But, doesn’t it also buoy us along to know that we aren’t alone in what we are trying to do? Isn’t it comforting to know you have developed a network to rely on when things get tough? Isn’t it great to hear “I knew you could do it” from a friend? There are the people who comfort you when you lose. There are the colleagues who cheer you on when you win. There are folks to have a fun gab with every time you see them. There might even be dancing. :) But, honestly, mobility is hard work and we are daily mired in the details of moving people’s lives. To have a home, a work family, to support you when you need it is worth its weight in gold. I was going to spend this newsletter space listing the reasons it’s important to join your industry organization, but I can’t think of any better reasons than these. Hello Everyone,

As we find ourselves looking at the final stretch of summer, I find myself thinking about my mobility friends and partners and wonder-ing about you: how are you doing, how did you do this summer, how was business, do you have any really good stories?

An industry organization is a funny thing. It is there to serve so many profession-specific purposes like networking and learning and keeping up various certifications. But, doesn’t it also buoy us along to know that we aren’t alone in what we are trying to do? Isn’t it comforting to know you have developed a network to rely on when things get tough? Isn’t it great to hear “I knew you could do it” from a friend? There are the people who comfort you when you lose. There are the colleagues who cheer you on when you win. There are folks to have a fun gab with every time you see them. There might even be dancing. :) But, honestly, mobility is hard work and we are daily mired in the details of moving people’s lives. To have a home, a work family, to support you when you need it is worth its weight in gold.

I was going to spend this newsletter space listing the reasons it’s important to join your industry organization, but I can’t think of any better reasons than these.

Effects of the Integrated Disclosure Ruleon the Mobility Industry

[Please Note: Eric Arnold’s article was released on the ERC website prior to the CFPB’s final decision to delay the TRID rollout. On July 21, the Consumer Financial Protection Bureau (CFPB) issued a final rule confirming the agency will delay implementation of the new mortgage disclosure requirements and forms until October 3, 2015. The new requirements and use of new forms were originally scheduled to take effect on August 1. The final rule also makes two technical changes to the new regulations.]

On August 1, the Consumer Financial Protection Bureau’s TILA-RESPA Integrated Disclsure Rule (the “TRID Rule”) goes into effect. It will introduce a new era of real estate closings for residential mortgages, To summarize the TRID Rule:

1. The Loan Estimate and Closing Disclosure will replace the Good Faith Estimate (GFE), Truth in Lending disclosures (TIL), and HUD-1 Settlement Statement (HUD-1) on virtually all relocation transactions.

2. The Closing Disclosure will be provided by either the lender or settlement agent, and must be received by the borrower at least three business days before closing.

3. If the information on the initial Closing Disclosure changes, it must be revised by closing. If certain terms change (loan product, prepayment penalty, APR increase beyond threshold), closing cannot occur until three business days after the borrower receives the revised Closing Disclosure. This may result in closing delays under certain circumstances.

Challenges to Mobility

Going beyond the headlines, the TRID Rule will present substantial challenges to mobility, including:

1. Charges are outlined very differently on the Closing Disclosure - no more 700, 800, or 1100 sections, for example - so it will require significant training along with internal process and systems changes to implement and replace the HUD-1

2. In states with a simultaneous issue discount for the purchase of both a loan and owner’s title policy, the Closing Disclosure may not accurately reflect the title insurance premiums charged on the parties, so employers and relocation companies should require supplemental documentation, such as a disbursement statement, to identify the actual charges.

3. There will be new variables on every transaction. The lender will determine who will provide the Closing Disclosure and any policies regarding timing and revisions. Homesale transactions in particular will be impacted, since these factors will be controlled by the outside buyer’s lender.

4. Transferees should be counseled to understand that certain late-stage loan changes may result in delays and additional costs, and outside buyers may need to understand that making changes will impact closing time.

Member SpotlightLisa Rhead, CRPDirector of Relocation and Corporate ServicesHM PropertiesLisa Rhead is the Director of Relocation and Corporate Services for HM Proper-ties. With nearly 20 years of experience in residential and corporate relocation, she is responsible for business development initiatives for the HM Properties’ sales team and management of the Relocation Department. In addition to provid-ing real estate and relocation solutions to individuals, corporations and relocation management companies, she oversees the relocation training of agents to main-tain HM’s relocation accreditation status and updates on best practices and current trends in the industry.

Prior to joining HM Properties, Rhead was a relocation specialist for Graebel Relocation and was responsible for managing individual employee and group moves for a Global Fortune 500 company including on-site presentations, bus tours, and Visa/customs and human resource overviews for all relocating families. In addi-tion, she held the position of Director of Relocation and Business Development for Prudential Carolinas Real-ty/York Simpson Underwood and managed relocation departments, corporate group moves, and new business development for its offices in the Charlotte, Raleigh and the Winston-Salem/Greensboro areas. For seven years prior, she was the Director of Relocation for Helen Adams Realty and was responsible for creating and manag-ing its relocation department and new business development.

Lisa served two terms as president of the Charlotte Metro Relocation Director’s Council (CMARC), as well as four years on its board of advisors and one term as a program committee chairman. She is also a member of the Relocation Director’s Council® (RDC) and the Worldwide Employee Relocation Council (WERC). Lisa and herhusband, Mike, have two children and a pet dog named Lucy.

Since 2000, Jana has been the Vice President Business Solutions for Leading Real Estate Companies of the World®, a network of 500 members in 50 countries. During her 12-year tenure, Jana had the opportunity to work in all company divisions and serve on the board of

directors. Following the acquisition of TAM-BAY Realty in 1998, Jana remained in the relocation division and expanded her knowledge, to include the real estate operations of a publicly held entity.

Of note...

On May 29th, SRRC Board member, Heather Iden, and her husband, Brad Faircloth, welcomed Abigail Zoe Faircloth, born at 7:57 a.m., 6lbs 7oz, 18 inches long. Adorable!

Marianne Matrisciano, mother of Laura Matrisciano of XONEX Relocation, hit a milestone on July 7, 2015 when she turned 80 years old! She is enjoying retire-ment and lives in Cape Coral, Florida. She is the proud mother of two children, grandmother of six and great-grandmother of 5. She was born in McKeans-burg, PA and graduated from Schuylkill Haven High School in 1953. Upon graduation from high school she enlisted in the U.S. Airforce and served our country from 1953 to 1956. After being honorably discharged she moved to New York where she married and raised her family. Having worked on Wall Street with some notable individuals including Theodore Roosevelt IV she is truly a talented lady. Laura is quoted as saying "I'm so proud of her, she is my mom, my mentor, my hero, and my best friend. Here's to another 25 years Mom!!!”
