STABLE YARD Wimbledon Village Stables has, as its name would imply, typical stables of corrugatediron roof and shiplap boarding. Its yard is enclosed betweenthe rear of the Dog and Fox and a traditional two storey yellow brick domesticbuilding with red brick segmental arched timber vertical sliding sash windows and a tile bandedslate roof. frontage. The red brick upper elevations are relieved by underciJlbandsof diamond patternblue brick headers between white brick string courses. The recessed timbersidehung casements, with fanlights over at first floor level only, are setwithin matching stone surrounds, with flat heads, block bonded jambs and projecting cills, to both upper levels. The projectingstonecornice with dentil course provides the major element of the shop front surround. The continuous fascia incorporates traditional roller blinds and externallighting overa reasonable shopfront A certain amount of cut and carve hasproduced a varied ground floor level which, together with a profusion of window boxes, hanging planters, white painted brickwork and the odd boredhorse leaning up against a wall,provides atmosphere rather than architecture but which is none the worsefor that. A lovelyfeatureto find within the urbanframework and one which enhances the Villageimage without being the slightest bit intrusive.Though sadly lacking a stone mounting block this subtle addition to the environment is well worth protectingand preserving. 24 HIGH STREET This is a three storey post war addition with flat donners in a slate mansard roof. The brown brick stretcher bond elevations have rather insignificant punched hole vertical sliding sash windowsin two panes. The symmetrical upper elevations are set over an asymmetrical ground floor, and capped by a thin projectingplain cornice with a continuousmetal balcony/flower troughover.A shop front occupies part of the ground floor with fascia over and two insetcolumns. 24 HIGH STREETThis is a three storey post war addition with flatdonners in a slate mansard roof.

The mixture of brick and white render panels arecrisply detailed as are the timber sash windows andslated double pitched roof. Unfortunately the mainelevation can only be viewed from the car park end ofthe close.

front with externally lit fascia over and hanging shop

sign.This is an excellent and valuable unit which greatlycontributes to the character of the High Street and mustbe retained.

28-31 HIGH STREETThis is a group of three units, linked by a recessed shoparcade and which returns to fonn a major facade toHaygarth Place. The painted upper facade of NO28,matching that of the adjoining Georgian building,forms the transition from the old to the newdevelopment.

The tWo painted upper storeys of No28 have timbervertical sliding sashes in tWelve panes at first floor leveland nine panes at second floor level under a plainstone capped parapet. The modern elements are inbrown brick with the adjoining three storey unithaving matching Georgian windows in stonesurrounds and the remainder in tWo storeys with adqrmered mansard slate roof. A painted repeat of thethree storey element forms the central feature of theHaygarth Place facade.

The plain ground floor shop arcade is framed by acontinuous stone lintel and stone clad or brick pillars.The recessed shop fronts have non traditional shopfronts with reasonable depth fascias over and low brickstall risers.

This mixed group breaks the pattern of traditionalshop aesign to provide modem traffic sight lines to theHaygarth Place redevelopment. The solution is not agreat visual success but its scale is in sympathy withthe High Street and, as a comer unit, it provides thelead in to Haygarth Place.

27 HI GH STREETThis is a valuable Georgian three storey unit withside access.

The rendered and painted upper elevations are toppedby a simple stone capped parapet. The matchingrecessed timber vertical sliding sashes are divided intotwelve panes with a central blind window and acircular feature at second floor level over the semicircular headed ground floor side access.

This sympathetic modern back land infill has beenskilfully integrated with the existing development toprovide two and three storey housing of brown brickand slate dormered mansard or double pitched roofsand semi basement car garaging in a well planted,excellently landscaped, setting.

Set back from the High Street this channing singlestorey building closes a quiet cuI de sac.

The brown brick elevation has central feature piersunder a broken segmental pediment and recessedflanking doors and side lights with segmental archesover. A large circular oriel window is set symmetricallyinto the tiled pitched roof.

This delightful little building with its paved forecourtglimpsed from the street provides a valuable depth tothe High Street and should be protected and ~.preserved.

HAYGARTH PLACEThis is a late 20th Century backland officedevelopment of two storeys under a dormeredpitched roof.

The brown brick elevations have repetitive punchedhole vertical sliding sash windows in twelve panes.The development is virtually concealed behind theHigh Street and does not make any significant"contribution to the conservation area.

32-34 HIGH STREETThis is a statutory listed mid to late 18th Centurybrown brick two storey block under a dormeredtiled mansard roof to parapet.

