Companies are selecting mid-sized MSAs like Greater Richmond, Virginia, over higher cost larger cities. Companies can easily hire or recruit equitable talent at a fraction of the cost as salaries here are 20 percent less on average and real estate costs nearly one-third than major metros in the Northeast. Greater Richmond, Virginia, is a top spot for attracting Millennial workers. The region was named the #2 location the most Millennials are moving to (Time). Millennials can afford to live alone here more than any other U.S. city (Zillow). They’re choosing to work at places like CoStar’s new Global Research Headquarters, AvePoint and ICMA-RC where they’re able to bike and walk to work. The Richmond, Virginia, region is gaining 19,600 new residents annually with an average age of 26. This is bucking a decline in population growth elsewhere in Virginia. Nearly half (48 percent) are coming from these locations – Washington, D.C.; New York, NY; Baltimore, MD; Charlottesville, VA (home of the University of Virginia); and Virginia Beach, VA. International companies are finding success in the Richmond, Virginia region, causing the region to be named the top mid-sized city in the U.S. for foreign direct investment by fDi Magazine along with top rankings for economic potential and business friendliness. Recent international company investments include Polykon Manufacturing, Erodex Ltd, and Pryor Marking Company joining the likes of Allianz Worldwide Partners, Rolls-Royce and Sabra Dipping Company, who operates the largest hummus production facility in the world. VCU has received $40 million from the Bill and Melinda Gates Foundation for the Medicines for All Institute designed to ‘reinvent how drugs are produced’ and lower the cost of lifesaving medications.

• There are new infrastructure investments at Richmond Marine Terminal (operated by The Port of Virginia, the only east coast port with natural 55-foot depth channels), as well as a new spec development is adding value to the corridor along Interstate 95. Brother International recently leased 460,000 SF in the new Virginia I-95 Logistics Center. The Center is now building an additional 460,000 SF to mirror the distribution operation. Just down the road from the Center, the Deepwater Industrial Park is in the middle of redevelopment.

• 1717 Innovation Center, a six-story, 42,000-square-foot building, recently opened inside an extensively renovated former tobacco warehouse. The Capitol One-backed Innovation Center will serve as an incubator for as many as 50 startup businesses at a time, providing space along with mentoring, leadership programs, and community events and conferences. Capital One, the Richmond Region’s largest private employer with more than 10,000 local workers, has invested in the incubator as part of its Future Edge initiative, a five-year, $150 million grant program aimed at supporting entrepreneurs, workforce training and financial education in the communities where the company has operations.

• “The quickest way to fix our health problem is to fix our food problem.” -- Shane Emmett, CEO of Health Warrior. Health Warrior, which produces superfood bars from chia and pumpkin seeds, was recently purchased by PepsiCo and joins its Hive nutritional cohort. Another Greater Richmond-based company, Nutriati, developed a way to make flour and protein concentrate from chickpeas, and the company has been working for several years to commercialize its products into what the company’s co-founder and CEO Richard Kelly calls a “game changer” in the marketplace for allergy-free, low-calorie, high-nutrient food ingredients.

Why Richmond?

Richmond, Virginia, has a central place in America's history. It was here that the nation's founding fathers were inspired to set into motion the creation of our country. We’re one of America's oldest cities yet we’re tops in attracting the sought-after millennial workforce, in large part thanks to our robust higher education institutions. Companies from across the globe are attracted to the Richmond region, much like the ten Fortune 1000 companies headquartered here. And there are many others with a major presence or divisional headquarters. Over the last five years, Richmond has had the highest job growth rate in the Commonwealth with the population migration to match. Here are just a few of the reasons why companies and workforce are selecting Richmond, Va. for expansion or relocation.

Strategic geography located at the mid-point of the east coast. Richmond, Va. is ideal for companies looking for strong infrastructure network of roads (I-95, I-64, I-85), ports (the Richmond Marine Terminal connects to the Port of Virginia, one of the nation’s largest seaports), air (Richmond International Airport – named one of the most efficient in North America) and rail (only place in the U.S. where three Class I railroads cross above ground at the same location). Simply put, it’s easy to move goods and people to, through and within Greater Richmond. More than 45 percent of the nation’s population can be accessed within a one-day drive. And living here, you’re less than two hours from both the beach and the mountains or our nation’s capital, providing a vast selection of day trip options.

