PHASE PLAN
8
USE THIS PLAN AS A GUIDE TO THE BUILDING STOREFRONT SIGN MODELS ON THE PAGES THAT FOLLOW.
STOREFRONT ELEVATIONS – PHASE I & II:
9
Inside The Forum Shops, visitors encounter a visual, sensory and aesthetic experience as they make their way along
the streets and alleyways of tasteful boutiques and restaurants. Dramatic views and entertainment occur intermittently
in the piazzas and under the rotundas, all in close proximity to the understated storefronts with their doors and windows
designed to reflect and respect the early Roman architectural themes and motif of Classical design.
STOREFRONT ELEVATIONS – PHASE I & II
10
Designers are required to provide designs which enhance
the streetscapes of The Forum Shops. Bases, entrance
vestibules, display windows with raised platforms and
hardware indicative of traditional street level retail shall be
used in combination to create a complementary transition
between the various vias and piazzas of The Forum
Shops. While the Landlord will allow Tenants to maintain
their identity through graphics, logos and signing, each
storefront will be reviewed and approved based upon its
complement to The Forum Shops overall design aesthetic.
STOREFRONT ELEVATIONS- PHASE I & II
11
In Phase I and II of The Forum Shops,
Tenant storefront heights vary and shall be
field verified by each individual Tenant.
Tenants are responsible for designing,
fabricating and installing their storefront
design within the confines of the Tenant
opening. Landlord finishes shall not be
altered. Faux marble columns (the neutral
piers) vary in size between Tenant spaces
and shall be field verified.
STOREFRONT ELEVATIONS – PHASE I & II
12
Direct and ambient light shall not be allowed
to form shadows on the vaulted ceilings of
the common area. Up lighting of Tenant
storefronts is strictly prohibited.
Special consideration must be made to the
lighted storefront graphics and lighting in
relationship to the sky lighting feature in
Phase I and II of the Forum Shops and
relative low light levels.
STOREFRONT ELEVATIONS – PHASE II ROTUNDA
13
The type, intensity and color of lighting used in the
store and in conjunction with the graphics shall be
counterpoised with the reverential atmosphere of the
Great Hall of Atlantis in the entertainment rotunda.
All Tenant lighting, including signs and display
window lights, in the areas which abut the
entertainment rotunda in Phase II shall be
controlled for the first (15) fifteen feet by
independent timed controls. The lights shall de-
illuminate during the duration of the show.
STOREFRONT ELEVATIONS – PHASE III
14
In Phase III of The Forum Shops, Tenant’s storefronts are 16’-0” A.F.F. Storefronts are separated by a ¾” black metal
reveal.
EAST ELEVATIONS – PHASE III
15