There is one bay to No34 and two bays to each ofNos32 and the former No33 (Now No33 and 33a). Allthe units have good mid to late 19th Century shopfronts; that to No34 is especially elaborate with archedwindows and spiral Ionic cast iron columns.

The upper floor has segmental headed recessed sashesand glazing bars to N033. The other units havesplayed timber bay windows and vertical slidingsashes. There is a brick dentil course and stonecapped parapet partially concealing square headedcasement dormers over.

36 HIGH STREETThis is a listed, two storey building with a first floorside extension over an access way to the rear. Thehouse was built circa 1760 of brown brick under atiled pitched roof with parapet.

This excellent grade II listed group form part of anumber of impressive blocks which together give thevillage its intrinsic quality.

The central square headed entrance with panelledtimber pilasters and hood is flanked by two storeytimber splayed bay windows with vertical sliding sashes

in sixteen panes. There are continuous cornices atground and first floor window head levels and a blindwindow centrally above the door. The recent sideextension repeats the window details of punched holewithin a timber frame and carries the parapet linethrough on the front elevation with a flat roof visibleon the return.

This grade II listed building combines with itscontemporaries to set the quality and character of theHigh Street.

38 HIGH STREETThis two storey painted brick building has a slatepitched roof almost concealed by a parapet andcentral feature dutch gable on the front elevation.

The first floor has square hsliding sashes in two paneswindows either side of twocentral bay.

)1, 37A HIGH STREET~~is pair of listed late 18th Century semi detachedtwo storey houses is now offices with shops atground floor.The upper storey has the central bay of each houseset forward slightly beneath a central pediment ofthe hipped slate pitched roof. The square gaugedheaded windows have timber vertical sliding sashesin twelve panes. The asymmetrical ground floor has a large semi

circular arched rear access to the right and aprojecting shop front bay, with two timber baywindows and central entrance, to the left.

The 19th Century shop fronts are in two bays under aprojecting cornice and fascia with shop entrances ateach end. This grade II listed building with itscontemporaries sets the character and quality which isthe hallmark of the Village.

This interesting building, of some character, brings.useful variety to the streetscape which is well worthpreserving.

comers and entrances at each end. The timber shopfront surround of pilasters corbels and projectingcornice enclose a well proportioned fascia.

This excellent grade [l listed building embodies all thefeatures for which the High Street has becomerenowned.

ASHFORD HOUSE38l\-C, 39A-C HIGH STREET

This is a listed block of three storey houses withshops at ground floor level built in 1720 and alteredwith additions in 1907.

The irregular seven bay composition with the 18thCentury three bay portion to the left havingsegmental flush framed homed timber vertical slidingsash windows in twelve panes. To the right of this atwo storey splayed bay window rises through first"andsecond floors with matching sashes in sixteen panes.To the right of this there is a late 19th Century linkingbay with rounded head entrance at ground floor. Onthe far right there are two splayed two storey baywindows to first and second floors with timber verticalsliding sashes in sixteen panes.

~There is a continuous red brick band betWeen firstand second floor levels and a medallion eaves cornice.The prominent corner site occupied by this Grade IIlisted group of buildings is also noted by Pevsner. Atthe head of the Village it provides an excellentintroduction to the High Sreet and sets the standardfor building quality. 41-43 HIGH STREET

This is a two storey block of houses under adomlered slate roof consisting of one double frontedand one semi detached unit in a matching terrace.

40 HIGH STREETThis listed three storey house with ground floorshop is of late 18th Century or early 19th Centuryvintage. Of flemish bond yellow stock brick undera low pitched slate roof it has segmental headedwindows to its upper elevations with recessedtimber vertical sliding sashes in twelve panes.

The double fronted unit has a mansard roof into whichunfortunate dormers. which are out of scale andcharacter, have been inserted. The dormers on theother unit have considerable character with pointed

red brick arched windows resting on stone quoins withmatching two pane vertical sliding sashes.

THE GREENThe triangle of the Common Parkside and HighStreet encloses a group of detached or terracedhouses and two blocks of shops with residentialaccommodation over.

