Funded by the U.S. Department of Housing and Ur- ban Development, loans and grants are available to low and moderate-income Temple City homeowners to make needed repairs to their property. “Many homeowners often face difficulty in financ- ing necessary upgrades to their homes,” said Mayor Tom Chavez. “These loans and grants will make it possible for all our residents to enhance their property and maintain Temple City’s safe environment.” The loans and grants can be used for a number of improvements including plumbing and electrical up- grades, re-roofing, exterior and interior painting, Americans with Disabilities Act modifications, such as entrance ramps and bathroom retrofits, as well as new energy efficient windows and doors. The maximum amount for a loan is $35,000 while the maximum for a grant is $10,000. City News Anita Velazquez is Miss Temple City Ambassador In front of a packed audience at St. Luke’s Parish Hall filled with friends, family, and special guests including Mayor Tom Chavez and city dignitaries, Anita Velazquez, a 17- year-old student at Maranatha High School in Pasadena with local roots going back to being a banner carrier for the 2005 Camellia Festival, was named Miss Temple City at the conclusion of a lively 47th Annual Miss Temple City Ambassador Pageant on May 12. A member of the National Honor Society and the California Scholarship Federation, Anita has been a part of the Temple City Youth Committee while active on her school’s Varsity Cheer Squad, Drumline, Junior Var- sity Softball team, and school accreditation team. Town to create new artmural in one weekendArts panel seeks volunteers to helppaint large artwork, June 27-28

Temple City’s Public Arts Commission is looking forvolunteers to paint a new mural at Temple City Library.Scheduled for June 27-28, the event will allow residentsto paint itself into history by creating the mural in oneweekend.

“This event is not only about art and beautifying ourcity, it’s also about teamwork,” said Mayor Tom Chavez.“By collaborating on this mural, Temple Citians canbuild strong community ties and foster new friend-ships.”

The City of Temple City is seeking residents to par-ticipate in its housing rehabilitation program, whichoffers grants and no-interest loans.

Funded by the U.S. Department of Housing and Ur-ban Development, loans and grants are available to lowand moderate-income Temple City homeowners tomake needed repairs to their property.

The Flame of Hope, the official torchfor the Special Olympics World GamesLos Angeles 2015, will be carriedthrough the City of Temple City, July 19,on its way to the Opening Ceremoniesat the Los Angeles Coliseum.

Officers from the Temple CitySheriff ’s Station will join law enforce-ment officers who serve as the Guard-ians of the Flame of Hope and the Spe-cial Olympic athletes as they participatein the Law Enforcement Torch Run fi-nal leg.

Law Enforcement officers and SpecialOlympic athletes are selected by theirrespective Special Olympics programs tobe one of the 126 final leg team mem-bers based on their dedication and com-mitment to the Special Olympics move-ment.

The Temple City leg will commenceat Rosemead Boulevard and make itsway down Las Tunas Drive to a cer-emony at City Park at 3:30 p.m.

Speaking at the ceremony will be thestate of Maine’s law enforcement officerBob Scarpelli and Special Olympic ath-lete and final leg runner Cody Pierce.

The Flame serves as a beacon of in-spiration to thousands during the LawEnforcement Torch Run final leg in Cali-

fornia.Community members are encouraged

to join the celebration alongside law en-forcement to express support for theseathletes. Throughout the journey of thefinal leg, law enforcement officers fromaround the world will be spreading themessage of acceptance and inclusion forchildren and adults with intellectual dis-abilities.

The Flame of Hope will complete itsjourney on July 25 when the Law En-forcement Torch Run final leg team car-ries it into the opening ceremony of the2015 World Games on July 25, and it ig-nites the cauldron at the historic LosAngeles Memorial Coliseum, site of the1932 and 1984 Olympics opening cer-emony.

community workshop on its new pro-posed design for Las Tunas Drive at 7p.m., June 10, in Council Chambers, 5938Kauffman Ave.

The meeting will allow residents andbusiness owners to provide feedback ona revised project concept.

“We believe this revised concept is animportant step to revitalizing our down-town,” said Mayor Tom Chavez. “I hopeour residents and business owners attendthe meeting so we may incorporate theirconcerns and thoughts into a finalized de-sign.”

Las Tunas Drive, the city’s downtowncorridor originally had a streetscape de-sign conceptually approved in December2012. Following ongoing feedback fromresidents and local businesses, the CityCouncil directed staff to prepare a revisedconcept that addressed community con-cerns.

The original $22 million plan includeda reduction of travel lanes to one lane in

each direction, and the use of back-inangled parking. The redesigned concept,at roughly $13.5 million, provides for twowestbound lanes, one eastbound lane, leftturn pockets at intersections and tradi-tional parallel parking.

In addition, cost savings will be real-ized by retaining existing curbs, guttersand sidewalks. Street trees will remain inplace and supplemented with new treesin proposed median and bulb-out loca-tions.

