LOCATION

PROJECT OVERVIEW

The Fashion Centre at Pentagon City is located at Army Navy Drive and HayesStreet, adjacent to I-395 in Arlington, VA. It is adjacent to The Pentagon itself, and is

connected directly to the underground Washington Metro Blue and Yellow lines.

PROJECT OVERVIEWWelcome to Fashion Centre at Pentagon City, just minutes from the heart of Washington, D.C., FashionCentre at Pentagon City is one of the top performing centers in the U.S. and welcomes millions ofvisitors to the property each year. The center is part of a dynamic, mixed-use development thatincludes a 12-story office tower and a Ritz-Carlton luxury hotel. A recent multi-phase, $75 millionredevelopment of Fashion Centre at Pentagon City included: a dramatic 50,000-square-foot expansionto the property along Hayes Street which includes a new feature entrance to the shopping center, anew lobby, and two levels of new retail shops, including a Flagship Zara, and restaurants featuringMatchbox Vintage Pizza Bistro, Shake Shack, Honeygrow, and Sugar Factory. A comprehensiveinterior renovation featuring architectural upgrades as well as new flooring and soft seating areas. Aremodeled Dining Pavilion, which is the most productive food court in the Simon portfolio.

DESIGN OVERVIEWThe vibrant character of great shopping are comprised of exceptional storefronts. Texture, color, lighting, graphics, andmerchandising are the key elements to the Tenant identity and storefront. Tenant design professionals are encouragedto view these renderings as the inspiration to create storefronts that enhance the shopping experience at FashionCentre at Pentagon City. Tenants are encouraged to exceed and not simply replicate mall prototype storefronts. Highquality materials, trend setting design and balanced composition shall be a high priority of the Tenant designprofessional and will be carefully reviewed, encouraged and enforced by the Tenant Coordinator.

GENERAL DESIGN CRITERIA

The general design philosophy is to conceive new storesand new storefronts with maximumheightand transparency,using arefreshingly new design approach, resulting ininnovative, state of the art storefront and signage design.Tenantsareencouraged toexpress their individuality and theirbrand identity through their originality in store design andmerchandising aswellas utilize avariety of planes andmaterial treatments,both horizontal andvertical in their designto create a three-dimensional feel and to give dimensionalarticulation to their storefront. This TenantDesign Manual isintended to work in conjunction with TheArchitecturalCriteria and the Tenant Technical Design Manual. Pleaserefer to theTenant TechnicalDesign Manual for importantproperty specificdetails and design information. Inthe eventof adiscrepancy between this criteria,mall criteria, lease andlease exhibits, the most stringent shall takeprecedence.Tenant’sdesign professional, and/orTenant’sgeneralcontractor shall confirmthecriteria in questionwith theTenantCoordinator before execution of work (orsuch workshall be corrected by Tenantat Tenant’sexpense). Allcomponents of theTenant Information Package can befound at www.simon.com.

The TenantStorefront Design Control Zone is the area of thestore extending from the storefront lease line into the store aminimumof five feet (5’-0”)across the entire width of the store.Since the appearance of this zone is critical to the overall storeappearance, design solutions, and materials areexpected to beof the highest quality. The designzonewill be closely reviewedbyLandlord for design anduse. Ceiling materialsshall consistof gypsum board, wood, metal, or other types ofhardsurfacematerials. Acoustical ceilings and open ceilings will not bepermitted in thiszone. Sprinkler headsshall be fully recessedwith cover plates at entry vestibule and storefront showwindows.Any speakerswithin 5’-0”of the entry shall havea separatevolumecontrol thatcanbe set to theMall Managers’ specifiedlevel.The backs of Emergency Exit signage/lights (over the entrydoors)mustnot bevisible from the exterior commonarea.Security systemsshall be fully concealed. Gate style orstanchion security systemsarenot permitted if visible from thecommon mallarea.Security cameras, traffic counters, visionpanels, or “bubbles” shall not beexposed to public view in theDesignControl Zone.

STOREFRONT DESIGN CONTROL ZONE

storefront that is recessed behind the Landlord’sbulkhead. All finishes shall match the bottom of theLandlord’s bulkhead.

Tenant shall construct a “roof’ or finished top onall storefront projections beyond the Landlord’sbulkhead. In locations where the “roof” / top is visiblefrom an upper level floor, then the closure shall besloped and constructed using approved glazingsystems unless otherwise approved, in writing, byLandlord. The closures’ finishes and construction shallbe consistent with the Tenant’s storefront design.

All walls within this zone shall be provided with high qualityfinish material–plain painted surfaces are not permitted.Materials such as stone, tile, wood panels, the use of trimand other decorative treatments shall be utilized. Slat walland grid wall are not permitted.

No previous tenant storefront, or storefront materials,fixtures or finishes shall be reused.

Tenant shall extend the bottom of Landlord’s bulkheadto the point of closure for any portion of the Tenant’s

Extending 5’-0’back from the storefront glazing, the side wallsandshowwindowsshall be dedicated for useasahigh-qualityshow window display.A creativedisplay is required for standardmerchandise racks, and wall finishing materialssuch asslat walland prepackaged wall mountedgrid systemsareprohibited.distinctive, high-quality and appropriate display techniqueswhich best showcase theTenant’s merchandise mustbeused.At the storefront entry,display fixtures andmerchandise mustbeplaced at least 3’-0”behind theTenant’sentry door.merchandise rack and display features mustnot blockcustomer traffic flow in andout of thestore.

LOW CEILINGS OR SOFFITS WITHINTHE CONTROL ZONEThere areoccurrences within someof theTenant spacesinwhich there isadrop inceiling height within theTenantDesign Control Zone. Inthis case, Tenants areencouragedto minimize this transition asmuchas possible. Theuseofsimilaror sameceiling orControl Zone materials isrecommended and anything that would bring attention tothis condition such ascolor or lighting isdiscouraged.

