ON THE

Sue Pitchforth, owner of Décor Therapy Plus, and Donna Hunt, owner of the Brooklin Floral & Garden Shoppe, both located in Downtown Brooklin, pooled their creative talents to stage a spring floral display that kicks winter to the curb. The display features JLSE Jacobsen boots from Hanley’s Shoe Shoppe, a shoe boutique located in Pearson Lanes in Downtown Whitby.

But first, Sue and Donna visited the award-winning Xpression The Salon in Downtown Brooklin for a uniquely creative look and welcome pampering.

Sue’s hair was styled by Jenna, who used a round brush to create lots of volume at the roots and a flat iron to smooth ends, create length and frame Sue’s face. Colour technician Nissa applied plum colours to Sue’s eyes to compliment her skin tone and hair colour. A natural blush and glossy lip complete her polished new style.

Donna’s hair was styled by Sam. Voluminous blow drying using a round brush created soft, loose curls. By pulling the hair away from Donna’s face, Sam accentuates her features and makes her eyes pop. Nissa applied natural colours and created a subtle smoky eye to accent the shape and colour of Donna’s eyes. A hint of pink on the florist’s cheeks and a bright lip complete her new spring look.

Engaging in creating great places,

Vibrant DowntownsLively neighbourhoods, urban parks, public libraries, inviting public spaces and vibrant public squares, safe accessible streets – these are the places that can become great public places, offering people a comfortable spot to gather for social, cultural and political activities.

They become the heart of a community and contribute to true urban sustainability. But great places are not solely about the design of a building or the optimal location for a park. Places are made great through a process which looks to serve the people that use it with a focus on civic engagement. That process is called Placemaking.

Sustainability, Heritage, Downtowns and Community Development

Placemaking is a collaborative, communal process that transforms communities by creating and revitalizing open, public spaces around the needs and desires of the community. As an open and inclusive process, it makes people feel attached and more likely to get involved in their communities.

Placemaking is more about the process than the final product. It enables people to look with fresh eyes at the public spaces. The “making” fosters deliberative discussions and civic collaboration; the “making” builds connections, creates civic engagement and empowers citizens; and highly important, it builds social capital.

Since it’s a process, an act of “doing,” placemaking never ends – it constantly evolves and adapts to its users. Some common attributes that most great places share – be it a downtown street or a neighbourhood park – are: 1. It’s easily accessible and well-

connected to other important places in the area by pedestrians, transit and bike. This helps to encourage and contribute to physical activity.

2. The space is comfortable and projects a good image; it’s safe, clean and offers seating.

3. People are drawn to participate in a range of activities at any time of day.

4. It’s a sociable place where people like to gather, visit, relax and play.

How can all this be achieved? Who can do it? Much of the answers lie within the community itself. Great places and vibrant downtowns aren’t created through one fell swoop but through many creative acts of citizenship: individuals adding their own ideas and talents to the life of their neighbourhood’s public spaces and

engaging in the civic decision-making process. The key players are those who regularly deal with the area in question and its challenges. These different people and their shared experiences often come up with the best solutions.

Lively and active participation within and among Whitby’s communities is crucial in order to shape a complete healthy community – one that includes all the characteristics of great places. Whitby’s decision makers recognize the importance of making it easier for its citizens to engage in shaping its community by meeting the people where they are or allowing for engagement through social media.

The development of the Community Plan for the future expansion of Brooklin and revitalization programs for Downtown Whitby will offer some future opportunities

for citizen engagement in community shaping and Placemaking. With these, look for ways by which you can provide your ideas and participate in creating the community you want. No idea is too small. In fact, the “lighter, quicker, cheaper” methods or “tactical urbanism” – which are lower risk and lower cost – can be very effective in capitalizing on the creative energy of the community to generate new uses or solutions.

Making great places is a collaboration of many, with seeds for ideas and activities germinated by the members of that community – the “experts” – those who are likely to use the place. Coming together in a community creates a sense of pride and the ability to create future visions and ownership, revitalizing the spaces – socially, economically, culturally and ecologically – to become great places.

