Hi Everyone!
I hope you are all well. This year continues to be a very busy and productive one for the Stoneybrook Hills Community and homeowners. The HOA staff, Board of Directors and homeowner committees have been working diligently in the first quarter of 2014. For instance, the 2013 Financial Audit is underway and will be available for homeowners to view as soon as it has been completed. Also, the Resident Advisory Council have been working on resolutions for items such as parking concerns in the community, overseeing the curb and gutter work being performed, and reporting on fire and emergency management. The Finance Committee has been engaged in putting together information for upgrades on our video surveillance and tracking collections. The Violation Committee has been active as of January 1st and doing an excellent job helping homeowners create resolutions for Covenant compliance. Finally, I would like to thank the Architectural Control Committee for their devoted time and attention to reviewing monthly applications and working hard to keep Stoneybrook Hills a beautiful place to call home. The Board of Directors and myself have been working on items such as approving the revision of the Rules and Regulations, reviewing proposals to revamp the cul-de-sac islands, appointing Aquatic Weed Control for our pond and fountain maintenance, appointing a new member to the Finance Committee, seeking bids for painting of the clubhouse and front entrance sign and taking the time to discuss matters and meet with not only committee members, but all Stoneybrook Hills homeowners. I am Delighted to report the Board of Directors announced Lennar will continue building in Stoneybrook Hills at the 1st Quarter Board of Directors Meeting on March 18th. The Lennar sales center is now reopened and welcoming new homeowners! As you all have been experiencing, spring has sprung in Central Florida! This is the best time of year for landscaping improvements and additions. If your home is due for re-sodding or any other landscaping and need assistance, contact the HOA clubhouse for a preferred vendor list. With summer quickly approaching we are closely looking at the condition of the pool and amenity areas. We will soon be searching for this year’s pool attendant, who you will start to see at the pool in late May to early June. Donald, our maintenance technician, has completed a number of repairs to the pool in preparation for the warm weather, including repair of the pool ladders, deck pavers and the cosmetic crack at the bottom of the pool.

We are also exploring our options for additional pool furniture and
replacement of the shade canopy. Below, I would like to provide
information on some other large projects the HOA will be looking at in
the 2nd Quarter and the status of such:
Brighthouse Bulk Cable Agreement – The Brighthouse
agreement with the Homeowners Association will expire this
year. The Finance Committee and Management will be look-
ing at the options the homeowners have in regards to Cable being
provided in the community. Please watch for further
correspondence on this matter.
Recreation Area Gate – Management is in the process of creating
a system that allows for the recreational gate arms to be engaged
at all times, 24 hours a day. This means, in order to access the
amenity areas you must use your vehicle barcode at the scanner,
or use the call box to call the clubhouse for access. In order to do
this, we need to be assured that all systems are working properly.
Utility Audits – Access Residential Management has engaged two
auditing companies to provide quotes on the Audits of our Utilities.
These audits will analyze the utilities being used on a monthly
basis and any options the Association will have to reduce the
usage. It will also audit the billing from each utility company to
assure accuracy.
2015 Budget – The Finance Committee and Management will
begin looking at Preliminary factors for the 2015 Association
Budget.
As I mentioned, 2014 has kicked off with a bang and I would like to
thank the homeowner committees, Access Residential Management
staff and the BOD for helping all of these projects come together. I
hope to meet and see more homeowners at the upcoming events and
HOA meetings. Have a wonderful Quarter!

The Resident Advisory Committee members and your neighbors are John "Bud" Cunnally Chair,
Frank Fillippelli Vice Chair, Sherron Malino Secretary, and Garry Grimm Member at Large. We con-
tinue to be very active in seeking out issues and effectively working to improve our community.
Many residents have attended our meetings this past quarter and have offered suggestions on posi-
tive things we can do to improve the community.
At our February meeting, we were fortunate, and privileged to have our first responders from Station
20, Orange County Fire Department visit us. They brought the engine company and the rescue vehi-
cle. Some interesting highpoints were:
The Paramedic stated that our rescue ambulance would transport patients to any hospital in the
area. She further stated that for instance, the issue is a heart attack; they could transport that life-
threatened neighbor to a cardiac trauma center in Orlando. This would afford an extra margin of sur-
vival.
The Lieutenant of Engine Company 20, stated that our water pressure is one of the highest in the
area and that would give the firefighters extra waterpower to fight any blazes. He also gave us the
opinion that our community is not highly susceptible to wildfires because of the distance we possess
between arrears. The equipment brought to fight for one of these fires should be more than ade-
quate to knock it down.
He also asked us to remind all of the residents to keep bush and vegetation at least 30-40 feet
away from your homes. They urged all of our homeowners to keep their properties clear of any de-
bris and flammable liquids that could ignite.
Some discussions and decisions that took place over this last quarter are:
Parking regulations are being addressed with particular emphases on the street parking times during
the day and in the evening hours. Some residents are parking on the street twenty-four seven. This
can cause problems for emergency vehicles that need to help us in difficult times.
The Pool ladders were discussed and the fact that someone was injured has hastened the repair for
safety considerations. Completed

