MUY Brands LLC, a Texas Limited Liability Company
who owns and operates 79 Taco Bell restaurants in
Connecticut, New York, Pennsylvania, New Jersey, and
Virginia. The company was founded in 2007 and acquired
the existing Taco Bell restaurants in 2012 from another Taco
Bell franchisee called El Rancho Foods who operated the
restaurants for over many years prior to MUY Brands LLC
acquiring the former El Rancho company.
MUY Brands LLC is also part of the MUY Companies which
operate another 364 Pizza Hut Restaurants in Texas,
6 southeast states, and Minnesota and who are one of
the largest Pizza Hut franchisees in America. Anoth
MUY company called MUY Hamburger Partners LLC was
established in 2012 and is currently the second largest a
Wendy’s franchisee who operates 312 Wendy’s restaurants
in the Ohio, Texas, and New York markets. The collective
MUY Companies own & operate 754 restaurants and were
recently recognized by Nation’s Restaurant News 2017
industry survey as the 5th largest franchisee in America

COMMENTSThe Taco Bell restaurant is extremely well located in the heart Landover
Hills on Annapolis Road near the Highway 410 intersection. The location has
continuous traffic during AM, mid-day, and evening hours with traffic counts
which exceed 40,000 cars per day. Taco Bell is surrounded by Landover’s
dense residential neighborhoods to the south, Woodlawn and East
Riverdale to the west, and New Carrolton and Goddard to the north. There
are over 20,000 people in a 1 mile radius, approximately 150,000 in a two
mile radius, and over 230,000 in a 3 mile radius with average household
incomes in the $60,000 to $70,000 range.
There is also a tremendous daytime population from a number of major
employment centers including NASA Goddard Space Flight Center which
has 10,000+ employees plus numerous other aerospace & technology
companies that support NASA at Goddard. There is over 1 million SF of high
end office parks complexes in Lanham Hills and New Carrolton including
the Internal Revenue Service Building, a Marriott hotel, and the New
Carrolton AMTRACK train station. Dodge Park and Ardwick Park are two
major industrial parks which feature large big box industrial, manufacturing,
and distribution companies that creates a large day time population of
employees in the trade area.

The Taco Bell location is directly across from the Giant Grocery store
anchored Glenridge Shopping Center which is the main grocery store
serving the trade area. The Super Walmart anchored Capital Plaza shopping
center and the 200,000+ SF New Shoppes at New Carrolton Power center
is anchored by Lowe’s and a Shopper’s discount grocery store bracket
Taco Bell on either side. There are also several fast food restaurants and
service oriented retail strip centers clustered along Annapolis Road in
both directions which creates a lot of retail synergy around the Taco Bell
restaurant.
The Taco Bell site enjoys easy access to Highway 50 which has over 110,000
cars per day and the Capital Beltway interchange at Highway 495 which
has over 210,000 care per day. Landover Hills is within close proximity to
Ronald Raegan Airport in Washington, Baltimore/Washington International
airport, and Washington Dulles airport. Landover Hills is approximately

municipality located inside the Washington,
DC beltway in northern Prince George’s County,
Maryland. It is a pleasant suburban community
situated on approximately 150 acres of rolling hills
