GENERAL DESCRIPTION The properties are beautifully situated at Little Haldon some 1½ miles from the Teign Estuary and 2 miles from Teignmouth. Opposite the wood is Teignmouth Golf Club, an 18 hole moorland links designed by the legendary Dr Alister MacKenzie and opened in 1924 some 9 years before he completed Augusta National, home of the US Masters. Just to the north of the woods and including the northernmost tip of Lot 1 is the Little Haldon Heaths Site of Scientific Interest (SSSI). Little Haldon is particularly important for its large areas of lowland heath. The heathland has formed on very acidic well drained soils. The most common, and most colourful plants are common heather (ling), bell heather and western gorse. Among the rarer plants found there are the dainty white climbing corydalis and the parasitic ‘dodder’. Devon whitebeam is an attractive small tree which is hardly found anywhere outside Devon – but it is quite common at Little Haldon. Stonechat and nightjar – both characteristic birds of heathland, breed here along with yellow hammers and many other species. Common lizard, adder and foxes are often seen on the heathland. Lots 1 and 3 enjoy good access from the public road on their eastern boundary. Three Tree Lane dividing Lots 1 and 3 is classed as a public road. This provides access to Lot 2. It is currently useable by four wheel drive vehicles and tractors.

------------------------------------------------- LOT 1: HALDON PARK FOREST SCHOOL 8.78 hectares / 21.68 acres Haldon Park Forest School has been created by the vendor since her acquisition of these woodlands in 2014 and the granting of a planning permission in December 2016 by Teignbridge District Council (Application Ref. No. 16/01696MAJ). The planning consent allows for a mixed use forestry and forest school (use Class D1) operating between 0900 and 1700 hours Mondays to Sundays. The property was previously an even aged commercial conifer plantation which has been transformed to encompass very wide ranging land uses (see the schedule below and accompanying plan). The quantity and quality of habitat types have been greatly increased. The aims and objectives for the site are: To maintain the existing ecological diversity of the site

by retaining those habitats that already exist for any native species of fauna and flora.

To greatly increase the ecological diversity of the site by creating various different land uses within the 6 hectares to create a mosaic of habitat types and micro climatic zones within the area.

To create a bio diverse woodland and forest garden with

various differing types of vegetation ranging from acid heathland and heather species, through diverse shrub layers of establishing native shrubs and forest garden plants, to more formal orchards and natural native woodlands surrounded by native broadleaved hedges and increasing amounts of mature trees as the plantings and established trees develop.

To teach and inspire small groups of children in various aspects of the ecology of the site and growing fruit and vegetables as well as engaging in creative nature led play and crafts.

The centre of the property is the core of the forest school. The mixed pine crop planted in 1999 has largely been removed leaving a scattering of Corsican pine at parkland spacing. This location enjoys fantastic views to the north and north-west. Within this area is ‘Bill’s Shed’, named after Bill Blight the current forest manager whose first involvement in these woods dates back to 1967. The building, measuring 10 metres by 6.25 metres, is of timber construction and is currently laid out as three rooms – office, workshop and tool store – although the internal fit-out remains to be completed. The planning consent notes Bill’s Shed, the treehouse and polydome are not to be occupied for residential purposes. If the use as a forest school ceases all buildings shall be removed within 6 months. No services are connected although a compost toilet has been constructed with consent for a further compost toilet about 15 metres behind the Swedish corner shelter. It is intended the forest garden, which sits to the front of Bill’s Shed, will be planted up with a large variety of plants. Two small ponds have been created and there is consent for an open barn approximately 10 metres by 5 metres to the north-east of Bill’s Shed close to the boundary plus a polydome and tree hut.

The property enjoys excellent access off the public road on its eastern boundary and has extensive hardstanding in two areas for parking. The planning consent notes “Three Tree Lane is not to be used for vehicular access to the forest school.” Briefly the different land uses are noted on Plan 2 included in these particulars, and can be summarised:- 1. Partly planted with native mixed broadleaved in 2017.

13. Bill’s Shed and principally open area for practical activities

LOT 2: HALDON PARK WOOD 8.77 hectares / 21.68 acres An attractive small mixed wood with strong commercial areas together with areas of broadleaves and open spaces. Accessed via Three Tree Lane the wood includes maturing Douglas fir and Norway spruce planted in the 1969. There are some excellent selectively thinned crops here, easily accessible via the ride system. Later plantings in the 1990s have mostly been thinned. In the wetter areas are mixed broadleaves including willow.

LOT 3: HUMBERDOWN WOOD 34.46 hectares / 85.15 acres This larger wood has similar elements of high quality crops as Lot 2 including 10.70 hectares of Sitka spruce, 6.50 hectares of Douglas fir and 2.30 hectares of Norway spruce selectively thinned and partly ready for further thinning. These are the first choice coniferous species for most woodland purchasers. 2.80 hectares (6.90 acres) of Sitka spruce planted in 1996 is a promising crop approaching the thinning stage. 8.80 hectares (21.70 acres) of Sitka spruce planted in 1989 is brashed and will provide a valuable thinning resource in future years. The Japanese larch appear healthy at the time of inspection. If Phytopthora ramorum develops this could be seen as an opportunity to re-stock with the more productive Sitka spruce and Douglas fir. Approximately half of compartment 11 was replanted in 2017 with a very wide range of species in separated blocks of 50 trees including silver fir, field maple, alder, box, hornbeam, atlas cedar, dogwood, hawthorn, crytomeria japonica, spindle, beech juniper, black poplar, Aspen, cherry, bird cherry, sessile and pendunculate oak, acacia, whitebeam, rowan, wild service, yew, small leaved lime and guelder rose. The remainder of compartment 11 together with some small windblow gaps awaits replanting by the purchaser who will have the opportunity to choose the species and influence the future direction of the woodland.

Humberdown Wood is a rarity in this choice location and should yield tax free income as well as capital value increase in the future.
