Charles SomersWelcome to the inaugural issue of SBM's Sustainability Report. For 33 years,Sustainability has been a key part of our business. We recognize that we have aunique responsibility to protect not only our customers' and employees' health, butalso the earth's natural resources. SBM has been, and will continue to be,committed to conducting its business in an ethical and socially responsible manner.

We hope you enjoy reading our Corporate Sustainability Report and that it providesyou with insights on SBM’s continued commitment of sustainability with ourpeople, our business and our planet.

Sustainability is an integral part of our companyculture. We actively seek opportunities to improvethe environment and to contribute to the well-beingof the communities in which we do business.

1993Somers Building Maintenance (SBM) is asked by Hewlett-Packard (HP) to support their recycling needs, startingSBM on its sustainable path and shiftingenvironmental policy towards overall sustainability.

2003SBM supported HP US sites to divert 90% overall.

2010SBM quantified its Environmental Policy and startedworking on action plans to decrease impacts to theenvironment. Increased support to larger clients interestedin aligning with the United States Green Building Council's(USGBC) mission of 'Green' cleaning on a more robust scalethat included processes, equipment, and supplies.

2011SBM continued to quantify its Environmental Policy anddocument action plans to augment impacts on theenvironment. SBM begins to support the CarbonDisclosure Project (CDP).

2012SBM continued to work on zero waste and is a founderof the US Zero Waste Business Council (USZWBC). SueBeets-Atkinson, SBM Director of Sustainability, became aboard member in 2013.

SBM’s Policy Development JourneySBM conducts business in an ethical and socially responsible manner. Thiscommitment aligns with our corporate objectives and is fundamental to sustainablebusiness success. This extends to:

2014• Sue Beets-Atkinson became President of the US Zero

Waste Business Council Board.• Procurement rolled out the Employee car/lease program with

highlights to Hybrid and Electric vehicles.• Established a Climate Action plan that was created

and endorsed by the CEO.

2015Rolled out an Environmental policy for Singapore.

2016• USZWBC merged with GBCI (USGBC) and Sue Beets-

Atkinson, SBM Director of Sustainability, has been the TRUE Advisory Chair since the merger.

• SBM hosts its inaugural annual Sustainability Summit.

2017• Began reporting on Ecovadis and Ecodesk platforms.• SBM hosts its second annual Sustainability Summit.

2018• SBM's sustainability platform is integrated with the

Green CleaningGreen cleaning refers to using cleaning methods and products with environmentallyfriendly ingredients, and procedures designed to preserve human health andenvironmental quality. In 2018, SBM continued to work with its supply chain toidentify new products and innovations and met the LEED criteria of a minimum of75% green spend as an organization.

In 2018 SBM’s in-house resources developed 3 training modules for custodial staff dedicatedto concepts of sustainability. It is essential that our employees feel empowered andunderstand the impacts of improper waste sorting. For some sites, there are dedicatedsustainability resources, including site specific training provided to the custodial staffquarterly. The training modules incorporate information about what is to be collected, whereit is to be disposed, the importance of the color coded liner system for trash, recycle andcompost and what should be reported to management. As SBM manages our customers’waste for a portion of its life cycle it is critical we are responsible and maintain aquality program for our customers.

In 2018 SBM also supported its customers with e-wastecollection events, zero waste events, early childhoodeducation lessons and sustainability sessions for BringYour Child To Work Day.

Zero Waste EventsThe goal of the zero waste events is to eliminate wastefulpractices. In 2018, SBM supported conferences ranging inattendance from 42 or 42,000 people.

During our largest event this year, the final diversionrate came in at greater than 96 percent – well abovethe 90 percent required. More than 104 tons of wastewere diverted from the landfill.

Our event was a success – and we earned the TRUE ZeroWaste Gold Certification from GBCI in the process.

Education for Sustainability Excellence In 2018 SBM sponsored several sustainability events. SBMgives back to its clients and communities by sharingknowledge and expertise relative to sustainability planning,integration, and employee engagement.

SBM in partnership with its customers co-sponsored a thirdannual Sustainability Summit with this year’s topic, TheValue of Sustainability Planning and Reporting. With over77 attendees there was representation from over 30organizations. As a zero waste conference, a 96% zero wastediversion was achieved.

Angie Morales, Site Sustainability Manager; Michael Halady,National Sustainability Manager; and Keith Deuber, ProjectManager with SBM managed the Sustainability Summit eventlogistics.

Sue Beets-Atkinson, SBM Director of Sustainability, spoke onmultiple webinars in 2018, including GBCI TRUE Metrics,durable goods, China wall solutions and on 3 Green Educationevents including ZW Business class, Reuse programs andPlastic options. Sue Beets-Atkinson was also the TRUE ZeroWaste Assessor for a Zero Waste Project at GreenbuildChicago 2018.

Vendor PartnershipsSBM supports vendors in their efforts to drive continuousimprovement and sustainability through its supply chain.

In March 2018, SBM’s Sustainability Leadership attended theInaugural Clean River Customer Advisor Board meeting inToronto, Canada in 2018. Clean River’s commitment tosustainability resulted in a 98% diversion rate at itsfacility!

On May 9th, 2018 Rachel Weisslitz also spoke on food wastecomposting at the Sustainable Waste Solutions (SWS)Compost Symposium. SWS is a partner of SBM’s in thenortheast.

New Projects SBM supports its customers recycling new streams through supply chain partnerships withorganizations such as Terracycle.