STORE DISPLAY & MERCHANDISING ENTRIES & WINDOWSEntries areto be inviting andmakeastatementabout the moodand style of the store. Likewise, display windows aremorethan frames;theymustbe interactive with the merchandise,customer, and interior design of thestore. Inorder to improvethe general shopping experience, all tenantsmustplace anemphasis on powerful storefronts and increase their levels ofpresentation.This shall be accomplished through the integrationof graphicsandthecreationof enclosedportalentrances tobuild up theexperienceforcustomers.All storefronts shouldprovideanattractiveand unmistakable invitation to enter. Entryinvolves more than thedoor aloneandshouldentice customers toenter and browse.

TRANSPARENCY

Retail ground floors shall havebetween 60%and 80%transparency, as measured from grade to the underside of theslababove. Colored or mirroredglazing andglass block areinappropriate.

STOREFRONT LIGHTINGDisplay window lighting shall be incandescent, HID orsimilar color light source, as approved by the Landlord.Light sources and track lighting must not be visible fromthe exterior common area. Sodium lamps are prohibitedin storefront areas. Show windows and display areasshould be adequately lighted and ventilated. Exposedfixture lamps are prohibited without prior Landlordapproval; no lamp shall extend below the ceiling or belowthe display window heads in the Design Control Zone.Displays, show windows and entrances shall beilluminated during Shopping Center’s hours of operation,and shall be controlled by an automatic time-clock orcontrol system connected to the Tenant’s power supply.Rear egress lighting to match other base building servicefixtures. All emergency and exit lighting for the Tenantpremises, both interior and exterior, shall be by theTenant, and shall be provided with emergency batterypower back-up. The Tenant is prohibited from providingany sign, light or other building feature, extension orattachment that will interfere with the Landlord’s buildinglighting, common area or landscape lighting. All lightingpower penetrations through building piers or Landlordwalls are not allowed. Strobe, spinner, chase or movingtype of lighting will not be allowed.

L.E.D. SCREENSL.E.D. screens proposed to be installed at the storefront or within theDesign Control Zone require specific approval by the Landlord, andwill be reviewed on a case by case basis. If approved, L.E.D. screensshall be incorporated into the overall storefront design and are to beencased within attractive display fixtures to conceal all surfacesexcept for the screen surface. They must be mounted a minimum of3’-0” behind the storefront glass and must incorporate slow fade typegraphics with no sound, animation, fast movement, strobing, orflashing. Maximum screen size is 42” measured diagonally. All cablesand wiring must be concealed from view.

NEUTRAL STRIP TYPES

• All storefront materials shall be high quality, durable finisheswith minimal maintenance requirements.

• All materials are to be installed over a durable substrate andmust be long lasting with minimal maintenance required.All Tenants shall comply with all governing and applicablebuilding and fire code requirements.

• The Landlord reserves the right to reject or requestsubstitutions or adjustments to the proposed finishes.

• All materials must be approved by the Landlord prior toinstallation. Nothing is to be applied over the Landlord’sdecorative finishes.

• Surface-mounted track lighting in entrances or show

windows (track shall be recessed)

• Reinforced EIFS (Exterior Finish Systems) or Stucco

STOREFRONT MATERIALSTenant’s storefront design shall maximize the use of glazing with thestorefront area having a minimum of 60% transparency. Full heightopaque areas of the storefront shall be minimal. A constant heightopaque sign band, that extends flat across the entire storefront width, isnot acceptable. Varied glazed show window heights and/or projectionsshould be incorporated. All storefront glazing shall be tempered. Buttjoint glazing gaps shall not exceed 3/8”. Glazing clips shall be utilized forstability per manufacturers/structural recommendations. Silicone jointsare not permitted.

All interior signs that arewithin 5’-0” of theTenant storefront leaseline shall be specifically approved in writing by theLandlord. Allsignage is to be of thehighest qualitydesignand construction.Tenantsignage shall be designed tobe proportionate in scale tothe elevation to which it is affixed. Use of the National CorporateLogo’s and/ or insignia is encouraged.Allattachments, labels,fasteners, mountingbrackets, wiring, clips, transformers,disconnects, lamps (exceptexposed neon tubes) and othermechanisms required for all signage shall be concealed fromview. Light leaks arenotpermitted. Weep holes are permittedonly on exterior signs. Illuminated signs mustbe connected to a7-day, 24-hour timeclock set to thehoursspecified by MallManagement.

GENERAL SIGNAGE CRITERIA

• Metal letters backlit to produce a“halo”effect,illuminated with 3700-K-3500-K neon or LEDlightingsystems.

• All conduit, raceways, crossovers,wiring, ballastboxes, transformers,and other equipment necessaryfor sign connection shall beconcealed.

• Channeled letters, fastenings, and clips shall be ofenameling metalwith porcelain enamelfinish; stainlesssteel, polished brass or copper, orcarbon bearing steelwith painted finish. No black iron materialwill beallowed.

The following types of signs and signcomponents are a sample of signs that arepermitted:• Internally illuminated individual channel letters with opaque

metalsides and acrylic plastic face, illuminated within by3700-K-3500-K neon orLED lightingsystems.

The following types of signs and signcomponents are strictly prohibited:• Taglines (regardlessof DBA) and signsadvertising

products, services orvendors.• Boxor cabinet type construction where theoutlineof

lettersigns.• Signs employing un-edgedor uncapped plasticletters

with no returns and exposedfastenings.• Paper or cardboardsigns, stickers, or decalshung

around, on, or behindstorefront.• Exposed tube neon signs (except for open facechannel

letters).• Freestanding, moving, rotating, flashing, noise making,

or odor producingsigns.• Signs which are not professional inappearance

.

STOREFRONT PRIMARY SIGNAGETenantshall provide and install astorefront identificationsign for the Premises.Each individualTenant’sstorefrontidentification sign shall be installed on theTenant’sstorefront surface and shall be integrated into the overallstorefront design.Storefront identification signageshallnot be located closer thantwo feet six inches (2’-6”)fromtheedgeof eachneutralpieror side lease line. Oneprimarysignperstoreelevation to complywith all localcodes. Sign size, proportion and placement to bedesigned to integrate intofacade.