10th Best Medium-Sized City in Canada Each year, MoneySense magazine ranks municipalities across the country to determine Canada’s Best Places to Live.

This year, the Town of Whitby ranked 10th Best Medium-Sized City with populations between 100,000 and 400,000 and 27th overall.

Canada’s Best Places to Live compiles data from 201 cities and towns and ranks each community on its liveability. A total of 34 factors including commuting, weather, demographics, wealth, housing, crime, taxation, amenities, health care and culture were considered in the 2014 analysis.

“We are so proud to rank in the top 10,” said Mayor Pat Perkins. “Whether you prefer an urban, rural or lake-side setting, Whitby is an exceptional place to live, raise a family and do business. Our expanding economic base, educational system, low crime rate and beautiful surroundings make Whitby a community of choice.”

Whitby is a youth and senior friendly community. Whitby is recognized as one of the few Platinum Youth Friendly communities in Ontario. Its culture, sports, and recreational and leisure programs contribute to making Whitby one of Canada’s best places to live.

“Whitby is a growing community that respects its rich heritage, while addressing the needs of the entire community,” added Mayor Perkins.

Award-winning author and illustrator Loris Lesynski has been wowing readers with her wacky wordplay and illustrations for more than two decades, with books like “Zigzag: Zoems for Zindergarten” and “Dirty Dog Boogie” to her credit. Her love of letters is expressed not just in books but also at the Brooklin Community Centre and Library, home to a large mural comprised of the 26 letters of the alphabet.

When approached by the Whitby Public Library to create a mural for its new Brooklin branch, her goal was to design something that was much more than simply a colourful and bright decoration. “I wanted to create something that was engaging and a little puzzling and that covered the whole range of involvement. I thought the alphabet was a really good vehicle for that.”

Ms. Lesynski started out with “normal things” like ‘a’ is for ‘apple.’ “I realized that kids are too smart for that stuff. I thought a lot about the beauty and variability of the shapes of letters,” the former graphic designer explains. The

end result is a huge variety of nouns, verbs and adjectives, including animals, foods, rocks, sounds and textures.

Many of the letters incorporate characters from Ms. Lesynski’s books. She also designed the mural to conjure up a host of emotions. “Most of the letters are energetic and joyful but a couple of the letters are sad,” she notes. “The dinosaur is crying because he is going to become extinct, the little bug in the ‘u’ is going to be rained on very shortly and the worm is very nervous.”

She is confident the mural will trigger a child’s imagination and suggests using one or more of the letters in the mural or a child’s initial as inspiration to write a story. “It’s really important that kids like to write…and learn to articulate how they feel about what’s going on around them,” Ms. Lesynski says.

The mural is 29.5 feet wide and 12.5 feet high and is a welcome addition to the children’s section of the library. It’s located on what was once nothing more than a massive white wall. “The area needed some pizzazz; a ‘wow’ factor,” says Whitby Public Library CEO Ian Ross.

He contacted Ms. Lesynski even before the new branch opened its doors in fall 2010. “I always enjoyed her work. She’s a very talented writer and illustrator and had visited our library quite often over the years.”

Ms. Lesynski painstakingly went through numerous drafts of each letter until she was satisfied with the end result. The letters were painted on watercolour paper at eight inches in height and then scanned, enlarged 450 per cent, applied to vinyl and installed at the library this past fall.

She remembers wanting to be a children’s book author as early as Grade 2. “I thought that would be the best thing in the world and it’s the best thing in my life. I also want everything to be as full of integrity as possible.” She took a ‘writing for children’ workshop through George Brown College in Toronto about 10 times and formed a writing group with fellow workshop members 21 years ago.

“We all started out unpublished and all are now published. We still meet once a month,” says Ms. Lesynski. She remembers the excitement she felt when her first book, “Boy Soup,” was published 22 years ago. Interestingly, all Grade 1 students across the country received a free copy of a subsequent edition of that book with illustrations by Michael Martchenko through the 2013 TD Grade 1 Book Giveaway.

The annual event is organized in association with the Canadian Children’s Book Centre. Grade 1 students from Meadowcrest Public School, located next door to the Brooklin Community Centre and Library, got a first look at the finished mural at an unveiling that coincided with the launch of Ms. Lesynski’s tour across Canada to promote the book.