Swim Kids Contract was approved by the RAC because of the overarching insurance policies of
SBHOA as reported by management, and Swim Kids Inc. BOD Rejected because of a potential lia-
bility.
Voted to add a dead end sign at the Corner of Royce and Town Hill Blvd. Numerous vehicles are
proceeding to the end of Town Hill and having difficulty turning around. Completed
Bud Cunnally presented the new laws and initiatives discussed at the Community Association Man-
agers seminar in Palm Beach. Delinquent paying homeowners can now be reported to Credit Bu-
reaus. This is a positive step in recognizing that our assessments are for services rendered and not
just a part of the real estate.
The RAC has been desperately working to ensure that Curb’s and Gutters in section two be re-
paired and or replaced before the Final Pavement is completed. We have used a professional con-
tractor to tell us what needs to be done and the RAC is recommending that the SBHOA BOD adopt
this exhaustive survey of our issues. Our Finance Committee worked with the BOD to work out the
finances. Lennar has through a close cooperation with the RAC accepted our recommendations
and the work is proceeding. Gary Grimm has shepherd this work from the start to the end.
The RAC is planning a comprehensive program to control the infestation of Pocket Gofers at the
end of Town Hill Blvd and all over the community. These Wood Rats are destroying the landscaping
and grass in many areas of the community. The RAC and Management are reviewing bids from li-
censed pest removal companies to begin trapping these pests. The work will be accomplished ini-
tially at the devastated site and then in phases throughout the neighborhoods. These gofers are not
your caddy shack cute little animal they are dangerous destructive rodents.
The RAC is dedicated to having a speaker at our meetings, or to sponsor seminars to address con-
cerns and educate homeowners about community matters. We need your input and we could use
your expertise on the RAC. Any Volunteers???

Lennar and the Board of Directors for Stoneybrook Hills is pleased to announce that they have purchased additional lots from MS Rialto to continue building homes within the community.
The Lennar Sales Center is now open and currently serving future neighbors! Feel free to refer your friends and family to see the New Homes Consultant, Chad, at the Sales Center located at the front of the community on Stoneybrook Hills Parkway.

Hello! I’m Rebekah, the new Events & Activities Director at Stoneybrook Hills. I’ve immediately felt welcome here and am busy planning LOTS of events! I LOVE a good party and have been known to be the last one to leave (so I don’t miss anything, of course!). I’m so excited to be here and look forward to meeting as many of you as possible. If you have any suggestions, ideas, etc., please feel free to contact me via email, phone or stop by to chat with me anytime Wednesday through Sunday. My goal is to provide a variety of fun activities and networking opportunities to get everyone in the community involved. Now is the time to spread your wings and become a social butterfly! By design, you’ll see that this newsletter only contains only the April calendar. Moving forward, the monthly events calendar will be available on the last Monday of each month for the following month and will be posted on the Stoneybrook Hills website and sent via email. Hard copies will be availa-ble at the Clubhouse, and upcoming events will be posted on the Stoneybrook Hills Facebook page. As always, you can access event and other important information on the Brighthouse Com-munity Channel-Channel 732. Make sure to check monthly as new events will be added! About me: Originally from Winston-Salem, NC (home of Krispy Kreme...yum!), I moved to Sanford three years ago after getting married. It took me a little while to get adjusted to my new surroundings; however, I’ve grown to love this area and have become spoiled with being able to leave my windows open at night in February! In North Carolina, I spent some time as a small business owner and working in the travel industry. After moving here, I took a position as a Member Outreach Coordinator for a large trade association. In this capacity, I was responsible for planning events, managing social media, and creating networking and educational opportunities for the association members. In my spare time, I’m an avid reader, a marathon napper, an Olympic shopper (Did someone say sale?!), and a die hard Law & Order fan. I love to travel and learn new things, so I’ve often found myself on mini-adventures around Florida. I also spend as much time as possible playing with my two beautiful but bratty Chocolate Labs. Being very close with my family, my mother moved to Mt. Dora from NC last January. Whenever possible, you’ll find us lounging at New Smyrna Beach and wondering what took us so long to
discover Florida living! I’m so thankful that my journey has brought me here and hope I can bring some smiles and joy to your experi-ence as a Stoneybrook Hills resident. If there’s ever anything I can do, don’t hesitate to ask! Happy Spring! Rebekah Rich

