is represents ve per cent of our rates, Cr Mowatt said.

e opening of a $5 million sports stadium at Gisborne Secondary College has been hailed as a major win for the community.

Unveiling a plaque at the centre last Wednesday, Education Minister James Merlino said the project, built with the help of $1.5 million from Macedon Ranges council, showed what could be achieved when schools, governments and residents worked together.

e community sports centre includes two courts for basketball and volleyball, toilets, oces and a kitchen.

It will be used by the school during the day and sport and community groups aer hours. Groups are already using the centre for basketball, soccer and netball training.

Macedon MP Mary-Anne omas said the centre would strengthen the schools ties with Gisborne sports clubs.

Sport is important in Gisborne and this facility will support students and community members to get active and involved in a range of sports, she said.

Principal Andrew Robertson said the move to the new stadium had gone smoothly.

Builders have turned their attention to the schools old sports centre, which is being transformed into a performing arts facility.

Internal demolition works have been completed and work is about to begin on a theatre that is expected to open in September this year.

e school is still taking donations for seat plaques and a sponsors wall. For more details, phone 5428 3691.

Cr Medcra has apologised for causing oence but said a serious discussion is still needed about terror links to Hume.

An Islamic leader has condemned controversial remarks about terrorism made by a Hume councillor.

As reported by Star Weekly, an investigation Star Weekly, an investigation Star Weeklywas launched aer Cr Jack Medcra referred to the municipality as the terrorist training centre of Australia on a closed social media group.

Responding to an article about counter terrorism raids in Hume earlier this month, Cr Medcra referred to a 2003 ban on ham and pork being served at council functions in his Facebook post.

First it was ham sandwiches we were known for, now this garbage, he said. Watch out Sunbury, we could be next.

Islamic Council of Victoria secretary Kuranda Seyit said he was disappointedby the comments and trusted that council processes would lead to Cr Medcra being censured.

Its very concerning that an elected leader would echo the sentiments of a small minority of bigots, Mr Seyit said.

Council chief executive Domenic Isola said a council investigation had already been conducted under the councillors code of conduct. He did not disclose details.

ere have been several alleged terrorist links to Hume. Jake Bilardi, of Craigieburn, and Suhan Rahman, of Roxburgh Park, were reportedly killed ghting overseas for Islamic State. A 17-year-old was arrested in a counter-terrorism operation at Greenvale on May 8.

A police spokeswoman said it was important that people recognise there are an extremely small number of people involved in terrorism-related activities.

She said Victorias commitment to multiculturalism was a great strength.

An Ambulance Victorian spokesman said a helicopter was called in to transport the toddler after paramedics were called to a residential address about 4.20pm.

Community radio stations in Sunbury and the Macedon Ranges are condent they will be able to weather another federal funding freeze.

e Community Broadcasting Association of Australia has slammed the federal government for extending an indexation pause for the next two years, saying it represents an incremental withdrawal of government support that would cost the sector more than $1 million.

But representatives of Sunburys 3NRG and Woodend-based Highlands FM said the move would not have a major aect on their operations.

We believe that as long as we remain engaged with our community and ensure that we deliver relevant content, we will have no issue with our operations or programming, 3NRG president Adrian Lodders said.

e majority of our funding comes from our sponsors, many of which are small businesses within the community.

As long as we remain relevant [and] we are able to increase our pool of sponsors over time, this allows us to remain self-sucient.

Mr Lodders said the station had spoken with Federal Communications Minister Malcolm Turnbull on several occasions and had a great relationship with various industry bodies.

All of these stakeholders are actively engaged year-round to ensure that the community broadcast sector remains viable into the future, he said.

Whats important to 3NRG is our ability to reach out to local organisations and businesses.

    Highlands FM secretary Geo Murray

    Radio on the right wave

said that while any hit to the bottom line was unwelcome, the station would continue to seek sponsorship, philanthropic funding and opportunities to produce programs on behalf of organisations such as health networks.

e other side of it, though, is that a lot

of businesses are doing it pretty tough, too, Mr Murray said.

A lot of the metropolitan community stations turn over in excess of $1 million, but when you get out to regional areas its a dierent story.