TEMPORARY BARRICADEIf a construction barricade does not exist in front of theTenant space, the Tenant is required to install a 5/8” gyp.board enclosure. The barricade may be placed 3 feet in frontof the Lease Line as long as a ten foot minimum clearanceis maintained between the barricade and the nearestobstruction. It is the Tenant contractor’s responsibility toensure barricade placement meets egress, life safety andbuilding code requirements. Barricades should be finishpainted 5/8” gyp. board with 3 5/8” metal studs at 16” oncenter. 1/2” plywood or gyp. board cap is to be installed overthe top of the barricade to prevent dust transmission. A 3’-2”x 6’-8” hollow core access door with an “in” swing ispermitted only when the premises do not have a rear serviceentrance. Barricades should be braced to maintain stability.Bracing should be made to Tenant materials inside theLease Line. Do not attach any framing to Landlord finishes.Precautions should be taken to protect Landlord finishes.Full color graphics are required and must cover the entiresurface of the enclosure. Prior to printing and installation, theTenant shall submit full color graphic content to the Landlordfor approval. Contractor signs are not permitted.

HEATING, VENTILATION, AIR-CONDITIONINGAND VAV ALL RETAIL TENANT SPACESUnless already existing and in compliance with Landlordrequirements, Tenant is required to install, upgrade and/orfurnish all equipment, ductwork, etc., for Tenant HVACservice installation. Tenant shall install a heating, ventilatingand Air-Conditioning (HVAC) system as designed by TenantEngineer in strict accordance with the American Society ofHeating, Refrigerating and Air-Conditioning Engineers, Inc.(ASHRAE), Building Officials and Code AdministratorsInternational, Inc. (BOCA), National Fire ProtectionAssociation (NFPA) recommended practice and this criteria.Tenant shall submit, for Landlord review and acceptance,design documents and design load calculations includingcooling and electrical tabulation forms prepared and sealedby a registered professional Engineer.

3. During Mall scheduled business hours, Landlord will supplyminimum ventilation air in accordance with BOCA Code.4. Unless existing, Tenant will install electronically controlledVariable Air Volume (VAV) terminal(s) to modulate supply airquantity from 20% to 100% of maximum required air volume.Tenant shall furnish and install, at Tenant’s expense, athermostat for control of VAV terminal. Tenant must utilize theLandlord approved EMS contractor to connect to Mall EMSsystem.5. Cooling Design Conditions:

a.) Primary Air Supply: Summer Cooling – 55 °F - 58 °Fnominal

b.) Space Conditions: Business Hours - 76 °F nominal6. Return Air: An open ceiling plenum return air system shall beused. Ducted return system is not permitted except for foodTenants use and other odor producing Tenants or as determinedby the Landlord. Provide return relief grills sized at one squarefoot of gross feasible area to accommodate return air for thecommon area.• Odor producing Tenants must maintain a minimum of 15%

negative air pressure between their space and the CommonArea Mall.

• Non odor producing Tenants must design a ventilationsystem to maintain a 15% positive air pressure in relation tothe common area Mall.

Landlord HVAC system is based upon the followingparameters:1. Landlord will supply medium pressure, variable volume andconstant temperature air equal to 1.0 cfm per square feet forcooling during Mall scheduled business hours. Under normaloperating conditions, cooling will not be provided during Mallscheduled non-business hours. No provisions are available fromthe Landlord system for 24-hour cooling or heating. Processequipment (for example: refrigerator and freezer condensers)shall not be connected to the Landlord system.2. Landlord will provide heat to Tenant spaces during non-business hours to prevent freezing when necessary. Undernormal operating conditions, heating will not be supplied duringMall scheduled business hours.

7. Demising walls shall have an opening with each adjacentTenant to allow smoke exhaust and pressurization. A 14”square foot free area (minimum) return air transfer opening shallbe provided in each demising wall shared with an adjacentTenant. Where the demising wall is a smoke zone separationwall, no opening is required. Openings must have fire dampers.

Tenant HVAC Construction:1. Tenant HVAC ductwork shall be galvanized sheet steel,black steel, or aluminum. Tenant’s toilet exhaust ductwork shallbe fabricated from galvanized sheet metal, and all vapor removalductwork shall be fabricated from stainless steel or black steel inaccordance with ASHRAE standards and Sheet Metal and Air-Conditioning contractors National Association, Inc. (SMACNA)manuals. Fiberglass ductwork will not be permitted.2. Tenant system shall not exceed 0.7”WC total static pressure,including connection to main duct, ductwork upstream anddownstream of VAV terminal, VAV terminal itself, and electricheater and diffusers.3. Air distribution devises shall be commercial grade registers orceiling diffusers with individual manual volume control.4. Flexible ductwork, if used, shall be equal to “Flexmaster TripleLock” aluminum insulated ductwork with a maximum length notto exceed six (6) feet.5. All supply air ductwork shall be insulated with a one (1) inchthickness glass fiber insulation with foil vapor barrier. Internallylined ductwork will not be permitted.6. Penetrations in any partitions having a fire rating of one (1)hour or more must be fire stopped with approved materials andmethods to prevent the migration of smoke and to maintain thefire rating of the partition.

8. Variable Air Volume (VAV) Terminals: VAV terminals, withDDC control, are manufactured by the Price Corporation, unlessexisting. Any and all Tenant requested revision to the existingVAV terminals shall be performed by the Tenant at the Tenantexpense.9. Adequate access for periodic inspection, service andreplacement consisting of access door or panel and platforms orcatwalks. (If required), shall be provided for all equipment andcomponents such as valves, cleanouts, dampers, controls,devices, etc. This requirement applies to both Tenant andLandlord system within the space or requiring access through aTenant space. Access doors and panels shall be a minimum of24‘ x 24” and shall be hinged or latched. Nailed or screwedattachments are not permitted.10. Tenant shall engage the services of a certified independentair balance contractor. Tenant’s air balance report must besubmitted to and accepted by the Landlord before the premiseswill be allowed to open for business.