Nearly 40% of the project’s eligibleconstruction cost will be paid by a $4.7million transportation contribution fromthe Los Angeles County MetropolitanTransportation Authority. The City re-ceived funding due to the project’s goalof adding pedestrian enhancements andregional bike lanes.

Translation will be available in Man-darin and Cantonese.

Grants and loans are restricted to owner-occupied single-familyhomes in Temple City. Loans do not need to be repaid until theproperty is sold, refinanced, transferred or is no longer thehomeowners’ primary residence.

Grants are forgiven if the homeowner remains on the propertyfor at least five years.

To be eligible for funding, a property owner’s income cannotexceed $46,500 for a one-person household or $66,400 for a four-person household.

The loan program requires homeowners to be current on prop-erty taxes, hold no more than two bank loans on the property, andhave at least 30% equity in the home.

Funding is available for the 2015-16 fiscal year on a first-come,first-serve basis with repair work to begin as early as July.

By Peter ChoiIt was just over three years ago that then Board

Chair Nicholas Pon and I travelled to China onbehalf of what was then called The GatewayProject (“Temple City Chamber leaders court in-vestors in China for Gateway project,” March,2012, Temple City Life). Our goal was to help movethe long delayed project closer to ground-break-ing and help solidify commitments from 10 seri-ously interested investors while encouraging newinvestors at seminars in Shanghai and Nanjing.

As most readers of Temple City Life can see forthemselves, the city’s major commercial develop-ment, now known as Camellia Square, continuesto rise and add definition to the intersection ofRosemead and Las Tunas.

Cut to the present: On April 27, I was honored

to speak before an audience of potential inves-tors at the 2015 China U.S. Business Summit dur-ing its three-day event at the Millennium BiltmoreHotel in downtown Los Angeles.

This time the focus was not just on retail op-portunities at the Camellia Square project, but awider discussion on the benefits of investment inTemple City.

“With our location in the heart of the SanGabriel Valley,” I said, “Temple City is the gate-way to the region’s growing business and residen-tial community.”

I’m optimistic that this will be the year theproject finally opens its doors, but certainly, theChamber and I are ready to support it with allour resources as well any future projects that willbring economic benefit to the city of Temple City.

burst in 2008, home priceswent into free fall. Millions ofhome owners woke up onemorning to find that all of theequity in their home had van-ished overnight.

Since then, the housingmarket has followed a bumpytrail, full of brief bouts of re-covery followed by more bad news.However, the last couple years broughtdramatic change to the San Gabriel Val-ley and U.S. real estate market. In 2013,home prices skyrocketed, and they con-tinue to rise today.

Over the last year and a half, I havehad more people come to me thinkingthey need a short sale only to be shockedby the current market value and thepositive equity in their home. We havecertainly seen an upward turn in themarket.

For home owners who weren’t dis-tressed or underwater but were forcedto wait to sell their homes until the mar-ket improved, the recent market im-provements provide good news to youas well.

TCHS Students Receive Art ScholarshipsTwo Temple City High School students, Seniors VivianLiu and Fangyi Gao, recently received scholarships fromthe Jeanne Ward Foundation in San Marino. The studentssubmitted their art portfolios and each received a $1,750college scholarship. Fangyi and Vivian both attend MiheeKim’s Advanced Placement Studio Art class at Temple CityHigh School. The Jeanne Ward Foundation invitesstudents from17 high schools, Pasadena City College, andGlendale Community College to apply for 12 scholarships.Recipients must enroll in at least 12 credit hours of juniorcollege/college level classes at the time of planned fallenrollment to qualify for this grant.

A variety of pets and their humans visited Chambermember Temple City Animal Hospital’s popular openhouse where their humans dined on delicious Oaxacancuisine from El Ruizenor Grill, toured the hospital (in-cluding the new cat ward), and received prizes, toys andfood samples.

Attendees of all ages enjoyed meeting barn anddesert animals from the Petting Zoo of Southern Cali-fornia and adoptable pets from Look Back Border Col-lie Rescue and the San Gabriel Valley Humane Society.

Pet owners learned about good behavior and obedi-ence classes from the Pasanita Obedience Club, hookedinto a Pet First Aid Class, learned about putting theirdogs to work with Therapy Dogs International, and rantheir pets through an agility course. The current format of Temple City’s Neighborhood Watch Pro-gram is in its fourth year, and has gained much attention through-out surrounding regions. Deputies from the Temple City SpecialAssignment Team talk about crime trends and prevention whilethe City’s Public Safety personnel talk about disaster awareness andpreparedness. These meetings are forums for residents to learn aboutgood preventive measures and/or to voice concerns. This year’s top-ics include Community Involvement-Burglaries, ID Theft & Scams,Traffic Safety, Disaster Shelter options, and other awareness andpreventive tips.

Fresh-made soft tacos and beverages are provided for everyone.Meetings are from 5:30-7:30 p.m. on the third Thursday of themonth and are open to residents of all 10 areas. Please come to theone that fits your schedule best.

A friend found several large charges on her checking accountwhich she did not recognize. She obtained copies of the checks inquestion.