She has 14 titles to her name and another two dozen titles waiting to be written. She’s a popular visitor to schools,

libraries and educational conferences across North America. “I’m not a parent and I’m not a teacher. When I spend time with children I feel like I’m just an older one,” the 64-year-old admits.

She encourages children to follow their own dreams of becoming an author or illustrator. “I always ask, ‘Am I the only artist in this room? Am I the only writer in this room? No!’ Kids tell me they have a great idea and suggest I write about it. I tell them to do it. I tell them it takes practice – you wouldn’t expect a baby to jump out of a crib and play great basketball. It has to grow, practice and make mistakes.”

Sinclair students lend helping hands in Tanzania By Linda White

Many of us are familiar with the time-honoured proverb, ‘It takes a village to raise a child.’ For a group of high school students who travelled to Tanzania with teachers to help build a dining hall at an elementary school and play with children at an orphanage, that proverb has taken on new meaning.

It takes a village

“I’ve always wanted to help others,” says Hilary Milne, a Grade 11 student at Sinclair Secondary School in Whitby. She currently has her sights set on a career in health care. “To go to Africa to help the less fortunate was an incredible opportunity.”

She was one of 20 students and three teachers (Carol Dawson, her husband, Chris, and Christie McClure) who travelled to the east African country for March Break through the GoKili Visiting Schools Program (VSP) at International School Moshi, a not-for-profit international school located in Moshi, a municipality at the foot of Mount Kilimanjaro.

Ms. Dawson and her husband were familiar with the program because they lived in Moshi with their young daughter while teaching at the international school during a leave from the Durham District School Board a few years ago. “We were struck by both the beauty and the need that exists in Tanzania. Africa is a continent of contrasts,” she says.

The goal of VSP sums up the teachers objectives for their students: to enhance

their personal development and give them a real taste of life in a developing country.

The two-week trip kicked off with an eye-opening visit to a market, where students saw bins of beans, rice, vegetables, fish and even animal brains. “It was a big culture shock but we understood the importance of being respectful,” says Hilary. The group also visited Marangu Falls in Kilimanjaro National Park before beginning a four-day construction project at Longuo Primary School, a state school with more than 400 students.

“The children greeted us as soon as we got off the bus,” Hilary recalls. “They were so happy and affectionate and liked holding our hands. The same students came to greet me every day, which was really nice.”

Sinclair raised $5,000 to cover the cost of the materials used to build a dining hall and construct desks through a chef’s challenge in November. The construction project was dirty and sweaty but students demonstrated a “stellar” work ethic, their

proud teachers report. There was no cement mixer so students lined up and passed pans filled with rocks from one to the next. Workers mixed the rocks to make cement and students passed the pans back down the line to supervisors who filled moulds.

The Tanzanian students loved having their pictures taken and were amused to see themselves in digital images. They were also thrilled to receive soccer jerseys and school supplies from their new found friends. “When we were leaving, they sang us a few songs, including a thank you song and the anthem of Tanzania,” says Hilary. “They also gave us a certificate of appreciation and hugged us goodbye.”

Next on the itinerary: planting indigenous fruit and timber trees with the Chagga tribe for their community use. Students were greeted by elderly ladies who sang to them while serving plates of fried bananas and a stew prepared over a fire in an outdoor kitchen. Students then visited Upendo Orphanage. “The little ones hugged your legs and wanted to be held and to play,” says Hilary.

The community service component of the trip was important. “Our hope is that these experiences encourage our students to be active global citizens and to offer memories which may influence them for the rest of their lives,” Ms. Dawson explains.

The trip also offered students an unparalleled opportunity to have an outstanding wildlife experience. On their climb to the first hut of Mount Meru – one of the top 10 tallest mountains in Africa – they encountered giraffe, African buffalo, warthogs and bushbucks. They then took a safari to Tarangire National Park and then Ngorongoro Conservation Area, where they saw elephants, zebras, lions and a myriad of bird life.