Parents and health workers will get help to demystify use of crystal methylamphetamine (ice) at a Sunbury session next week.

e free event will include talks from a drug and alcohol treatment expert and education agency ReGen and two local health workers.

A Sunbury Community Health spokeswoman said the session would give people a better understanding of ice, its short and long-term eects and treatment options, including detox services. She encouraged parents of teenagers and young adults to attend.

One of the things were really targeting is giving parents that information, so that they can know what to look for.

e spokeswoman said the information session was organised in response to increasing concerns about ice and its aects in the community.

We probably receive one or two new inquiries every week, from parents or from a user, she said.

In March, Sergeant John Letchford said ice was a hideous drug that was ruining local lives. He said its use was widespread and had a ow-on eect to assaults, burglaries and other crime.

Were coming across it more and more, Sergeant Letchford said.

e session is on Wednesday, June 3, 12-28 Macedon Street, Sunbury, 6pm.

e latest weapon in the ght against impaired driving is already having an impact, with Macedon Ranges police catching nine motorists under the inuence of drugs in three days.

Roadside drug testing technology has been available in Victoria for several years but, until recently, local police had to rely on qualied ocers from Melbourne or Bendigo to carry out tests.

Inspector Ryan Irwin said extending the capability to every police car in the area would lead to a major increase in the number of tests conducted.

He said police were alarmed by the number of crashes involving alcohol or drug use.

We know that some sectors of the community view the use of some drugs, such as cannabis, ecstasy and methylamphetamine, as low risk or as being socially acceptable, Inspector Irwin said.

is is simply not the case, particularly if people choose to use drugs and then drive.

When people drive a car while impaired by drugs, they are exposing other innocent parties to that risk.

Highway patrol Sergeant Geo Neil said police had long suspected that the drug-driving problem was widespread.

He said the rollout of testing would end the exceptionally frustrating situation where police could not easily test drivers and would help tackle related problems, such as errant driving and collisions.

Unfortunately, we are getting results, Sergeant Neil said. As a tool, we are over the moon about it. But its like drink driving you kind of hope you dont end up with positive tests.

    Drug drivers on notice

Acting Sergeant Peter Wall conducts a drug test. (Damjan Janevski)

Macedon Ranges police nabbed nine drivers during a three-day operation earlier this month.

Drivers returning a positive saliva test receive an on-the-spot ne and lose their licence immediately.

Sergeant Neil said motorists who drove aer using drugs were being put on notice.

If you are stupid enough to drive with those substances [in your system] and you come into the Macedon Ranges, you can now be tested and caught.

    7 SUNBURY & MACEDON RANGES STAR WEEKLY \ MAY 26, 2015

    By Matt Crossman

A Macedon Ranges-based community health organisation says clients can look forward to better services following a decision to abandon a merger.

Cobaw chief executive Margaret McDonald said that while there were still challenges on the horizon, including the full rollout of the National Disability Insurance Scheme, the short-term situation was signicantly better than it was 12 months ago.

As reported by Star Weekly online, a merger between Cobaw and Bendigo Community Health has been called o because of fears about the joint ventures ability to attract government funding.

e partnership was set to take eect mid-way this year aer being unanimously endorsed by members last November.

At the time, the merger was billed as an exciting win that would lead to improved services.

But a subsequent review of the mergers ner details found signicant funding could have been lost.

Ms McDonald said clients, and the ongoing provision of programs and services, were paramount.

We embarked on the prospect of a merger more than a year ago, when the environment in which we deliver services in terms of funding and community demand was dierent, she said.

It has changed over that time and we need to take that into account.

Ms McDonald said the two health services would continue to work closely together on already established regional programs.

She said Cobaw was in a better position than it was last year, when federal budget cuts threatened a range of services.

Some programs have been de-funded, however we have regained funding in many areas, Ms McDonald said.

at has meant we can condently plan and deliver the services this community needs.

Cobaws award-winning WayOut program for same-sex attracted and gender diverse young people has recently received ongoing funding, as have programs for people battling drug and alcohol problems and homelessness.

Ms McDonald said there was also greater certainty about allied health services.

She said a new strategic plan would be put to the Cobaw board soon.

Cobaws services range from physiotherapy and occupational health to speech therapy, drug and alcohol counselling, and support for young people.

e organisation, which has a sta of 90, oers more than 20 programs and has an operating budget of $5 million.