A stone capped parapet and cornice with deep friezeand dentil course runs continuously across bodl unitsand, with the string courses at ground and first floorlevel, link the matching details under. TIle well maintained two storey houses are good

examples of a variety of styles reflecting their dates oforigin and all sit happily together.The recessed timber vertical sliding sashes are all in

tWo panes, those on the first floor have segmentalheads and those on the ground floor have mouldedcomers at the head. The \\'indows have red brick, ;; lnted arc;hes at first floor and similar relieving'T'arches at ground floor over moulded flat stone headswith decorated infill spandrels.

47-49 HIGH STREETThis is a three storey block with stone and brickbanded upper floors under a tiled pitched roof. Therecessed vertical sliding sash windows are in twopanes with the upper sash divided into six panes onthe second floor.

The asymmetrical elevation to N041 incorporates afeature entrance door with slightly projecting brickpilasters Ionic stone capitals and stone gabled headwith infill spandrell.

This is an excellent well maintained Victorians blockwhich provides a major contribution to t~estreeiscape.

Excellent corbels and pilasters remain but theremainder of the shop fronts and surrounds have beenreplaced.This well maintained block should be retained andrestored to its original quality

54 HIGH STREETThis is a modem intrusion on a prominent comersite. Four storeys of flats, the top floor a recessedmansard behind a glazed balustrade, over groundfloor shops. The block is not an asset to the Villagebeing both out of scale and character with itssurroundings.

44,45, 45A HIGH STREETThis is a listed two storey, substantial, late 17thCentury house with 18th Century and lateralterations. The brown brick elevations with reddressings and moulded brick band between storeys

~ under a plain tiled hipped roof with eaves~mice.

With the exception of No 54 High Street the wholegroup provides a valuable contribution to theConservation Area as well as an excellent transitionfrom High Street to Common.

Seven windows wide it incorporates two projecting baysto the right and includes a 20th Century shop at groundfloor. The entrance is located in the centre of therecessed wing with square headed architraves anddecorated fanlight. There are segmental headed windowsto the ground floor and square headed above. The flushframed timber vertical sliding sashes are in twelve paneswith three side hung casement dormers over. To therear there is a timber framed wing to the north east.

The impact of this 1985 three storey brown brick andslate dormered mansard office block is set back fromthe High Street frontage

Tl1is excellent grade II listed building at the head ofthe High Street and the start of the ConservationArea sets the tone and quality for the whole Village.

The building has an intrusive presence within theVillage streetscape, but the landscaping provides aredeeming feature.

A small rectangular singe storey building occupies thefront comer. A hipped slate roof with donners sitbehind a parapet and painted rendered elevation withprojecting splayed comer bays which give the buildingan octagonal appearance. Recessed fi.xed windowswith semi circular heads on the splayed bays sitbetween a continuous plinth under and a deepparapet with cornice over. It provides an enjoyableand whimsical gate house to this major gateway to theVillage.

An attractive three storey building under twin slatepitched roofs it has a yellow stock front elevation withrendered and painted returns. The flush segmentaltimber framed windows are in two panes on the groundfloor and twelve panes on the upper levels with a largerwindow, of similar design, at mezzanine level at theright hand end.

This pub provides a valuable element within thestreetscape and is well worth preserving.

EAGLE HOUSEThis grade lllisted, substantial house built byRobert Bell in 1613 and restored in 1887 has animposing presence on the High Street.

THE ROSE & CROvVNPUBLIC HOUSEOnce the doyen of Wimbledon Village Inns, theRose and Crown, from the early 18th Century was apopular meeting place; Vestry meeting were oftenheld there; and the Wimbledon Friendly Societyalso regularly held meetings there from itsinauguration in December 1745.

Its tiled pitched roof with parapet over three storeyelevations and basement has a three bayed stuccoelevation and central entrance with depressed arch.There are stone mullioned windows to the basementand canted bays to either side from basement to firstfloor with exposed 17th Century brick between storeys,timber mullions and transoms and leaded lights. Abovethe central entrance there is a wider canted orielhaving four rather than three lights to the front andmoulded stucco bands between storeys. The secondfloor has square headed three light timber mullionedand transomed windows.

Located between Eagle House and the nowdemolished Wimbledon House. it had a prominentlocation opposite 'The Green'. In Georgian times itmay well have also had a bowling green.

Each bay has a shaped gable with rows of tall mouldedpolygonal chimneys between bays. TIle rear and returnelevations are similar with an 18th Century extensionto the left. The imposing facade, set back within itsforecourt,behind equally imposing late 18th Centurywrought and cast iron railings and gates and gatepiers,provides an invaluable assett at the head of the HighStreet and to the Conservation Area as a whole.