“Our cultural exchanges included encounters with the local Chagga, Massai and Iraqw tribes,” Ms. Dawson reports. “Our students had a lot of fun learning about and interacting with these peoples, including learning some Kiswahili. We also toured a coffee plantation and visited Shanga, a business which employs deaf and disabled Tanzanians to create stunningly beautiful jewellery, glassware and textiles.”

Students and their teachers gathered each night to reflect upon their day. “One of the things we talked about was the sense of community we saw in Tanzania. We had a sense that they look after each other and know who needs what,” says Hilary. “The people in Tanzania were all so happy. They don’t reflect on the negative; they focus on the positive. Everybody was always smiling and they always waved at us. I never heard anyone complain. It really helps puts things in perspective.”

Such observations impressed teachers. “The depth of their insight is something we hope they can carry throughout their First-World lives,” Ms. Dawson says. “Whether this trip inspired them to travel more, consume less, help locally or internationally, or just appreciate the lives their parents and Canadian society have created for them, we know these kids had a remarkable experience.”

fluids: Low fluids can bring your vehicle to a halt. Check engine oil and power steering, brake and transmission fluid levels to ensure the reliability and function of your vehicle.

Oil and filter: Changing the oil and oil filter as recommended in your vehicle’s owner’s manual is one of the smartest ways to keep the engine running trouble free. Don’t forget about the air filter.

hoses, belts and blades: All of these deteriorate through use and age – and especially when temperatures vary. Replace torn or cracked wiper blades so you’re well prepared for spring and summer showers.

battery: Batteries work overtime in the winter. Make sure connections are tight and free from corrosion.

air-conditioning system: Hot weather is on its way so be sure your air-conditioning system is prepared to handle it.

Other: Winter driving with its cold engine temperatures and rich fuel mixtures can damage spark plugs, which can dramatically decrease fuel efficiency. A spring tune-up should also include an inspection of your vehicle’s exhaust system for rust and its suspension system, since potholes and other obstacles can damage steering components.

According to studies, the average age of a vehicle in Canada was 9.3 years in 2011 and the average vehicle is being retired at 320,000km. Ensuring your vehicle is well maintained will help avoid large repairs in the future and protect its resale value while also increasing family safety and enhancing its performance.

Yoga, in its traditional sense, means to join mind, body and spirit. Physically, it creates greater strength, flexibility, endurance and balance. Mentally, it helps you de-stress and de-clutter your mind, increasing your ability to focus, reports the Town of Whitby’s fitness team (www.whitby.ca/crc), which includes yoga instructors. The team lists additional benefits:

While many yoga poses can be challenging, you don’t need to be flexible to begin and to benefit from the practice. “Yoga meets you where you’re at in your present moment,” Ms. Cruz says. “Don’t think about where you ‘should be’ or ‘used to be’ but where you are now.”

The studio encourages students to practise yoga at their own pace. “If they need to lie down on their mat or take a break to learn how to breathe, do that,” she says. “Backing off on whatever is putting tension on you is really the essence of yoga, whether it’s the stress of wanting to do more or not being able to do something. What can you let go of to be who you really are at that moment?”

A yoga class can be intimidating for newcomers but everyone started

somewhere and may have their own challenges. “Someone may be working on breathing through those poses while you’re working on balancing,” Ms. Cruz says. “Someone else may be working on balancing as well as breathing.” She encourages those new to yoga to arrive at class with an open mind. “Don’t feel like you need to progress and do what everybody else is doing. You’re collectively working as one energy but focus on your own mat and what you can do at that moment.”

Many people join yoga to improve flexibility and that will definitely improve with practice. “The wonderful thing about yoga is that there are so many modifications for beginners, intermediate and advanced learners – both for the mind and the body. All you have to do is be willing to try it,” says the Whitby fitness team.

Some people find yoga too slow-paced but like any fitness exercise – from aerobics and cross fit to cardio or strength-training routines – you should find a way to challenge yourself. “In terms of yoga, the challenge may be more mindful – finding the ability to be still and remain focused and connected to your breath. Breath and body awareness is one of the most challenging things about yoga but without it you’re defeating the purpose of finding ‘unity’ in mind, body and spirit,” the team says.