Top spot for attracting millenial workforce in addition to existing highly educated talent in the region. Wall Street Journal says Richmond has the 6th highest concentration of millennial workers and Time put Richmond as the second metro where the most millennials are moving. Zillow said that millennials can afford to live alone here moreso than any other major U.S. city. Over 36 percent of our existing workforce of 670,000+ holds at least a bachelor’s degree (in comparison to the national average of 31.8 percent). Within 150 miles, there are more than 1.6 million higher education students in the workforce pipeline, meaning that companies can recruit any level of required skill for years to come. Local colleges are willing to partner with companies to address needs with the Community College Workforce Alliance partnering with skills credentials.

Northernmost right-to-work state in the south with low cost of living, low levels of unionization and stable business environment. Fortune 500 companies are headquartered here and household brands operate major divisions in Greater Richmond. Virginia ranks as the #2 state for regulatory environment according to Forbes Best States for Business. Richmond is less than two hours from Washington, D.C. by car or train, yet there is a major cost of living differential (Richmond is 36% less expensive) not to mention it’s easier to get around here (Richmond is the least congested large city in the nation whereas D.C. is the most congested urban area). It’s no wonder why so many international companies (200+) find the Richmond region an easy market in which to enter the U.S. Capital city ripe with fine arts and culture, best street art in the world and top foodie accolades. As the capital of the Commonwealth of Virginia, Richmond is home to world-class museums like the newly opened Virginia Commonwealth University’s Institute for Contemporary Art (called one of the most anticipated buildings of 2018 by Architectural Digest) as well as the Virginia Museum of Fine Arts (one of the largest and most comprehensive museums in the country), Richmond Symphony (one of the nation’s leading orchestras), and Richmond Ballet, to name just a few. We’ve been named a top foodie city by Southern Living and Garden & Gun and are home to 11 James Beard nominees and/or finalists. Greater Richmond is also home to a burgeoning beverage scene with 20+ craft breweries, not including cideries, distilleries and wineries in the region.

Living an active, healthy lifestyle is easy in Richmond. We don’t just sit back and watch sports here, we get in the game. GlaxoSmithKline, a leading global healthcare company, will invest $16.7 million to expand its existing consumer research and development center in the City of Richmond. The expansion will add approximately 150 new jobs to the region and will serve as one of three consumer healthcare labs in the world for GSK.

There are new infrastructure investments at Richmond Marine Terminal, operated by The Port of Virginia, which o�ers the only east coast port with natural 55-foot depth channels. A few miles from the Terminal at the interchange of Interstate 95, the Deepwater Industrial Park is being redeveloped. Once completed, the park will feature up to 1.5 million square feet of build-to-suit, high-bay warehousing.

Facebook plans to add a second billion-dollar phase to the project. The multi-building development will connect to the MAREA trans-Atlantic fiber cable. Facebook’s announcement adds to the region’s data center cache which already includes facilities by QTS, Capital One and Peak10. Both Henrico and Chesterfield counties have reduced their data center tax rates to $0.40 per $100 and $0.24 per $100, respectively.

Virginia ranks as a top state in cyber security. Here in Greater Richmond, GE Cyber Security, Thomson Reuters and the National White Collar Crime Center have facilities. Recently, WiPro, a consulting and business processing company, opened a cybersecurity operations center in the region. The Indian-based firm will employ 200 jobs at the center in Henrico.

Greater Richmond, Virginia Labor Shed Businesses in the Richmond, Virginia metro area draw labor from 38 counties in central Virginia – an area with 2.1 million population and a workforce of 1.1 million.

The primary labor shed is the 17 counties in the Richmond MSA, which has 1.3 million population and a workforce of 703,000. The secondary labor shed includes 21 counties with 875,000 population and a workforce of 442,000; at least 500 residents of each of these counties work in the Richmond MSA.

The region’s population has increased by 8 percent since 2010, adding 20,500 additional residents annually, and the labor force has increased by 8 percent since 2014, adding 16,000 new workers annually.