A Hume program that connects new arrivals and those doing it tough with health, education and childrens services is going national.

Established in 2006, Hume councils 12 early learning hubs also provide playgroups and English programs to help break down barriers that oen prevent migrants and disadvantaged residents from engaging widely in community.

e concept has been so successful that last week the council hosted community leaders involved in the rollout of similar programs around Australia.

Hume mayor Adem Atmaca said it was wonderful to see the concept spreading to other areas.

e program has worked well because it

helps our residents from diverse backgrounds to access assistance in a safe and comfortable setting, Cr Atmaca said.

e hubs enable parents to get to know one another and assist children to be really well prepared for life in an Australian school.

We want all our residents to know how to access doctors, education providers and childrens services, regardless of their backgrounds.

e hubs are located at Hume primary schools, including Sunbury Heights. For more details, phone 9205 2200 or visit www.communityhubs.org.au.

Sunburys Mark Fisher was almost 34 when he and wife Brenda noticed he had developed a slight limp when he walked. Constantly tired, the Ansett worker initially put it down to fatigue but, after a short stay in hospital, he was diagnosed with multiple sclerosis (MS). The couples rst thoughts were for their children, then aged seven, four and two. Our rst thought was weve gotta get our kids through this, Mrs Fisher says. Almost 20 years on, the Fishers continue their efforts for others. As MS Society ambassadors, they run a support group for about 35 Sunbury residents affected by this disease of the central nervous system. They regularly speak to groups, and Mr Fisher is involved in medical trials as the search for a cure continues. Life is still worthwhile and there is so much that we can do, Mrs Fisher says. The couple will take part in the MS Societys annual walk and fun run this Sunday. Almost 12,000 people will walk and run in Melbourne, Sydney and Canberra. At about 40 squares under the rooine, this superior residence on a corner block is designed, with its grand living spaces, to impress discerning buyers. The generous expanses of European oak parquetry oorboards stamp this one with extra class; these begin in the entry hall and ow through to the large family-meals area, beautifully delineating the space. Two of the three downstairs bedrooms have walk-in wardrobes; one has an en suite, and another bathroom is close by. The nal bedroom is upstairs, also with walk-in wardrobe and en suite. Also up here are a sitting/retreat space, a study and a large, separate rumpus room. The kitchen has timber cabinetry, walk-in pantry and European appliances. A semi-enclosed alfresco area extends out to a deck, with landscaped gardens adding their serenity. Ducted heating, evaporative cooling, split-system and a remote-controlled double garage with internal access are extras.

On the smaller side at about 13 squares, this house is nevertheless perfectly formed and has received a ne update. Its elements such as honey-toned oorboards, cedar-framed windows and a great sense of light and space that give this one extra appeal. Three bedrooms included the main which has a walk-in wardrobe and full en suite. The toilet is separate, the main bathroom is bright and the made-over laundry now sports a red glass splashback. Entry is directly into a large living room which has french doors to a side deck, open to the sun. Out back, theres a lattice-covered pergola above paving which looks out to a good-sized, grassy backyard. A long concrete driveway heads through side gates to a lock-up single garage/studio. Within a walk of town centre, schools and kindergartens, the house, on about 646 square metres, also has a split-system and gas instant hot water service.

Built in 1908, Dalkeith is a gorgeous period cottage on about 0.8 hectares that feature a sweeping driveway and park-like gardens. Intact features include timber fretwork, oorboards, brick replaces, stepped skirts, sash windows, picture rails and wide cornices on 4.26-metre ceilings. Three bedrooms (one with replace) and a carpeted lounge room (with wood heater) line the traditional hallway before a door opens to the country-style kitchen with two cookers (one old-style) and loads of storage. The dining room next door is an absolute charmer with its brick replace. Off a sunroom at the back, theres a laundry and newly updated bathroom with clawfoot tub. Bullnose verandahs on three sides provide spots to follow the sun, and the backyard has a large shed and space galore to add lifestyle wishes. Opposite Romseys sports eld, the house also has a split-system, a storage room and a double carport.