During your practice, the Town of Whitby’s fitness team encourages you to try and remember these five simple rules:1. Listen to your body to avoid

discomfort.2. Remain focused, grounded and

connected to your ‘yoga’ breath(ing).

3. Calm your mind and mind your thoughts.

4. Don’t be discouraged by how much there is to learn.

5. Smile to remind yourself that “it’s just yoga!”

How you react to whatever happens on your mat is probably the same way you react to things off your mat, Ms. Cruz believes. “If you feel frustrated, how are you dealing with it? Maybe you’re checking out, getting angry and even blaming yourself. Is that how you deal with frustration at the office? Or do you sit there in the moment and breathe through it until it becomes nothing?” An instructor’s education and experience should demonstrate a commitment to safety, professionalism and ongoing education. Don’t be afraid to try a variety of classes and even several studios and instructors to find the one right for you. Above all be patient with yourself as you learn different poses and breathing techniques.

Local sourcing, environmental sustainability and nutrition – particularly children’s nutrition – are among the top restaurant trends for 2014. Cauliflower is this year’s kale, eggs are giving beef a run for its money, gluten-free continues to dominate menus and our love affair with quinoa remains unflinching.

That’s according to the National Restaurant Association’s (NRA) ‘What’s Hot in 2014’ survey. “Today’s consumers are more interested than ever in what they eat and where their food comes from, and that is reflected in our menu trends research,” said Hudson Riehle senior vice president of the NRA’s research and knowledge group.

Local restaurants and shops have embraced local sourcing. Chefs like Bernard Alberigo of Nice-Bistro Restaurant in Downtown Whitby delight in finding seasonal produce close to home at the Whitby Farmers’ Market (open from May to October).

Across the street at KB Food, Chef Kevin Brown’s market-driven menu showcases some of the best in local, sustainable ingredients. In Downtown Brooklin, 1847 Wine & Beer Bistro’s menu features Ontario pork tenderloin and Ontario lamb shank, as well as Arctic char (sustainable seafood was also among the year’s top 10 trends).

Unlike short-lived fads, trends show an evolution in thinking and have staying power. When Healthy Meats (formerly Acres of Blessings Mennonite Meats) in Downtown Whitby opened its doors a decade ago to offer natural, organic and traditionally-raised meats free of antibiotics, finding local sources was a challenge because of the conversion to factory farming.

“We brought in Mennonite meats because they stuck with traditional farming methods…As time went on, local family farms started to convert back to traditional practices,” reports the shop’s Paula Wineck. Today, Healthy Meats offers everything from grass-fed beef and pasture-raised Ontario lamb to local bison and water buffalo; as well as certified organic salmon, trout and

pickerel; artisanal goat cheese, local eggs, homemade preserves, and local garlic and potatoes as the growing season allows.

to grow by leaps and bounds” among all demographics. She points to seniors who say the food tastes like the food they ate growing up. “Young people are really savvy and want to know what they’re putting in their bodies,” she says.

The vegan movement is a growing trend and many restaurant menus feature at least one vegetarian offering. At the newly-opened Rawlicious in Downtown Whitby, everything on the menu is not only vegan but in its natural state (which means it’s not heated above 118°F) and gluten free.

Raw and living foods are uncooked, fruits, vegetables, nuts, seeds, and sprouted nuts and grains. They can be eaten whole or combined to make healthy and delicious meals. “Natural food is packed with not only nutrients but the enzymes we need to help us digest. Once you start cooking food, you kill those enzymes so your body’s reserve enzymes have to kick in and help you digest that food,” explains owner Chris van der Vliet.

Her family was a “traditional meat and potatoes family” but she never really enjoyed food until she started eating raw and living food, which is about much more than salads, she assures. The Rawlicious menu features pasta Bolognese (zucchini noodles with a mix of tomato marinara, basil pesto and crumbled seasoned nut loaf topped with pine nut parmesan) and an Angus burger (open-faced nut and seed burger on a sprouted buckwheat bun served with sweet potato chips).