HEATING, VENTILATION, AIR-CONDITIONINGAND VAV ALL RETAIL TENANT SPACES – CONT.

8.Where no ceilings are installed transfer ducts with a free areaequivalent to the required openings must be provided betweendemising walls to maintain the integrity of the return air system.A return register shall be provided in the transfer duct for Tenantreturn air.

11. If heating to the premises is required during occupied hours,Tenant Engineer shall provide for the installation of an electric ductheating coil downstream of the VAV terminal. Tenant shall install a24-volt control wiring interlock so that heating elements can beenergized only when VAV terminal is in 30% supply position. In theevent the Tenant elects to install an electric heating duct heating colisystem, the Tenant will need to provide the following:

a) An air flow safety switch and terminal overload devise.b) Design the electric heat capacity to a minimum VAV terminal:

Landlord shall, at Tenant expense, adjust the VAV terminalminimum stop to 30% supply air position.

7. Tenant HVAC equipment must not transmit vibration to anypart of the building. Tenant must provide vibration isolators forall VAV terminals.

VAPOR REMOVAL SYSTEMS

Vapor removal system shall include, but is not limited to, thefollowing:1. Hood and/or canopies2. Duct systems3. Grease removal devices4. Dampers5. Air moving devices6. Auxiliary equipment7. Fire extinguishing equipment8. PCU Scrubber SpecificationsVapor removal system materials shall be new and designedfor the intended application in accordance with engineeringdata. All vapor removal equipment shall be installed in strictaccordance with the manufacturer recommendations fortype and capacity. The installation of energy efficient make-up air systems is encouraged. Vapor system must conformto all applicable laws, codes, ordinances and governingregulations shall include, but is not limited to the following:1. National Fire Protection Association (NFPA)2. National Electrical Code (NEC)3. Underwriters Laboratories (UL)4. Building Officials and Code Administrators International,Inc. (BOCA)5. Factory Mutual Fire Insurance Underwriters (FM)6. American Society of Heating, Refrigerating and Air-Conditioning Engineers, Inc. (ASHRAE)

12. Supplemental HVAC equipment shall not be installed withoutLandlord separate written approval. Landlord comments, or lack ofcomments on Tenant drawings shall not be construed as writtenapproval. If approved the use of supplemental equipment will belimited to merchandising needs that require24-hour operation.,humidity control beyond that available from the Landlord system orwhere Tenant heat gains are in excess of capacity allocation andupgrades to the central system is not available. Where approved,supplemental equipment shall be provided by Tenant at Tenantexpense.13. Toilet Exhaust: Tenant shall provide a toilet exhaust fan.Where available, Tenant shall interconnect toilet exhaust fandischarge to the Landlord toilet exhaust duct. Where toilet exhaustduct is not accessible or available the Tenant shall be required toexhaust at the roof level. Roof membrane cutting and flashingshall be performed by the Landlord contractor at the Tenantexpense. Tenant contractor must contact Mall Management Officeprior to commencement of work.

TYPICAL ROOF OPENING, CURBINGAND SPECIFICATIION1. Submittals shall include three (3) installation drawings ofstructural support steel prepared by a licensed Engineer andforwarded to the Landlord Tenant Coordinator prior to workcommencement. Tenant Engineer shall submit dimensionedsketch of all surrounding existing roof-top equipment for Landlordreview and acceptance. Submittals shall include details of roofsupports for all exterior piping including a roof plan of proposedrouting for Landlord review and acceptance.2. Roof membrane cutting, flashing and cutting roof deck must beperformed by Landlord approved roofing contractor at Tenantexpense. Tenant contractor must contact the Mall managementoffice prior to commencement of work. All other work, such asmiscellaneous steel welding must be performed by Tenantcontractor.3. Wood block-type supports set directly on the roof membranewill not be permitted.4. All abandoned and unused HVAC equipment located over thepremise must be removed by Tenant at Tenant expense.Existing roof curbs not scheduled for re-use by the Tenant mustbe removed by the Landlord approved roofing contractor atTenant expense.5. The top of roof curb must be a minimum of 18” above theexisting roof.6. Tenant contractor shall be responsible to obtain and secure aHot Work Permit(s) from Landlord. A Hot Work Permit is requiredfor any and all open flame welding or cutting shall include but is notlimited to welding, soldering, and brazing.

PLUMBING – RETAIL

Unless already existing and in compliance with Landlordrequirements, Tenant is required to install, upgrade and/orfurnish any and all equipment, piping, etc., for Tenant’splumbing installation, to include service.1. Typical water and sewer connections provided by Landlordto the premise are as follows:

a) Cold water supply - 3/4”b) Sanitary stub - 4”c) Sanitary vent - 3”.

2. If Tenant requirements exceed the existing connectionsprovided by Landlord, the Tenant plans shall reflect suchmodifications for review and approval by Landlord. Any andall such modifications shall be performed by Landlordcontractor at Tenant expense.3. All saw cutting of the floor slab shall be by Tenantcontractor, after advance written notification is submitted toLandlord Engineer for approval.4. Tenant shall furnish and install an electric water heater.Water heater shall be UL listed and approved. The relief valveshall be piped to an open drain. All water heaters 3KW andlarger shall be 3 phase.5. Food Preparation Tenants shall provide at least one floorsink with integral sediment bucket in each kitchen and/or foodpreparation area with accessible cleanouts as required byapplicable code. Cleanouts shall terminate flush with thefinished floor or wall. Tenant shall install an accessiblecleanout prior to the entry to Landlord sanitary main within thepremise.6. All floor drains must have trap primers.

• Where required, and with Landlord’s approval, Tenantplumbing contractor is responsible to install additionalintermediate structural supports for hangers.

