Quarter. A tall 20’ brick wall with dark antiqued copper carriage lights with flicker light

bulbs for the warm lighting of a French Café separates the downstairs media room from

the kitchen area. There is a dark awning trimmed with white piping that is above the

entrance of the media room from the kitchen with the “DT” in gold monogramming for

the stately DonTessa Estate. The breakfast room is open to the Kitchen and corian

breakfast bar off the island. There are entrances from the Breakfast Room to the Media

Room, Formal/Family Room, Kitchen and the Four Seasons Room. The flooring is the

Four Seasons Room (16 x 14 x 10) – The Four Seasons Room is

completely enclosed from the outdoor elements by six screen window panels. This Room

has a engineered hardwood like floor with two copper ceiling fans that are mounted to the

painted ceiling. There is an additional screen door with a screen transom that leads

down the massive stone steps to the wrought iron fenced in pool court. There are

additional entrances to the Four Seasons Room from the single French door to the

Kitchen/Breakfast area, Dutch styled door to the Guest Suite Pool Bath, and the dual

French doors to the Exercise Room.

Formal Living/Family Room (22 x 20 x 10) – Entering the formal

living room or family room from the right of the foyer through a large painted archway,

you continue on the solid hardwood flooring into this warm and spacious room. On the

front elevation of this room to the outside is a bank of nine tall rectangular windows that

curve with the wrap around porch along two sides of the living room. The first three

windows in a row share a common painted molded sill as well as the next six windows

sharing a common custom sill. Next is a large inset custom built-in entertainment system

with pocket doors. The beautifully stained cabinet/armoire is big enough for a large

flatscreen TV. There are interior shelves for satellite and DVD equipment. There are an

additional four upper cabinets with doors and four lower taller cabinets with doors.

Above the entertainment center there is also a plant ledge. Next to the entertainment

center is a large raised natural stone hearth with the beautiful hand picked stones covering

the entire hearth wall from floor to the ceiling’s stacked painted crown molding. The

arched firebox has a propane ignition with the 500 gallon propane tank located on the

estate. The mantel is a beautiful stained oak with heavy applied molding with a turned

rope patterned located along the mantel. Just past the fireplace, is the entrance into the

breakfast area of the kitchen and the entrance door into the media room. Along the left

side of this room the wall is also curved following the flow of the adjacent circular

staircase along the adjoining wall of the foyer. At the rise of the 4th – 7th steps of the

staircase in the foyer, the wall open up to a transom window between the foyer and this

living space to incorporate the beautiful staircase as part of this room. The painted base

molding of these four steps, the twisted wrought iron balusters with twisted baskets and

the hand turned stained railing travel between the foyer and family room. I just love this

detail aesthetically and functionality for a family trying to keep tabs on little ones

throughout such a large home. The coordinating floor and ceiling stacked crown

moldings as well as the sills are all painted white along with the ceiling. The walls are a

warmer painted hue within the daffodil family. Additionally there is stained 5-blade

ceiling antiqued brass fan with four dark tulip styled medium frosted alabaster styled

shades complimenting the inset can lights located throughout the room.

Master Suite (31 x 17 x10) – Through the center painted archway down the

longest hall from the foyer, leads you to the Master Suite Retreat. You enter this amazing

space through an 8’ painted six-panel door crossing the threshold of the wood flooring to

the soft designer plush carpeting of the Master bedroom. This large room has painted

walls within the lighter yellow hues, painted tall flat floor molded baseboards, and

beautiful double stacked crown molding with a white ceiling. The room has two

windows on either side of the long wall across from the entrance to the master suite with

the master bathroom entrance to the left and the entrance to the sitting area to the right.

The bedroom has a designer ceiling fan with five light colored blades with four glass

shaded lights. From the bedroom to the right, you enter a wonderfully large sitting area

that is large enough for a full size living room couch or dual recliners. The entrance to

the sitting room is through a Federal Style heavily molded archway with fluted columns

bases, applied plaques, and other applied decorative millwork. The room has a curved

bay of four tall windows with exquisite views of the woods behind the home. From the

white painted vaulted ceiling, is a large hanging pediment style single fixture with French

styled “J” curves with a sculpted half dome alabaster style shade.

Master Bathroom (15 x 13 x 10) – To the left of the Master Bedroom is a

six paneled pocket door to the master bathroom. The bathroom is a richly painted red

with hand stenciling designs just below the white painted crown molding. The flooring is

light neutral colored 12” tiles hand laid on the diagonal. The furniture style raised panel

cabinetry is a painted antiqued white with ball and claw feet. The large mirrors over his

and hers separate vanities are framed with coordinating molding with applied plaques on

both sides of each mirror with a thick stacked cornice of crown moldings. The bronze

dual light fixture for his vanity is actually mounted into the glass of the mirror above the

cultured marble rust on white veined sink and countertop. The faucet is a wide set brass

with French levered faucet set. There are four lower cabinets with two upper drawers.

Between the two perpendicular vanities is the entrance to the Master Closet through

double mirrored sliding glass doors. Her vanity also has four lower cabinets and a single

drawer before the counter top drops down to a seated level lower vanity with a large

drawer. The above mirror is quite a bit larger than the “his” vanity mirror, and has two

single copper styled mounted lamps within the mirror with one light directly above the

lower “make-up” area vanity. The master garden spa tub is located in the corner of the

bathroom with coordinating floor tile surrounding the exterior and backsplash. There are

two frosted glass windows above the tub. The wall along the tub also had built-in shelves

framed in millwork. The shower stall is next to the spa tub with ceramic tiles walls and

Master Closet – This is a large carpeted closet that is angular shaped with lots of

room for season hanging and space for changing your clothes and storage within this

large space. Additionally, the closet is entered through two mirrored sliding glass doors

from the master bathroom, so you always have a full view of your wardrobe once you are

ready to proceed out for the day.