Restaurants like Corrado’s Restaurant & Bar in Downtown Brooklin offers whole wheat or gluten free rice pasta as well as gluten free pizza. Better quality pizza is another trend and one you can savour at Corrado’s, Marca Trattoria and the newly-opened Amici Pizza &Pasta Bar (the latter two in Downtown Whitby).

The trends that made the biggest leap in the survey were nose-to-tail/root-to-stalk cooking (now at 11th place), pickling, ramen, dark greens and Southeast Asian cuisine, which also made the biggest jump in trendiness among ethnic cuisines (hello, Sweet Basil Thai Cuisine and i-Thai Thai & Asian Cuisine, both in Downtown Whitby).

Rising Star

Lindsay Broughton continues to shine

Just four short years ago, singer and songwriter Lindsay Broughton received the Canadian Country Music Association’s ‘Rising Star’ award. She continues to shine, hitting the stage at the Boots and Hearts Country Music Festivals, performing alongside country favourites like Gord Bamford, and recently releasing her new single, ‘Never Saw It Coming,’ to radio.

As a young girl growing up in Brooklin, Ms. Broughton liked to perform on stage with her mother, a member of a country cover band, write poems and sing karaoke. As a student at Donald A. Wilson Secondary

School, she picked up the guitar, joined a songwriting club and enjoyed her first pilgrimmage trip to Nashville, Tenn.

After that first trip to ‘Music City,’ Broughton recorded a couple of demos in a friend’s basement and posted them on Myspace, a social networking service with a strong music emphasis. Within a few weeks, she heard from several labels and inked a development deal with the Canadian indie label Curve Music with distribution through Sony Music.

Receiving the ‘Rising Star’ award in 2010 gave her a shot of adrenaline. “It let me

know that I was on the right track and people were starting to realize who I was,” Ms. Broughton recalls. “My whole life I’ve been writing speeches in my bathroom just in case an opportunity came where I had to make a speech. I went to the awards and ended up winning. I got up on the stage and was absolutely speechless.”

Personal and professional growth has added rich layers to Ms. Broughton’s singing and songwriting. “When I started out I was kind of naïve and hadn’t been through any heart-wrenching breakups or anything like that…I was trying to

pull things from books and movies and surroundings I had or could find.

“I think I’ve grown and I think my songs are a lot better now because I’m able to pull from life experiences,” she admits. “A lot of my newer songs are very personal to me. It’s really cool being able to put it out there but it’s kind of scary at the same time because you’re letting people into your life whether they realize it or not.”

Her singles include ‘Restless as the Rain,’ ‘Holdin’ On To You’ and the ‘River Wide Enough Song.’

Even before the release of her debut self-entitled album, Ms. Broughton received acclaim by her peers as a featured artist of the month by the Society of Composers, Authors and Music Publishers of Canada.

She was also featured in Songwriter Universe Magazine. Her reputation as a prolific and hard-working musician is ever-growing, affording her the opportunity to co-write with such established artists as Dan Hill, Holly McNarland, Eddie Schwartz, Dean McTaggart and Joel Feeney.

Ms. Broughton is a versatile artist who composes music, sings and plays a diverse array of musical instruments in addition to the guitar, including the trumpet, piano and alto saxophone. She has described her musical sound as “fun modern-country” with a twist of pop fused/funky rock and says her musical influences are rooted in country and rock.

This year has already been a busy one for Ms. Broughton. She recently completed a special country-roots record for United Kingdom and European release featuring new songs. In February, she represented Ontario at the 6th Annual Canadian Blast Showcase Series at MIDEM in Cannes, France.

She has performed at a variety of venues, including the 2010 Canadian Country Music Awards “New Artist” showcase and iconic Toronto venues like the Horseshoe Tavern, The Bovine and the Rivoli.

She finds the smaller, more intimate venues more challenging than the larger ones. “I don’t exactly know why. I think maybe because you have to interact with people on a different level…I’ve always been shy and introverted so being able to see people’s reactions to things because you’re not under the big lights is a lot more unnerving. The big ones are fun, high energy and people are just there to have a good time.”