• Hangers must not pierce insulation vapor barrier.• Cast iron pipe must be supported at least every five (5)

feet and at every joint and fitting. Cast iron pipe brancheswithout support must have hangers installed a maximumof four (4) feet on center.

• Non-insulated copper pipe must be installed with eithercopper or plastic coated steel hangers.

11. Tenant shall install air chambers or shock absorbers inpiping system to prevent noise and damage due to waterhammer. Branch piping shall include accessible servicevalves and shut off valves to all fixtures.12. Tenant shall provide dielectric fittings at all junctions ofdissimilar metal.13. Pipe must be supported securely from hangers asfollows:

All waste piping designed and installed for the drainage of greaseproducing fixtures as defined by the Plumbing Inspector and/orLandlord Engineer, such as pot sinks, dishwashers and kitchen hoodgrease drains, shall discharge through an approved Tenant provided,mechanical grease recovery unit(s) with sediment strainer prior toconnection to the Landlord’s sanitary system. The Tenant mustcomply with all local codes and Landlord requirements for installationand maintenance of grease recovery units. Grease recovery unitsmust be installed within Tenant's premises and above the finishedfloor.8. All Tenant applications using chemical processes, such as photofinishing, dental facilities, or as otherwise determined by the Landlord,must pre-treat all wastewater to meet the required standards andregulations before discharge to Landlord’s sanitary system.9. All piping systems must be compatible with the type of materialsused by Landlord and shall comply with the following requirements:• No sanitary, vent, water or gas piping will be permitted within the

demising walls.• Below grade service shall be bell and spigot, cast iron pipe and

fittings with rubber gaskets.• Above grade service shall be hubless cast iron pipe and fittings.

Joints shall be rubber sealing sleeve and stainless steel couplingwith stainless steel clamps and bolts as manufactured by Tyler Pipeor equal. Pipe and joining couplings must be produced by the samemanufacturer. Copper drain, waste and vent piping is acceptableabove Tenant floor elevation.

• Plastic pipe will not be permitted.• All water piping shall be Type L copper tube, seamless drawn, hard

temper with plain ends compatible with plastic pipe will bepermitted. Fittings shall be wrought copper with socket ends withlead- free ASTM 95/5 tin-antimony. Tenant plumbing contractor willbe required to certify to Landlord that all equipment and installationis lead-free in compliance with Federal Drinking Water Standards.All valves for domestic water use must be rated at 125-psi test.

PLUMBING – RETAIL CONT.10. Domestic water is supplied at the pressure available from theutility minus piping pressure losses to the point of connection.Tenant requiring specific pressures should test the availablepressure and install regulators or booster pump systems to meettheir needs.

14. Tenant shall furnish and install a water meter includingremote readout, of size and type approved by Landlord andat a location designated by the Landlord’s Engineer.15. All Tenants are required to install, test and maintainbackflow prevention devices in series after the water meter.No bypass is permitted. Tenant applications such as, but notlimited to, food service, hair styling, photographicreproduction, pet shop; must install a Watts 009 Seriesreduced pressure zone (RPZ) backflow pressure device. Allother Tenants shall install a Watts 007 Series double checkvalve assembly.

Unless already existing and in compliance with Landlord’srequirements, Tenant is required to install, upgrade and/orfurnish any and all equipment, conduit, wiring, etc. for Tenantelectrical installation, including service. Any unused electricalequipment, conduit, wiring etc. within or serving the demisedpremises must be removed.1. Voltage: 277/480 volt, 3ph, 4-wire, plus full size ground, 60hertz for all Tenants.2. Landlord provided electrical bus-duct or electric roomdistribution system with conduit sized by Landlord and pull wireto Tenant space. Feeder cables are by the Tenant. Tenant toprovide bus-plug in designated bus duct or circuit breaker inTenant distribution switchboard. Tenant o use Landlorddesignate electrician to land Tenant’s feeders into Landlordpanels.

ELECTRICAL - RETAILPLUMBING – RETAIL – CONT.

17. Tenant applications such as, but not limited to, foodservice, hair styling, pet shop, or as otherwise determined bythe Landlord, shall be required to install waterproof floormembrane system(s).18. A mop sink or floor sink is required in each retail Tenantspace with a toilet room. Confirm Food Court Tenantrequirements with authorities.

16. Pipe insulation as follows:a) All hot water piping and piping subject to condensation,

including cold water and condensate drain piping, must beinsulated.

b) All insulation shall be fire and smoke hazard rated as testedby procedure ASTM E-84, NFP 225 and UL 723 and must notexceed a flame spread rating of 25 and smoke developed ratingof 50. Glass fiber insulation shall be of the type having a 4.0pound density and a k-factor of 0.25, one inch minimum.

c) Insulation hangers shall be protected by a section ofcompressed glass fiber insulation with a metal saddle on theoutside of the insulation.

d) All exposed and concealed insulated piping is to have an allservice jacket similar to Owens-Corning Fiberglass ASJ25 withself-sealing lap and joint sealing strips.

e) Pre-molded insulated fittings shall be of the same materialand thickness as the pipe insulation. Provide Zeston PVC jacketsor equivalent and must not exceed a flame spread rating of 25and smoke developed rating of 50.

f) All vapor barriers are to be continuous and completely sealedagainst moisture penetration.

3. Power is redistribution by Landlord.4. Tenant shall furnish and install a Landlord approved electricmeter in Landlord provided meter socket.5. Tenant maximum connection is 20 watts per square foot. Submitconnected and demand electrical load calculations to supportelectric service size requested.6. Tenant shall provided a detailed diagram, depicting allexisting conditions and new work to be performed. Diagram isto indicate the Landlord distribution equipment, metering,(where utility metered), means to disconnect the service andovercurrent protection. Coordinate metering requirements,location of service, access to service, location of servicedisconnect and type of overcurrent protection (fused ispreferred). Include fault current data with existing conditions,local code authorities, and the local utility company. TenantEngineer shall specify appropriate A1C rating for Tenantequipment.