Reminders
Lease applications
All tenants, new and renewing are required to submit a lease application and pass a background check
completed by the HOA in order to seek approval to live in the community. The Board of Directors re-
views each application submitted before approving or denying an application. New applicants who are
denied are not permitted to move in, and denied renewing applicants are required to vacate. Approved
applicants receive a lease approval letter from management in order to gain access into the community
from the gate attendants. Lease applications are available from the management office or on the HOA’s
website at stoneybrookhills.org. Contact the office for more information.
Parking
Long-term and overnight street parking is prohibited. Be sure your vehicles are parked correctly as
to not block the sidewalk. No vehicles are to be parked on the street. If you have concerns/issues
with parking, please contact management.
Gate
Be sure to call (352) 383-0525 and use the automated gate system to add temporary guests. Do NOT
call the gate attendant directly. Gate attendants can NOT add guests.
Child Safety
Please be sure your children are aware of the following safety rules:
No playing in the street
Watch for cars
Walk/ride bike/skateboard on the sidewalks
Play in your own yard, unless you have permission
Be mindful of your neighbors
Pets
Always walk your dog on a leash
Do not allow young children to walk large dogs
Pick up after your pet! Stations equipped with bags & trash cans are placed along the Boulevard.
Do not leave your pet unattended at any time while outside.
Do not allow your pet to become a nuisance to the community.

Recycling: Friday
Trash bins & recycling may be put out after 6 pm the evening before the day of pick up and need to
be brought in before midnight the day of pick up. Please store trash cans & recycling bins out of
sight when not curbside.
Suspicious Activity
See something, say something! If you see something that you believe is suspicious, it’s best to
report it to both Orange County and management as soon as possible. The Orange County non-
emergency phone number is (407) 836-9000. Dial 911 for emergencies.
Street Lights
If you see a street light issue, please contact Duke Energy.at (800) 228-8485 or (407) 629-1010, or
submit a report online at http://www.progress-energy.com/custservice/flares/electric/index.asp and
click on ‘Request street light/area light repair’.
Recreation Facilities Rules
When at any of the recreational facilities, always be sure that your and your guests are following the
rules. Guests are required to ALWAYS have a resident with them while at the recreational
facilities. Residents are encouraged to ask anyone on the premises without a resident to leave.
Residents may also report any concerns to management. If after hours, contact the Orange County
non-emergency number at (407) 836-9000. Management randomly checks access cards at the
recreational facilities. Non-residents or guests without an accompanying resident will be asked to
leave the premises. Trespassers will be prosecuted.

Traffic signs
Make sure you and your guests are obeying traffic laws when driving throughout the community.
Follow speed limit signs, and always stop at stop signs. Be mindful of the time of the day as well,
so you can make sure to watch out for children leaving/coming home from school.

Pool Rules
An access card is required for entry to the pool and pool restrooms. It is the responsibility
of each homeowner and resident to follow the rules for the pool in order to maintain a safe
environment for all to enjoy.
1. NO LIFEGUARD WILL BE ON DUTY! Anyone using the pool does so at his/her own risk.
2. ALL guests must be accompanied by a resident. Please be considerate of other residents when
inviting your four (4) guests to use the pool. Residents are encouraged to ask non-invited
guests to leave the premises.
3. Children ages fifteen (15) and younger are to be accompanied by a responsible person ages
sixteen (16) or older. This rule exists for safety, to limit the HOA liability, and to ensure the pool
is enjoyable for residents of all ages. Residents are encouraged to ask unaccompanied children
to leave the premises.
4. Pets are not allowed in the pool, pool area, clubhouse or in the recreation area.
5. No street clothes or disposable diapers are allowed in the pool.
6. Persons wearing bandages or having colds, coughs, inflamed eyes, infections or open sores
shall not use the pool.
7. No diving, running, pushing or rowdy horseplay will be tolerated.
8. No playing on the ladders.
9. No throwing hard objects (Frisbees, balls, etc.) in the pool.
10. No large, oversized rafts shall be allowed in the pool.
11. No intoxicants or profanity shall be permitted in the pool area.
12. NO GLASS CONTAINERS are allowed on the pool deck or in the pool. Food and drink are
allowed in deck area provided trash is placed in proper receptacles, and not within 4 feet of the
pool.
13. When lightning is sighted, the pool area must be evacuated.
14. No smoking in the pool area. All cigarette urns have been removed from the pool area.
15. Do not litter in the pool area. Throw all trash in trash cans.
16. Do not prop open the gate to the pool area or children’s wade pool area for obvious safety
17. reasons.
The Association is not responsible for lost or stolen articles, accidents or injuries arising
from the use of the pool and/or the pool area, or clubhouse.
