor tile. These homeowners are proud that many of the old fixtures and furniture used in their house were salvaged over the years from neighboring homes and garage sales. They put a lot of extra “sweat equity” into this house and now are able to relax and enjoy it.

This home is an exemplary example of a classic Craftsman bungalow. Harry Mauder, a blacksmith for the San Diego Electric Railway, was the original owner, and his family were

sole owners until 1984 when the current residents acquired it from a Mauder granddaughter. The home has been lovingly restored over the past 25 years, and the attention to detail is evident as soon as you approach this house. This eye for detail caught the interest of American Bungalow magazine, which featured it in the August, 2006 issue.

Walking up to this house you are at once struck by the unique design of the front porch, combining regular brick, clinker brick and local river rock to form the walls and columns. This expansive porch has deep overhangs providing shade, and its L-shape enables access from the dining and living rooms -- a great combination for encouraging outdoor living. The owners had a skilled craftsman repoint the mortar on the original walls and columns which had been deteriorating. (Note the house next door, possibly by the same builder, which has similar columns that have not been repointed.)

When the couple came upon this property, they had never heard of the Arts and Crafts movement but, like many owners of older homes, they appreciated the quality of life that older homes

offer. They searched for one that they could gradually restore and retire into. This corner lot house was painted white, like many of its neighbors, and was unpresuming, with Jalousie windows and bars. They were happy to see that the interior woodwork had not been painted and quickly realized that this house had great bones!

One of their first projects was to replace the offending windows and sliding aluminum doors from the dining room to the porch with ones that more closely represented the originals. The front door and side lights were commissioned and made by a local artist, Michael Wheelden, who also designed the unusual fencing on the side of the house.

The furniture hunt started soon after they purchased the home, as they wanted some original and period reproduction pieces that better suited the house’s style. An original rocker started the collection. Now they proudly own several original L. & J.G. Stickley furniture pieces (including a Gustav Stickley desk and chair in the dining room), period artworks and pottery. Their enjoyment of their older home led to an education and passion for the Arts and Crafts aesthetic.

Larry is a talented craftsman and over the years has utilized his skills throughout the home -- from tirelessly refinishing the woodwork, flooring, built-ins, door and window trim, to duplicating the original Edison light bulbs for the box beams. He has a tremendous eye for detail and has been able to replace and add many period elements seamlessly into the home. One cannot tell where the original ends and the new starts, a huge compliment and testament to the talent and dedication of these homeowners.

In the 1990s, the boring white painted exterior was replaced with a period paint color scheme of brown and green. This dramatic change to the home’s appearance complements it beautifully and makes it stand out amongst its neighbors. A Japanese style garden and custom fencing in the Arts and Crafts style complete this home’s beautiful exterior.

This home was historically designated by the previous owners for its exemplary Craftsman architecture. The current owners first saw the house when visiting relatives in San Diego. It

especially caught the eye of Lor, who commented that if they were able to get a house like this, she would consider moving. After relocating to San Diego and renting for a few years, lo and behold, the house of their dreams came on the market and, without hesitation, they snatched it up.

Upon approaching this house one immediately notices the Craftsman style color scheme, expansive porch and brick detailing. The front door, with beveled glass is original to the home. In the entry hangs an original light fixture. Partial wood built-ins that separate the entry from the living room. One houses a phone niche with secret compartment, and the other a bookcase facing the living room. A full height brick fireplace creates the backdrop for the living room, its continuous wood mantle forming the top of the built-in cabinets on either side. The abundance of windows and French doors flood this house with natural light. Of special note is the especially wide Douglas fir wood casing used around doors and windows, high wood baseboards, and original oak flooring throughout.

A wonderful deep wood shelf, with corbels above the French doors to the dining room, was probably intended to hold period pottery. The owner, Michael, made period style fixtures for this and other rooms

by restoring old light parts and using period reproduction shades. The dining room, as in many Craftsman homes, was a featured room and has great wood detailing, a built-in sideboard with glass china cabinets, box beams on the ceiling, wainscoting and plate rails with small corbels around the perimeter of the room.

Architectural changes made to the second floor around 1935 created a separate unit by Mrs. Sutherland, the owner at the time, who lived here from 1923 to 1972. An exterior staircase was added to provide private access to the upstairs unit. Many homes were divided into units during the Great Depression era, to generate income from tenants to subsidize expenses, and through WWII to house military servicemen.

The current owners were perplexed by the confusing configuration of the upstairs layout. Not having original floor plans for the house, the owner started to piece together clues. One clue emerged when the owner pulled out the bottom drawers of the hallway built-ins to reveal oak flooring like that in the main hallway, indicating that these areas were once part of the hallway. Less expensive wood like fir was typically used for closet floors. Next he measured the width of the two built-ins and they each measured exactly 30” wide, the same as the upstairs doorways.

The homeowner was now ready to take the big plunge and removed both built-ins and the stairwell wall. An original doorway to the bedroom (office) and an L-shaped landing were revealed, confirming his suspicions. He installed a salvaged door in the new opening, restored the casing and oak flooring, walled off the opening in the bedroom (boy’s) and installed a new wood balustrade. The result is a much more functional and light-filled upstairs space.

As you walk upstairs, envision the open balustrade on your right side enclosed by a full height wall, and access from the landing to the rear bedroom (office) and bathroom being blocked off by a built-in cabinet on either side. Thanks to the homeowners’ ingenuity, they no longer have to walk through a bedroom to access the rear bedroom and bathroom!