All appliances must be compatible withLandlord system. All Tenant Sound Systems mustbe interlocked with the Building Emergency voicecommunication system so that the Emergencysystem can override the Tenant System.

NAMEPLATES:Tenant equipment such as, but not limited to, mainservice disconnect switch, meter, (if applicable,distribution panel boards, motor starters and roofmounted equipment) shall be identified withindividual permanent nameplates and coordinatedwith Mall Management.

TELEPHONE AND DATA:Landlord provides a 1” conduit sleeve only thru rear demisingwall into Landlord Service Corridor and a designated path oftravel to a central connection point. Tenant provides allwiring.

7. Tenant shall provide a main disconnect means withinthe leased space in addition to any required by code orthe utility company at service entry point.8. Tenant shallhave breaker locks on control and time clock circuits.TRANSFORMERS:• All transformers shall be 3 Phase. Single Phase

transformers are not permitted.• 30 KVA and smaller transformers may be suspended from

Landlord’s roof structure.• Mount transformer on vibration isolators.

FIRE ALARM:Landlord will provide a junction box within Tenantspace connected to mall integrated fire alarm circuit.Tenants are required to provide system applianceswithin their premises and connect them to theBuilding Fire Detection / Emergency voicecommunication system within their premises atTenants expense. The Fire Detection/Emergencyvoice communication system design must complywith the current enforced Virginia State BuildingCode and NFPA-72; Americans with Disabilities Act;Nation Electrical code.

NATURAL GAS – RESTAURANT TENANTS ONLYNatural gas service will be available only to restaurantTenants, at the Landlord discretion. The installation thereof,if approved by Landlord, shall be subject to such conditionsof use as Landlord may impose. Gas service, if approved,may be used for food preparation only. Flues will not bepermitted. Installation of pressure-reducing station, ifrequired, and piping from point of service on Landlord roofshall be by Tenant at Tenant expense. Installation shallmeet all AGA and Washington Gas energy standards. Anyand all roof penetrations shall be performed by Landlord’sroofing contractor at Tenant expense.At the Landlord discretion, natural gas service, will bemade available from either the gas main installed on theroof or to the utility gas distribution manifold. Distributionpiping from the discharge side of the Tenant provided gasmeter, regulators, and related miscellaneous equipmentrequired to make for a complete approved system, will bethe sole responsibility of the Tenant who will bear allassociated installation costs and fees. (including all permitsand inspection fees related to said installation). Tenantshall perform gas test as required by the gas utility andhave witnessed by Landlord. The Tenant will beresponsible for obtaining all necessary approvals prior tothe installation of any piping, including approval of theutility company, Landlord’s Insurance Underwriter andLandlord Engineer.

Exterior gas piping shall be either galvanized Schedule40-with galvanized malleable iron 150 PSIG fittings orSchedule 40 with black steel pipe and high-densitypolycoat with welded fittings. Field applied polycoat mustbe applied to any bare metal. Tenant Engineer is requiredto confirm the location of Landlord designate gasservice, available capacity and delivery pressure. ProvideMicro Industries (Midvale, Utah 1-801-566-3680) Model# 02 pillow block pipe stand for gas piping on roof.Supports shall consist of a nylon roller situated in a PVCscat with a self-lubricating Teflon base. The pipe supportis rigid PVC. All roof pipe penetrations shall be madethrough a pre-molded flashing specifically manufacturedfor the mall roofing system, with a UV-stable neoprene orEPDM boot that conforms to the size of the pipe.Flexible piping conduit shall not pass through roofpenetrations or flashings. Automatic gas shut-off valvesare required.

The gas piping installation shall be installed inaccordance with NFPA Standard No. 54 “National FuelGas code”, and the rules and regulation of the utilitycompany and any other local and state agency involved inthe regulation of this type of installation.

FIRE PROTECTION CRITERIA

Simon Property Group requires all tenants to use SimplexGrinnell for all fire protection work. Tenant and/or TenantGeneral Contractor is required to contact with and pay forall Tenant sprinkler work directly with Simplex Grinnell.For pricing and scheduling call Simplex Grinnell.Representative at: 800-299-4068, (select #1)All shut-downs must be scheduled with Mall Management.Fire protection system shall be charged and operablewhen contractor’s not on site.Sprinkler heads shall be quick response.

Only one connection to the Landlord fire protection mainis permitted and shall only provide coverage for theTenant demised premises.Any unused fire protection equipment, piping, etc., withinthe demised premises must be removed.Reuse of all or part of existing equipment is subject to thefield verification of the capacity and condition of thecomponents. Contract documents shall provide minimumperformance parameters, refurbishing specifications, andestablish a verification procedure, including a mandatorywritten report. This report shall detail inspection andservice to be performed, repair reporting procedures, andadditional recommendations and performance test results.

Tenant drawings are to clearly show ALL modifications toexisting installation that are require to accommodate Tenantimprovements.Tenant fire protection drawings shall be prepared andstamped by a Certified Sprinkler Designer.Unless already existing and in compliance with Landlord’srequirements, Tenant is required to install, upgrade and/orfurnish any and all equipment, piping, etc. for Tenant sprinklerinstallation, including services.The design, materials and installation shall conform to thebest current practice in respective trades and shall beconsistent with good engineering practice, manufacture’srecommendations, industry technical references andstandards. Any modification or upgrade of existing basebuilding services or construction must receive the prior writtenapproval from the Landlord, prior to drawing submission.Upgrades shall be subject to building capacity and accessavailability. Fire protection water is supplied at the pressureavailable from the utility minus piping pressure losses to thepoint of connection. Tenant shall design their piping system toaccommodate the existing available pressure.