In 2018, SBM initiated pilot projects to recycle lab plastic packaging in labs , vinylgloves, coffee packets and other recyclables not accepted through traditional programswith many of its life science customers.

Targeted Customer MessagingSBM created over 30 individual communications related to the specific concerns on acustomer by customer basis. The idea is to communicate more with the population, ensureemployees, temps (if used) and contracts know the program and what goes where based oninformation from audits, events, visual observations and waste audits.

Centralized Trash Collection (CTC)Centralized trash was a very hot topic in 2018. Although SBM has been managing space inthis model for over 10 years, many organizations are now realizing the opportunity forenvironmental and financial benefits this model can offer and are asking for SBM’sexpertise and support.

The SBM Sustainability Team worked diligently to create a CTC tool kit to document theBest Known Methods and Practices we have identified in the over 40M square feet of CTCspace managed in this model to maintain quality and operational excellence, so we canensure consistent repeatable results.

The toolkit walks each user through the CTC process from planning to post-implementation monitoring and reporting and provides tools for all level of managementto document and track the benefits as well as templates to communicate the results tocustomers effectively. A flyer on the toolkit (pictured below) was distributed throughout theSBM organization.

Market Updates Resulting from China’s National Sword PolicyBig changes occurred in the recycling market in 2018 with China’s National Sword policyresulting in much stricter quality standards for recycling. This policy is having resoundingimpacts globally. In 2018, SBM kept its customer abreast of the changes to the marketand in how recycling needs to be handled. With several newsletters and presentationsdistributed to our customer base along with information included in our quarterlyinnovations summary SBM is trying to stay ahead of the changes and keep itscustomers informed. Every employee at every site has a stake in this as its something theytouch and impact every day.

Green Building System Support In 2018, SBM performed analysis to determine how it can support the various Green BuildingSystem Ratings through the GBCI. A summary of the points SBM can support in LEED, TRUE,WELL and SITES is included below.

In 2018 SBM supported the following customer certifications:

LEED Certification Support As the custodial provider, SBM is an integral component of the commercial space community.We are the eyes and ears of the spaces and have a high level of facility coverage, allowing usan abundance of opportunity. We build relationships with customers and through oursustainability programs help to further enhance a sense of community with our customers aspartners and stewards of the environment.

In 2018, SBM created a summary of how its janitorial sustainability program can support the 3most recent versions of LEED-Existing Buildings: Operations & Maintenance (O&M®)certification which includes Green Cleaning, Solid Waste Management, Exterior Services,Landscape, and Pest Control.

SBM’s support of LEED projects result in improvements to indoor air quality, diversion from the landfill, conservation of natural resources, and cost savings.

TRUE Certification Support TRUE (Total Resource Use and Efficiency) Zero Waste certification is used by facilities to define, pursue and achieve their zero waste goals, cutting their carbon footprint and supporting public health.

In 2018, SBM outlined how its sustainability program can support up to 25 out of the basic 31 points for TRUE certification.

In 2019, SBM will be reviewing the WELL and SITES certification and outlining how its sustainability programs can support them.

Supply Chain Highlights from SBM’s Procurement Team on the integration of sustainability in its supply chain for 2018.

• SBM’s preferred chemical list is comprised of green seal certified chemicals

• SBM utilizes Ready To Dilute (RTD) chemicals reducing plastic bottle waste, packaging and carbon emissions from transport of materials

• Microfiber cloth and mop cleaning reduces paper usage

• Gamma radiation program: Diverting cleanroom string mops from the landfill

• Distribution: Procurement team has begun conducting quarterly business reviews with our supply chain partners to review KPI’s including sustainability numbers. 2018 was the first year to do this and the data collected will continue to enhance and be more accurate.

• We have worked with our vendors to focus on Waste/diversion rate, GHG emissions (additionally supporting CDP), water usage and full truck deliveries.

Innovative Direction In 2018, SBM became a proud recipient of the Cleaning Industry Management Standard(CIMS)-Green Building certification, given by the International Sanitary Supplies Association(ISSA).

With the intent to build customer confidence in SBM’s operational commitment tosustainability, the CIMS-Green Building certification provides our customers’ the confidencethat SBM can provide a green cleaning program that can help them to obtain LEEDcertification or assist them on their sustainability efforts by providing a “green” cleaningservice.

So what else can you expect to see from SBM in 2019? We are working on a 2025 Environmental Action Plan that will have targets related to:

Organizational Excellence:

• We will be working with our quality team to develop a video based Sustainability 101 certification and training series for all SBM employees which will be housed in SBM’s Knowledge Center.

• Additional custodial resources related to BKMs around material collection and disposal.

• Continue to identify opportunities for program recognition and information sharing at trade conferences and with key partners.

• Continue to develop team with additional training and certification.

Procurement:

• In-depth look at supply chain for quantifiable benefits and sustainability characterization.

• Use of the new Enterprise Shopping Cart to highlight Green items.

ConclusionOverall 2018 was a great year for sustainability initiatives at SBM, despite both successesand challenges. On a macro scale, the global community struggled with the plastic wastecrisis, which led all citizens to take a closer look at how they could make meaningful impactsindividually. Closer to home, SBM created and helped drive closure on BKM's and receivednoteworthy praise that helps us understand that we're on the right path. We are proud of ourclient partnerships and our ability to share sustainability knowledge. Education is key totransformation and SBM plans to continue to contribute in this meaningful way in 2019.