A perfect mid-town pad for a couple or single, this unit has a style all its own. A series of multi-level decks at the back and side are private retreats, a welcome rarity at this type of property, and interior updates are well executed to maximise space. A second hallway from entry leads to two bedrooms, anked by a bathroom/laundry and shower room. The short entry hall has polished oorboards that go down two steps to the living room where timber ceiling boards emphasise the space, as does a cavity wall to the bedroom hallway. The small but perfectly formed kitchen has a servery to the living room, ample cupboards, a glass splashback in soft grey and an electric cooker. A bank of solar panels, a split-system, a shed and single garage are part of this temptation for rst-home buyers, downsizers or investors.

Custom-designed with unstinting room sizes and a focus on practicality, this is a family spread to its back teeth. It has the look and feel of a much-loved abode, one that eschews ostentation but celebrates a lifestyle geared around family pursuits.

Not only does the block of about 0.3666 hectares have great gardens (including deep boxes for vegies) to potter around in, a mini-motorbike track and a large, gravity-fed sh-stocked pond for kids to take a summer dip, it also has a separate double garage/workshop/carport arrangement catering well for tradies and hobbyists.

And an integrated unit (separate entry) with bedroom, bathroom and living room with kitchenette is another family-friendly element: a ne teen/guest/extended family retreat, if not used for a business venture.

A long, leafy battleaxe driveway heads to the house precinct which is rimmed with dense planting around a sweeping lawn and a stack of parking space; stands of silver birches, palms, a rose-clad arbour, bluestone steps and hedging create a manageable haven.

Entry is into a small foyer with laminate oorboards (hello rural practicality), on the right of which is a study with the main

bedroom next door. This bedroom has walk-through twin wardrobes and an en suite; big windows frame views of tree ferns. Three more large bedrooms (with mirrored wardrobes) are down a back hallway, as are a powder room and main bathroom.

The entry ways oorboards lead past a spacious open lounge room and into the living hub of family-meals area and a rumpus room with four windows admitting stacks of light and garden views. The big (everythings big here) kitchen has an island bench with curved end, walk-in pantry, underbench oven, electric cooktop and

dual-drawer dishwasher; the nearby laundry has a storage closet.

The family sitting area opens to a covered pergola above brick paving, so when a sunny/shady spot beside the lily pond doesnt sufce, this is the place for a relaxed morning cuppa.

Zoned ducted heating and cooling, insulated (soundproofed) interior walls, and an integrated double garage are other drawcards at a property within a walk of train station, village centre, primary schools and secondary school bus stop.

Investing in residential property is one thing, while investing in commercial property is yet another. So

anyone considering commercial property investing that, heretofore, was an investor in homes/units

should proceed with caution. It may be true that commercial tenants are long-term and will usually pay

all outgoings, but keep in mind that most start up ventures fail to last the distance. If you are expecting to

find a blue-chip tenant, then you will need to have a blue-chip property. And such properties are normally

beyond the budget of the Mum and Pop investors. Another difference is that values vary. Location is

important to residential buyers as well as commercial, but the criteria differ. A quiet home on a cul-de-

sac may appeal to a family, whereas a shopkeeper will want strong foot traffic. Truck turning ratios and

office fit-outs require a different perspective to home renovation and off-street parking.

The commercial investor has to be prepared that the interior of their property may not suit the

prospective tenant, so someone will have to pay for alterations. Just who that is may depend on how

competitive the commercial rental market is at the time. Also, while commercial returns have been

characteristically higher, they have also fallen with the interest rates. In the final analysis, commercial

investing is quite different. So if you enter this field, its good to do so with a varied portfolio of properties

including the more traditionally safe and sound houses and units. If I can be of assistance with the any

property investment, feel free to phone me, John Dunlop, on 9744 2555 or to call into our friendly offices

at Sunbury and Gisborne for immediate assistance.

    Should Investors Look at CommercialProperty?

Local market insight is the key to buying property at the right price

Data is king and the more you have the better informed you are.

Thats why Domain has added more property data to its listings so

you can gain a better understanding of the value of property in your

area. You can now see past sales activity, local sales and the suburbs

performance over the last 8 years. The best part is, its free!

Wouldnt it be nice if you could see what similar properties have sold

for? Well its now only a click away. The graph in the property to the right

shows the spread of similar properties at different price points from the

lowest to the higher ends of the market.