Case in point: the Boots and Hearts Country Music Festival in 2012 and 2013. “Both years were absolutely phenomenal,” she enthuses. “The first year was amazing because it was the first time I ever got an encore…People were singing the words of my own songs back to me. I’ve dreamed of that moment since I was a little girl so that was really cool.”

Explore the impact the First World War and other wars had on our community when the Town of Whitby hosts the 7th Annual Doors Open Whitby.

The 12 heritage sites selected for this year’s event reflect the Doors Open Ontario theme – Remembering the First World War: Ontario in Transition – and will explore how the war marked the end of an era and sparked a period of profound social change.

Of special interest is a display by Archaeological Services Inc. (ASI) at the Brooklin Community Centre and Library. While conducting work in preparation for the Hwy. 407 extension, ASI discovered an ancestral Huron-Wendat village

that consisted of 10 longhouses and an estimated population of 160 people. Tens of thousands of artifacts were excavated.

ASI created a model and together with the Brooklin Library will provide information and interactive activities about the site. The village was named the Joseph Picard Site by the Huron-Wendat Nation to honour the memory of a soldier from Wendake, Que. who fought for Canada during the

First World War. About 4,000 First Nations soldiers voluntarily fought in the Great War, a considerable number given the limited civil rights accorded First Peoples in the early 20th century.

In real estate, timing influences your home’s selling price. “When’s the right time to sell my home? What type of market are we currently in? When is the best time statistically to sell my home?

There’s a lot to consider before receiving that first offer, especially if you have an existing mortgage. “Will I have penalties to break my current mortgage? Can I take my mortgage with me? Can I increase my mortgage? What will it cost me to go with a lower rate mortgage? Can I bridge finance? Remember to be objective – your home is an investment and should be treated as such,” says Mr. Plowman. “Buyers usually view this transaction as a business decision.”

Interview several full-time sales representatives to find the one right for you

and ask such questions as: ‘What is your average list-to-price ratio?’ A listing realtor should hold a track record for negotiating sales prices that are very close to list prices. “Look at the exterior from a buyer’s point of view. Curb appeal is crucial.” Make sure your house is clean. “More than anything, buyers want a clean house,” she adds. “‘For Sale’ clean is not the same as living clean. If your realtor doesn’t hire a cleaner for you make sure you go over everything – baseboards, handles, walls and so on.”

6. MaRkET YOUR hOME

Find out how your agent will market your home. The Multiple Listing Service (MLS) represents just a small portion of the many ways buyers find homes so the wider the net you cast, the greater your chance of attracting more potential buyers.Allow for open houses. “Selling a home is a numbers game. The more people who see it the greater the chance of selling,”

Ms. Babony says. She also advises you to have professional photos taken. “Nothing will kill a listing faster than a bad listing. Make sure you have professional photos and a complete listing the day it hits the market – insist on it,” she says.

7. bE SkEpTiCaL Of ‘hOLding Off’ OffERS

Be careful if you’re thinking of ‘holding off’ offers, Ms. Babony warns. “Holding off offers means that you wait a number of days before a buyer is allowed to submit an offer on your home. It seems like a perfect plan – create a frenzy of interest around your home and then have multiple buyers create a bidding war. What you don’t hear about are the houses that don’t get any offers at all. This strategy is a gamble at best. If it doesn’t work you have lost valuable time, interested buyers and potential offers.”

Home staging strategiesHome staging is the art of making your home look stylish and enticing to prospective buyers and can give your home a competitive edge. Consider these proven techniques from Sue Pitchforth of Décor Therapy Plus in Downtown Brooklin:

declutter, edit: Organize, put away and get rid of unnecessary things. “Staging provides the opportunity to begin going through your home and determining what you’re going to be taking with you and what you will donate or give away,” she says. Remove personal photos and mementos so potential buyers can focus on your home’ and its unique features and imagine their belongings there.

furniture placement: Oversized furniture is a common faux pas. Consider removing several pieces while it’s listed and even angle furniture to provide interest and movement. Take advantage of natural light: Remove dated and damaged window treatments. “Purchasers would rather see nothing on the windows than dated window treatments,” Ms. Pitchforth advises.