ENTRANCE DOORSSwinging doors shall not project beyond the face of theentry construction or into the Mall common area.Doors must lock in the open position during businesshours with dust proof strikes and recessed floor locksfor both open and closed positions. If incorporating aglass pivot door system, a minimum of ½” thick,tempered glazing shall be utilized and shall be incompliance with manufacturer and structuralrecommendations. Overhead rolling grilles and slidingglass door systems with floor tracks are not permitted.Sliding grilles (if approved by the Landlord) may beconsidered only for special use such as jewelry storeson a corner location with storefront openings greaterthan 20’-0” wide.

STOREFRONT BASESThe storefront base shall be a minimum of sixinches (6”) in height. The base shall be constructedfrom highly durable non-porous material such asstone, tile, substantial gauge metal with a powder-coated finish, stainless steel, or other material thatcan withstand contact with cleaning equipment andsolutions. Tenant may extend glazing to floorutilizing a fully recessed glazing channel wheretrenching of the floor slab is permitted by Landlord.

STOREFRONT STRUCTURAL SUPPORTDo not weld, drill, screw, or shoot into Landlord structure.Use clamps or compression techniques. All storefrontwork requiring structural support shall be supported at thehead sections by a welded structural steel frameworkprovided by Tenant. All storefront framing shall bestructurally independent of Landlord bulkhead and self-supporting from the Tenant floor slab. Tenant may connectto Landlord bulkhead for finish purposes only, and toLandlord structural members for lateral bracing only (referto “Structural Requirements”).

ENTRY FLOORUnless otherwise approved by Landlord, the Mall floorfinish material shall be extended into Tenant entranceopening to the rear of the most prominent storefrontdesign element (usually, beyond the door to the rear of theentrance ceiling). If Landlord permits the use of an entryfloor material other than the Mall floor finish, said materialshall be hard surface, high quality, and durable such asstone, marble, or ceramic tile. It will be closely reviewedfor application, durability and visual impact with respect toquality of appearance. Wood flooring directly in the entryis discouraged. Faux wood products are not permitted asan entry floor. All wood flooring shall have a minimum of1/8” thick wear layer. The finished floor elevations at theentrance must be level with the finished floor elevation ofthe Mall. Tenant shall provide a metal embedded transitionstrip flush with the hard surface flooring at all transitionsbetween different floor finishes. No trip hazards such asreducer strips, thresholds, or other noticeable transitiondevices shall be permitted between different floor finishes.Vinyl and/or rubber resilient flooring or sealed/stainedconcrete systems are not permitted as entry flooring or inthe Design Control Zone.

TENANT SERVICE DOORUnless existing, Tenant shall be responsible toinstall, finish, and maintain in good repair aservice door. The door and surrounding wallsurface shall be finished and sized to matchMall standards. When the service door is to beinstalled in a CMU wall, the opening shall havea steel angle lintel header and metal cornerguards at the jambs. The existing exterior doorlocation shall not be altered by Tenant withoutprior written approval from the Landlord. TheLandlord has established standard service doorsignage for each Tenant service door. Noadditional signage shall be permitted unlessapproved by Landlord.

SHOW WINDOW SAFETYLOGOSRepetitive safety symbols (graphicallydesigned) or lettering may be applied to theinside face of storefront glazing as approvedby Landlord for identifying transparent surfacesfor customer safety purposes. Emblems,logos, and lettering must not exceed 4” inheight.

ARCHITECTURAL CRITERIA

• Concrete masonry unit or other masonry partitions,except at existing masonry demising or exteriorpartitions to infill and match the base buildingconstruction.

Typical interior wall construction is to be composed of non-combustible metal stud framing sized per structuralrecommendations, with 5/8” type ‘x’ gypsum board, taped,spackled, sanded, and finished. Metal stud framing shallextend up to the structure above as required so the wall isadequately braced and supported. Entire perimeter andpenetrations through demising walls shall be fire sealed perUL rating requirements. Do not attach directly toLandlord’s roof deck (refer to “Structural Requirements”).

Prohibited Wall Construction:

All transitions between floor finishes of unequalthickness shall be accomplished by a gradualtransition with floor leveling compound to create asmooth and level walking surface. Tripping hazardssuch as carpet trim strips and reducer trim strips arenot permitted. Carpeting, if used in the sales areas,shall be of the highest quality. Commercial gradehigh quality cut pile or loop/cut pile combination isrequired. The reuse of any existing floor finish isstrictly prohibited.

Prohibited Floor Finishes:

TENANT DISPLAY FIXTURES, RACK/SHELVING/STORAGE UNITREQUIREMENTSTenant display fixtures in the retail space and rack/storage units in the stockroom must be designed toprovide adequate clearance for the automatic (fire)sprinkler system. No displays or storage shall exceed12 ft. and ceilings must be installed to provide atleast 18 in. of clearance between the top of thestorage and sprinkler deflectors. Tenant displays orstorage higher than 12 ft. are classified as “highpiled storage”, which requires high hazard automatic(fire) sprinkler protection designed per FM GlobalLoss Prevention Data Sheet 8-9 and NFPA-13-Chapter 12 for the storage of “Group A Plastic”commodities. High piled storage also requires atleast 36 in. of clearance between the top of storageand sprinkler deflectors. Tenant mobile (compact)storage systems shall be constructed of wire meshshelves. However, if constructed with solid (steel,wood), the units must be equipped with 3 in. spacersto provide flue spaces at 4 ft. to 5 ft. maximumintervals.

WATERPROOFING MEMBRANEIf the premises concrete slab is not on grade, Tenantshall install a waterproofing barrier membrane, inaccordance with Landlords specifications, in all areasthat may be exposed to fluids or liquids including, butnot limited to, restrooms, food preparation andservice areas, laundry and dry cleaning areas, andphoto processing areas. Waterproof membrane shallextend 6” up all adjacent walls. All drains must beaccessible and have cleanouts. The Tenant shallsleeve, fire-stop, flash and caulk all penetrations soas to provide an adequate seal. Refer to the requiredwaterproofing specifications included as part of theTenant Information Package.