The contrasting return to Lancaster Road reveals atiled hipped pitched roof with a continuous deep eavescornice over two storey houses. The recessed timbervertical sliding windows are in twelve panes withfront doors approached through small front gardens.

This group of buildings provides a variety and interesttypical of the Village which must be retained.

56, 56A, 57 HIGH STREETThis group of two storey rendered and paintedbuildings returns along Lancaster Road. Nos56 &56a have slate and No57 tiled pitched roofs.

roller blinds inset into the fasciadefines a shopfront,without corbels or pilasters, which returns alongLancaster Road. The two storey element hasmatching windows with segmental heads to groundfloor and semi circular arched heads to first floor.

This relatively modem building sits well within theHigh Street and is well worth preserving.

61-67 HIGH STREETThis simple two storey domestic terrace under aslate pitched roof has punched-hole first floorwindows in a variety of patterns.

The ground floor shop units set forward to thepavement line in a variety of designs which if alteredcould benefit from reference to the accompanyingDesign Guide.

68-69 HIGH STREETThis Victorian terrace carries the street line roundthe chicane in the High Street and provides a foil tothe exhuberance of the Dog and Fox opposite.60 HIGH STREET

This three storey unit in yellow brick wtih stoneangled comer and feature chimney over has a singlestorey linking shop unit over which the upper levelreturn is visible.

THE BREWERY TAP PUBLIC HOUSEThe windowed and tiled pub frontage of the BreweryTap has a rendered and painted first floor under aprojecting cornice with block bonding dividingrecessed windows and stone surrounds. The timbervertical sliding sashes are in four panes.

A stone moulded cornice defines a shop front withvarying pilaster and crobel details. A continuousfascia and timber shop front with stallriser links singleand three storey elements.

A similar, reduced width, plain second floor has aparapet concealing a slate pitched roof.This well maintained building carries the street linearound to Church Road and provides excellent varietyto the streetscape which is well worth preserving.This is a well maintained building with fine detailing

and which is a valuable asset to the High Street.

70, 70A, 70B HIGH STREETThis listed former two storey fire station, now asshops, dating from 1890 has red brick and tiledelevations under a plain tiled roof.

Tl1e two main bays, each gabled, are separated by athree stage clock tower with arched open bell stagesurmounted by a copper cupola. The arched entrance,with tented canopy, to the bell tower, separates 20thCentury shops with shop front surrounds of pilasters,corbels and cornice and varying shop fronts withfascias over.

One unit has a reasonable fascia with an apron blind,however improvements carried out in accordance withthe design guide would be beneficial.This generally well maintained pair provide a varietyto the High Street at its central focal axis.

This is a two-storey terrace, under a parapeted slatepitched roof with a single storey end unit. The firstfloor of each unit has a symmetrical three windowele\'ation with the central window set slightly forwardin a red quoined flat bay. The side windows havetoothed red brick jambs and flat voussoired heads.The windows are set almost flush in timber surroundswith vertical sliding sashes in twelve panes. Some ofthe shopfront surround pilasters and corbels remain asdoes the apron blind of the end unit. The fascias ingeneral are not over deep and the shop fronts aregenerally attractive.

The square headed windows to the first floor havethree light casements, glazing bars and central archmotif. The right hand gable roof slopes over a circularwindow which has square patterned glazing bars.

This impressive and well maintained grade II listedbuilding forms an important focal point at the centreof the Village and counterpoints the Dog and Fox PHand the Bank building opposite.

This is an excellent, well maintained block that formsa valuable link between the commercial High Streetand the residential Church Road.

7.4:-76 HIGH STREETA very powerful 3-storey and dormer red stone andbrick edifice (Bank premises) providing an excellentvisual stop to the view from the West and acts as adeflector to continue the flow of the High Streetaround the Dog & Fox Public House. Read inconjunction with the Dog & Fox, this forms animportant feature area along the High Street routeas the streetscape space increases either side of thepub pinch point.

71 & 72 HIGH STREETThis two storey semi-detached unit under a tiledmansard is an unusual addition to the High Street.The upper floor windows are vertical sliding sashesin two panes. The single storey shops extend

Being set at an angle it also assists in integrating thesweep of Church Road as it flows into the HighStreet. The block is syn1metrical with central ornatefacade set proud of the tWin wings which are ofsimpler design.The central stone facade is surmounted by a 2-lightdormer with segmental arched head over flutedcolumns and stone surrounds to vertical timber slidingsash windows in 12-panes.