Guest Suite (14 x 12 x 10) – Down the center arched hallway from the foyer

past the kitchen, you will arrive to the guest suite on you right before arriving at the

Master Suite. The Guest Suite has neutral colored plush carpeting with a daffodil hue of

painted walls with a white painted ceiling with a stained five-blade antiqued brass ceiling

fan with four lights with scalloped glass shades. There is a window with white 2” wood

blinds that has a view out to the four season’s room. There are dual 3 raised panel pocket

that lead from the Guest Bedroom into the Guest Dressing Area/Guest/Pool bathroom.

Within the bedroom there is a 6 panel door that leads the Guest Bedroom’s large closet

with three separate rows of hanging with plenty of room for storage.

Guest Bathroom (12 x 10 x 10) – Entered from either the Guest Suite or the

Four Seasons Screened Room into the Guest Bath Room. The bathroom has an earthy

tone 12” tile with dark grout that has been hand laid on the diagonal with lighter border

tiles surrounding the floor. When you enter the bathroom from the bedroom through the

double pocket doors, you are facing two large windows that face the back woods of the

estate. The windows have two sets of 2” painted wood blinds. To the right, is a French

door that leads to the Four Seasons Room and out to the swimming pool. Next to the

door is the vanity with four lower raised cabinet doors and two upper drawers that are

painted in an antiqued white finish. The cabinets all have pewter knobs and drawer

pulls. The cultured marble white counter top with rust veining and sink has pewter

fixtures with a wide set gooseneck faucet and French levered handles. There is a heavy

framed mirror with a silver finishing over the vanity. Over the mirror is a triple light

fixture with marbleized alabaster style glass frosted shades. Next to the vanity is the four-

door raised paneled linen cabinet with pewter knobs and a plant ledge on top. To the left

of the window is the shower stall of a rust earthy colored tile that complements the floor

tiling. The shower is completely enclosed with a single tempered glass door.

Media Room (25 x 14 x 10) – A superb high tech media room in the most

ideal location of any home designed today. The media room is actually located where

you will use it within steps of all other family locations of this well planned and designed

home. The entrance to the media room is through a brick wall with a quaint awning from

the Kitchen/Breakfast Area at the Living/Family Room entrance that has extra

acoustically and sound proofing concealed within the walls of the media room. The

media room has platform flooring with neutral light brown berber carpeting, so that the

rear bank of recliners is a foot higher than the front row recliners. There is rope floor

screen are four painted blue crackled cabinets, two-drawers and one-drawer size shelf.

There are wall mounted lights with-in each decorative plaque on both sides of the seating

area with automatic dimmer switches with additional full can lighting in the ceiling for

times when you actually need light to illuminate the entire space. The projection system

is included with surround sound mounted speakers throughout the room and the projector

mounted to the ceiling. This room is beautifully finished out with loads of applied

molding, trim and millwork.

Basement / Garden Tractor-Work Room (30 x 24 x 7) – I wish

every home on acreage in Lucas and Fairview had this space! As you roll down the

estate to White Rock Creek, it only makes sense to have a basement with exterior double

doors for your garden tractor and all your tools. This huge space has concrete floors, full

florescent lighting, and lots of crawl spaces that aren’t even included in the

measurements. The measurements are only for standing room, if you have to bend or

stoop in any area of the basement, the measurements don’t include it. This space is ideal

for any form of shop or landscaping equipment and tools. It is located just a few stone

steps down from the three car garage and driveway, that you could also include all your

automotive needs within the basement, but you could not drive a full size vehicle in here.

Through the double doors of the basement, you could fit riding lawn mowers and garden

tractors, motor cycles, golf carts, gators vehicles with trailers, actually you could fit flat

trailers in here too, but nothing too tall like a horse trailer. You could also include all

your water sports equipment from a Sea-Doo with a trailer, skis, tubes, wakeboards

etc…since you are only a few thousand feet from the Highland Park boat ramp at Lake

Lavon. You could additionally fit row boats, kayaks and canoes into this space and the

Staircase – As you enter the DonTessa, your eyes are immediately drawn to the

beautiful curved bridal staircase. With double volutes and a solid oak primary step, you

whined up the neutral carpeted steps with white painted wooden base treads and risers

with wrought iron twisted balusters with every other baluster containing a single twisted

basket. There are additional stained newels supporting the beautifully hand turned

stained hand railing all the way to the second floor. As you ascend up the stairs, the first

three steps are within the foyer, then the 4th -7th steps are actually shared into the family

room through a shared open transom. As the stairs continue to climb the curve your eyes

will be drawn to large ledge with heavy millwork and trim with white paint that is an

easy to access alcove. This wise use of space, allows you to decorate at the second floor

level without have to use any ladders or other things to access this space. At the top of the

stairs you reach the second floor game room.

Second Floor

Gameroom (25 x 17 x 9) – The top of the second floor stair case opens into

the gameroom. This room has neutral colored plush carpeting, yellow hue walls, and

light painted crown molding, base boards, ceiling and trim. There is a triple bank of

windows across the room that looks over the front of the estate that are covered by 2”

stained wood blinds. The windows are all topped with three transom widows creating an

arch with the center window topped with a small painted cornice. There is also an open

transom/loft window that views down the staircase which is a very dramatic vantage

there is a wine and glass rack that is stained in a dark oak finish. From the gameroom,

you can travel back down stairs, or enter several other rooms from the gameroom. To the