She saw that the checks were made up of two pieces attachedtogether. The top part was the check from a local company. Some-one had doctored the check by pasting on the bottom line of oneof my friend’s checks.

So even though the body of the check had the company nameand address, the numbers at the bottom of the check were from myfriend’s account. Therefore, the check was charged to her.

To prevent such check manipulation: Treat all checks whetherblank, filled out, voided, or already cashed, as valuable documentsto a counterfeiter. Shred all checks before putting them in the trash.Remember, since it is almost impossible to keep checks out of cir-culation, you are vulnerable each time you write a check and give itto someone.

Longden Elementary School hosted its thirdannual Relay Recess May 27 to promote TempleCity’s Relay for Life event, July 11-12 at TempleCity High School.

Longden’s Relay Recess helps students becomemore aware of the need to raise funds for cancerresearch.

This is the fourth year Longden will field aRelay for Life team.

Team Longden is still recruiting members andcollecting donations. Last year, Team Longdenraised more than $9,700 for cancer research.

Activity centers were availablefor students to sign bannerssupporting leukemia and lym-phoma patients (the focus ofTeam Longden) and to decorateluminaria bags for the Relayevent, July 11-12.

Two Temple City High School students, Leona Chen andRebekah Li, were among the top eight finalists in the United States27th Congressional District’s Artistic Discovery competition, May9, at the Huntington Library in San Marino.

Leona attends Mihee Kim’s Advanced Painting Honors classand Rebekah is in Ms. Kim’s Advanced Placement Studio Art class.

Nineteen high schools were invited to participate in the localcompetition with more than 200 entries submitted for judging.

This annual event is sponsored and hosted by United StatesCongresswoman Judy Chu.

Each spring, the United States Congress sponsors a nation-wide high school visual art competition to recognize and encour-age artistic talent in the nation and in each congressional dis-trict.

Since the Artistic Discovery competition began in 1982, morethan 650,000 high school students have participated. Studentssubmit entries to their representative’s office and panels of dis-trict artists select the winning entries. Winning works are dis-played for one year at the U.S. Capitol.

Discover the magic of Abra

Abra is a terrier-Chihuahua mix, around a year old and weighing about seven pounds. She is petite with a wiry black coat and a

striking white goatee that gives her a unique look all her own.Abra is very alert. One of her favorite pastimes is to try to catch fl ying

insects. She is very focused and seems to be a quick learner who would benefi t from some training to put her energy to good use.

Abra likes to go for walks, sniffi ng and exploring along the way, and is easy to handle on leash. Now that she is over her initial shyness, she is quite friendly and loves to be with people.

She enjoys pets and cuddles and is happy to sit in a lap and give kisses in return. She is also a social girl who does well with other dogs. She was featured at the shelter’s recent Tea for Tails/ Taste of Westfi eld event where she was featured in the doggie high fashion show.

Abra would probably enjoy the company of another dog as a playmate, and would do well in an active home where she gets the exercise and attention she needs.

Abra currently resides at the San Gabriel Valley Humane Society,851 E. Grand Ave., off San Gabriel Boulevard, north of Mission and south of Las Tunas. Stop by any time from 10 a.m. to 4:30 p.m. Tuesday through Sunday.

Oasis Trilingual Community School toexpand language programs to summer school

First Lutheran Sonshine House Preschool welcomes new director Lauri Kreitner. She comes to the Temple City preschool with fresh energy, insight, and enthusiasm.

Ms. Kreitner is excited to be a part of the next chapter in Sonshine House’s sto-ry and wel-comes every-one to stop by and see what’s happening at the preschool that has been serving Temple City for more than 30 years.

A facility renovation is underway to bring this Tem-ple City Preschool new life. Along with the facility getting a facelift both inside and out, Sonshine House’s program will have a fresh look as well.

Within the developmentally appropriate curriculum em-phasizing Christian values and the love of Christ that Sonshine House is known for, a whole host of new activities will be implemented.

A new curriculum is being implemented and will include the well-known Zoo-phonics program.

Sonshine House has a year-round program and off ers a special summer session from June 22 through August.

The 71st Camellia Festival may have ended with a down-pour of much needed rain, but it was unable to dampen thespirits of the Festival Committee. This group of dedicatedvolunteers gathered together on March 24th to celebrateanother successful event. It was also a time to say goodbyeto a few long-term committee members who dedicatedcountless hours to the Festival including Carnival Chair-man Tom O’Leary and Grandstand Chairmen Bob and

Carole Rodenbucher. The skills and talents of these indi-viduals made the Camellia Festival a success year-after-year.

The Festival Committee also took the time to celebrateand honor their Festival Director, Nanette Fish as she re-signed her position after being elected as Temple CityCouncilmember. Her eight-year tenure as Festival Directorhelped the Camellia Festival usher in change and innova-tions, and the Committee truly appreciate her time and ef-

fort spent for the benefit of this beloved Temple City tradi-tion. Dawn Tarin, a former general chairperson and vol-unteer, will replace Nan as the Festival Director.
