FUNDS manager Queens-land Investment Corporationhas put its Brisbane officetower at 41 George St on themarket, with predictions thebuilding will sell for up to$150 million.

The property, which is lo-cated at the gateway to theproposed $2 billion resortand casino precinct QueensWharf, is set on a 2811sq melevated corner site and in-cludes a 27-level commercialoffice building providing29,960sq m of net lettablearea.

The Queensland Govern-ment is the major tenant,bringing in a net passing in-

come of $13,939,713 per an-num.

Chesterton Internationaldirector of corporate sales,Ken Lucht, said strong inter-est had already been re-ceived from both onshoreand offshore groups.

“The property is includedin the Queens Wharf PriorityDevelopment Precinct,which when completed in2022 will be Brisbane’s mostdynamic entertainment lifes-tyle location,” he said.

Queens Wharf is a multi-billion dollar integrated tou-rism, public infrastructureand residential developmentproject set on the BrisbaneRiver, with site works antici-pated to commence in 2017.

Colliers International na-tional director of capital mar-kets investment services,Tom Phipps, said the lease tothe State Government pro-vided exceptional cashflowsecurity until 2021.