Each Tenant space wet area will be required to undergoan on-site, four-hour flood test to be performed by theTenant contractor while witnessed and documented byLandlord Representative. If Tenant currently occupiesany portion of the premises, or, if any portion of thepremises was previously occupied by a former Tenant,Tenant shall remove all previous floor penetrations notintended to be re-used, patch & repair the floor tooriginal condition and re-seal all remaining floorpenetrations to be re-used utilizing Landlordwaterproofing specifications.

INTERIOR CEILING CRITERIAPainted gypsum drywall ceilings or other hardpanceilings are required. Open to deck type sales areaceilings and acoustical tile ceilings are not permitted.Other ceiling treatments or finishes (such as woodor metal) will be reviewed by Landlord and may bepermitted if they are an integral part of Tenant’s overalldesign concept. All ceilings and associated framing, furring, and blockingshall be non-combustible UL approved materials.Absolutely no wood of any kind shall be used above anyceiling or soffit, including fire retardant treated woodblocking. Ceiling heights within the Premises may berestricted depending upon field conditions. Tenants areencouraged to use a variety of ceiling heightsthroughout their space. All ceiling construction is to beproperly supported to structural members only (refer to“Structural Requirements”). Soffits are to be supportedsolely by a wire suspension system and must beproperly braced to the structure (refer to “StructuralRequirements”).

GENERAL CONSTRUCTION & STRUCTURALREQUIREMENTS SUPPLEMENTALSTRUCTURAL FRAMING

Supplemental structural support framing shall be designedby a licensed structural engineer employed by Tenant toadequately support the Tenant’s suspended equipmentwithin the Premises. The Landlord may require thatengineering analysis, review, or design be performed byLandlord’s engineer at Tenant’s expense.

STRUCTURAL ALTERATIONSNo alterations, additions, reinforcements, ormodifica- tions to Landlord’s structure toaccommodate Tenant’s work shall beperformed, without obtaining Landlord’s priorwritten approval. The Landlord may require thatapproved structural or mechanical/electricalmodifications be performed by the Landlord’scontractor and/or engineer under contract toTenant at Tenant’s expense.

MEZZANINE STRUCTURES (IFAPPROVED BY LANDLORD INTENANT’S LEASE)

Mezzanine structures within any Tenant spaceshall require review and approval in writing bythe Landlord’s structural engineer at theTenant’s expense. All mezzanines shall bedesigned to be self-supporting and meet allapplicable design standards, requirementsand codes.

Prior to the preparation of Tenant plans, Tenant shall visitthe premises to verify existing conditions andconstruction and to ensure that none of the Tenant workwill be in conflict with any existing Landlord or adjacentTenant improvements and construction.

Tenant shall schedule and sequence all drawingsand construction activity to allow the premises to beopen for business as required in Tenant Lease. Thefollowing timelines are minimum requirements and donot alter or waive Tenant obligation to open thepremises as provided in the Tenant Lease.

PRELIMINARY DRAWINGSif Tenant is to submit Preliminary Drawings showing theintended design of the store the submission should include,but not be limited to, the following:a) Floor plan and fixture planb) Storefront elevation and interior elevation.c) Section drawing through storefrontd) Reflected ceiling plane) Color rendering of storefront or photos of Tenant

prototype.f) Material and color sample boardg) Sign design, size, and locationh) Merchandising plan of space including both permanent

and moveable fixture location.

PLEASE NOTE: If the Preliminary Drawings arereturned to Tenant without Landlord approval,then the Preliminary Drawings shall be revised byTenant and resubmitted within ten (10) days of thedate returned and the same procedure will berepeated until Landlord fully approves thePreliminary Drawing.

Tenant’s final Plan submission shall be prepared in strictcompliance with this Landlord Design Criteria as set forth inthe Tenant Information Package and shall adhere to theTenant “Approved” or “Approved as Noted” Preliminarydrawings.

Working drawings shall include, but not be limited to, thefollowing:a) Floor plan, fully dimensionedb) Item and fixture layoutc) Section drawingsd) Reflected ceiling and lighting plane) Elevations and sections of storefront, storefront signs, and any

special conditionsf) Sections and details of types of partitions usedg) Door schedule with jamb detail to include a list of hardware

intended for useh) Sample board of storefront and interior finishesi) Plumbing, heating, ventilating, cooling, riser diagrams, and

electrical details.

Sigange shop drawings shall also be submitted for Landlordreview in accordance with the requirements outlined onpage 41 of this criteria entitled “General Sigange Criteria”.

All Tenant work shall comply with authorities,agencies, or entities having jurisdiction over thepremises, including the Building Department, FireDepartment, local utility company, HealthDepartment, Fire Insurance Underwriter, and theLandlord. All construction shall comply with therequirements of application codes and laws,including accessibility requirements.The Landlord does not review the Tenant drawingsfor compliance with Building code or accessibilityrequirements. It is solely the Tenant responsibilityto ensure compliance with these codes and therequirements of jurisdictional authorities. Tenantshall have sole responsibility for compliance withall applicable statutes, codes, ordinances, andother regulations for all work. In those instanceswhere multiple standards and requirements apply,the strictest of such standards and/or requirementsshall control unless prohibited by applicable code.

Landlord approval of Tenant drawings iscontingent upon Tenant compliance withLandlord comments and shall not be construedso as to hold Landlord liable for either theArchitectural or the Engineering design of thepremises or the accuracy of the informationcontained in Tenant drawings. Should anyconflict arise between the Tenant drawings andthe Tenant Lease, the applicable portion of theTenant Lease shall be determinative. Landlordapproval of Tenant drawings will in no way alter,amend, or waive the requirements or criteria ofthe Tenant Lease. The Tenant shall beresponsible to conduct a site visit of thepremises for the purpose of verifying the existingconditions and construction of the premises.Landlord review or approval of Tenant drawingsdoes not represent a confirmation or verificationof any existing condition at the premises. Theexistence of a particular condition on otherspaces or improvement at the Mall does notimply acceptance by the Landlord. Newimprovements are expected to comply with thecurrent design criteria and the Mall standard.
