REQUESTED ACTION: The Zoning Administrator will consider:
1. Pursuant to Los Angeles Municipal Code Section 14.3.1-E, an
Eldercare Facility Unified Permit for theconstruction, use and
maintenance of two, three-story (37 feet 9 inches in height),
senior citizenindependent living residential buildings, having
demolished two existing single-family dwellings, with 77units (53
units in Phase II-A and 24 Units in Phase II-B) and 77 (53+24)
parking spaces, each buildinghaving front yard setback of 25 feet,
in addition to the existing 58 units with 52 parking spaces, for
atotal of 135 senior citizen independent living units with a total
129 parking spaces; and Pursuant to Los
Angeles Municipal Code Section 16.05-C,1(b), a Site Plan Review
for the proposed total addition o60,179 square feet to an existing
senior citizen independent living facility.
2. Pursuant to Section 21082.1(c)(3) of the California Public
Resources Code, adopt the MitigatedNegative Declaration (MND) for
the above referenced project.

The purpose of the hearing is to obtain testimony from affected
and/or interested persons regarding thisproject. The environmental
document will be among the matters considered at the hearing. The
decisionmaker will consider all the testimony presented at the
hearing, written communication received prior to or at thehearing,
and the merits of the project as it relates to existing
environmental and land use regulations.
Exhaustion Of Administrative Remedies: If you challenge a City
action in court, you may be limited toraising only those issues you
or someone else raised at the public hearing described in this
notice, or in writtencorrespondence on these matters delivered to
the Department before the action on this matter will become apart
of the administrative record. Note: This may not be the last
hearing on this matter.
Advice To Publi c: The exact time this report will be considered
during the meeting is uncertain since theremay be several other
items on the agenda. Written communications may be mailed to the
