Planning

Bathroom and toilet facilities are often too small in size and inappropriately equipped which often means that they cannot be used universally. The practicality of bathroom areas is primarily determined by the size and location of the available free space. Consideration must be given to many aspects in the planning and equipping of areas used by physically challenged people and to ensure that the guidelines in Approved Document M of the Building Regulation and British Standards are met.

British Standard BS 8300:2009+A1:2010 states that light reflectance values (LRVs) are used to assess visual contrast using the method of measurement detailed in BS 8493:2008+A1:2010. Approved Documents M (ADM) & K (ADK) directly refers to colour and contrast in the definitions section, stating:

‘Contrast visually, when used to indicate the visual perception of one element of the building, or fitting within the building, against another means that the difference in light reflectance value between the two surfaces is greater than 30 points.’

Approved Document M: Access to and use of Buildings. Volume 2: Buildings Other Than Dwellings (2015 edition) states:

5.4 Sanitary accommodation will satisfy Requirement M1 or M3 if: k. The surface finish of sanitary fittings and grab bars contrast visually with the background wall and floor finishes, and there is also visual contrast between wall and floor finishes.

All Gradus specialist bathroom product colours have been measured to provide Light Reflective Values (LRVs) in order to provide the specifier with information to ensure that suitable contrast is achieved with the surrounding wall.

Specification Guidelines:The Building Regulations and British Standards

Building owners have a legal duty to ensure all people can gain access to and use a building and its facilities. Approved documents are intended to provide guidance and much of the guidance in Approved Document M is based on BS 8300:2001.

The following pages are interpretations of some of the recommended guidance detailed in BS8300:2009 + A1:2010, Approved Document M “Access to and use of Buildings” 2015 and HBN 00-02: Sanitary Spaces.Gradus advice and recommendations are show in blue text.

The information detailed in this section is intended to illustrate how products featured in the Maxima range can be applied in accordance with some of the recommended guidelines. 5.11 Ambulant disabled people should have the opportunity to use a WC compartment within any separate-sex toilet washroom. The compartment should be fitted with support rails, and include a minimum activity space to accommodate people who use crutches, or otherwise have impaired leg movements.

Toilet facilities designed to accommodate ambulant disabled people should be fitted with grab rails either side of the toilet to provide assistance when necessary.

Note: for outward opening doors a horizontal grab rail is recommended for the inside of the door to provide assistance to users.

5.8 It is important that the transfer space alongside the WC is kept clear to the back wall. When transferring to and from their wheelchair, some people need horizontal support rails. The rail on the open side is a drop-down rail, but on the wall side, it can be a wall-mounted grab rail (which is thought to give a more rigid handhold) set a greater distance than normal from the wall or, alternatively, a second drop-down rail in addition to the wall-mounted grab rail where the grab rail is spaced at the minimum distance from the wall and therefore does not give the same degree of support.

Some wheelchair users require support when moving from their wheelchair to the WC. It is recommended that grab rails are present on both sides of the WC; a horizontal grab rail fixed onto the wall side will provide a more rigid handhold and an adjustable support arm that can be moved when necessary. Vertical grab rails should be fitted either side of the sink for assistance when required.

5.18 Wheelchair-accessible changing and shower facilities will satisfy Requirement M1 or M3 if:

b. they are provided with wall mounted drop-down support rails and wall mounted slip-resistant tip-up seats (not spring loaded)

Slip-resistant, foldable seating is recommended for self-contained shower rooms intended for individual use. It is recommended that adjustable support arms are installed in front of the shower seat and on the open side to improve accessibility whilst providing support.

It is recommended that where a separate-sex toilet washroom can be accessed by wheelchair users, it should be possible for them to use both a urinal, where appropriate, and a washbasin at a lower height than is provided for other users.

Guidelines recommend that vertical grab rails are installed either side of urinals intended for people with ambulant disabilities and wheelchair users.