The eaves line cornice is contained by gabledpediments over pilasters which contain the secondfloor features of the continuous decorative windowhead and fluted columns infilled by a central plainstone panel and pairs of timber sash windows eitherside, the top sash being in 9-panes and the bottomsash in a single pane.

materials and would greatly enhance the block if theywere restored in accordance with the accompanyingDesign Guide.Whilst it fulfils a need and is in sympathy with itsneighbours this block is, in itself, of uninspiringcharacter.

A wide, deep cornice with dentil course at cillleveldelineates the first floor of 2 semi-circular archedwindows set in a decorative surround and containedwithin a wide plain frame to head and jambs.Panelledcolumns support the arched feature panels. Central,side-hung casements and bottom-hung surroundsprovide a deeply recessed window feature over apediment carried by the four ground floor columns.

78-79 HIGH STREETThis is a 3,storey, two-and-a-half-bay block withcentral panel and matching units either side, each ofthe two bays has a central parapet feature containinga low arched comice.

The front elevation of the flat roofed block isconstructed in brown brickwork where the windowsare linked with stone heads to provide a unifyinghorizontal emphasis. The timber vertical sliding sashwindows originally in 2-panes (half of the total numberof windows have been replaced in PVCu frames whichare unsympathetic to and out of character with theexisting original windows) are all of identicaldimensions.

The side wings are topped by a square dormer withgable pediment over a brick facade with stone stringcourses at window head and cill of both first andsecond floors. Pairs of identical sized windows at firstand second floor levels, together with the dormer aredivided into mullion and transom with top-hungcasements in 4-panes over side-hung casements in 1-pane.

Shopfront surrounds of pediment and corbel containshopfronts which would benefit from varying degreesof modification to conform to traditional details asdoes the right-hand roof which has been re-coveredin inappropriate red pantiles which destroys the roofsymmetry and provides a confusing colour clash withthe facade to the benefit of neither.

The half-bay central panel has a decorative namepanel at shopfront fascia level and located under atground floor level there is a pair of domestic doors withsemi-circular arched fanlights.

Pilasters and corbels (1 no pair original) of differingdesign exist to shopfront surrounds to both bays. Boththe shopfronts including one canopy are Junsympathetic to traditional design requirements. 77 HIGH STREETThis is a J-storey red brick unit with parapet andstring courses, the window lines of which echothose of Nos 78.79, of the adjoining block.

There are two pairs of timber vertically sliding sashwindows in 2-panes, to each floor, set vertically instone surrounds with fluted mouldings to jambs andheads.

80 -86 HIGH STREETA strange single storey terrace of eight bays (onedouble) complete with a stone balustrade andentablature panels which hints at a non,existentterrace behind. Dating from the early to mid 1920sthis building provides a very heavy and powerfulmotif for a simple single storey parade of shopswhich have a chaotic appearance from the rear.

Original stone corbels and pilasters remain but thefascia and shopfront are unsympathetic in design and

Whatever pilaster and corbel details may once haveexisted little evidence remains and the shopfrontsgenerally are of a poor quality or of ornate BankGeorgian style.

This statutory listed bank built in 1895 of red brick,stone dressings and steeply pitched tile roofoccupies a very prominent site at the top ofWimbledon Hill Road. This three storey plus roofstorey building in Free Flemish late Gothic/Renaissance style has three bays facing the HighStreet, acomer turret and an irregular return toBelvedere Grove.

A greater appreciation of the distinctive visual qualitiesof the Conservation Area by all owners and occupierswould result in the gradual improvement in the :.;}buildings which in some cases have been insensitivelytreated in the past and the maintenance of those thathave largely survived in their original fonn.

The High Street facade has, to the left, a richlymoulded deeply inset round headed doorway, withdecorated wooden door, crowned by a decoratedparapet. The arched window to theright on theground floor has moulded voussoirs. The two pairs offirst floor windows are square headed whilst thesecond floor windows are round headed with shaftedjambs under a rich modillion cornice to the eaves.

The corner turret is corbelled out from the first floorlevel and rises to the roof level with richly carved bandsbetween the rows of windows. The top level has roundhead windows with Doric columns between and a dentilcourse, copper cupola and finial over. The returnelevation to Belvedere Grove has similar details. Withthe exception of the multi paned top level of the turretall the windows are vertical sliding sashes in two panes.
